Our stay was disappointing. The first room they gave us the shower head was not attached. There was old tissues in the bathroom. Table was covered in what appeared to be fat. They then changed our room. That rooms air con controller was broken, the washing machine was faulty and we were right next to the construction site.
As usual very good, except....
We have stayed there before and our repeat custom says a lot about our view. In general, great stay as usual except two minor things: the parking aarrea was quoted atr $30 per night, but I was charged $40. Then I was told there were two parking ares, a public one for 430 per night and a secure one for $40 per night. Wew chose to stay as usual before, in the secure park and did not know of the extra charge untyil iut was billed. WE probably would have still paid the extra for secure parking, but it would have been better to know in advaance. Don't remember it costing extra in the past. Secondly, on two nights there was a water drip from the ceiling exhaust vent into the bathroom, presumably from the bathroom above? But only on two nights, Monday and Friday. We put a jug to catch the water so not a big problem once we found out why the bathroom floor was soaking wet!

My experience was fantastic
Our stay wasn’t great, it was meant to be an apartment with kitchen facilities, but without any pots, pans, cutting knife or peeler that’s impossible. Reception staff aren’t great in customer service. The best feature is the location and pool.
very friendly staff at the front desk - were very approachable and bubbly! check in and out were super easy and quick! Rooms size was massive.... so much room for activities! brilliant facilities on site including the coffee club (room service with a massive menu) and pool.
Stayed a single night at the property. Check-in was fine and we were able to access the room a little earlier than expected. Staff were extremely helpful and happy to assist. Adjacent carpark was filthy and felt unsafe. No direct access from the carpark to the hotel without going through the front entrance. Room was clean. View was undesirable as it overlooked what appeared to be a 'RED LIGHT' district of Adelaide. Probably would not stay there again.
When I arrived at the property. I was told there is no room for us to go as there all booked out. Very disappointed especially the money was taken out of my account already
The location was just what we needed to attend the football.
We had trouble with parking. We came back from tea and although we had paid for parking, there were no available spots for 3 cars. They did eventually rearrange some cars and we got our cars parked for the night.

Good sized rooms with separate bedrooms and full kitchen. Central location. Despite being on busy north terrace there were no noise issues. Staff helpful and competent.
Good location but room disappointing.
Location was good, close to Rundle Mall and trams.1 bed apartment booked. Nothing like the website photos. Room felt cramped, not a lot of space. Balcony looked straight at another building. On Monday, building works started. Dryer did not work so reception agreed to dry the clothes which was good. Parking on site good but pricey ($40pn)
Loved the pool and the spacious room. King size bed very comfortable.
Good value for money, convenient location.
Was a little loud early in the morning due to builders and works surrounding however overall great. The bathroom could do with a little freshen up however overall was really happy with the location and staff.
Better places to stay.
The apartment itself is well equipped. It could do with a thorough clean. The balcony is a bit of an overstatement. $40 for parking is absolute robbery. The staff member who checked us in was less than average on the friendly scale. I had specifically requested twin beds and was assured that was what we had but when we arrived at our room there was a king bed. Overall very underwhelmed and disappointed with our experience and will not be returning.

Executive room view and layout were good but overall room was run down with a filthy bathroom. I feel ripped off with the money I paid to stay!

Very disappointing, some form of room construction during night above our room, like a jack hammer from midnight to three am. The second night . People in next room banging and crashing front door and arguing at 3.30 am the first night. Toliet broken button and seat broken .
We stayed in the Executive suite Tuesday until Friday. Our suite was right next to the construction of a new hotel Noisy tower cranes . For the amount of money I would have preferred to be on the opposite side of the building to be able to sleep in. They started at 7am everyday. Thought it was a bit rude having to pay $1 on principle for each coffee pod from reception the lady was rude. The gentleman who greeted me on arrival was fantastic a very nice man. Would have been nice to have the mould in shower cleaned & on bathroom floor tiles.
The place is very clean, warm friendly staff. Only issue was around offsite parking. Instructions given were not clear but once things were clarified all was good.

Great location!! Apartment was very spacious and comfortable with good size balcony which was great for the NYE fireworks. Staff were very friendly and helpful.

The property was a little aged but generally ok. The balcony was nice. The safe wasn't working so I can't give this review 5 stars. Close to convention centre and everything Adelaide CBD has to offer. Swimming pool was a bit short... only about 13 metres. Sauna and spa was closed for my visit. Pool and small gym were open. The guy at the front desk was generous in giving me an extra 90 mins for check out. Thank you Oaks.

Absolutely amazing, staff were very friendly and helpful beautiful property, comfortable bed. everything you could need for a stay including washer/dryer, microwave, dishwasher, stove, pots and pans. large bathroom, nice balcony. the whole property smells beautiful. The only downside for me personally is the sauna and spa were down for maintence, which is one of my favorite activities at an Oaks property, Oh well, next time!
The rooms are spacious, but need updating. Recommend executive suites level 15 and upwards, avoids street noise and has sweeping city views! The bed was so comfortable, and if you needed any additional milk, coffee, washing powder etc, the front desk were happy to provide without question! Close to everything, convention centre just across the road, easy access to trams ano key city highlights, casino & restaurants!
The location is very convenient. However the apartment is a little old. Bathroom is not in the best of conditions and had mold on silicon in quite a few places in the shower. Overall comfortable for a single traveller who is in Adelaide for short stay.

I stayed here as I had a conference at the Convention centre. It was easy to walk to from here. There were excellent dining options too at restaurants outside of the hotel. I don’t recommend this particular coffee club. Gym could do with some sanitiser and it opens at 0630 which is a little late 0530/0600 would be better. Also a fan or seperate aircon would be nice. I noticed from a review earlier that the spa wasn’t working at it still isn’t. Generally it is tidy. I did have 2 ring pulls left in my sink and would be nice for longer stays after say three nights if they did a quick vacuum. They have a washing machine and dryer which is great but a small clothes horse would be good too. Very convenient for cool bars and restaurants. Big renovation about to start right next door so will be noisy from I think 0700 every morning. Be aware of that.

Close to shops and clean and easy to stay there
Checked into room, the balcony door was open, when we closed the door we realised why it had been left open. The apartment smelt of cigarette smoke that had obviously been covered over with very strong air freshener, giving my husband an instant headache. We were given a new room but no apology or explanation. Won’t be staying here again.

Great location. Close to the mall. Plenty within walking distance. Property itself is nice, staff friendly. Deluxe 2 bedroom apartment was nice, spacious enough for 3. Beds/bedding comfy. Bathroom small, clean. Didn’t use kitchenette (never do in apartments) so can’t comment on it. Overall, enjoyable quick stay and would recommend if needing to be at the Convention centre/Casino/Adelaide oval etc.

Standard Oaks hotel experience, really good value for money.
I like the location, however the girl at check in was so quiet I couldn’t hear her. Broken glass on the floor at our door, no carpet there either. Dishwasher door only opened about 10cm so we couldn’t use it. Shower head was tiny and the tap was fussy - it was either very hot or very cold.

The let downs: The room was pretty average as far as the finishes go. The kitchen tap wasn’t actually attached to the bench top, cupboards didn’t line up properly and paint from the walls were on the cupboards and furniture. There was also a massive stain on the living room floor. Check in was 2pm but our room wasn’t ready until 2:45pm, I understand housekeeping may have had a really busy day but no one gave us an update or even apologised for the delay. The good stuff: The bedding was very comfortable. The location is great, we were a 5min walk from Adelaide oval, 10 min walk from Rundle mall and the train station was just down the street. Do yourself a favour and have breakfast at the coffee club connected to the hotel, the food was incredible and actually a good price!! Overall, I would recommend the embassy for convenience, just don’t have too high expectations of the condition of the room.

Easy to get to location, central to most things in the city. Great service. Rooms nice, but need some minor maintenance (doors not closing, shower heads with a mind of their own). Would stay again.
Room was tired and the lock on the veranda didn’t work. Shower leaked onto the floor and furnishings looked well used

The pool was cold and difficult for older people to get into. Was going to keep my granddaughter entertained in the pool but too cold for small children. No towels at pool, spa closed. Breakfast was a voucher for $25 to coffee club. Not enough for hot meal and smoothie. And couldn’t keep a credit for next day. But room was lovely but expensive for no room service. Big spa bath wonderful.

Nice hotel in convenient location. Things the hotel does not show, Parking is limited and if it is booked out you can get secure parking in the adjacent parking structure (organised through reception), Parking structure smelt like urine, homeless people sleeping in parking structure, no direct access from parking structure to hotel so had to unload luggage in no standing on Nth Terrace and then move car. Room photos looked great but in reality stained carpets badly scuffed bathroom/laundry doors broken trims on kitchenette, lamps not working. Linen/bedding and towels were clean and comfy but room was average at best, parking was pricey and felt really unsafe did not take my young children into structure and smell was pretty rough
Staying on a Friday night very noisy from the Clubs in Hindley st would deter me from staying in the future Other than that it was excellent, staff were fabulous.
While the property was clean the furniture and fittings are quite dated (wearing). The carpark lifts and stairwells were extremely dirty and unhygienic.
Loved loved LOVED my upgraded suite!! The staff went above and beyond and their customer service was very welcoming and most helpful. The suite was glorious inside and out (on the balcony) with about 500 photos from Level 15 - my stay even included Christmas carols from the church next door and some surprise Boxing Day fireworks nearby! Will definitely be back - I have a plan - as I would love to stay and photograph views from each side of The Oaks Apartment hotel! Thank you! 🌟 📸🎆🏙🌇🌟
Great location and good size rooms. Kitchen well equipped. Pity the adjoining coffee shop closed so early but town centre is an easy walk to ither options.

Big room and clean
Oaks Embassy is a great place to stay, central, trams close by. The bathroom needs a little bit of TLC.
Great apartment. Gorgeous views of the city, clean, comfy. Spa wasn’t working but the staff allowed us to go to the neighbouring OAKS Horizons to use theirs. Coffee Club ordered and delivered to our room was handy and delicious.
Neat, clean, well presented property. Modern fixtures and furnishings. Helpful front of house at checkin and checkout. Slightly flexible with early arrival and late checkout at no additional cost. 👍👍Upgraded to two bedroom appartment gave extra living space.

Parking onsite $25 wasnt onsite. Could not access hotel from carpark. Apartment had marks on walls and was "shabby" for the price!!
My teen children and I really loved the gym/pool facilities and made great use of them during our stay.

The room that we were first given was absolutely filthy. The couch look like someone had just slept on it and there was stains all over the floor. The staff however was excellent took on board our feedback and gave us another room which is much cleaner.

Stayed here a few times but this stay was disappointing for a few reasons The room was quite warm despite the air conditioning being on and we asked for a fan but there was not one available There was an intermittent loud noise coming from the laundry unsure what this was and was very annoying whilst trying to sleep The shower had a broken soap dish and we could not hang up the showerhead The outside sliding door handle was hanging off and would not lock We did speak to the staff re-some of the issues on our first day We will consider staying elsewhere next time
Great location with great views
Location is great for sightseeing (museums, art galleries). However it is a 5-10 mins walk to decent restaurants and 15min walk to Rundle Mall. The staff were friendly and helpful. But the rooms looked tired and the bathroom definitely needs renovation. Have to ask for more toilet and bathroom supplies on the 2nd day (4 night stay) as we were only given limited supply. Even though WiFi was included, it was very slow and only allowed 3 devices at one time. The price was fair but I think you can find better value elsewhere.

Getaway
It was ok, but not the best Oaks that we have stayed at. The Oaks Horizon is much better than this one in Adelaide. I felt the photos were a bit deceiving when I was booking.
Excellent room, friendly staff, a bit noisey at night due to night clubs in the area. The only dining on the premises was a good Coffee Club, but that was only open until 2pm. Avoid the area behind the hotel.
Great location, easy parking right next door, and the hotel organised the tickets. Stayed with my 3 small children, very safe and secure. Located in the CBD there was a lot of traffic that could be heard through the windows (6th floor) which is not the fault of the hotel but it was quite noisy.
Business trip
Business trip to attend a conference in Adelaide. Great location and great rooms with space, comfort and cleanliness.
Lift not working all weekend . Broken chair on balcony but everything else was fine so 7/10
We originally booked for 5 with a roll out bed. One of my kids couldn’t make the trip. I contacted the hotel to cancel the extra bed. The Hotel then gave us parking and breakfast for 4 for 2 days as compensation. Very impressed.
