I’m sorry to say that I was quite disappointed with this property considering the cost of it compares to the upper end hotels here in Kandy. The staff were helpful when needed and welcomed us with delicious juices, and the bed was the comfiest bed! However, the hotel itself feels empty and uninviting. There are no plants or fresh air, just lots of concrete. My room had a lot of black mould which made it smell, and the bathroom didn’t feel very clean (hairs in the sink and black mould all over shower tiles because of no ventilation). The bed sheets had holes in them and the mattresses had no cover. I can’t believe the price for the night and then finding the room like this.

Friendly and helpful staff at reception and especially in restaurant. Comfortable bed and spacious room. Good food in restaurant. Very close to lake and easy access to town especially temple and city museum. Slightly noisy due to busy road but even so we would still recommend.

An amazing place that is conveniently located near Kandy Lake. The staff were very friendly and supportive which helped us a lot since we were with a 4yr old. The restaurant serves a nice variety of dishes that are reasonably priced and I would definitely recommend the Chicken Waffle.

Incredibly friendly and helpful staff

I had a really nice stay at Viyana. The staff are incredibly friendly and helpful. It was in a good location by the lake and the evening meals I had there were tasty. Air con and water system were a bit noisy but other than that it was great. I would stay here again.

Comfortable but basic accommodation with good view

This hotel was perfectly located in Kandy for a short visit and the staff were very friendly and helpful on the reception The aircon didnt work in our room which meant it was very stuffy. The room was comfortable but could have a little TLC to make it better. Great to be so close to the lake and easyto get tuktuks outside.

Serious improvement needed re cleanliness. Staff in general were very friendly and manager was responsive to the feedback we gave re hygiene, but lots of areas just generally grotty and finger prints all over doors, switches, etc. Attention to detail lacking, no towels (had to ask multiple times for them), no bathmat, no mattress protector, sheets worn. The bathroom was the best part of our room was seemed to have been recently renovated.

Nice location, walkable. Staff are nice and accommodating. Our room was clean and spacious, has a sitting area. Only drawback was room 101 is situated very close to the reception desk so it was noisy. Also have a Peek a boo view of the lake. Continental breakfast was good. They kindly packed a take away box for us on the day we were leaving early for Sigiriya. Overall enjoyed our stay.

The hotel is rated 4star but it is beat down and need renovations. The room I had haf window opened up neighbour front and so I didn’t use it. So it was a dark room. However the location is very nice with a good lake view.

Good hotel overlooking the lake

Good hotel overlooking the lake. The staff were great & really looked after us. We ate in the restaurant at night & the food & wine were excellent. Good breakfast, the only downside was the coffee which wasn't good. Overall we would stay here again.

Well located in Kandy

This hotel is well located for Kandy, in front of nice lake and short walk to Temple of the Tooth and town centre. We were greeted with a free lunch on arrival since they were promoting the place and we ate very well; we had a second lunch there and that was very good too. Place was overall comfy but rooms seem to have thin walls since it felt quite noisy. But all good overall.

Comfortable room wth a view

Very comfortable bed in a room with stunning views over the lake in Kandy. Only downside was no lift, but staff were very helpful getting the bags up to the room. Will stay there again if I’m back in Kandy.

Being away from busy dawntown is a good option for a stay

Right across from Lake Kandy. Traffic is heavy outside at times. You can walk to the temple, and most any place in town. Staff is very helpful & anxious to serve

The staff are super friendly and helpful, especially Ryan on the front desk. The room we had was simple and clean, aircon worked great. The viewing area on the 4th floor is really nice.

Comfortable hotel in a great location on the lake

This hotel was really comfortable. The beds and pillows are amazing. We had a side view of the lake but our friends had a big balcony and panoramic view of the lake. Service was really friendly and the location is so convenient- one of the best in town. Highly recommend and would go back

Fantastic, friendly staff giving 1st class service. Excellent food. My only slight criticism is the air conditioning in the room was a bit noisy but overall a most enjoyable stay and I would definitely be very happy to stay again.

No real problems, except low water pressure, I guess. We got in late and left in the morning, so it was just a nice bed to sleep in for us.

Not a good experience. In my opinion you can’t believe the other reviewers. They appear to be false. I don’t recommend this place. Here are the issues we had after one night stay. It should be noted we switched hotels after one night… we were booked for 2.. No hot water AC very noisy. Couldnt be adjusted. On or off were the only choices Safe issue. Took them 20 mins and couldn’t be sorted out. A Portable one arrived with keys. Code only worked once. But main concern was portability of the actual safe. Not secure at all. TV batteries..dead. Had to call to get new ones and then lack of channels Street noise. Didn’t stop throughout the night. Difficult to sleep. Hall light comes through transom no curtain.. room was too bright all night. Location not great. Nothing else nearby. No shops for water etc Limited towels.. 2 total. Uncomfortable and lumpy bed. Terrible for sleeping. While the staff was friendly it didn’t make up for other issues. Don’t believe the other reviews. I wish I hadn’t.. find somewhere else to stay.

The staff are very eager to help. They were excellent. However, the property is near a school and the students practiced their marching band rehearsal at 6am. Otherwise, it's a decent place to stay for a night. Be mindful that it's only stairs -- no elevators.

Perfect location for a stay next to the tooth temple. Very safe promenade, 10 min walk maximum to the tooth temple and around 15 min to kandy citycenter. The staff is super helpfull they offered us a fresh waterlemon juice during our check in. The wifi is slow and bad but thats fine if ur visiting srilanka to disconnect. The hotel is averga regarding the cleaning part. Finally super convenient for one night, kandy lake is in front of it wonderful spot. We went for dinner at a rooftop nearby and didnt have breakfast so we didnt try the food of the hotel

Affordable, comfortable stay

Good location on the far edge of Kandy Lake. 10 min walk from the Temple of the Sacred Tooth Relic. 15-20 min walk from town. The room has everything you need and the beds were exceptionally soft - didn’t want to get up in the morning! We were able to check in early when we arrived, which we really appreciated. We were able to have a hot shower after our bus ride from Sigiriya. Considering the good price, this was a comfortable stay for a walkable visit to Kandy.

A Sri Lankan Gem!

This hotel was amazing! Service and accommodations felt 5-star, and the price was the best part. The suite I stayed in had more space than my apartment with a jacuzzi overlooking the lake with an all glass view. I will definitely stay here when I return to Sri Lanka in October!

Affordable luxury!

We stayed for 3 nights at Viyana and we thought the location was perfect - right on the lake and around a 15 minute walk to the Sacred Tooth Temple. The staff were absolutely brilliant - always smiling and chatting to us and catered to every need. We had a leak in our bathroom from a heavy rainstorm which we informed reception about and someone came immediately. They offered to change our room but we politely declined (too much effort to pack!!) so instead they offered us a free breakfast which was such a kind gesture! Would highly recommend Viyana for people visiting Kandy!

Wow, such a bargain for the location and excellent service! Our room was huge and had a lounge area with a view of Kandy Lake. The staff are very welcoming (they even bring you a welcome juice). Breakfast was good too. They have a restaurant with limited options for convenience. The location is amazing; right in front of the lake and within walking distance to the Temple of the Tooth Relic (we were driven there, but it looked like a 15-20 minute walk). Highly recommend!

This property is absolutely gorgeous. It’s well maintained and clean. We were upgraded to the very top floor, which was quite an experience. Two minor downsides: the entire place shook when a big truck came around the corner but there weren’t many through the night so not a big problem and the plug for the hot tub didn’t seal properly so it leaked water when it was filling.

Amazing place!

We only stayed one night, but it was amazing. The location is very good, walking distance to the city centre and temple. Super comfy beds too! The service was amazing - all the staff was very friendly and service-minded. I can reccomend this place!

We stayed at Viyana twice - once before, and again after a trek in Knuckles. The staff was super friendly and went out of their way to take care of us. They even let us store our extra bags while we were on the trek. The room was spacious, modern and comfortable. There was extra seating along the windows overlooking the lake. The shower was the best we had in Sri Lanka. We ordered room service, as we were quite tired, and the food was fresh, hot and tasty. Great view of the lake, friendly service, gorgeous room . . . a great place to stay. Thanks, Viyana!

great location but bring ear plugs

Lovely hotel - our room was spacious with a double bed, separate seating area overlooking the lake, a fully stocked bathroom with massive powerful shower, a safe, A/C and a fan, as well as a mini-fridge. Free water bottles were provided in the room. The hotel itself is located throughout a restaurant area, with the reception being on the first floor – this wasn’t very clear so at first we pulled up outside and had no idea if we were at the right place! But once we knew, it was fine – quick check-in, lovely welcome drink and very modern and clean inside. We ate at the hotel one night in the downstairs restaurant – huge menu of Sri Lankan food to pick from, all very reasonably priced. The hotel is about a 10 min walk from the Temple of the Tooth, and about 17 mins from the centre of Kandy. The walk is along the path skirting around the edge of the lake, so is a pleasant walk (lots of monkeys and birds to spot). The only major downside to the hotel is the location; yes it’s super convenient for town and even though it’s on the main road, it was largely quiet… EXCEPT for all the beeping! The hotel is actually on a sharp corner so a lot of vehicles were beeping their horns when rounding the corner to let others know they were; great for safe roads, not so great for when you’re fast asleep in the very comfy bed in the beautiful hotel! Even with earplugs I could still hear them, so if you’re a light/ troublesome sleeper, this hotel might not be the best place for you.

The room was tremendously huge and the staff was very warm and friendly and accommodating to the guests. It's located right on the lake front so you can easily walk into town and view the Temple of the Sacred Tooth Relic.

Busy noisy road

Staff were really friendly and helpful and we enjoyed the breakfasts. However the traffic noise throughout the night from a very busy road kept me awake I feel this is a serious issue.

Lakeside near Kandy centre

Excellent location in Kandy, right next to the lake and 10 min walk into the centre. Near to temple of the tooth. Room isn’t quite like the photos, definitely a 3 star. Our room next to reception was very noisy, could hear every conversation. Staff were friendly.

Great location for our two night stay in Kandy. Our balcony had a lovely view of the lake and the room was spacious with a nice comfy bed. It was a short walk round the lake to reach the temple and plenty of places to eat. Breakfast was delicious with good choices and the staff were always willing to help.

Very warm welcome despite arriving early. Staff were very helpful. We had a very enjoyable evening meal and breakfast. The room was rather dark but very clean, the advantage of a room at the back of the hotel meant we weren’t too disturbed by the constant traffic. An overall excellent experience.

Great Kandy lake stay

Great hotel on the lake. Had a great bonus of a free update to the premium room which have us a balcony overlooking the lake and a beautiful, large room. Service was friendly and professional

Nice hotel. We were in the Suite which is up roughly 62 stairs, not recommended for the elderly! Very comfortable bed. Nice views over the lake, but it is beside one of the main roads and traffic can be quite noisy.

Good location close to the temple of the tooth. We were in one of the smallest rooms which was a good size for two people. It was also located on the side of the hotel so we didn’t have to contend with traffic noise. The bathroom had been renovated but there was a gap between the shower glass screen and the floor so water leaked onto the bathroom floor. It’s a good 3-star hotel. Hot water, WiFi, ac and clean linen. If you’re out sight seeing during the day, it’s a good place to stay for a night.

Lovely hotel by the lake. Nice big rooms, all fitted out to a really high specification. One of our best on our two week trip, I wish we'd stayed more than one night.

Great hotel, horrible night’s sleep

Lovely hotel in a great location. It has some stunning rooms - just not the one we got (303). The room has the architectural quirk that you can hear the shower from the (mezzanine?) room next door amplified through the wall and ceiling. This was bearable for the odd shower so we didn’t want to make a fuss. However, the shower must not have been properly turned off as it was dripping and woke us up at 12.30am and kept us up all night after that. The staff all leave the premises before this time so we had no recourse. When checking out the staff were les than helpful or even sorry. ‘We’ll look into it’ was the only thing they offered.

Nice Hotel, vibrant location, easy access to city

I am quite delighted my my stay in Viyama. I spent a couple of days here while in Kandy. Loved its easy access into the city and enjoyed walking along the river just out in front of the hotel. Helpful and candid hotel staff. I can remember when needing help to tie a sarong which I was wearing to a friend's wedding, the staff made themselves available to assist and help get me into a taxi to get there over to the wedding. Major upset avoided. Thanks all!

Excellent stay and top Kandy hotel.

Our visit to Kandy was the last stop on our Sri Lankan adventure. We intentionally wanted a comfortable base in Kandy after staying at some more basic accommodation prior, and the Viyana Boutique hotel appeared to fit that requirement. We found the hotel very well presented and maintained. The whole hotel was very clean and all staff looked after us very well. Our bedroom was very spacious and the bed comfortable. It really is a great place to stay. The location of the hotel is right by the lake and some rooms overlook the lake, although there is a busy road in between, which has the typical Sri Lankan vehicle noise from horns and buses. This didn't impact our stay or disturb our sleep. The hotel advertises free parking, which we needed as we were self-driving around Sri Lanka. There is however a lack of adequate parking. One car can park on the road and one car by the entrance at night, which is a bind to move it on and off the entrance each day. This is the only aspect of our stay that could be improved. The breakfast food was plentiful and freshly prepared.

Very comfortable room with staff who are incredibly helpful and solved any problems quickly and with no fuss. Close to some good restaurants and just 10 mins walk to the Temple.

Amazing hotel. Our Room (302) was overlooking the lake and had one double bed in the first floor and another twin one in a mezzanine (where the a/c didn’t reach, so we lowered the mattress to the lower level). The location is amazing, 10min walk to the Temple of the tooth and city center. The staff is incredibly nice too !

This was a our night in Sri Lanka. We were greeted with a cool drink, shown to our room - which had ample space, was clean and had a comfortable bed. Breakfast the next morning was ample and catered to european tastes.

Nice hotel, very loud though

We stayed there for a day only. The hotel is clean, room was a good size and the best thing is that is in walking distance to all major attractions in Kandy. The only negative thing that I have to say is the fact that the rooms are very close to each other and you can literally hear everyone coming in and out of their rooms, as the doors make a lot of noise, so we kept on waking up through the night. Other than this it was all good, and we would stay again.

Lovely place, big room, but noisy at night

Really nice place overlooking the lake. Comfortable big room with extra bed. Only at night, the water pump on the roof was going on and off all night. Didn’t get some good rest because of that. Check the noise if you stay there.

Well positioned mid range hotel & excellent staff

Very nice small hotel, with friendly staff and good service . Room was very clean apart from the floor. Some of the amenities - tap and shower door - needed attention and please note that there is no lift in the hotel. Extremely well sited next to the lake on the north side. Easy walk to the town and 5mins from the temple of the tooth. Highly recommended mid-range hotel.

Great boutique style hotel. Highly rwcoomend.

Excellent hotel and very friendly and helpful staff. We stayed for 3 nights. The location was excellent - it took only 10 mins to walk into the town and the temple of the tooth. Our room was modern and spotlessly clean. They recommended drivers who spoke good English, very nice people and reasonably prices. The breakfasts were huge - fruit juice, fruits, cakes, toast and cooked breakfast as well. It felt very safe to stay there. Thank you to all their team.

Small hotel. Big on service, elegance with luxury

The hotel was just perfect. Although it is a small boutique hotel, it is cozy, luxurious and well-maintained. We landed late at night after a long tiring day, to a lovely, spacious room with a double bed, and a little lounge space. The washroom was clean and equipped with a hairdryer too.The staff was very courteous and charming. They gave us great service - even printed my ticket for me and gave us a late check out. The breakfast was good and wholesome. In all, I think I will definitely book in again if I ever come back to Sri Lanka and Kandy. Ideally located across the lake, the place is close enough for a nice stroll alongside the banks and not too far from the temple of the sacred tooth relic and marketplace. I would rate it 5-stars!

Right on Kandy Lake

Beautiful boutique hotel right on Kandy Lake. The accommodation was extremely comfortable and stylish. Myself, husband and daughter stayed in a triple room. She had a seperate loft style bedroom which was great. Staff were very pleasant and helpful, and breakfast was tasty and plentiful. The location excellent for seeing the sights of Kandy.

Viyana beautiful boutique hotel

Very modern hotel great room overlooking Kandy lake. The food was excellent and the staff and service was what you would expect for the price. Expensive for Kandy but you get what you pay for. No alcohol served but this the norm for hotels in Sri Lanka.

Amazing hotel. Well equipped rooms with modern shower. Super friendly staff, special thanks to our srver Nissanka who gave us a lot of useful info about Kandy. Food was good. Fast WiFi. We thoroughly enjoyed our stay here and highly recommend this hotel.

Never stay here

I was going to stay 2 nites but cancelled and wish i never stayed one nite at this so called boutique hotel. It had bed bugs too.

View facing the lake

Located close to main market area. Has a pleasant view facing the lake. Very friendly and cooperative staff. They also have family rooms which is a great option if you have kids along. Breakfast was amazing. Specially a mushroom cheese dish served with your desired style of eggs. Surely would come back to Viyana Boutique in the future!! A thumbs up to the staff and their service.

Great hotel, great value

This is a great hotel in a very convenient location. Just ten minutes walk to town. Our room was spacious, stylish and very clean. The staff were charming.

Very clean and comfortable hotel!

I already loved this hotel when I arrived! Realy clean, friendly staff, and great location! The room has a large balcony and movies are available. Breakfast is huge and good! Highly recommend for those who are tired of hostels but do not spend so much on luxury hotel!

GR8 location and gr8 hotel

Stayed for 2 nights from 3rd April 2017. Hotel staff is very professional , gr8 location and very neat and clean rooms. Stayed on the second floor , facing kandy lake, View was awesome from the room. Parking space was on the main road , as hotel does'nt have a proper parking space. Manager & other staff were gr8 people and were keen to help. Strongly recommended this property with gr8 location and well maintained property with 4 star faciities.

New hotel

Viyana is a fairly new and clean hotel. It is located about 15 min walk along the lake to the Tooth Relic temple and town. If you were to take a rickshaw or taxi back, it will be a longer route along the south of the lake. The room I had, despite it being on the second floor facing the road is quite quiet. I had a good night sleep. It was quite big room (#101). The aircon is strong. There are some TV channels you can watch like cnn and hbo. The hotel has a dining area downstairs (entrance). There is a mini-safe in the closet but it's so tiny you can't put your larger laptops in it.

Clean and modern rooms

The guys at reception weren't very helpful but the room itself was nice. Comfortable bed. Clean, modern bathroom. As usual in Sri Lanka, the wifi did not reach the rooms but it did work in reception, slowly. The location is incorrect on hotels.com. The hotel is actually on the north shore of the lake (which is a better location) on the far side from the Temple of the Sacred Tooth. It's about a ten to fifteen minute walk to downtown. Very peaceful and quiet location.

A comfortable stay

We had a lovely spacious comfortable room and great bathroom with a view of Kandy Lake. The staff were extremely pleasant and helpful. Breakfast was perfectly adequate. Our only negative comments would be about the dinner in the evening. Because the hotel is not particularly close to any other restaurants, we decided to eat in their own. The dining area is completely soulless and could so easily be changed with candles on the tables, pictures on the walls, a vase or two of flowers and dimmer lighting. The kitchen also seems to be unprepared for diners ... quite a few of our choices were unavailable and when we ordered soup to start we were told it would take up to 20 minutes because it had to be prepared from scratch .... We would recommend staying here but do think about an alternative place to eat.

Lovely hotel at the corner of the lake

The hotel was lovely for my stay in Kandy, with a great room and great staff. Though for anymore than a one night stay me and my partner would consider a hotel with a pool for Kandy.

Great room!

Lovely boutique hotel! We had a lakeview room, so the view was wonderful. We had chairs on the balcony, so we could sit there and watch life go by below us. The room was absolutely spotless, and the decor was very tasteful. The bed was super comfortable also...lovely linens and soft pillows! The lobby of the hotel is a little lacking in character, but don't let this put you off. The room we had was fabulous!

Good location, nice rooms, paper thin walls

The hotel is perfectly located on the lake a 10 minute walk from the Temple of the Tooth. The furnishings are brand new and high quality, and the hotel is surprisingly stylish. The room (101) had a small view of the lake as it's on a corner of the hotel, but the room itself was very large. The big downside is that The walls are incredibly thin and need soundproofing. The room shares a wall with the reception desk and you can hear everything--phone calls, etc.

交通量多め。急カーブの場所にあるので、車も騒音がそれなりに。夜には交通量が減るので静かになるが、朝は早朝から賑やかです。 チェックインが早すぎたせいか、急いで支度してもらった影響かもしれないが、排水がちょっとイマイチなのと、フロアやシャワールームもピカピカというわけではない。 お湯が途中から出なくなったり、朝食前の時間帯は水が出にくくなったり、ちょっと設備が弱めかもしれない。 朝食もおいしく、スタッフも皆素敵で、総合的には満足な方です。
