The star of the stay is always the staff!

The staff were helpful and Vesh was amazing. He remembered my girl’s name and was kind and lovely towards her. The dryer trip the electric points a couple of times and the staff were helpful. Vesh came in to make sure everything was ok and was very patient and kind.

Lovely property. Nice polite staff. Only thing I didn’t like was the shower which was within a large spa tub/bath. For a short guy like me it was a little difficult to get in and out, especially when wet and slippery. But lovely apartment otherwise and lovely staff. And terrific location especially if you like Asian dining.

Good location and stay - lacks neatness

The stay was very convenient and comfortable. The concierge was quite helpful too. However the maintenance of the room was not upto running standards. The air conditioning had a lot of dust falling out and kitchen lights were not working.

The location of the property is great being right in the centre of China Town but it is next door to a TAB and Pokies venue that attracts undesirables smoking around the entry to the hotel. The room was in serious need of painting and a deep clean. Luckily the bedding and towels were clean, otherwise we would have vacated. Admittedly it was a very cheap rate but feel our room didn't meet my expectations and live up to the recent good reviews.

Only WiFi is so slow, all others are good

Room was dated and the AC didn't cool the room even on 18 and highest fan. No extra toilet rolls left by cleaning so if you run late at night, too bad. Toilet was running and fridge was loud.

So close to everything

A clean, quiet apartment that is mega close to Her Majesty’s Theatre - walking home from a show late at night was so easy.

Punthill On Little Bourke Street is in a great location for most travelers. Theatres, dining, wining and catching transport is all easy from here! Reception staff very friendly and helpful, the decor is a little bit tired but it was clean. Very happy!

Liked that it was had cooking facilities, was close to both trams and trains.

Location was good, everything we needed was in walking distance. However I would not stay again due to the following: room smelled awful and was worse when the air conditioner was on, hallway smelled of cigarette smoke, dirty walls in room, mouldy shower curtain, threadbare carpet.

Average at best

We recently stayed in an interconnecting apartment and the stay was ok. The room was what we needed but one of the bathrooms had a terrible smell coming from the drain and we had to ask for toilet paper and towels as these weren’t supplied daily. The beds were uncomfortable and the pillows terrible. Overall, the hotel is located in the heart of Chinatown so a good location. I probably wouldn’t stay again as for the price we could have got something nicer. The rooms were tired and had worn carpets and furnishings.

They were not prepared for check in as the key card system was down. There was one person on the desk who had to look after all check ins at a fully booked venue. My TV didn't work, and the rooms were not serviced.

A great place to stay staff are friendly and helpful. I like they contact the guest before you arrive to take care of the check in process and see if you have any special requests.

The check in staff didn’t know what they were doing, the room had a dirty ashtray on the balcony, the curtains in the room were old and dirty. The fringe rattled all night. The tv was an old TCL and had hardly any channels no chance of any streaming. On arrival after dinner there were drug affected people trying to get in the front door it felt very unsafe. Not the usual punthill standard needs a total refurbishment and trained staff. We wouldn’t stay here again it only has location going for it that is all

The room size, hotel location, staff were great. They fell short where the room wasn't cleaned, and nothing worked well. The coffee machine didn't work. The stove didn't start easily.

Great staff and location

The bedroom and living area was very clean... the bathroom desperately needs renovations or at least a good clean. The staff are friendly and helpful. Location is perfect.

THEY cancelled my booking on the morning of my stay.

Staff excellent and good location. Room was cleaned but very run down - torn and stained sofa (which was too uncomfortable to sit on), lumpy and soft bed (with stains on the bedhead), curtains missing (but rails and hooks there), toilet full flush broken, fittings damaged, carpet and other stains (some on a seat that made me avoid sitting there). Whilst a handy location and staff were excellent, the room was very tired and poor upkeep (although seemed cleaned as well as it could be) - not what I expected for the brand or price. Both sofa and bed terribly uncomfortable which impacted my stay.

Great stay & location at an affordable price

Was a great stay, they gave us a complimentary late check out. Pricing was great. Staff were warm and welcoming upon check in, which was so quick. The room was great, it's a little bit outdated, but it was great for the price & location. Will definitely be returning. Thanks so much for an amazing stay!

Property was good. Quiet little back street of Chinatown. Lots of choices for food. Reception were wonderful. Chloe especially. Would definitely stay there again

Serviced Apartments that are actually SERVICED!

Great location, very helpful and pleasant staff, clean room, but best of all the room has daily service! Since Covid I have forgotten what having your room serviced is like as most hotels have used Covid as an excuse not to do this anymore. So a big thanks you to Punthill

Constant badgering phone calls and a requirement to pay 2 weeks befire the booking via a dodgy text link were frustrating

Very disappointing

The inside of building is dirty and has lots of damaged walls and dirty carpet within the common areas and rooms. The rooms did not feel clean. There were rips in our bed sheets. The bathroom wasn’t particularly clean with streaks on the ledge and the toilet brush was filthy. There were rotten areas of skirting board and patches of plaster on the walls - all unpainted. There was a spring in the sofa bed that pushed into you when you sat down which was very uncomfortable and made the sofa unusable. Minor issues - only one tea bag was provided, and toiletries one of each type with 3 guests staying - and there was not a bin in the kitchen - only in the lounge. For the price I found this property to be very sub standard and have no idea how it has received so many amazing reviews in the past. My only real expectations was for it to be clean and comfortable - sadly it was neither.

Location was fantastic for our needs. Rooms are tired and in need a refresh. Bathroom signs of water damage and shower needs to have better door so when showering water doesn’t go all over bathroom.

Ok but dated, better for couples or groups

Solo female trip. Staff were professional and helpful. The property is dated and a few pieces of furniture in my room could do with replacing. Internet is poor and TV reception is not great either. The area outside felt a bit sketchy later in the evening. Because of this I wouldn’t choose to stay again.

The room and location were great, you can find everything that you need. The sink is however very small especially when they provide quite a big pot that you need to wash at a small sink. No pan provided. Bed is a little too soft to our liking and can be easily moved around.

The accommodation was extremely affordable but the building and rooms are very tired (e.g. water damage to skirting boards, rusted coffee table, blinds only partially opened, "collapsed" mattress).

Great location, great pre arrival contact from the property. Comfortable room even thought showing signs of wear and treat. Deck to work from. Shower over the bath tends to have water all over the bathroom floor.

Great location and price but could use a renovation

Liked the warm welcome and attention to my needs. I was able to leave luggage for a while to do some shopping before departure.

Power was off on our level when we returned to property. Had to call to arrange it to be fixed. Power was restored, but no lights restored to the bathroom. Reception not available this morning to report to when we checked out. Also when arriving at night, lobby was covered in broken glass. Appeared that someone had destroyed a glass table when reception was unattended.

Room we where in was dirty, especially the bathroom, black mould throughout. the walls in the apartment had bare plaster (Not Painted) patched holes. the pillows where the worst I've ever experienced. We where on a lower floor and the noise from the street made it almost impossible to sleep.

Air conditioning wasn't working. Several items broken or not working in the room. Room servicing was just changing towels. Parking on-site was cramped and difficult and not easily accessible. General cleanliness of the room and entry areas not great.

Very good customer service and nice convenient location

the staff were friendly but the room was very poor. mould around the window and the bathroom smelled of mould. the toilet seat was broken as was the bath spout. threadbare carpet and a rusty coffee table. do not stay here its unhealthy.

Great location, but property is in need of makeover. Kind of worn down, no usb ports on room, old appliances.

Low priced room with clean bed for one night, so no complaints from us. Perfect if you are out exploring and just want somewhere comfortable to sleep, other than that, very tired property. We booked parking, there are around 6 spaces available and it’s extremely tight to manoeuvre in and out of in a medium sized car.

Staff were lovely, very helpful. Loved the upgraded room. Bed very comfortable. Unfortunately there was extremely loud music nearby for most of the night/very early hours. Made it impossible to sleep!

Great location

The 1 bedroom apartment was well furnished, bed really comfortable. Bonus with a washing machine and dryer. Reception staff were friendly and happy.

Good central position and all the basics were there. Crook older TV without all channels available. Bed was nice and basic cooking was possible despite not everything being there like the base for the steamer pot. Coffee pod machine faulty, but usable, a bit tight and inconsistent with daily consumables. Warm and comfortable.

Marvellous Melbourne

The location was fantastic and the staff were very friendly and helpful. Facilities were great and clean. Had a a great stay and would definitely stayt again.

Disappointed

The room was dingy due to lack of natural light. Although, there was a bath, there was no plug and the option to use the tap to fill it had been disabled. On the bright side, the location was convenient and it was right in the heart of Chinatown. Just be aware that the photos of the property are very flattering in that they show it to be more attractive than it is in reality.

I stayed 3 nights and the noise from the street on Friday and Saturday might was so loud until 3.30 am - shouting. Then doors banging in the hotel - I learnt the police had been called. Sunday night there were other noises. So with the noises inside and outside, it was impossible to have a good night's sleep. I needed the internet for business and this was useless - very weak and kept dropping out! For the price, the room was fine but not being able to sleep or use the internet I would not return.

Great front desk staff- good value property

Great location. Reception staff very friendly at check in/out. The room condition was good overall with a new sofa and mini fridge. Room cleaned every day except Sunday. For the price and location great value. Probably needs a small safe in the room. Stayed 7 nights and floor in room was never vacuumed even though rest of room cleaned. Pillows super soft need a couple of firmer ones.

Staff friendly, entrance foyer clean and smelt lovely. Room just adequate. A/C worked well in the hot weather and water pressure for shower excellent. Bed was terrible and far too soft to the point I struggled to get out, pillows terrible, bedside lamp and bathroom basin light didn’t work and the ironing board was broken. Needs quite a bit of maintenance. Very convenient to her majesty’s theatre, food outlets and transport. Just needs a massive makeover of the rooms.

Ideally located next to Her Majesty’s Theatre. Easy walking distance to shopping and dining options. Staff friendly and helpful.

I honestly can’t say we enjoyed our 3 night stay! The place in desperate need of renovation, hardly “upscale” and the photos must have been taken 5 years ago. It’s old - visible stains on the carpet, sofa and chairs. The corner spa is old and needs to climb into it to use the shower, which just felt awkwardly installed. Air con is old and filter needed changing. Sofa and bed springs felt like they were broken for awhile...

The room was quite old and smelt bad - the bathroom smelt bad and the lounge room smelt like smoke. I ended up leaving a night early.

It's reasonable value for money, but not a particularly comfortable stay. The fridge was broken, making a ratcheting noise, and the general maintenance state was lacking. Fine overall for the price, but not a lot more gets you a lot more.

Generally, the apartment was very tidy (and kept that way throughout my 10 night stay semi regularly) and great to have a room with a small kitchen and modern laundry facilities in the room. Bed was very comfortable. Also a lap pool available. Reception was very friendly and helpful. ... BUT when you are selling yourself as an apartment and a hotel, you expect a few things - at least a couple of everything with kitchen cutlery, bowls, plates, etc... Hand towels, face washers, dishwashing detergent, etc... I shouldn't have to ask for this - this is a real basic minimum expectation. Sadly, there were quite a few broken things in the room that need to be looked at (something that wasn't worth mentioning during my stay) - old TV that randomly turned off with a remote that was broken, blinds that didn't roll up properly and were breaking at the sides and mould on the upper window. There must have been a flood at some point in the bathroom as the doorway has swelled up with a door that doesn't close properly and a washing machine that leaks (I actually cleaned the filter myslef and it stopped, ha ha). Lastly, a very minor thing but the circuitry for the lights was quite unbelievable as there were switches everywhere but you needed certain ones to be on, to turn others on... I was fortunate that I got this room at a discounted rate prior but even then it wasn't really worth the money that I paid - if I had paid the normal rate, I would have been asking for a serious discount.

Room was out dated and it has a weird scent. Sofa bed was very uncomfortable. Location was good. Not worth the price though.

A great place to stay in the heart of the city, easy to get to on the tram. The room was clean and the amenities were great, and made for a very comfortable stay. All in all a perfect stay.

Very easy location to find and the property is great. Spacious and comfortable with easy check in, even after the reception had closed. Wifi was a little buggy, but didn’t need to use it much

It was very close to hospital. Which was very convenient.

Very good location. Apartment is very clean and tidy with all the necessary amenities. However it may be difficult to get attention from reception as there were no one in sight at the reception desk nor a bell to ring for assistance during their working hours. Had to call multiple times also to the reception from the room line before someone picks up to assist. Nonetheless, customer support was great once I've managed to grab their attention.

Linen, towels removal of rubbish not changed over 5 nights stay. Only contact and acknowledgment with staff was when booking in and checking out.

Convenient but place look bit scary

Lovely spacious apartment incl washer & dryer and a nespresso machine was unexpected! Spa bath also unexpected but no plug to fit which I guess was intentional. Noise from back of theatre packing up equipment and beeping forklifts during night wasnt great, but i guess is the reason for discounted room rate.

Construction started at around 7 near the apartments and was very noisy. Our room was subpar. The furniture was in good condition but the bathroom smelled of mold, the fan in the bathroom had mildew growing on it, my shower took over 3 minutes to give hot water the second time I used it. Scuff marks all over the walls and carpet missing/threadbare in the bedroom. It felt unpleasant and unclean.

The property is overall outdated and needs a freshen up. Cleanliness is poor throughout the hotel. However staff were friendly and helpful, location was great.

Found a pee stain on my bed sheet and on my last night i got back late to find my card wasn't working. It was quickly resolved, but i was lucky the staff was stiff there

Pros: The property was conveniently located. Very comfortable bed. Check in and check out process was quick and easy. Mini Nespresso machine Cons: dirty bathroom. Mouldy tiles and shower chair. Spills on bathroom floor as though it hadn’t been properly mopped. Very very noisy laneway location but it was a Friday night. Room was light with blind allowing street lights into room. Whilst the bed was very comfortable, there were only two pillows in total.

The property is in a great location, however our room (404) has quiet alot of mould growing in the bathroom. The room also spelt of mould however we got use to it. Not enough bathroom amenities (shampoo conditioner and body wash) were provide.

Everything was close by and a quick walk. Rooms were basic and clean. House keeping each day. Comfortable beds Happy to recommend. We'd definitely stay again.

The apartment is very dated and the cleaning is definitely sub-par. We had to ask 3 x times for vacuuming to be done properly as there were several obvious areas which had not been cleaned for some time. The grouting around the very dated spa bath is coming away and black. The fridge freezer was faulty - we asked for that to be looked at - suspect the fridge temperature was lowered as it froze the water, however the freezer needs cleaning out and did not freeze. Suspect we were given the answers we were looking for without the actual required results. Would not recommend these apartments, nor will we return.
