Lovely guest house Staff were excellent Especially Chelsea and David. Very comfortable bed. And great shower. Breakfast was also lovely No issues walking around thexarea after dark. Only tiny issue is the noise people make coming in.

Fantastic location and facilities

Fantastic stay only one comment would be that the walls are a bit thin and we could hear the appt next door moving about and coughing etc.....regardless the location, facilities and balcony were above expectation....we will come back again!

Had a great stay! Staff were friendly. Delicious breakfast. My room was upstairs in the main house - it was small but perfect for my needs. Very clean. I liked having a kettle and fridge in the room. Sea point is a convenient location - easily walkable. Good value for the price - would stay here again!

My husband and I stayed for 7 nights on our honeymoon and had an absolutely fabulous time. The staff was so pleasant and friendly. Breakfast each morning is a delight. The area of Seapoint is a great place for getting around the Cape and has loads of restaurants within walking distance. Highly recommend Villa Rosa.

The owners are always on site, and hugely accommodating. Very warm and welcoming atmosphere!

Everyone on property was very friendly and helpful - particularly Chelsea and David! We enjoyed walking to the restaurants and shopping just a few blocks away, and getting to the V&A waterfront was very easy via car. It served as a great home base as we explored all of the wonderful sights in the area. Just note that you’re staying in a converted farmhouse so it’s not “modern” but has lots of character and charm. WiFi was a bit slow, but again, not our main purpose on the trip. Loved the espresso machine and not having to worry about breakfast in the mornings! Overall, highly recommend for a stay so you can enjoy being at the seaside, away from the hustle and bustle of the city, but with easy access for anything you need.

Excellent visit

Overall outstanding experience. Great accommodation, perfect location, excellent breakfast.

Staff were all excellent, in particular Chelsea was most informative and helpful. The dissadvantage to the room we stayed in was the lack of privacy between the bedroom and ensuite as there is no proper door between the rooms. Instead there is a pair of badly fitted wardrobes doors with a 3inch gap at the bottom. The shower was dated and needs upgrading.

Quintessentially old school Cape Town B&B, right in the Center of Sea Point. The hosts were friendly and made me feel welcome. I found being in the center too noisy for me but being within walking distance of shops & restaurants may outweigh that for others.

Wonderful BnB! 5 stars for everything. I had a beautiful, clean, and comfortable room. The view off the balcony is lovely and a relaxing place for a cup of tea in the morning. The location is great — a short walk to the waterfront walkway. The check-in is easy, the property area feels very safe, and the breakfast offering is superb. I also really appreciated the fresh milk in the room’s mini fridge for making my own tea. I will definitely return next time I’m in Cape Town.

We had a great time at Villa Rosa. There was a delicious breakfast every morning, great dining and activity recommendations, and friendly staff. The room was beautiful and had everything we needed. Parking was easy and convenient. Thank you for making our honeymoon special!

I loved the communal breakfasts each morning. They were delicious with some items set out for self-service and eggs, potatoes and meat made to order. More than that, however, I had a later flight the day I left and they accommodated me by allowing me to pay a day rate to keep my stuff in my room and spend time resting before the long flight home.

This beautifully restored B&B offers relaxation and convenience in a lovely area. We were greeted warmly by our host, and all members of the staff were friendly and determined to make our stay enjoyable. Breakfast was delicious each day - two hot offerings are available each day and organic oatmeal, granola and energy bars are also on offer. Our room was lovely and well-maintained - although it would have been nice to have a small table or desk to use. Overall, we were very pleased with our stay and would recommend Villa Rosa to anyone.

Lovely tastefully decorated building. But the wooden floor above does transfers the sound of residents walking about.

Such a wonderful welcome, room was nice, clean and super comfy!! An umbrella was on hand for the drizzle as well and the breakfast was superb!!! Would definitely stay there again!!!!

Small friendly G/H in an ideal Sea Point location

Stayed in a pleasant large room (Room 2) with confortable King bed. The ceiling fan, which was more than adequate for the heat. Room was cleaned spotlessly daily, with fresh towels. Large tiled bathroom with strong shower. Discrete bedroom wall safe for personal items. I was initially concerned about the traffic noise from High Level Road from my last stay in the 1990s, but the current owners have installed opening double glazing so sound was never an issue. Complimentary beach towels were available on request. Cleaning and serving staff were friendly and efficient. My only constructive feedback is over breakfast. Of couse I realise staying over a month anywhere would become repetitiive. Though the tasty hot element changed daily, it would have been nice to have a fresh fruit salad option too. (Apples are always available) I would recommend The Villa Rosa to anyone, and hope to return again before long. Thank you to Steven and Greg, along with chef David.

Charming and elegant

Very nice rooms and good breakfast. The hotel is elegantly decorated and the diningroom is gorgeous. Only complaint was that we ran out of milk sachets as we had 2 cups of tea each the first day and there was only a security man on duty in the evening and he said he couldn't help us with more. Excellent access to beach, restaurants and shops and on the myciti bus route.

Perfect B&B in great location

We had an amazing stay al The Villa Rosa in Cape Town. The location in Sea Point is perfect and safe, five minutes walk from the promenade The room was large and spotless and was serviced daily Every morning we had a lovely breakfast which was just perfect There are three parkings reserved for the B&B but plenty free street parking around as well, so there is nothing to worry about Recommend this B&B for anybody looking for a relaxing and enjoyable stay in Sea Point!!

A lush sanctuary. Lovely antiques with modern touches. Fresh and sunny. The manager is personable and pays attention to details. He wrote a helpful bedside travel guide, a self proclaimed foodie, we went after his dinner recommendation the Sea Grill and had the best meal of our lives for 300 Rand. Oysters, wine, saffron prawn risotto, ratatouille. The sheets and bedding were clean and comfy. The room was very spacious. Parking very easy. Check in was quick. Breakfast was very impressive. Friendly other guests. I looked forward to heading back to the hotel every day :)

Excellent! My flight to Cape Town was delayed multiple times so I arrived later than expected to the Villa Rosa. I'd been in touch with them about the delays, and knowing that it had been a stressful day for me, they left a small carafe of wine in my room. What a thoughtful touch and perfect way to unwind after a long day. The owners are friendly and helpful and the room was very nice. The breakfast was fantastic. I'll definitely be back!

The Breakfast is outstanding and the guys and all of the workers that makes this place TICK are a team willing to see that all of your needs are met.

We had a great stay at Villa Rosa. The staff is incredibly good and the breakfast is really exceptional. The only thing is that our room had poor air circulation and during hot January, it was hard to sleep. But overall, would certainly. Recommend to stay here in any month but January.

Spacious modern room, old building, ordinary

The rooms were beautiful but hot, and if you put the fan on the people in the room above ours, has knocked on the door 2am because they could not sleep! So the choice was hot sauna or wake up the guests above our room. Its an old qaint place and the staff do what they can to attend to your needs within ours, after hours you are on your own with the security guard. The breakfast is ordinary, no culnary adventure, probably fine for most, but I expected scrambled egg not to be dry and over-cooked and then presented in a fancy stack. I loved the room, No2, hated the breakfast, we had one out of the three and could not stand the fan situation, nor the fact that we could hear every step above us. Whether this is only associated with Room No2 I cannot tell.

The location is perfect- and the staff is incredible! Villa Rosa is a quaint and stunning B&B a couple blocks off Kloof rd in Sea point. I felt like I was steps always from everything. Chelsea, Steven, and Greg- you couldn’t ask for a better team. Steven’s breakfasts are simple amazing. His crossiants are to die for! Airline lost your luggage? Chelsea handles that while you enjoy your day. Each morning at breakfast the team reviews your plans and offers perfect local suggestions which ensure you get the most out of each excursion- ie best wineries to visit, best routes to drive for scenery, and in the direction of great restaurants. This was my third stay and I’ll be back again and again! Thanks for another great week!

They charged me for inviting a guess. Which I did not like or approve of. And they charged me way to much to extend my day at the hotel for a few hrs. When I had to wait for my flight.

Our stay at Villa

Our stay at Villa Rosa was outstanding, we couldn't have wished for anything better. The breakfast was excellent with plenty to choose from. The owners Greg and Stephen were very welcoming and helpful, as was Angus and all the staff. Nothing was too much trouble. Location was good for transport rRosaoutes but if I have to make a comment it would be that the road could be busy at certain times of the day.

A very happy birthday stay.

From arrival until departure the experience of staying at Villa Rosa was excellent. We were met by Angus on arrival who was so helpful in explaining about the B&B and the surrounding area. The room was beautifully decorated and very comfortable. Our stay will be memorable though because of the wonderful breakfast which was exceptional and really set us up for the day. Our stay coincided with my wife’s 60th birthday and our visit to Cape Town with be fondly remembered.

Lovely hotel very friendly owners and staff

This is a lovely hotel and the owners and staff are delightful. Breakfasts are outstanding!! It is lovely and clean. It is very convenient to the beach and shops of Seapoint. The only reason it didn't get "excellent" was the room we had was on the main road and was very noisy. A real shame ... Because it deserves 5 stars!!!!

Great Stay

Friendly guest house close to the sea

The Villa Rosa is a friendly run guest house in sea point , bus routes to the city are close by,or about 100 rand by taxi , great beach front/promanade just down the road . Breakfast is a delight and changes daily. Satalite tv and wi-fi in your room .

Beautiful B&B, great location

This B&B is a perfectly located house with the friendliest, nicest staff and beautiful decorations. Excellent breakfast everyday and close to the ocean, nice restaurants, markets, mountain trails, and 5 min by car from the Water Front. Steven, Greg and all the staff are just so attentive and happy to help it's a great experience. I recommend this to everybody, mainly those traveling by themselves. Awesome place!

Fabulous Hosts

Awesome personal service from great hosts!

Practically perfect.

The owners go above and beyond to make sure your stay is perfect. The big winner was the breakfast. I've stayed at many bed and breakfasts and this was one of the best breakfast situations I've come across. Lots of variety, a hot and cold option, continually renewed coffee or tea for your table, a fresh pastry or muffin each morning...I could go on, but you can probably find the same glowing report in every other review of this place. The rooms were spacious and clean, we have no complaints. The only slight issue was not at all the fault of the B&B. On some nights (Friday and Saturday) you could hear large trucks rumbling by. Not a huge issue, we just used ear plugs from the second night on. Most people probably wouldn't even notice, we are just light sleepers. The B&B perks by far outweighed it. The hosts were also VERY helpful with recommendations, what to see, how to get there, etc. Really, the perfect hosts and the perfect B&B. STAY HERE! YOU WON'T BE SORRY! We will definitely be booking here again for our next stay in Cape Town.

Amazing. Will stay again!

The current owners just bought the place in October and are going to be doing massive remodeling in the coming months. I really enjoyed our stay and thought that the house is really 'homey' and welcoming. After the remodeling it will be spectacular! The breakfast was amazing and will suit many different dietary restrictions and tastes. Angus and Stephen (we never met Greg) were so welcoming and made our stay a pleasure. If we visit Cape town again, we will absolutely stay again! WONDERFUL.

Grand old Victorian lady...

Steven and Greg, our hosts, are quite delightful...Steven is the chef who makes the most delicious breakfasts and he is very enthusiastic about life...Greg is more reserved, but is very interesting to talk to... I have stayed in almost all the rooms, and I like them all...the little one - no 1 on the veranda in front of the main door is especially cute and gives one a lovely place to sit...all in all a great stay as always...

My husband and I had a great stay at this wonderful B&B. The breakfast was delicious, the hosts were personable and very helpful and the location was great. We originally booked for 3 nights but stayed a fourth. Would definitely recommend.

Estamos muito satisfeito com a estadia no hotel. Um ótimo atendimento desde a chegada até a partida, a acomodação muito aconchegante e bonita, roupas de cama impecável e de banho também. Todos os dias que retornávamos para o quarto havia sido limpo. Sobre o café da manhã: totalmente perfeito, com variedades a vontade e os pratos principais sempre apetitosos.
