Had to walk long distance to go in and out. Locks were broken.Only microwave was in the hallway. Pool closed after 1st night. Owners should be embarrassed to rent rooms here.
Everyone was great
We got there and it was so scary going to room that we looked in room and got out of there ASAP!! Door didn’t lock, hallway very sketchy, very unsafe! Horrible!
The room had an awful smell the bedspread had big stains on it the shower was dingy and not very cleanUpon entering the room, a pungent odor immediately permeated the air. The unpleasant scent suggested a lack of proper ventilation and cleaning. Further inspection revealed a bedspread marred by prominent stains. These noticeable blemishes detracted significantly from the room's overall appearance. Immediate attention is required to address these hygiene and aesthetic concerns.

Great location off main strip.
Clean with softer than most reasonable motels, no bed bugs, fresh paint and flooring in our room, breakfast is sausage links and eggs with the usual make your own waffle machine. Staff was very nice and helpful. I would stay again.
Great stay for the price. Staff was very friendly. Free breakfast was a plus. Indoor pool was great especially for staying in April when the temperature outside was a little too chilly for swimming.
There is a sign out front of the hotel that says its the southern oaks inn. There is a small sign below that says howard johnsons. Made it very diffulcult to locate it. Breakfast was a joke. Cold eggs and sausage, oatmeal, bagels, apples or waffels. No bread for toast. Employee got irate with me when i asked where the bread was. Next day same employee got snarky with me when i asked if threre was a mop to clean up the coffee i spilled on the floor. Said she didnt know where they kept the mop and she would look for it later. This was a safety violation and someone could have fallen .
It was a good location. Was able to park in front of the door of our room. The breakfast was bad, we skipped it some days.

It was great just needs some new beds and deep cleaning and some small other upgrades and a microwave in each room!

Check in was fast and easy. The workers at the front desk were so kind and helpful. They provided clear instructions of where our room was and gave times for the indoor pool. I did not get breakfast so I cant give an opinion. The hotel is a little older but in great condition. I almost passed up the location bc they are newly owned by Wyndham so the sign is not as big or noticeable. The rooms were clean, there was a few strains of hair where maybe the cleaning crew didnt have their hair pinned back but im a perosn that brings their own cleaning supplies and sanitize my room beforehand anyway. Pillow cases were clean. The air worked perfectly, i had to turn it up bc it had gotten a bit too cold in the room. The patio door worked and it was nice to sit out, wasnt much of a view since my room was in the back of the building but still nice nevertheless. The pool was operable and not crowded. It was clean and had no issues. We were given an access code to the door to get in our room building but i can tell it was newly installed so it was not yet set up or working but the area was safe so there was no fear or worries. Overall a decent hotel for an affordable price. Would consider this hotel again when visiting Branson!

I was disappointed to get a call that the room I reserved wasn't available. I reserved a king with jetted tub outside ground floor. The first night was a double queen not jetted tub inside at the end of a hall. The queen beds did sleep great. The next morning was miscommunications. By lunch time I did get a call and moved to a king room with jetted tube but upstairs. It wasn't as clean or as comfortable as the double queen room. Would I stay again- yes. I feel they haven't completely switched over. From the former hotel. It also was the off season.

Great stay. My wife wanted an indoor pool, which our hotel had advertised. Only problem was the pool area was not heated and the water was ice cold. Bummer

The facility is more like an inn and not a hotel. It also has a pool that is colder than the temp outside. And it’s December. Even in the pool area is freezing. Not kid friendly as most of us with children book hotels to swim together. Breakfast was good but make sure you wake early. It ends at 9 even on weekends. I wouldn’t go again.

Terrible service
It was terrible we have to change our hotel because the service was bad , they didn’t clean the room and we ask for new sheets but they told us we can go do it like is our fault they didn’t clean it ….

Breakfast was posted to be served from 6am. I came down to eat and get back on the road, unfortunately the lobby was locked until 7am

Run down hotel
Bed was broken down and not comfortable. Room had water damaged sheetrock, dehumidifier and bathroom needed repairs. Housekeeping was very poor. There was a bowl of sausage links in hallway window entire stay of four days. Doors that should be locked from outside could be easily opened by pulling on them.

TV didnt work I called the front desk no one ever answered. The shower had severe hard water stains, beyond reasonable. It was affordable, the area was quiet and the bed was soft. So good and iffy..

The room was good sized and gave us space to move around. I appreciated the extra plugs for devices. The beds were not very comfortable. The room had a musty and smoke smell. Even though it was a non smoking room. Every time the bed shifted a certain way there are rods sticking out that we would trip over or bump out legs into There was no dirty laundry bag. The key to the door did not work every time. The outside door that had a code did not work with a the code each time. It was finicky. We had use alt door several times. It was noisy with neighbors slamming their doors most hours.

Not the best hotel….
This hotel is an older hotel. Our room was ok. It looked as if it had been recently remodeled. The bed was very uncomfortable. The room was ok, but the overall cleanliness of the hotel wasn’t the best. The lady at check in wasn’t friendly. We came the weekend before Thanksgiving, and we chose this hotel because it was one of the few left and the price was decent. We will not be staying here again, and I would not recommend this place to anyone. Our friend that went and stayed in the room down the hall from us broke out in a rash after the first night there. The hotel smelled terrible and the scent lingered down the halls, it was awful. Spend a little bit more money and stay somewhere else, you’ll be glad you did. There is not an iron or ironing board in the room, you have to call the front desk to get that. We didn’t eat the complimentary breakfast there, but when we went to check out, the smell of the food would run you out it was so bad.
Breakfast could definitely improve A LOT! Not enough food and the quality wasn’t the best.
The hallways & stairwells- need to be swept & mopped or steam cleaned. The ad needs to say no elevators. Should have at least one comfort chair in each room not counting the high barstools at the tall table in the room. Very uncomfortable.

When we arrived at the property and checked in we were directed to our room. Once we got in the room we noticed the the fire alarm kept chirping. When we called the front desk about it we were told to take the battery out. We ended up in a different room. The room was had some fruit snacks smooshed in the carpet, and the toilet wasn’t flushed. However, the beds were very comfortable and we all slept great
Honestly we felt kinda let down at the fact that when we went down for breakfast at 730 there was little more than eggs and waffles. Sausage was all gone and bread for toast was hard. The floor in our bathroom looked awful grout in the tile and sealent around the tub was beginning to turn black and our sink looked like someone had been rinsing paint brushes out in it.

Better if didn’t have to kill 2 roachs in bed!! Also shower didn’t work—staff corrected soon and got toilet working—we never used. Had to pack up—go down stairs again and move to new room. Think should have been compensated for problems.
Room was clean and good size. We had booked the room for 4 people (2 adults, 2 toddlers), bathtub plug did not work to give our toddlers a bath, toilet seat was broken, one of the beds had part of the bed frame sticking out of the side, Balcony door did not lock. Breakfast was ok not the that good, food was not hot.
It was in a good part of town . The breakfast was ok, the hot water in the shower was the best part. The bed was really soft .
One of the best breakfast we have had in the motels we have stayed in the last few trips.
Know it is hard to keep a place up to date- seems it may be struggling.

Under new management. The patio door in my room leaked. Hole in floor by patio door. Room service came in and emptied trash but did not replenish towels. No microwave in room and never did find ice machine. Due to weather and the accommodations left two days early. Very dissatisfied as looked nothing like the photos that was showed.

People was rude my mothers room was leaking water the rooms never got cleaned while we was there. There was roaches. After we seen that we left immediately.

Halloween disapointment
Everthing was ok except the blood on the shower curtain an wall by the tub and thebjeted tub was dirty black in floor and stuff on tub the ac didnt work at all it was hot all night and towel rack un bathroom was coming out the wall as well as the breakfast was nothing like it usto be last time was smaller.
Quality clean and friendly staff. Pool was clean as well.
Finally got a room after 3 tries. Floor damaged by tub. Lobby closes before 9pm. Had to wait for bath linens. Clerk on duty not friendly.
The air conditioner vents were covered in mold. The bathroom light worked like a stone light then didn’t work at all. The sink was peeling. The floors were nice but not super clean.
Plenty of other places to stay. Don't book here.
During our three night stay of 4 people, the maids never entered the room. We had to go to the front desk to get more towels. They only let us have two, because they didn't have enough clean. It wasn't even that busy. The breakfast is in the tiny lobby. This created a long line and not near enough places to sit. I'm sure this was to discourage people from eating so they could save money. Some of the windows are boarded up. People drinking beer around the pool.
Cool pool area(indoor), we had balcony so you were right next to pool balcony. Balcony area had no view besides an abandoned hotel and everyone else that was on The pool patio smoking. Side doors don’t lock and our room was right next to it. You could hear every time it was opened and closed. Needs updating, very old. It was changed over from a local hotel. Their sign was over top Of the old sign from previous hotel. Noisy upstairs all night. Sounded like they were coming through the floor every time they walked & that was often(all hours). 3 am we decided to get up and leave. Water didn’t go down the drains, both sink and tub. Tv kept going out of signal. Couldn’t find one station. Beds okay with what little sleep we received due to the hollow walls where you could hear absolutely everything. Dirty floors and sheets didn’t smell fresh. For $130 I expected MUCH BETTER.
From the pictures it just looked old…which I could handle. The floor was disgusting, my daughter’s feet were black after walking on it for 10 minutes while we were unloading the car. The bathroom was filthy. The toilet seat was not connected to the toilet. The chair in the room was filthy. We stayed one night and then left asap in the morning to stay elsewhere.
Nothing fancy, but well worth the price!
The hotel was clean and well maintained. The beds were comfortable and the rooms were spacious. It was nothing fancy by any means, but it was exactly what we needed for our family and our budget. I'd stay here again.
Mold!! Yikes!!
There was a room being remodeled next to ours. The exit door was open and shut until after midnight each night. The edges of the bathroom floor had black mold around the entire room. The room was older and otherwise clean.
Horrible rude stuck of staff
We found bed bugs this morning and we have bites on us.
The air conditioner was a bit old and didn’t have the tools to adjust the air. The room was a bit hot.
Dirty and smelled like urine
The bed was horrible.....tub shower head didnt work properly and tub did not drain as well. The couple next door smoked Marijuana all night. Our room stunk. We got in very late becauae of the reason we were there and could not complain.
I'm surprised Windham would even claim this place.
Free Internet was advertised but was ONLY available in the lobby area. No towels were provided on our first night. No coffee cups, and no coffee either. Room service was NOT provided until I asked for it. Towels were then provided. The room was fairly clean, but you could tell that very little money had been spent fixing warped or curled flooring and floor mats. We could hear every footstep of the folks above us - poor subflooring and thin walls. The bathroom was OK. Everything worked well there, but no extra roll of toilet-paper was provided. No cockroaches were seen - thank goodness. The daytime desk person (young male) was very uncaring and boarderline rude.
The tv remote was broke and we couldn't connect to the wifi. We only stayed the 1 night because of that. I was traveling with my 27 year old brother with Down Syndrome. He loves watching his Disney Plus. And he was unable to watch Finding Nemo or Finding Dory

The WiFi signal wasn’t strong enough to connect anything in our room at the end of the building by the pool…. The lobby was really nice compared to the rest of building. Staff at front desk were friendly and breakfast was decent. There were no towels for guests in the pool until they were closing for the night, then they only brought 5 towels. We checked 6 people in for 2 nights and had 2 towels for the entire stay, even after asking for more. We had to use our pool towels for showers… The beds were comfortable but only about half of the (very sparse) outlets/usb plugs worked. There is also no microwave in the room! There are 2 downstairs in the hallway by the pool but only one warms things. The indoor pool was alright, there were also 2 balconies attached with lots of seating. The balconies attach to the balconies rooms and give the guest zero privacy on there area. Beware the jagged rusted metal chair. And there is no elevator! You go up 2 flights of stairs to get to the second floor.

My husband and i were here for 5th wedding anniversary. The room was spacious, the bed was very comfortable. But we had a rotting/moldy wall in our room under ac unit, couldnt have it below 72 or it would constantly drip, so the room got warm. The hallways/stairs were dirty. There was trash in the hallway that had not picked been up our entire 3 night stay. Our room was only "cleaned" once. The trash was only taken out once and we were not given fresh towels.
There was no housekeeping, and the hotel NEVER brought clean towels. The TV Remote would not turn on the TV or change the volume. When we took the remote to the front, they sent maintenance to repair it. I told the front desk I would meet them there, but they were in my room when I returned to my room. We were given a paper that said breakfast was from 6:00 to 9:00 a.m. This was incorrect, as when we went to breakfast, there was a note on the door stating that it had changed by one hour. So, there was no breakfast for us that day. I tried to call the front desk by dialing 0 to get clean towels, but they never answered. The room smelled musty, and when we saw the mold in the bathroom, we knew why the smell. We had a long drive in and called to tell them we would be a late check-in. We were told we had to be there by 9:00 PM. I didn't see that when booking, but I may have missed it. Don't stay here if you're a late check-in. When I tried to tell the front desk about my concerns, I was dismissed about it. The one day I got breakfast, the milk was sour, so I didn't have any cereal, but the rest of the breakfast was okay. Now, remember I only got breakfast one of three days. After all this, I have decided NEVER to stay at this hotel again. I would have been better off staying at Motel 6.

Our television didn't work. Staff offered to replace it, but it was late and didn't want to have to deal with it. We shouldn't have had to, everything should be in working order when we check into our room. We have booked another stay with you next week and really hope that everything is in working order for us.
NEVER again
We chose this hotel because it was pet friendly and because of the Howard Johnson reputation. The first night room had mold along the tub and ceiling in the bathroom, the mattress was lumpy, the toilet ran off and on all night and there were scratches on the bathroom door. Since we had our dog, I reported everything to the front desk the next morning as we checked in late. I did not want them to say our dog damaged the door. They offered to change rooms, so we did. The mattress was much better in the second room but the bathroom still had some mold, the toilet in that room ran off and on too and the louvers on the air conditioner were broke. Someone spilled soda in the floor in the evening, reported it to staff and it was still there the next morning. There was also an old bar of soap on top of our shower wall. The second worst hotel i have ever had.
Did not see the housekeeper during my 4-night staying
Get what you pay for i guess..toilet didn't work, bed was so uncomfortable, had to sleep ontop of the comforter bc the sheets were nasty. Air didnt work for first 30mins-hr.
Okay stay
It was a last minute booking. Not the prettiest but it wasn't bad. The room was temperature right. The pool was cold so we disnt stay but 15 minutes.

Extremely disappointed, room was dirty, made a maintenance request and no one showed up, showers didn't worked properly, entire hotel was dirty and smelled , front desk was rude, 2 rooms were my family was at were infested with roaches. Rooms didn't looked nothing like in the website, paid for queen beds an ingot fulls. I'm an active traveler and it was by far the worst hotel I have stayed at. And also found roaches in dinning room also.
I enjoy staying at this hotel staff is awesome, breakfast is always great the breakfast lady is always on everything from cleaning to replenishing foods. My only issues are the people that smoke throught the hotel hallways or in their rooms the stench of the Marijuana is horrible and doesn't agree with our daughters asthma. Should have a smokers side on one side of the hotel and a non smokers on the other side. Because when walking to breakfast we have to walk through people smoking it's horrible for us non smokers. Yhat would be great to see happen. And the people with their dogs and pooping and not picking it up is so disgusting we normally get rooms in the front of te hotel because of these issues not sure what happened with the request this time around?
Not worth the stay
It was nothing like the photos portrayed. Very run down and dirty. It said 2 pool but only one was opened
This hotel is not a good place to stay at. It was filthy dirty with dead roaches on the floor. The room had a very nasty smell also. I could not take my dog out to use the restroom because there was broken glass everywhere. We left after a 2-hr. stay. The plus side to this is they refunded our money.
Not good the room smelled like smoke weird colored orange wall and in the bathroom had an instant smell like they were burning it and there was an instant stick leftover.
Room was clean. Beds comfortable. Bathroom needs update shower and ceiling falling in spots check in was extremely slow
There were many places you can go to have fun. But the only thing I don't like was the house keeper didn't clean out room while we were gone have our family time we like to come to clean rooma and clean sheets not same one we had thrown vacation and clean towels too besides that but everything was good
Check in took less than 5 minutes as I checked in on line. Very friendly staff. Love that they had a room with 3 beds as we had 6 people with us
Cheap but not worth it
My room was dirty and very old. The mattress had a big dip in it. The remote did not work on the TV.
Only the indoor pool was open but was nice. Location was great. Room was nice but bathroom needed updated and had a mildew odor. Breakfast was better than the usual contenential with warm yummy options
Beware of Patricia
Our Rooms were comfortable and clean. Breakfast had a good variety including waffles, delicious biscuits & gravy, sausage, eggs and there was plenty of space to sit. However, if you want or need rooms to be in close proximity of each other, talk to someone other than Patricia at the front desk. Patricia lied to us AND to our friends who also stayed there. The Only negative we had at the hotel, was dealing with Patricia.
Felt a little unsafe, looked like the carpet had blood stains on it or something. It just made me feel disgusted.
Took days to get extra towels and pool was not clean. Room was not fully clean. Bathroom was horrible.

Great when traveling with pets
Hotel being remodeled Room was very clean. Bathroom could use good scrubbing in corners and top of baseboards. The internet was touch and go but the staff of this hotel more than made up for this. If traveling with a small dog this is a great place. We will stay again since we come to Branson 2 to 3 times a year
