Although Expedia indicated that the hotel was 10miles from the airport it was a 45 minute drive so it is not a hotel if you are taking a connecting flight.

We were a group of 6 with 3 different rooms booked - all of us had entirely different but equally disappointing experiences. I personally booked a Standard Room with a Queen Bed and Garden View for 7 days. The booking photos showed a bright, spacious, and tropical-inspired room with beautiful furnishings (see photos as per my booking confirmation). However, upon arrival, the room bore absolutely no resemblance to the photos advertised. It was so tiny and poorly designed that two people could barely move without bumping into each other. The space felt claustrophobic, outdated, and completely lacking the vibrant and inviting charm portrayed in the photos. The furniture was shabby, the decor was uninspired and tired, the room smelled like a moldy, stuffy cottage, and the overall atmosphere was old and depressing. While the bed and basic amenities like the refrigerator and coffee maker looked technically functional, they did nothing to compensate for the suffocatingly small size, the dreary ambiance, and the blatant misrepresentation of the room. Other things to note: There is no beach despite claims or suggestions to the contrary (see photos), a balcony suite may be a balcony or it may be a patio with zero privacy right next to the restaurant with guests a few feet away (as some of our friends found out), and the overall property is in desperate need of maintenance and attention.
I thought all the staff were very unpleasant. Following our stay I requested a bill and they just didn't even bother responding to two of my emails. It was their general vibe, just totally unbothered that we were there and almost like we were a nuisance to them. Wouldn't come back just because of their attitude.

This is a clean professionally operated hotel with a very pleasant staff. If you want to get in some surfing this is the place to go on the island if you'd like to play bingo this is also the place to be - it ends at 10 pm, so you can still get to sleep at a reasonable time. Food's pretty good! I should also mention that there are some pretty nice beaches here for mooching around on so if you got a day to kill you wanna get in a little bit of swimming and you don't mind a little current....Keep in mind that to get here from the airport or town you need to go over the mountain. The condition of the road that passes over the mountain is usually pretty miserable and I am talking about sections disappearing into the mist due to landslides. If you're comfortable driving on the island already we can probably make it but do not try to make time doing so. I don't recommend this place is a layover if you're waiting for a flight to get off the island cause you're just too far away.
Sebastian's is wonderful if you are looking for a relaxing Caribbean vibe. The Customer Service sets it apart. These people try to meet your every need and are so hospitable. Situated where the sea meets the land, it is a rocky beach. Such a beautiful symphony of crashing waves and gorgeous views. The hotel provided transportation to Smugglers Cove Beach and the drivers were generous with their answers to all our questions. You need a car to go anywhere else or you taxi. CASH IS KING! Many places and most taxis do not accept credit cards. Restaurants did. Try the local Caribbean Fusion up the hill for a delicious taste. This hotel is homey, warm, beautiful and has so many characters. If you dont have a good time, its your fault because they do everything they can to ensure you are happy and your needs are met. This is not a resort it is a relaxing comfortable boutique. Thanks to each of you for making our stay great!
Very nice stay here!
I was very happy with this hotel. The rooms very cute. Very quiet, relaxing atmosphere and not too busy during the day. The surf was a little rough for swimming when I was there but there were chairs in the shade. Dining area was nice, open air with ocean views. The restaurant had bingo and karaoke at night.

Sebastian's immediately felt like home away from home! Every employee was welcoming. We went to Tortola to visit a friend and her first recommendation was for us to stay at Sebastian’s- once we checked in we knew why! Besides the hospitality, the AC and water pressure worked amazing ! We appreciated the fact that they wanted their guests to relax at the beach, so because the water was rough, they were willing to bring us to Smugglers Cove. We were so appreciative! Also, best banana pancakes EVER ! My husband ate them 3 days in a row. They also made sure our friend who visited for a day, as well as us, always made it safely to the airport or ferry. Extra shoutout to Joey, Malcolm and Duane- they made the experience !!!

Stayed here as a stopover before taking a catamaran for the week. This is an excellent value for a clean beachfront property with a restaurant and small store. I would be bored staying here for a week, but it was perfect for what we needed.

The clerk who checked us in was super helpful and kind! The views from the property are amazing. Thursday night bingo and karaoke was quite fun and the dining room food was good.

A bit out of the way if arriving from ferry or by air. Dining on site is the only option but was very good. Beach was mostly rock. We stayed just one night on our way to Virgin Gorda so it served our purpose. Some would consider the location desolate
We loved our stay at Sebastian’s! We split our sailing trip with our stay here. The staff were fantastic and the rooms were exactly what we needed. No frills, no fluff. The restaurant was fun and the beach was beautiful. Thank you for a great experience!!!
I wasn’t excited about the room, mainly because of its location right on the street - no big deal though, since the beach/ocean is literally minutes walk. The room supplied basic needs but was lacking info on their restaurant, entertainment, and things to do on the island… probably supplied in the check-in lobby. Overall it’s a good hotel with a great bar & restaurant on the beach, ocean view, and friendly staff. I would recommend to anyone!
This was our first stay at Sebastian’s and we had an excellent time. Staff were helpful and friendly, and our Cliffside room had a wonderful view of the ocean. The restaurant/bar had some nice options and it was an easy drive to other spots along along Bay and up north towards Cane Garden Bay. Parking is a bit challenging if you’re in the Cliff side suite, but they have a large parking lot by the main building you can use too. Just a bit tite but we were able to fit our Jeep. We will definitely stay again.
The ocean out my door step is unbelievable. We swam in bathwater the entire time we were her. Definite destination to stop at. I am sorry to have to go.

I couldn’t have chosen a better hotel for my quick weekend trip. I love that the hotel has its own beach. Love the room that I got. Love that their restaurant is just downstairs. The staff there is very friendly and helpful. The people of British virgin island are very friendly. On my next visit. I’m definitely choosing this hotel again.

We stated here during Festival and the property is secluded and quiet; the perfect place to recharge. The staff and housekeeping were amazing! Would definitely book again.

We got to the property exoecting to get the room that we were promised, but was given an "upgraded room". Faulse statements on website, this room was NOT soundproof, and not the room we were promised. The staff was amazing and we appreciate that part of being there. We do not feel that these changes should be made without our approval

Very good location. As I stayed at the lower priced rooms in the garden, I can only judge them. Could get a refreshment also it would be more easy for cleaning. But the location is awesome and very calm. The restaurant has good prices but you get really what you pay for. I recommend.

I was completely surprised by the charm possessed by Sebastian’s on the Beach. My trip to Tortola was completely unexpected and I didn’t really look into the accommodations. Everyone has a different opinion on what a perfect beach looks like, and this was mine. The hotel is very low-key, and relaxing. I loved that the proprietors were using Paya products, they are a great eco-friendly line. The rooms were understated, but the beds were very comfy. The beach towels were thick and plush. Everything you needed, they provided and gave you the privacy to enjoy your alone time. Thank you to everyone who made my trip the the island such a lovely experience!

Great property at a great location
Our room was a very cute clean beach front. We didn't realize our room was right next to the restaurant that had a band play at night. It was very loud in the room. We had mixed levels of service at this hotel, some very friendly helpful employees, some quite the opposite.

The room was very noisy with Karoke singing until 11pm. at the bar. I did not sleep with all of this noise. Would not go back.

A hidden gem
First of all Sebastian's is a great place to stay. If it were anywhere else besides the great location that it is, it would still be great. The hotel is immaculate and well taken care of. The staff is friendly and helpful. The food is excellent and other great restaurants are close by as well. Just a heads up to people, the junior suites are 2 blocks away from the main hotel. I had booked a junior suite and did not like the distance. The hotel manager worked her magic and gave us a room right on the beach. Great customer service!. Next time I come to Tortola, I will definitely stay here again.
It's right on the ocean, and everyone was amazing and friendly. They are absolutely on island time, so patience will serve you well.
Parking outside the cliffside rooms was tight and difficult so we ended up parking in the other parking lot down the road. Breakfast service was extremely slow so we didn’t use the restaurant again. Pictures of beach are misleading. There is a tiny patch of sand when the tide isnt in. We cut our stay short as we found somewhere else to stay.

Everything about Sebastian's was easy, relaxed, and attractive. The staff was friendly and attentive. The restaurant doubled as an internet café any time of day, and I enjoyed every meal, each beautifully prepared with very fresh food. Great time!
We stayed in the Azalea Villa a Junior Suite. It was located up the hill from the main hotel. We were not allowed to park near our villa so we had to park down the hill and walk up it. Not convenient and its on top of a hill where cars come around the corner pretty fast, so you need to be careful walking down/up the hill. The first two nights of our trip, the shower did not work. We arrived late at night the first night and notified the staff the next day, but no one came to look at it until the third day. The shower also did not drain and that never got fixed during our trip either. The villa is on the water and the noise of the waves crashing onto the rocks is really loud and makes it hard to sleep. The room is definitely not sound proof and the glass on the sliding doors was damaged so you couldn't see out. Only one of the doors was not clouded over. There was construction next door and we realized that the glass above our main door going into the Villa was in direct view of the construction/workers going on next door. Not ideal. The door going into the Villa also opens out, and not in, so its a safety concern too. The furnishings are very dated but I understand that it is getting updated. There is a window above the bathroom as well...don't turn the light on at night if someone is sleeping, you'll light up the whole villa. The cleaning staff was nice and came regularly, the porter was as helpful as he could be, and staff was generally friendly. The restaurant was ok.

Quiet place after a 10 day catamaran charter
Very comfortable but older hotel. Staff attentive and helpful. Great restaurant and bar area with gorgeous ocean views. Photos are incorrect showing a sandy beach. This is a surfer only rocky waterfront. No swimming and definitely no sand in front of hotel.
The staff gave us a room upgrade that was awesome. Greatly appreciated!
Not so much paradise
We left our resort to spend our last night at Sebastian’s “On the beach”. First, there’s no beach. It’s all rocks. Beautiful but don’t expect to swim here. Second, this lists a pool. There’s NO pool on the property what so ever. We had the garden view room. When opening either window curtain, our view was down into rundown yards on either side of the property. The only view was from the bathroom window. The room was so tiny you can’t even walk around the bed. AC shut off all night long so we had to get up all night and keep turning it on. Workers were great and friendly but this room definitely was not worth the price or stay. Best thing about this stay was the bar / restaurant. Dwayne and Dane were great.

Ok for a night, but very loud. Took awhile to figure out the fan/ac and the TV (Flow) didn’t work
Had the ocean side balcony room and it was truly unforgettable. This is a private, quiet non-commercial property that was a joy. I had my morning coffee on the balcony while checking out the latest on my computer. The internet signal was strong throughout my stay! A rental car is a necessity as one can easily tire of the limited restaurant menu and you'll want to tour the island. New Town Car Rental is just up the road and Alex will pick you up at the ferry and bring you and the car to Sebastians, thereby saving an expensive taxi ride on each end of your trip. Of course, I'm looking forward to returning!

Our stay was excellent and the staff was very professional, courteous and kind. This hotel was unique and perfect for what we wanted. This is not like a Marriott property or other updated hotel, but the lodging and accommodations were clean and well-maintained. We stayed in the villa, which had an excellent view of the ocean, which was beautiful to wake up to every morning, anything we needed we were able to call the front desk and they responded promptly and effectively I would highly recommend this property in the Sebastian Villa, as well as the restaurant was very good reasonably priced with delicious food and good entertainment: walking distance from our room. Parking near the room was a little tight however, there’s ample parking space closer to the hotel, which is free, safe and easy to access. We will certainly be back to visit Sebastian.
Best location on the island with a wonderful staff, great bar and very comfortable and clean beachfront room.
The property was in a good location, right on the beach and we could walk to other beaches nearby. When it says 'garden view' on the booking we were expecting this out the window but this was actually outside the door to the room, this should probably be clarified when booking or removed. A very small room but quite good amenities, apart from the shower which took approximately 5 minutes to heat up, ok if youre the second person showering.

Everything is in the mountains. The property was nice. Beds were comfortable. There is a tourist book in rooms that needs to be updated. Went to the onsite restaurant and they didn't have what the book said they had. The restaurant, Sebastain's Seaside Grille didn't have any dessert (banana splits) even though it was on their menu. The food however, was tasty and the service was great! Staff: Ricoya H., Prudence, and the bartender Dwayne are very friendly and welcoming. Joey (the owner's grandson) was super nice and helpful and the office staff: Annalisa, and two other people (I totally can't remember their names) were so nice and very helpful with suggestions on places to visit to upgrades on my room. I would definitely recommend staying at Sabastian's on the Beach.

Restaurant was great (conch fritters were fantastic). We had rental car and this had easy parking lot, and quick access to other restaurants in area and some of the greatest beaches. We even rented snorkeling gear from hotel lobby and used them for day up in Brewers Bay. We would return to this place.
Nice views. Customer service was lacking. Most of staff seem quite unhappy with their job. The online presentation doesn't show the reality of an aging facility that actually has little to no beach.

It is a very friendly and nice hotel with a brilliant outlook over the sea. The rooms were immaculate, and the service in the restaurant was excellent although sometimes you had to wait for a meal.The food was very nice with plenty of choices. We loved the whole experience for 10 days !
We absolutely loved this hotel. We stayed there one night before our catamaran trip. We had 5 couples, some in the Oceanside suites, some in the garden area. All rooms were fantastic. The staff were sooo nice, food was good at the hotel and just a short walk down from there to another restaurant with a sandy beach, lounge chairs, etc. Food was good there too and again people were so nice. Maybe a 45 cab ride to Hodges Creek Marina but it was worth staying on that side of the island. The waves were wild right close but LOVED the sound and the view OMG.

Can’t beat the location, the staff was so friendly. We did have a few mishaps, maid service went in despite our do not disturb and stripped our room but never replaced the sheets/towels, staff was happy to fix. We dealt with the a/c going absolutely haywire the last night scaring us and spraying me with ice resulting in no ac or fan the rest of the night.
