I love the Sunny Bay Suites; however, I booked a night for my girl friend and she reported that the carpet in the room was stained and dirty in room #1408. My girlfriend does not have high expectations so when she is disappointed I am VERY disappointed.
The room size, around 400 sq. ft, is exceptional, the decor is old but pleasing. The kitchen can save you money eating out by buying food at the supermarket, a 10 min. walk from the hotel. The location on Roxas Boulevard is very convenient, enjoying an early morning walk on the boulevard.
Its great but theres a need of attention of cleanliness there are small cockroaches.thats all
The lobby and elevator look great but the rooms need an upgrade and spraying for roaches. The cable channels were great but the TVs are not flat screens, they are the old model fat backs.

Huge rooms with mini kitchen and living room area. Older property but clean and close to all Manila attractions, MOA, Intramurous, Rizal park, and US embassy. Also perfect spot for the night life with La Cafe and Cowboy bar not too far away.
Sunny Bay by the Bay
Good experience in this spacious studio apartment-type room, with dining area and kitchen complete with appliances & utensils. Staff grant reasonable guest requests. Parking is secured with guard at no cost.
Good location to night life, Manila bay and shopping. Properties though budget really needs an upgrade! Paid same money at Best Western Makati and it was much much better
Great staff, good location, old and rundown hotel
Redeeming factor for this hotel would be the staff who are very friendly and attentive to guests. Location is also good as well as the provision of secure parking. But the hotel itself badly needs a renovation and a thorough cleaning and fumigation. Lots of small cockroach in the bathroom that we had to brush our teeth at the kitchen sink as the insects were all over the floor and bathroom tiles. We had to keep the light open to minimize their nocturnal activities. Dilapidated furniture and appliances, too. We booked this hotel as we had an appointment nearby, but we might not book here again if no improvements will be made to the hotel.
This place was truly horrible and somewhat scary to stay. We had booked a 7 day stay and only stayed one night before finding a much better place to stay. I've driven truck and toured the US on motorcycle and have stayed in some very bad dives in the process but this place was worse than any of them ever were. This place looks like something out of a 1960's horror film set and you are overwhelmed with a foul smelling odor when you first enter the lobby. The rooms only have a small window type AC that is not nearly enough to cool the rooms. The furniture also looks to be 1960's era and the smell is even worse in the rooms themselves. Our room had a tiny balcony that I first thought was sealed off but found out the sliding door was just that hard to open. the room did have an ok view overlooking the US Embassy and Manila Bay. When we came back from dinner someone had been in our room and closed off the bedroom and moved a few things, thankfully nothing was missing. It was at that point my wife and I started talking about changing hotels. The final straw that made the decision to change was when we went to bed, in about 15 minutes roaches started to crawl over my wife and I. When I got up to wash my hands after killing a roach I saw several more in the bathroom. When we tried to check out and ask for our money back the next morning, They wanted to keep 10% for a cancellation fee. Lobby was really nice. Rooms are nothing like the lobby. Roaches freely run on the walls, and we had a lizard in the room. Extremely dated to the 70's. Elec lamp on table was apart and cords on lamp plugs made handling electric items in the room a little tricky to keep from shock, Lighting is inadequate in the room at night. Half the hallway lights were out, making dark parts of the hall. Room service was very very good. Counter personnel were polite and efficient. Free breakfast is a ticket to a nearby cafe where you had 4 choices of breakfast to choose from. Some rumor of the hotel undergoing renovation...... this is probably a good idea.

Nice hotel close to places along Roxas Blvd
Sunny Bay Suites is my preferred place to stay each time any member of our family needs to stay in Manila for overnight. I personally liked the first time I stayed there last 2014 because they treated us politely considering that we just walked-in and has no reservation. They even made sure that our belongings were safe by allowing us to put them in the safety box at the reservation desk when we walked around out of the hotel.
New Name same place RIP OFF !!!
I stayed at this Same Hotel last year and was Pleased. Upon Checkout I was Informed That the Bath Mat was not in the room. When I checked in there never was a bath mat. With the taxi waiting out front to take me to the airport I was told I could not leave unless I paid 400 Pesos for a bath mat that was never in the room in the first place. What a TOTAL RIP OFF THIS PLACE IS !! Beware of this place.
Modest suite in Manila
Apartment type with kitchen, thus wide space and allows option to cook own food. Parking not a problem because with own spacious parking lot.
Great location, friendly staff
I stay here whenever in Manila. Definitely three star, but reasonably clean with friendly staff. Once, when my cash was stolen, they advanced me enough to pay for my taxi until I could arrange for a money transfer. The hotel is on the bay, close to great restaurants and Robinson's Ermita. Overall, I recommend this hotel for the budget traveler.
I didnt get the beds i requested during my reservations. Aircon was not good, the living room was hot. The sink in the bathroom was clogged.
I booked this hotel for my mom and my sister. To stay for 3 nights. We Skype while they're staying in the hotel and asked them how's the hotel, if it is clean, the bed is comfy. If the bathroom is clean. From looking at the video the room is descent but my biggest disappointment is the bed. They only have 1 pillow on each bed. And it was old and flat. I've traveled around the world and I haven't seen a hotel room with 1 pillow in a bed. I asked my mom if that to call the front desk and request more pillows, and which they did but the hotel front desk said it's extra charge if you get another pillow. I never heard such a thing charging you for extra pillow for comfort for you to go to sleep! Me my own. I have to have 3 pillows to sleep. And all the hotel I've stayed from different places different countries they all have 4-5pillows on the bed. That's the purpose of the hotel is home away from home, when you travel. You want your guest to be comfortable and happy when they stay so they come back at your hotel. I just can't believe you get charge for extra pillow that you don't even have enough in your bed to begin with! 1 pillow. That's ridiculous! And yes! I'm very disappointed.
Good Apartment-type hotel
Good experience since room is very spacious and there are complete kitchen appliance and utensils so you can cook your own choice of hot food. However the free breakfast is quite late already as it starts from 7am vis-a-vis most hotels' 6am start of breakfast availability.

Find Another Place
I pride myself on making the best of most situations.... and I'm no stranger to budget hotels in SEA. But this place is simply not worth it (yet). Maybe I just got stuck with the oldest room in the city... but the battered walls, doors, and furniture should all be ripped out to start fresh. The cockroaches and other assorted bugs that kept appearing were mostly a nuisance, but nonetheless spoke to the general squalor of my room. Thankfully the ac unit worked, but it flickered with the power, and half of my lights seemed to cut in and out frequently. I know they are doing some remodeling, and the lobby looks modernized and clean. The location is pretty good too in Malate, though don't expect to hop over to Makati with ease. With average traffic it is a 20-25 min taxi ride. Perhaps if they remodel all the rooms I might consider this hotel again. Until then, I would pass and keep looking.

Suitable Accommodations near Baywalk/US Embassy
Stayed many times at Boulevard Mansion (among multiple others in the area). The change to Sunny Bay Suites seems to be a good thing, moving forward. Check in was fast, room was clean and had all kitchen items. Enjoyed the new elevator. There was a Wi-Fi- outage one day due to changing/updating routers but overall good signal. If improvements continue, this will definitely be my favorite Ermita/Malate area hotel.

Customer Service and amenities were a disaster!
This hotel is one of the worse if not the very worse when it comes to customer service. It started when I made the reservations and tried to pay online. They would not allow me to prepay for my wife’s visit, and told me to go thru Expedia if I wanted to prepay which I did with no hassles at all. When I inquired about internet access, which is needed to maintain our business, I was informed there was in every room. Upon checking in my wife found the front desk personnel rude and uncaring. Every interaction we had was the same and only got worse the longer we stayed there. The internet never did work and there was always an excuse or alibi as to why and it changed from day to day and from person to person. Yes, they was a signal but no access, never was access for the whole visit. I fully understand why hotels require a deposit due to unruly guest and damages that occur, however to try withhold that deposit while they wanted to us to pay for every scratch or paint peeling in the room. It was such a scam to keep the whole deposit for themselves and to find ways to charge us for things we never even used such as transportation to airport, trip to shopping center and for breakfast which was stated it was included in the room. Again I fully recommend that until the entire management system has been replaced STAY AWAY from this hotel!!!

I was shocked when the front desk assistant refused to let me use the telephone for a local call. She was not considerate enough even it was emergency.
Roach Hotel
Run down and out dated cockroach hotel. Broken elevator, and it's the first hotel I've ever gone to that I had to buy my own toiletries for. There were bugs on the wall behind the bed. Bugs on the phone. Bugs in the bathroom. The television is from the 90s and the "free wifi" is worthless. The view was great from the 11tg floor but that didn't compensate for any of the negatives.

You always get what you pay for. Hotel room was extremely run down. Had a small kitchenette - I want game to use it. Couch had big rips over it and was covered with a sheet. Wifi and air conditioning was excellent. Staff were helpful. Free breakfast was satisfying. It was good for an extremely low budget hotel. You can smoke at this hotel. So being a non smoker and being able to smell cigarettes was a big turn off. Rizal Park 2 blocks away.

it wasn't a pleasant experience at all. The cleaning staff do their best to maintain the cleanliness but it is way told. The staff though are very nice.

Bad location so disappointed
I didn't enjoy my stay in your hotel. Your aircon is not cold, there are cockroaches inside the room.i was so disappointed because i chose this hotel because as i search in the internet the pictures are so nice and affordable, i preffer to stay here but i was shoked about my stay in your hotel

I like the agents in the front desk, security guards and service men. They are courteous. The room is spacious which I like most. If you have business in US Embassy and are looking for cheap hotel, this place is a little good for you? The hotel is in front of Manila Bay and surrounded by establishments like restaurants, convenience store, pharmacy, ATM etc. The most disgusting part of my stay is uncleanliness. I will be a little considerate if the room smells cigarette if someone just use the room. But, I found a used condom under my bed. Where is the janitor? If that janitor got a survey, I will give him ZER0. Plus, roaches were everywhere. They even crawled to my bed down. How do you sanitize your rooms? I understand if the building is old but think of your customer's situation first. I hope this rating reaches the management.
Room had small cockroach crawling in the toilet, kitchenette and dining area. Room was not clean even when we requested Toilet pipes are leaking and front desk were rude and unhelpful. No manager you can talk to. Took them 1 day to fix broken elevator.

There were ants and cockroaches! The hotel rooms (we had 3) needed maintenance. The beds looked old and tired, tv sets were ancient, the kitchen cabinets were delaminating, a door was falling off, stove was dirty. There were no towels when we arrived.

Boulevard mansion. Corner sweet is the best room
I stayed at Boulevard mansion for 1 month.Staff was frendly and helpful.The room was about what i expected for the price.I stayed in the corner sweet on the 12th floor.I suggest a high floor due to the noise of the traffic.Balcony had a beautiful view of the bay.Beautiful sunsets.Dirty water front though and lots of homeless people and children.Rooms were good size but a little out dated.Could have used some tlc.Small stove,small fridge.Narrow tub so hard to fit 2 people in it.Water pressure was horrible.Wi-fi was a hit and miss so hard to make any plans or reservations online.Air conditioning was only in bedroom which worked well for that room. Luckily i stayed in December or it would have been very hot in the rest of my sweet. Excellent location.Close to the Robinsons mall, grocery and restaurants . Close to U.S embassy and ocean park and Rizal park.Close to rapid visa if you are planning to bring your beautiful woman home.Mall of Asia was close.I had a flawless trip and it was the perfect time of year to go during the Christmas and New Year hollidays.I do suggest this hotel for the location and price for what you get.I would not recomend in the hot time of the year.It Was nice to have basically an apartment compared to some other hotels that are just rooms.We prepared most of our own lunches and dinners together.Also they give you free breakfast which is decent.I hope this was a help to some of you.Thanks and Happy new year from JJ

UNKEPT & OLD
Room is spacious but everything about it is unkept; the room really needs a new coat of paint, the blinds were dingy, kitchen was old and dirty, utensils and small kitchen appliances were rusty, and so much more. It's like an abandoned room. Not worth what I paid for. I can get the same room for the same amount in LAS VEGAS for just $25.
The hotel nice from the outside view, but the rooms is ver old towels, very old bed sheet, very week water ether taking shower or wash, and the CR is not water for wash and clean.
Will never stay here again
Stayed here a few days before we had to catch our flight home from the Philippines. Well you get what you pay for is all I have to say. There was only one AC unit and it was in the bedroom so it was really hard to watch tv because it was to hot and muggy in the other room. We went out and came back and when we walked back into the room there were roaches crawling around on the counters and the so called couch so we stayed out of there. Scheduled a shuttle ride to the airport and when we went down stairs to get our ride they charged us 600 pesos for the ride but when we made the reservation they never said anything about having to pay for the ride so it kinda caught us off guard. I would not stay here ever again even if it was the last place we had to chose from. The owners do not care about the place and it is in really bad shape don't go by what the pictures show its in bad shape needs paint real bad and a really good clean. The pillows were foam not even a pillow and we needed an extra towel and they charged us for it. What a dump

5 Min Walk to US Embassy
Just a quick overnight stay before morning visa interview at US Embassy. Check-in was fast and staff pleasant. Hotel shows its age but absolutely nothing to complain about. In fact I like its nostalgic feel versus the newer 'mega-hotels'. Restaurant was good but nothing to write home about. Again I was looking for or desiring anything spectacular. All in all a pleasant stay and well worth the money.
Decent place for the money and location
The hotel was decent and very close to everything we needed to get done in Manila. (US Embassy, CFO, Immigration, etc.) We had the cheap room and it had a dining table, living room, running hot water, kitchen, and AC in the bedroom. I would say that it was about the same quality you would see in a Motel 6 in the US but much more roomy. Had no issues while I was there and didn't see a single roach during my entire stay (I was on the 11th floor so maybe that has something to do with it).
Only if on a serious Budget
The staff enthusiasm and room size, cost are the highlights. However saving money, friendly attitude only can go so far. At the end of the day this hotel is in need of a serious renovation and upgrade. Shower needed repair, linens were clean but show obvious age and need to be replaced. The adjoining restaurant has limited food selection and the portions are small. A bit far from MOA and too close to red light district. MOA has better selection of dining choices and family oriented entertainment. Robinson Mall is near but not at same level as MOA. Sofitel hotel is better choice and spiral buffet is top notch.

Room is spacious but old
The hotel room is old in all aspects - bed, beddings, furnitures, and appliances. Wi-fi is weak in room. Altough you could connect, you'll hardly be able to browse any pages.
A nice place...20 years ago.
The ancient air conditioner is working but is too small for the room size. The service fees for their telephone use is ridiculously high. The bathroom sink wasn't dripping it was running. A few dollars to replace the seat and gasket in the Price Pfister bathroom faucet will save them a fortune in water bills.

I was so disappointed to see the room. The looks good but room is not acceptable i work in the HOTEL industry and i clean room as will, the sofa got a tear and they just cover it with linen, the cabinet door does not close. the smell of the bathroom and the bed linen it looks like need bleaching. Then when my 2 nephew and cousin came to stay with me they charge me php190.00 pesos per head. I was surprise that they have to charge every person who stay in your room. What shock me when i request for an extra pillow they told me that i had to pay for the pillow. I never experience this, i stayed a lots of hotel from 3 star to 5 star every time i ask something they never charge me. I will never recommend this hotel to any one.
Out dated
The staff are great and honest, they understand the issues. The room I had was OK tv remote was taped, towels, sheets, were very old. When I took a shower I saw the dirt flowing to the drain. The hotel is located in a great spot close to many attractions.
Basic with perks
Reserved and stayed here on the advice of a colleague; wasn't disappointed. Have stayed at several different hotels in the area and definitely feel that this one is a great value with the perks of having a furnished kitchen area (full size refrigerator, stove/oven, pots/pans, dishes, utensils). Definitely a plus if planning to have some in-house meals. Like most places in the area, could use some updates but it was not a bad stay at all. I even decided to extend a couple days after my initial stay. Sure, it's not for everyone but I was quite satisfied. *Note* housekeeper was very professional and thorough, including laundry pick-up/delivery; kudos.

Boulevard Mansion Hotel was selected because of its distance from the US embassy. It was a great choice. The walking distance was not bad at all, the hotel room was lovely and clean. Will definitely come back!!

Room was big with lots of buts.. We had leftover food at the table and when we got back And open it.. omg!! Troops of baby cockroaches feasting on our food!! Toilet was dirty. We did not dare take a bath.. Floor was slimy.. We're scared to sleep on the bed because there might be bugs n roaches.. Only good thing was the aircon was ssoo cold.. Nice location though and view. Below was 7-1 n othere restaurants..

Ten day stay. Staff was helpful and courteous, breakfast was better than expected, room badly needs freshening and paint, cockroaches were abundant and need to be taken care of asap.

Overnight stay at the boulevard
not a bad hotel. Location isn't good right now because of construction but it is right by the U.S. Embassy and huge MOA. Mall of Asia. The first room we were given had a bad smell because of a neighbor building. They immediately moved us to a better one. This one had a better view. Aside from a flickering light and stubborn door it was a good room. I would recommend it to another person but encourage them to look a little first.
Super friendly and helpful staff
I arrived early in the morning and I expected I would have to wait many hours for my room or pay extra but the front desk staff quickly found me a room and I was not charged anything extra. The hotel is getting old but the staff keep it clean and are fast to address any issues.

Bad Wifi major issue else fairly decent
Overall decent hotel .. one major complaint though is that WIFI was useless in the room. I had to go to the lobby for Wifi that didnt constantly disconnect. That's a big issue for me. Secondly I booked a great rate on Hotels.com but they dont tell you except in the last sentence on another page its a smoking room only... which should be noted on the first page clearly..bit deceptive I feel. Otherwise the room was large and comfortable.. more than I needed
Comfortable and perfectly located
This hotel is older and dated, the furnishings , paintwork etc are a little tired but its a very clean hotel. I had a 1 bedroom which was brilliant. Loungeroom was massive, bedroom huge, bathroom was big enough and it even had a seperate kitchen with a fridge, stove, oven and all the cutlery, pots and pans you need. I had 2 single beds which were comfortable, the bedding was a bit worn but clean, the room was made up every day with fresh towells etc. The wifi was complimentary and was strong enough but frm time to time it would disapear or go slow. Breakfast was included, you have a choice of about 5 western or 5 filipino breakfasts. The food was tasty but was served almost cold which was of putting. The front desk staff and security were professional and friendly. The hotels location is fantastic. Its on Roxas Blvd just near the US embassy. There is a pedestrian bridge to bet you safely across the road too the baywalk. Close by is Rizal Park, Ocean World, Intromuros and very close is Robinsons Mall. Mall os Asia, chinatown and Divasoria are a quick taxi ride away. The neighborhood is a bit poor so you will see some things you probably wont like but just keep yourself safe and accept this as part of the journey. Overall I really did like this place, it wasnt expensive and location perfect. It is old, there are some tears in the sofa , the room could be better lit but its clean and comfortable.
pretty bad even for the Philippines
well, i have stayed at this hotel many times over the last 10 years. the service is not bad for the philippines but aside from a few over priced newly remodeled rooms, the other rooms are really in bad shape. the rooms are very dirty. i killed 4 cockroaches in the bathroom during my 2 day stay and the aircon was not strong enough to ever cool the room properly even though i ran it on max for 2 days. there were many stains on the sheets and this hotel still allows smoking in all their rooms except for the remodeled ones. the cigarette smoke smell is everwhere. the only nice thing about these rooms is the full kitchen and proper frig. they even those are so old now (30 to 40 years old) that they are pretty sad as well.
Very comfortable
I have stayed here many times, and enjoy the rooms, the rates and familiarity with the neighborhood. From the security officers in the front to the room stewards, I have confidence in. Location is excellent - a couple of minutes walk to Robinson's Mall, a little further to Rizal Park, and the Cultural Center the other direction. I enjoy walking along Manila bay across the street. US Embassy is just across the street. The rooms are just fine, good value for the money. Having a kitchenette comes in handy...

Hotel corner room suite looked nothing like the pictures posted online. Our room looked like it had not been upgraded since 1980 to include dirty walls that really need to repainted. The wifi signal was extremely slow. The bed was so hard my asawa and I had to take advil every day to stop the body aches. Then the second night our air conditioner stopped working. When I pulled the cover off it looked like the filter had not been cleaned in a year. However after reporting it to the front desk they serviced and cleaned it and it was very cold afterwards. Do not expect to have a flat screen or even one TV for the sala and bedroom. We have a 19 inch box TV in the bedroom only from the 90s. There are a lot better and nicer hotels on Roxas Ave for the price of $70 a night. I will not be staying at this hotel again and would not recommend it to anyone.
Good location but doesn't smell good.
I don't have much expectations considering the reviews that I have read. But the corner suite is worth the price which I can probably recommend to have a nice view of Manila Bay and Roxas Blvd. The hotel is basically old but I believe it does not need to upgrade much. My only concern however is on the side of cleanliness. Apparently the management allows smoking along the hallway causing bad smell all over including the elevators. The staff are just very friendly and prompt in attending to our needs.

裸足でホテル内歩いたら足の裏が真っ黒。TVはブラウン管で映りは最悪 受付はまともでしたけど、デポジットに1万円取られました。
以前は保証金制度はありませんでしたが今回は2000ペソ必要でした、なんだか信用されていないようで不愉快でした、それに朝食用のレストランが変更されていたにもかかわらず誰からも説明がありませんでした。

위치만 좋음. 시설은 1980년대 시설
위치는 LA카페 바로 뒷이고 바다랑 인접해 있어 좋음. 주차도 호텔옆에 전용 주차장이 넓어 좋음. 시설은 겉모습은 그럴싸한데 안에 시설은 1980년에서 멈춘듯함. 너무 오래된 박물관에서나 볼거 같은 가구와 티비, 주방시설 이정도로 내부 시설을 개선하지 않고 2019년까지 버틴게 놀라울 정도. 티비는 브라운관티비로 아직도 작동하는게 놀라울 정도. 전기레인지는 최소 50년은 된거 같은 느낌. 거의 2차 세계대전때 미군이 버리고 간 거 같은 느낌. 딱 경제적으로 어려운 필리핀 현지인들이 사는 오래된 가옥 같은 분위기.

とにかく古い。それ以外は問題無い。喫煙者には有り難いホテルです。

建物自体が古くて室内も設備も...... 立地条件は良いのでエルミタ周辺で用のある人には動きやすいと思います。 値段が安い分仕方ない。
