The guest house is clean and has character. The location is decent and walkable to downtown. It was nice to have a couple of parking options. No real concerns other than a pretty small room. I didn't have anywhere to put my suitcase and you don't really have space to sit anywhere except on the bed. Otherwise it was a decent stay.

Would recommend!

Shower didn’t work so we were directed to take our showers in the vacant room downstairs. We were apologized to and told that we would be receiving a partial refund for the inconvenience which never happened. During our prior stay the plumbing broke and the tub would not turn off. Sad, this used to be a great and affordable place to stay but twice we have had issues here.

Beautiful location right beside a sea wall walk

There was a staff member at the front desk that was very knowledgeable and super helpful. He got the experience rolling in the right direction and everything has been great since.

Location in the city was great. The suite could use upgrades and maintenance needed.

Perfect location and wonderful staff!

The guest rooms are located at Heritage House, two doors down from the Gastropub. The rooms were spacious and furnished with genuine antique oak furniture. Locks at the main door and the room made me feel very safe. One morning was bright and sunny, so I rewarded myself to a 4 km stroll along a paved trail along the harbour that was just off the doorstep of the Gastropub. Then I rewarded myself to one of Spinnaker's scrumptious breakfasts. Yum. Not only do they make beer, they produce spirits, coffee, truffles and countless other yummies. I want to go back some day when I can spend more time there.

Spinnakers was recommended and decided to give it a try, we knew it was an older Victorian reno/ B&B style property however: 1: The heat would not come on, it was 62 all night and we had set the thermostat to 70... it never came on 2: There was am electric fireplace and no suggestion of how to use it - until we checked out and then heard its a new "swipe" the face of the fireplace and it should come on.. 3: The antique Queen Size bed was lovely to look at, however, when you got into it, your feet were above your head, and we both ROLLED into the middle of it, all night long HOLDING ONTO our edge of the mattress to stay from piling on top of each other. 4: There is a kettle and no place to plug it in. So I plugged it in by the chair and it had to sit on the chair as the cord was so short. It's quaint—we expected that. There is free parking, which is a find in Victoria. However, sleeping there is exhausting. I would not recommend it if you want a restful night's sleep. We were attending an all-day event in Victoria and so needed a good bed to sleep on. Other hotels close by were about the same price, these were brand names and I know we would have been taken care of better than this. When I checked out I mentioned all these items to the young man at the counter, his comment - "no one has ever complained before" Not ok.

Definitely not your typical cookie-cutter hotel experience whereinwhich every room in every city looks exactly the same, except for the branding on the hotel stationary. Clean, comfortable, spacious room with a mix of vintage and antique furnishings appropriate to the late Victorian architecture. Mattress was extremely firm (I prefer soft) but the pillows are great.

Excellent and friendly staff. We have stayed in the Victorian house before but brought our dog this time so we stayed in the dog friendly cottage conveniently in Spinnakers back yard

Loved the heritage property. It was like going back in history. 140 year old building. The food at the pub was excellent and the beer flight and chocolates was a great touch. The bed in the suite could be improved as it sloped toward the middle. All in all we had a great time b

Charming older house in a very convenient location - 20 minutes walking from the harbor. Quiet nights, friendly and helpful staff. But, change frame and mattress NOW! Unfortunately, catching a good night's sleep is the most important part in a hotel stay. The bed was horrible. Squeaky, sunken on one side.

Gorgeous heritage house

Loved the provisions shop and ease of dining. The food was delicious and beer was great. Bed was mostly very comfortable, although it lacked in motion isolation, so if you’re sharing a bed with someone who tosses and turns you may wish to take this into consideration. We stayed in room 5 and neither of us enjoyed the set up of the shower with the tub. Both of us had to tango with the shower curtains the whole time during our respective showering. Lack of screens on the windows means you can’t open them without mosquitos getting in. Overall, the space was quiet, with a cute private patio, indoor double seating, and comfy robes.

Great Location.

We were a bit surprised to find ourselvelves in a small room in a heritage house a few homes away from the Spinnakers Brewpub. The furnishings are Victorian with several rooms within the house. We were lucky to have very quiet guests beside us. There were big double doors into the bathroom that did not close properly for privacy if that is important to you. The location is fabulous, within walking distance to downtown.

My husband and I visited Spinnaker’s July 15-19 for a relaxing five days. Very impressed with the facilities as it offered privacy and options for dining. We especially enjoyed all the walking paths surrounding Spinnakers and the views which made daily commute enjoyable. Staff were friendly and accommodating with any questions we had. Only downside for us was the fact that the fan in our suite was rather small to make up for the lack of air conditioning. Spinnakers is located in a very quiet neighbourhood and we loved that, but if walking is your thing, you won’t be disappointed with the views. The water taxi is also a great option for getting to different locations as it is a short walk to the dock. When checking out, we asked if it could be done the evening before as we had to leave for the airport before the front desk opened, and we were able to do that. We appreciate that! Thank you to the staff for a wonderful visit. We look forward to another stay at your wonderful guesthouse!

Worst bed

The room was good, bathroom was cold in the morning. The worst part is the bed. It was spring bed , old , very uncomfortable

The Heritage House is a vintage guesthouse with everything that you would expect from a vintage property. We found it to be quaint and perfectly suited for our needs.

I loved the antique furniture and the delicious offerings at the brew pub! The complementary beer flight and chocolate paring was a special treat! The room was well-appointed and very quiet! Great experience and would love to return! Exceeded my expectations!

Quirky but neat place

Very interesting place! An old home with separate rooms. Not exactly what we were expecting, but still a fun experience. The sunken tub needs a non-skid mat, as it’s easy to slip and cause injury. Very quirky!

This was a happy find. Very clean, quiet and comfortable. I loved hearing the birds from the wharf and in the trees outside. Enjoyed a nice soak in the tub with French press coffee.

I enjoyed the quiet building and area. The facility is dated but charming. The bed was only a double but cosy. All in all a nice night away.

The front desk person who checked us in and out was very attentive and helpful. Overall it was a pleasant experience staying in for one night at this property. However, maybe there’s a shortage of staffing, so when we tried to call the front desk service for a plumb, there’s a long delay. We waiting for more than thirty minutes to get someone to bring the plumb to our unit. Yet, still I would say I’m pretty satisfied with the service in general. So far so good and we had an awesome rest!

This was a wonderful place to stay! It was charming and quiet. The staff was helpful, the chocolate was great. There was a small plumbing issue, the staff was quick too to fix the situation. Will definitely return.

Room was very nice. It was quiet and clean. The only issue we had was food at the restaurant was not the best. I would recommend staying at the Spinnaker house but not the food at the restaurant.

We stayed in the Heritage House unit 4. It was a small suite, a bit crowded with stuff, but had everything we needed. It was too hot and I turned down the thermostat but it was still hot so I opened the windows. One window was cracked and didn’t stay open. The bed was comfortable. Parking at the back was very tight. I really liked that there were two EV level 2 plugs in the restaurant parking lot. Restaurant - we loved the complimentary chocolate / beer flight pairing - so delicious! Food was great. We were disappointed with our other beer flights because there was no label showing which beer was which. The server told them to us but it was too hard to remember. All other breweries have them labelled and we are used to that. We would go back again sometime, but would try the other accommodations instead of the heritage house.

Bed was uncomfortable. The room was too hot. Stairs were an issue

Spacious, comfortable suite with a well appointed kitchen - great location with a wonderful walk to downtown Victoria. And of course the beer at Spinnakers was an added bonus

The registration process was a bit slow but the staff were great and more than made up for that.

We loved the retro ambiance of unit 6 in the Garden Suites. Wonderful place for a family 60th birthday party. Lots of room and a lovely patio garden with ocean views. Sitting by the fire sipping a beverage from spinnaker’s reflecting on the great service at the restaurant. Highly recommend and will return in future.

Great little gem will return

Aside from arriving to find they did not have me registered under my name and then giving me the keys to a room that was already occupied, our stay was pleasant and all the staff quite friendly. Convenient location and good food at the pub.

Unfortunately there was a heat wave in Victoria and with no air conditioning it was quite uncomfortable the first 2 nights. The bathtub/shower/jetted tub is extremely difficult to step over and quite hazardous. Not the best for short people or those with mobility issues or some seniors with balance problems. It would be good to mention that in the description of the room.

Very cute house with high ceilings and lots of windows. Great ambiance, staff were friendly and helpful. Food and drink at the brewhouse were delicious. Overall a great stay.

Stayed in the guest house built 1884. Was quaint and clean. Comfy bed.

What a beautiful and charming property! We stayed in heritage house and enjoyed a peaceful stay. There is a water taxi really close by, a walking path, and parking right next to the house. Plus, huge shout out to the lovely human at the front desk who checked us in. They were friendly and offered very helpful information that enriched our stay!!!

Spinnakers was located in a quiet neighborhood that was only minutes from downtown attractions & unlimited dining experience.

The Oder building was authentic anc very charming, besides being very comfortable

Our stay was lovely, and we felt very welcome. However, the green veg (kale) was very salty on the dinner dish. The appetizer was delicious and the room was very comfortable.

We liked the vibe and the location a lot. but the facilities need some repairs I think, the flush tank was continuously getting filled which was noisy during night.

October Weekend Getaway

Wonderful experience, appreciate the complimentary flight of soda (we don’t drink beer, ironic) and handmade truffle chocolates. Rooms were very comfortable and nicely appointed with antiques which matched the heritage house. Excellent location on the waterfront near the downtown area. We would stay here again!

Beautiful area. Nice walk along the beach very close. They do need some updating. The room we had was lovely accept the toilet ran all night.

The location is good but the property has not been maintained. They are charging close to the same price as 5* properties. My friends stayed there over the years so we expected better. Could not recommend their facility to anyone.

Quite area close to downtown. Unique heritage building stay. Clean facilities and friendly staff. Appreciate free parking even though I didn't have a vehicle. Also nice to have a voucher for a flight of beer and chocolate. Included breakfast was also a bonus but only complaint was this doesn't start until 9am. If you have an early flight/ferry or activities planned then can't make use of the breakfast option, an earlier start time would be appreciated.

Home away from home.

I love Spiñnakers. It has loads of character. Great location on the water with walking trails etc. The rooms feel just like home with fireplaces and super comfortable beds.

We loved our room (#9). The living room was spacious and inviting. The bathroom was clean and the shower was big. It was more than what we expected.
