Friendly and accommodating
The staff here were very kind and helpful, so the review is definitely not an issue of service. The elevator was out and apparently has been for a long time. The room was somewhat dirty (no bedbugs though!) and minimally appointed. But mainly my issue is that this was the noisiest room I've ever stayed in. You can hear every footstep and breath from outside the room, which made it very hard to sleep!

A great value for it's location and price. But, you should know before you book that this is an older building. You'll be able to hear every late arrival walking up the stairs or down the hallway. There is a sign posted in the lobby saying the elevator is unavailable because it's being upgrade. But, based on the condition of the sign, I'd say that's management's friendly way of saying "It's broken and won't be fixed soon." So, if you have mobility challenges, request something on the ground floor. The staircase is small and narrow and would be difficult for older guests. The staff is very friendly and helpful. The rooms were clean. The location is very convenient. All in all, a great value for what I paid and what I got.

The property was quirky and clean!! I only gace a 2 for property because it’s under renovation! The beds were super comfy and loved the parking garage, because the area seemed not great! We ordered grub hub and it was just perfect!

Okay
My first time staying here. There was no notice when booking that the elevator was out of order and then put me on the 3rd floor. The stairs seem very narrow and steep. The room was okay though the walls are awfully thin as I was awoken to a lovers spat at 2 am that I don’t think ended well. On the plus side, I thought the bed was comfortable and the hot water in the shower heated up fast. I was also able to walk from Chase Center (about 2 miles) and it was an easy, flat route.
great value for price. comfortable rooms with lots of amenities. fantastic coffee shop across the street. on site parking with an extra fee if you get there early enough to claim a spot. complaints: they are rebuilding their elevator and the stairs to the third floor are not fun, it took forever to get the hot water going, the shower head was really low - barely the right height for me and I'm 5'3"! would definitely return again in the future though!
Old building getting a nice facelift
The staff are a pleasure in offering assistance and service. The facility is a good business location and is undergoing a refurbishment that offers excellent room facilities and full replacement of the elevator. I'll return for business trips.
I was very disappointed. The room was small but ok. The shower looked good but there was no water pressure, it barely worked. My daughter did not take a shower because she got thick hair and she would never be able to get all the shampoo out of her hair. It came with a continental breakfast, but the coffee and juice machines were not working. There was nothing else to drink. The choice of food was pretty lame. the rooms are not very insulated because when people were in the hallway it sounded like they were in your room. There was no carpet in the hallway so that made it very noisy. I would not recommend this place to anyone, and I will never be back.
Relatively close to a sketchy area but really accessible to all the tourist destinations in San Francisco

Cheep stay
The room was small, affordable, and worked for me. The shower had black mold around the soap holder and the bottom of the walls. The bathroom had hair from a previous guest. The walls are thin and other guests talking in the hall were loud.
The room smelled and there were stains on the bedding and the towels. Will not stay here again.
Enjoyed my time here
Good stay for a family of 6! 2 queen beds and a bunk bed. Location was far from any good restaurants or sites. During our stay, the elevator was under repairs, so we had to carry our own luggages up the steep and narrow flight of stairs.
we came on this trip to visit our daughter. she lives on Market St. it was 8 minute walk to her place. hotel was clean, free breakfast and guys at front desk were very polite we always had safe parking on the site.
This is more of a high end hostel (with private rooms), but pretty good for the price. The thing that would bring me back was the excellent service. The street facing room was too loud for me, but I know better now. They have a very limited number of parking spots so call them right away to reserve one if you need it. It's far from luxury, but fine for simple needs or quick visits to the city. The daytime front desk person was excellent and is the reason I will book here again.
The only thing to be a great place to stay is the elevator.

Rooms were clean and colorful and well stocked with towels and shampoo.continental breakfast was very simple. But coffee shop across the street had yummy pastries. Floor in room was slanted.

Underrated gem in a spot you might not consider. Very comfortable bed, quiet and dark, no city noise and secure. Highly recommended
I did enjoy my stay. The hotel was in a good location and there were lots of places I could walk to in the area. One minor thing is that there was no ice machine on the third floor and no microwaves in the rooms (there is one on each floor lounge area and in the lobby). Other than that everything was good.
Wonderful stay! The only issue I had was that I asked the staff for an extra blanket and they said they would bring it up in a few minutes and they never came. Very close to multiple muni buses and sightglass coffee across the street is great
I liked the friendly staff, cleanliness, and atmosphere. I did not like that there was a slope in the floor (unavoidable in an old building) such that the desk chair in the room sloped to the right. I solved this by placing a book under the the wheel of the desk chair on the right, and this way I was able to sit level.

Cute comfortable stay
Unexpectedly nice stay. The aesthetic of our room was beautifully retro. It felt clean and comfortable. The shower was spacious and clean, but the shower head could have done with more pressure. The elevator was under construction, so the staircase might be a pain for travelers with luggage. The walls must have been thick too because there wasn't much noise from other guests. Tolerable traffic noise, and we had the view of the street. Gated parking ($30) was nice, but it was a little tight.
Other people's trash was left in the room. Parking was in the garage, but my vehicle was on the street in the morning... not great
The old saying goes-you get what you pay for. If you don’t want much in the way of amenities than this is the place for you! Area’s not the best but for a cut-rate place it will work. Just don’t expect much. Parking is secure for an extra $30 too.

I had a small room with a double bed. It smelled a bit. They were in the midst of installing a new elevator so I had to take the stairs which were a little steep. My room was right next to the stairwell and there was not much soundproofing. I could hear everyone coming and going BUT they were not partying or making noise thankfully. I would stay there again.
Property was conveniently located. And also in a safer part of the area. Parking was gated and included. Our room was perfect for our families needs Would definitely book again
The room is fairly clean and cozy, but the shower needs a bit more attention. The bed is fairly comfy, which is nice. Small room but adequate. The room shall need more clothes hangers or hooks. The air conditioning is louder than typical, which I turned off at night when the outside temperature was lower. The refrigerator is weak. Breakfast is really basic. But there is a very cool coffee place across the street. In general, I like SoMa area and the room rate was fair.

Cheap and casual, clean, felt safe. Car garage locks at night. Front door locks at night. Area has some homeless but I felt comfortable walking around. Just look like you know where you're going.

We had a terrible nights sleep if we slept any at all. The bed was uncomfortable and the air conditioning was not regulated. We were hot and then freezing. We did appreciate the locked garage parking.
this place was great! everything is a close drive! i loved it everything was local! the area was fair (not the nicest but not the worst either) but that’s okay. hotel was great. honestly much more than what we expected! very quiet, comfy also and clean! staff was gr8, very welcoming and helpful. only downside is there’s no elevator BUT it’s in the works! hard to find parking also! they charge $30 per day which might be convenient. Other lots were more & didn’t let you go in & out.

Everything is fine, except there is no elevator and the breakfast is bad, no protein.
Cons: The issue was lack of cleanliness. They need a new maid service because there were so many stains on the mattress, sheets, mattress cover, carpet, shower walls, and not to mention mold on the ceiling in the shower. Pros: The night staff were nice and accommodated us with new sheets. The beds, once we changed the bedding was very comfortable and we slept well. TVs were great and the decor was very retro and nice.
I liked that the parking was close to our room
It was a little bit noisy outside my window and some of the floorboards felt off-balance but I enjoyed my stay. The beds were comfy and I liked the secure parking garage, the staff, the cleanliness, and the convenience. The neighborhood isn’t the best but I felt safe and comfortable during my stay.

Good room for the price. This was one of the only hotels that accommodated our family of 6 in one room, and a very reasonable price! Room was clean, hotel staff was kind, helpful and very responsive when we needed help. The breakfast was very basic: coffee/hot chocolate machine, two types of cereal, yogurt cups, and toast. We walked about 10 min (3 long blocks) to 7th & Market St station to hop on public transportation. This is not a good area of town to be in, especially at night, but the hotel has lots of security cameras and keeps the front door locked at all times. Secure parking was $30/night. It didn't bother us much that there was no elevator, as it is "under repair," (which seems to be the case for the past few years,) but it was an inconvenience when bringing our luggage up/down the stairs. Overall 3.5 stars: clean, great staff, easy access to public transportation and different neighborhoods.
The walls are paper thin. They should be more clear the property is under construction. Also how long does it take to complete an elevator that goes 4 floors. It seems like it’s been under construction for a long time.

We had a street facing room for the first night and I couldn't sleep because of the noise of cars passing by (my wife and kids didn't complain). The manager was able to switch us to a different room. That was so helpful. The location is very convenient. The carpet in the hallway was old and not very clean but I guess it was due to ongoing work with the elevator.
Staff was extremely friendly and helpful. Staff is willing to go the extra mile. 203 room was up to date modern with cute decorations and clean. Only things the room could use is a microwave. My husband and I will be coming back to rent again. Hopefully the elevator will be fixed next time.

Really noisy. Elevator was out,. Everyone bounced up the stairs could hear footsteps on verges n even the neighbors in the bathroom. The walls are paper thin it was extremely noisy n after I was told no guests after staying there 12 days,. Guests are loud noisy n drunk stumbling in late don’t you have ear plugs especially second floor. Super clean. Great breakfast n good location this is a party palace especially during local fairs. Check calendar n plan accordingly.

On the third floor, no elevator. Room pretty clean. It wasn’t bad but I probably wouldn’t go back.
The property worked for us with family with little ones. Large rooms lots of sleeping options and right beside the parking garage. Staff is excellent there. Breakfast option is sparse. Neighborhood is bit Grungy and not recommended for walkabout but it is near city center so convenient. Take their garage parking option.
I had rented this stay for me & my family visiting SF. We had rented 1 king bed with 1 bunk to fit us. The worker at the desk to check in had mentioned that we wouldn’t fit but we could go check it out to see if we could, so we did. We came back down for what we paid it wasn’t worth it. Elevator wasnt working so had to use these dirty carpet stairs & very narrow no way going up & down with a baby. We had came back down asked for our refund & he said no but for a extra money we could stay in that room. Mind you we already paid extra for parking on site & room on top of that. So we insisted in refund & he still said no tried to contact expedia where I booked & told me to speak with the front desk he mentioned he could refund only the parking fee but now he asked for 80 for a “cleaning fee” for just checking out the room & no where did he mention or make me sign a paper for this during check in no deposit was taken & he was the one who said “ You can check out the room, to see”. Better to spend this amount else where no way Id ever go back think twice.
Stadf was very friendly and polite. The option for 6 guests in one room is a plus for big families. Location was centric but the area feels unsafe. The "complimentary breakfast" was very very basic with only 2 tables for all the guests. Elevator is out of service (being replaced) and stairs are steep and narrow

That is was walkable to downtown shopping and restsurants staff was friendly the homeless problem arond the corner means u should not walk at night even though none bothered me room was kept clen and nice good value for the price
Upon arrival we were asked if a camera had been left by the previous guest. My boys and I looked in the entire room and did not find the camera. We were then asked a second time to look for the camera. As I was about to leave our room and my family was waiting in the car, the host came to my room with the previous guests asking to check for the camera once again. I was a bit upset that I was being asked to check again so I allowed the previous guest to check for herself so my family and I could go out for dinner after our long 5 hour drive. We felt bad for the young guest that lost her camera and we hope she found it. It was a very uncomfortable situation to experience upon arrival, especially because it felt like they did not believe we had checked for the camera or that we had the camera. Limited Parking needs to be clearly explained to guests with children and listed with bold letters at the front desk & on the booking page. It was not fun learning that we needed to find parking outside on the street or blocks away at 10pm after returning from a fun day of sightseeing and dinner. I was told I did not have a parking space but when my husband complained and reminded the hosts we had paid for parking upon arrival we were given a parking space. Parking garage is very limited in space and you have to make sure your car can fit in the space that is provided. Bed sheets had stains and the bunkbed had a loose screw. The elevator was not working it was being renovated.

Great Customer Service. Room was freshly cleaned upon arrival. The secured parking was a major plus as vehicle thefts are high in SF. Stairs are a little narrow but they're currently working on their elevator so it wasn't really too much of an inconvenience.

It was fine, but a bit more run down than we expected based on the description, photos, and reviews we read. Our room was in a very strange place next to the garage and vending machine, kind of like it was an afterthought in the design, but it worked as a place to sleep. The continental breakfast could use a little improvement with additional options. Again, it worked. Felt safe while we were there.

Overall the hotel is cute and I appreciated the free breakfast. It was a little confusing to figure out where we could park and had to circle around at first, but eventually figured it out. The elevator was out when we were there and the stairs are a bit narrow. Wouldn’t recommend for someone in a wheelchair or has mobility issues, but otherwise it wasn’t bad. Loved the cute 50s/60s vibe of the place and the bed was comfy.

The staff at the property are friendly and responsive. The overall appearance of the property and particularly the bedrooms needs improvement. One stairwell is very cramped, a tight squeeze. The carpeting in the hallways needs to be re-done. The lobby dining area is small, and breakfast is very basic. The room bathroom is ok, standing shower is good.
False advertisement
My trip was a family trip celebrating Birthday's. I have a family of 5 so if a suite is available i tend to go for that. I also don't usually stay in the city when visiting Frisco. That being said, this room to me was not a suite but booking it that's what was claimed. It was a two bedroom very small rooms, and the living room it claimed to have was a community one! The room was dirty with hair left in the shower drain and restroom floor. Wrappers left under the bed, only 6 stalls to park ur car so u have to leave ur car keys with front desk. Also there was no working elevator, which was never mentioned. I have an auto immune disease which makes it very difficult for me to be doing excessive exercise and doing stairs for 3 days sometimes with luggage! No thank you. When booking the pictures don't match and the descriptions don't either.
The staff was really nice and the location was fine. We had what appeared to be the only room on the bottom floor and it was very noisy. The bed was comfortable, but the lamp in the room didn't work, the layout was a little awkward, and the noise from the people talking all night in the lobby kept everyone awake.

The Signature is very convenient for access to the city. There are many transportation stops within walking distance to the hotel. They have limited space for parking which cost $30/night. It can also be very tight if it’s full. The hotel was going through some renovations including installing an elevator so it currently isn’t wheelchair accessible. There is a set of stairs that they direct you to through the parking area that is pretty narrow, but there is another set of stairs adjacent to those that will give access to the opposite end of the hall on each floor. These were really convenient for me since my room was across the hall from these stairs. The room was very clean and clearly recently renovated. It had the typical hotel amenities and The floor has a shared microwave if you need to heat up any food. I would say that the hallway floors were a little uneven and creaked a little as you walked down them. Seems like they were wooden floors that they laid thick carpeting down over. The hotel was very secure being in the area of the city that it is. Access to the lobby requires a room key and the garage remains closed.
Great place to stay. Felt both safe and clean. Free coffee and beverages were provided in the lobby as well as a small complimentary breakfast in the mornings. Right across the street from a coffee shop and down the street from a Vietnamese owned donut shop/cafe. About a ten minute walk to the train, other eateries, and plenty of bus stops around! Staff/service was excellent. Only “downside” (wasn’t really a downside to me personally) I would note is that walls are pretty thin so if you’re visiting on a busy weekend then you will likely be able to hear people at night/in the morning. I would definitely stay here again!

Great value, a tastefully renovated double room (203) comfortable bed and bedding, well, situated for walking. Breakfast was simple but appreciated. Staff helpful and friendly. Stayed one night only. No elevator, but they say they are installing one, so if stairs are an issue, ask for a lower floor.
Elevator was not working, stairs had carpet and very dirty. Toilet was not working, room was super small, limited parking space.

2nd floor #203 noisy gets all the new customers voices footsteps n noise from the stairwell due to elevator being remodeled. Can hear people’s footsteps above n can hear the people next door in the bathroom reminds me of SRO living. Overall it’s great for the price.
Find a different hotel
Hotel was under construction. Noisey construction started at 7:30am daily, after spending the night overlooking a busy and loud street all night long, every night. Room smelled bad entire stay. Dirty Furniture.
Staff was very accommodating as we arrived before our room was ready. We were able to park in the secure parking area. The elevator was not working, so taking the narrow stairs to the third floor was a bit of challenge. We discovered the back stairs and that was much better. Be advised that you do have to pay for parking which will add to the price but it was worth what we had to pay. Uber worked well.
Had a great stay. Second time staying at this hotel and have no complaints.
