Friendly staff, simple layout to the hotel. Slightly outdated in my honest opinion, just needs a bit of maintenance in places. However I understand the hotel is going for the ‘old fashioned’ look to capture the unique history of the building. Breakfast was fairly average but pleasant. Room was also average but retro interior made it nice. Interesting stay and the acceptable price.
Perfect Pisa
Eclectic and eccentric, harking back to a different time and a different world. Walk into the entrance hall and you step back in time and you are in esteemed company as the list of famous guests is a Who’s Who are those on the European tour. The rooms throughout the hotel ooze history. However, don’t expect all of today’s modern hotel luxuries, staying here is much more than staying in one of those chain hotels which could be anywhere in the world. Here you are clearly in Italy and Pisa is all around as the hotel is centrally located overlooking the river. A short walk from the railway station and the station easily connects to the airport via the Pisamover. Breakfast is buffet style and more than adequate, the roof terrace is a good space to sit, chat and relax with a drink. However, do explore the whole of the hotel, it is full of interesting exhibits, pictures and pianos! Staff are so helpful and friendly and the room rates are more than reasonable. For a few euros more a night upgrade to a superior room and enjoy more space, more items of a by gone age and often an enhanced view. This was my second stay and I will be more than happy to return!
Felt like royalty
We booked the classic room, with a special request to be on lowest floor possible (elevators can be spotty in historic properties). Staff, who were great, accommodated the request and gave us a room thay exceded my expectations. Decorated in 1930s, the room was filled with antiques. Bed was comfortable. Bath had a hand held shower. Stayed two nigjts. The first night revelers made it hard to sleep, but second night the noise was not too bad. Breakfast was very good and nice to hear cool jazz while sitting in a charming salon.

If you like new shiny boring holiday inn style hotels... Don't stay here. However if you like the idea of staying in a beautiful unique hotel, which is almost like staying in a moment in time. Stay here. Maybe everything isn't perfect.. but that's the joy of this timeless hotel. It's not expensive, go for it !! We had a lovely room overlooking the river, and yes the aircon did work !! Spotlessly clean room, and super friendly staff. Honestly, just book it !!
The hotel is gorgeous! However we guess that in an attempt to keep it as close to its original design, the owners haven’t done any upgrades to it. Some things need more attention like cracked paint, mold in the bathroom, better bed frames. With that said, the staff is amazing! You can’t beat the location; 15 minutes walking to the Leaning Tower of Pisa! 10 minutes to Porte Pietra, and tons of dining options around. It faces the beautiful river and bridge so you get to see gorgeous sunsets. and if you are going to spend little time in the room, then maybe the se things won’t bother the traveler too much.

I stayed at this hotel in September 2024 for one night. It's conveniently located about 15 minutes from both the train station and the Leaning Tower of Pisa, right by the river. The hotel has a vintage vibe with old furniture, an old piano, and an old radio in the hall. Our bathroom was well-equipped with plenty of space for toiletries, which was a nice change from other hotels on our trip. The staff was very friendly and accommodating, separating the beds for me and my child. Breakfast was great. While I would have preferred more modern furniture and curtains instead of shutters, overall, it was a pleasant stay.
We had a questionable room. The antique bed springs sagged like 75 yrs old. The shower door was half missing. Bathroom is old style. Screen on bathroom window torn badly. Poor lighting options. TV 12 in. No garbage bin...etc. However the hotel structure, bones, history, antiques are a good as any museum. Location I like right on river. We had view of tower. Many many rooms looked quite desireable as we cruised the historical hotel. But ours was not very good. Price is ok though. Survivable for one night. Pretty good breakfast in great room. Hotel needs some money I think.

We loved our stay at The Royal Victoria Hotel in Pisa. It was our first night in Italy before travelling to different cities and it was definitely one to remember. The staff were very helpful as we arrived early, however they showed us to a bathroom so we could get changed into fresh clothes and held our luggage for us until check-in. The room was unique we loved the interior - the hotel itself is like a museum! There is also a secret terrace where we were served cocktails by a very friendly waiter. The breakfast was my favourite it Italy! Lots of choice and again, very friendly staff there to help you. 10/10 stay 😊
Very old building but having air conditioning and providing good breakfast
Internet was running at speeds from 1997, I could not get any work done. The shower is a trickle and the AC never got cold.
The Royal Victoria hotel is an amazing hotel. I have stayed here many times and enjoy ever visit. Great location and friendly staff make your stay all the more enjoyable.

Unique hotel with a river view
I love old classics hotels & this 1 fits the bill perfectly. The place is very well maintained, clean & friendly desk person. It has history for sure & is not you average hotel, all the floors are unique & have lots of antiques. My room was very good, although the bed could have been a little firmer. The bathroom was fun with a great tub. The breakfast was very good but get there early as things tend to run out. I would stay here again. The hotel is very well located overlooking the river.

This property was a good pit stop on Pisa. It was perfect for a quick stay whilst passing through and visiting the leaning tower. The hotel was a bit dated and the air conditioning not great. The bathroom wasn’t the best and could do with better ventilation. Staff were polite and breakfast was standard.
Great little hotel
Great stay in a great hotel. Only thing that was missing was air con in the room. I could see a unit but no remote. To be fair I didn't call down to room service to ask for one which is on me but overall I think 4 stars is a fair review of everything all in all. Would stay again.
After the initial reaction to the endearing period pieces of and in the property, the cracks in the facade became all too apparent. Dodgy electrics, one of our rooms had air conditioning that didn't work unless you wiggled the plug, and then it wasn't good. It could be beautiful but needs money spent on it to bring it up to scratch. The position is so covenient for walking to all the sights, transport stations and restaurants. Local youths used the area outside the hotel by the river to party most nights and we were kept awake until the early hours. A lot of refurbishment needs to be done to bring this beautiful hotel back to it's former glory.

The oldest hotel in Pisa which was really lovely to be in, the history and the decor was breath-taking. Breatfast wasn't wow, a little disappointed we requested well in advance a twin bed and we were given a double bed, which is awkward when you're travelling with a friend, but for 1 night we made do.
Everything was great, enjoy our stay in this historical inn. Room was comfortable and met needs and expectations with reasonable pricing. Recommended.
The staff was so kind and helpful and spoke great English! I would not recommend parking in their garage, but there was easy public parking nearby. The hotel is in a great location to be around the action of Pisa. The breakfast was a nice treat too! Don’t expect a modern hotel, this place has a wonderful olden charm. Self proclaimed first hotel in Europe! It’s like a museum and a hotel in one!
The property has much history and needs some repair but nice & clean. Our room was of a good size with large bathroom. We had an amazing view of the Arno river. At night you could all the lights around the river including the clock tower. We were conveniently just 15 minutes from the Pisa airport. It was an excellent one night stay

Outstanding character.
Property is old and it has a real charm it has a nice rooftop deck but they need to update The bathrooms and the bed was 2 twin mattress side by side and you can sink between them
What a lovely historic Hotel this is. Beautiful to walk around to see all the fascinating artefacts and period furniture. The staff were very friendly and polite. The Hotel overlooks the river in a lovely area and is in walking distance to the leaning Tower of Pisa.
Good time in Pisa
Pisa is a very nice city, and the Hotel is very well located, unfortunately needs some maintenance. Room comfortable, and good breakfast, the waitress Sacha made our day, very good and friendly. Unfortunately the Hotel does not have a bar, which could be a great plus, but you can order a drink from Room Service and will be delivered os at Reception area or at the patio located at top floor, which could be better kept. But as the location is great and around there are few options of restaurants and bars.

Very well located in Pisa centre, very close to restaurants and bars and a 15 min walk to Pisa Tower. The hotel has a very interesting decor full of history, the staff is super friendly and attentive. The hotel is a bit tired, especially in the bedrooms, in need of a renovation. Nevertheless, for a short stay in Pisa, definitely recommend it.
In need of love
Most historic hotels have been lovingly restored to their former glory so guests can imagine what it would have been like to stay in their heyday. Sadly, not so here. It’s just an old hotel that feels more like a museum of mismatched items with no attention to maintaining period relevant details. The bed was a thin mattress on top of a flimsy, spring frame that squeaked and rattled. The room had loose floor tiles and the fixtures look like they are from Home Depot. There was peeling paint and stains on the walls. The very old air conditioning wall unit could only be operated by the handyman with a remote control. We had to call to have it turned on when we arrived and then again to have the temp adjusted before bedtime. We were there during moderate temp days so we could have opened the windows but hotel is on the river with a busy street so lots of street noise. There was mold in the shower which is just large enough for an average sized adult. If you are even slightly larger than average you will not fit. Finally, the furniture was simply old and our room included one badly stained and frayed chair that should not have been included in a guest room by any stretch of the imagination. We had high hopes for breakfast on our last morning in Italy but were met with store bought, packaged items and a musty smelling breakfast room. We love historic hotels but sadly the Royal Victoria was a disappointment.

Beautiful hotel, look like museum , full of history . Great location
The hotel is old and needs renovating. Not necessarily ripping everything out but updating and redecorating sensitively. A lot of the original features are great and the place has the air of a once grand hotel. However basic maintenance isn’t being done. Tiles were absent or loose everywhere. The paintwork was flaked or worn on many areas. there was only luke warm water. The shower fitting was broken. The TV wasn’t attached to the aerial or any input device. Lastly, the room we were in had broken glass all over the floor. This was dangerous and also suggests the room wasn’t cleaned before we went in. A very disappointing visit.
Old fashion, with character. Not overly modern but well located with nice beds. If your an older travel this will be more vintage feeling.
It was so unfortunate that the amenities and staff were so poor because the hotel itself is stunning. There was no hot water, ever, at all. The wifi didn’t work and the staff were weird and completely unfriendly including management. It’s almost as if they work at a museum and not a hotel. This place has a ton of history and great potential, if you can laugh about the misfortunes like we did it will be a good experience, for one night only.

A hotel from the 40s in a very good location.
The hotel is a bit old fashion but has a nice atmosphere and is located in a wonderful location by the river. A bit old-fashioned bathroom. Close to the train station and airport. Train station 5 min, airport 25 min, Torre di Pisa 10 min, restaurants 5 min walk. Very good and nice hotel service. Bed and breakfast is a good option for a short stopover. We stayed 1 night.

Friendly staff but very dated hotel. Disapponted.
The staff were very friendly, however the hotel itself needs a lot of work. It has some character but is very dated. We had only luke warm water for our shower and bath. The lack of a handle on our toilet meant we had to push a tough metal button at a very awkward angle to flush it. The breakfast was severely lacking with only a few slices of ham, cheese and dry rolls with a few other bits when we arrived. The location itself and views from the hotel was lovely with a great atmosphere outside, however the downside to this is we had a poor nights sleep as it was so loud outside with people. We did ask to change rooms but this was not possible. We appreciate this isn't the hotels fault but it was still disappointing.

Friendly staff made us welcome rooms comfortable if a little dated. Breakfast was good and coffee very good. Kindly allowed us to leave our bags as we were too early to check in so we could explore. Would stay again.

If you like a historic atmosphere and stylish sense of time, this is the place! Definitly :) If you however, like to make a fuss about not sound proof windows towards the street or a dated bath: Stay away and leave this fantastic place for travelers who appreciate the history of this place and its friendly staff.
I would like to first point out this is an unusual hotel and has a lot of desirable features, however it needs a lot of money to be spent on it to bring it up to a good standard. I think Mr O’Reilly maintained it if you remember faulty towers ! I’m not talking about thousands I would say millions of £ The Aircon in our room was in a bad state, which surprisingly worked was making us cough. So I decided to wash the filter out which was totally filthy. The plumbing is in a bad state and needs replacing. I think it is not safe for anyone with a physical disability. There is a lot of history to this property which is one of its attractions. However I think it is not suitable for the average customer unless they like seriously quirky. I don’t want to be harsh, but hand on heart I can’t recommend this property until it’s renovated and then it would be excellent 🤔

A beautiful stay
We loved the RVH. Our river-facing room was massive and the en suite seemed like it was in a different wing! The hosts were lovely and the breakfast was the usual, tasty continental fayre. The decoration on the whole is ‘oldy-worldy’ but we found it part of the charm of such an old building. Lovely leafy roof terrace. Would definitely recommend and if we came back to beautiful Pisa we would 100% stay again.
Is not what are you expecting this place is not clean at all, I found mouses or rat poop,and you can't sleep because mosquitos are everywhere so I have a bad experience in this place .
Hotel has an old world charm… and the River view room had an amazing view. Some quirks though are the door locks are a bit challenging at first and the beds are springy/squeaky. The breakfast buffet was generous for continental style, and the made to order cappuccino was yummy. Staff were friendly and helpful.
Outstanding original hotel
We had a river view in this authentic and original hotel. The hotel itself is very antique with 1940’s (I think) style decor. Loved the ambience of the hotel. Easy to find by the river and the staff were superb, looking after our bags so we could wander before checking in. Loved Pisa and this hotel was definately part of that experience. 20 minute walk from the train station so no real concerns there. If there was one issue it would be due to its location on the river front, it wasn’t the most quiet with a river view too but once we hit the pillow it made no difference.😂
The hotel is very well located. It is a beautiful old building with large rooms, but unfortunately, the statement that the hotel was fully refurbished in 2016 is probably inaccurate. According to the staff in the reception, only 8 out of 38 rooms have air conditioning, and it is painful to sleep without one under 35C temperature. The internet does not work well in some rooms, so I had to step out of the room to the lounge area to access the internet. I had a problem in my room as the air conditioning was broken and the internet wasn't accessible from inside the room. The ladies at the reception confirmed they could not do anything about the internet as the internet equipment was located on the other side of the building, and the rooms with air-conditioning were all taken for that night. After some conversations, they finally found one spare room with brand-new air conditioning, which improved a bit our stay. The bathroom conditions are worst. The hotel has great potential, but unfortunately, I would not consider it a 3*. Perhaps 2* is more suitable.
Pleasant and most helpful staff. Breakfast was lovely. This is an old hotel with bundles of character and history, a joy to walk through. It needs some minor maintenance, loose floor tiles, wiring in bedside lamps. Worth a stay.
Absolutely love this place!
Love this place. On the Arno, convenient to train station and the Tower, lively piazzas nearby. The room and the hotel in general have an abundance of character. Breakfast was lovely. Staff was kind and helpful. Great location with a breathtaking view from our window. A/C didn’t work, but a friendly staff member brought us a fan. Would definitely stay here again.

Great old hotel. With a brilliant central location. 20mins walk from the train station. 10 min walk to the leaning tower. You can definitely feel the history of this hotel. Old fixtures and fitting add to that sense of stepping back in time. Probably could do with a lick of paint in some places. And the loose floor tiles could do with fxing too. But ... i loved the overall feel of the place.

Staff lovely. Lorenzo @ reception very friendly and helpful. We had early flight , wake up call @4 am he arranged some breakfast for 4 us at 4.30am . Beautiful very Old hotel.Huge rooms. Breakfast cold meats /yogurts / cheese /cereal/fruit & Fresh croissants . Hotel is facing river, Very central . Request back room, if light sleepover, as it is quite noisy from road. Or use earplugs. we walked 10 mins from Train. Hotel 10 mins walk to Leaning Tower. Taxi to airport €22. As had early flight. Thank you Alonzo & staff for our lovely stay

A piece of history
Amazing place, if you want history and a genuine old hotel this is for you. If you want comfort and cliche then theres plenty of bland places out there !
Positives are it is very convenient, the staff are very helpful and friendly and it’s a beautiful building. The negatives are, the bathroom in our room was in dire need of updating, the bath was stained, the shower was the worst I’ve ever had. The bed was uncomfortable, the building as beautiful as it is was is very echoey so quite noisy at times and there was a lot of street noise outside at night. We only stayed for one night as a stop off on way to airport so it was fine for what we needed it for but I wouldn’t have been happy staying anymore than one night.
This is a grand old hotel that could be a 4 star hotel with a little TLC. Great old world charm and feeling. The staff was great and the location right on the Arno could not be beat. The room and bathroom were large and spacious, but a little run down. Breakfast was great served in a beautiful dining room by very friendly staff. Parking is limited, so call ahead! I would stay here again.
Nice location on riverfront, a short taxi from airport, and easy walk to Train Station. Our room was atmospheric, and could use some updating, but it was clean and comfortable. Great hot water in shower, with soap. shampoo, even toothbrush/paste and slippers provided were a nice touch at this price. Very nice free breakfast. Hotel staff was extremely nice and helpful.

the hotel has perfectly met our expectations - very central, very convinient, good value for money. the breakfast wasn't great but was included in price anyway. the property is very old and has limited amenities, but well adapted to the basic needs.
Personally liked the hotel as each floor was unusual with different pieces of furniture. Loved opening up the window in the morning and looking out at the river. Staff were really friendly and helpful. Really liked the roof top terrace however main concern was the noise on opening the door as there were bedrooms close by. It wouldn't take too much time to touch up small things.

Wow, just Wow. What a wonderful hotel. It’s old, immaculately clean, full of character and absolutely charming. Couldn’t be better situated for walking the city, with fabulous views from our river-front room. Staff were excellent, clearly taking pride in their service. Even delivered a bottle of Prosecco to our room on finding out it was my Wife’s birthday. Wouldn’t hesitate to recommend a stay here.

Hotel full of history.
Its a well placed hotel to visit Pisa to get to both the attractions and the shops and restaurants. It's a 10 minute walk from the train station, and a short shuttle run from the airport so from plane to hotel is 20 minutes for 10 euros. The hotel is one of the oldest in the town on the riverbank with stacks of history on show throughout. In a way that makes it less comfortable than a modern hotel so you have to weigh up what's important to you. Memories or comfort. I'd choose the memory of some local history so this hotel has a massive tick.

Rustic&historical don't expect luxury or comfort.
A very old building, so allowances should be made for its state of repair. Do not expect too many creature comforts as it very limited reflecting the age of the building. The furniture is almost in a state of collapse and should possibly consider replacement, although I get the impression this may be deliberate to stay in keeping with its history.
Nice stuff, very responsive and helpful. The room is old, all the equipment is very primitive.

A truly Amazing Hotel.
Overall, I was very impressed with the Hotel, and it’s perfect location. It has so many original features, and it is just as interesting as some of the Buildings in Pisa. My only negative, was that the Air Con developed a fault, and kept turning itself off 😬. That said, Christina on reception was was excellent in her Apology, and explained that an engineer had already been called. I can’t wait to go back.

Hotel with Character and Charm
Lovely 'Victorian' hotel on the River Arno very close to the centre. The rooms are huge and this isn't like your stereotypical modern hotel, this has character and charm. The staff are friendlt and helpful. The rooms are clean and airy. I would love to stay here again.
A bygone era with interesting history
The hotel is very elegant and marks the bygone era of the Gentlemen's European tour. A few negatives like tired decor, a leaking roof and noisy plumbing. The room was a twin with high ceilings and wonderful ceiling artwork. It was a reasonable one night stay at a reasonable price. Staff were helpful

Old world charm , but no cold water in sink. Power went out 4 times just on my floor. Room was freezing cold and even when locked you could open the room door
