Great location and view from the balcony. The room wasn't ready at 4pm as advertised. The carpet had burns in it and the place was grungy. The dryer had an incredibly loud squeek that drove me out of the room and hopefully didn't annoy other guests.

Exceptionally clean. Lobby always smelt great. Cool flavored water always in the dispenser for guests refreshment. Great convenient location and access to all that coconut grove has to offer.
Great short and long term stay
Great place. The whole building seems like it's a hotel catering for short term style rentals plus a fancy hotel connected to it. Great building, location is spectacular, views on the water make the stay worth it.
Second time we have stayed at Hotel Arya and both times it was fantastic. Staff always very helpful, Gustavo and Marina were amazing on both occassions and helped us with all enquires. Will definitely return again
The location facing Peacock Park was gorgeous and lush tropical, in the very center of everything, very walkable, with great dining options within blocks. The Biscayne Bay view from the 12th floor balcony is lovely. Room has stylish furnishings, but a little beat up, need TLC. Super clean!

We had a very good experience. The WiFi went in and out a few times, and one of the elevators was out of service so we had to wait quite some time to get up and down. Otherwise the room was comfy, huge bathroom and amazing view from the balcony. Breakfast buffet is simple but in a lovely setting. Would definitely recommend.
Room 2104 television volume does not work. Could not watch. Also time on microwave is wrong and I could not figure out how to reset.

We had problems from the very beginning when it took hours to check in! there were only 6 hangers, we complained and the next day got 6 more - that was our maximum ration! You are informed up front that if you want your room serviced you have to pay $35 per day!! They should give free service every other day - we even had to throw out our own garbage. The safe did not work and it took them 3 days to come up with one which only worked with the code they gave us! Small things are missing such as shower caps, q tips. You have to make phone calls for anything you need and they do not always answer - you get a voice message. I have stayed at this hotel before in the hotel section and never had a problem but SoFla are lacking in many areas and I would never return to one of their residences
Everything worked out well but the fact the hotel did not have my information to check in. I had the receipt but that was not enough. Luckily it took about 10 minutes to confirm.
Horrible room & experience
We spent 4 nights in a one bedroom unit rented out by Arya by So FLA Vacations, room 1204-1, at the beginning of December in Coconut Grove Miami. When we walked into the room the rusted front of a washer/dryer greeted us. From there the room got worse. There were chips out of the furniture. The leather frame of the bed was peeling & actually moved as you got in and out of the bed leaving a gap between the bed and the frame. The box springs rested right on the floor. We owned a unit there when this hotel first opened for 10 years & the furniture is exactly the same, over 20 years old, it has never been changed. The curtain liner had holes in it and the window frame was dirty. I must also mention we paid almost $400 a night with no room service, we only found out about the room service a few days before we stayed there, room service was an extra cost if we wanted it. I called SoFa management & was told nothing could be done for me as their other rooms were occupied, They were very rude & unresponsive. I called Hotels.com, we’ve booked with you for years & I’m a platinum member, I was so disappointed with the agent I talked to, he said he’d call the management & promised to get back to me but he never did. I felt so let down by Hotels,com. Such disappointing appalling service. My advice is to never rent from SoFla vacations. We should be refunded our money due to such an appalling experience. Oh and the safe didn’t work.

My experience with SoFla Vacations at the Arya Hotel was nothing short of exceptional. SoFla set the tone for a perfect trip before I even arrived. My business trip started a day early, and on a whim, I called to see if they could accommodate me. BINGO! Lyza and Andy worked their magic, securing me an early check-in with a 20% discount. Talk about customer service! It didn’t stop there—they went above and beyond, making special arrangements for 4 more business trips over the next three months. I can’t rave enough about their professionalism, efficiency, and genuine care. Now, let’s talk about the hotel: the Arya in Coconut Grove is hands down my favorite place to stay in the area. The location is ideal for work, incredibly walkable, and the views—overlooking the pool, park, and ocean—are absolutely breathtaking. The hotel is meticulously clean and inviting, inside and out. Practical amenities like pay laundry on the 6th floor and ample parking make it even more convenient (just note the garage has a height restriction). The front desk staff was phenomenal. I have to give a special shout-out to Jenette—she was the definition of a Brand Ambassador. Her warmth, professionalism, and attention to detail truly made me feel at home. If you’re looking for top-tier customer service and an unbeatable hotel experience in Coconut Grove, SoFla Vacations and the Arya Hotel are it. I’ll be back—again and again!

Very well located. Room had everything we needed. Parking was limited though since there was one day they had an event and we did have a hard time finding a spot to park
We loved the location, and the different options for food around the place. It was easy to find and parking was also good. Walkable area near and a beautiful park and marina nearby. What I didn’t like was the mattresses were so uncomfortable that my back hurt all three days we stayed there. Definitely they need to be replaced. The air conditioning unit was so loud, of course is an old one but kept me awake at night.

The property is very quiet and in a very nice area for people that are looking for a good dining experience. Parking is easy, public transportation no so much.
What a great trip! I spent 6 wonderful nights at prooery. Great area to walk and enjoy sunsets. The room had a great balcony view too! Everything I needed was in my room or within walking distance.Def would return. Easy check in and out. Thank you

Nice area with lots of easy walking distance restaurants. We had the 3 bedroom - which was actually a 1 bedroom and 2 more connecting rooms, which was not what I was expecting. It was fine though. Nice pool and great view. Restaurant is closed. Would stay here again

My wife and I stayed here for four nights for our son's graduation. We enjoyed the convenient location, friendly and helpfull staff and convenient parking.
My room wasn’t great and they kept disabling my key to my room and one of the lamps didn’t work
Needs refurbishment. 5 mins to get lift, no restaurant or bar, internet so poor it’s unusable, keys reset every 48 hours
SoFla vacation Amazing
My stay with SoFla Vacation unit was breathtaking I could’ve stay in that unit and slept and relax all day. It was very comfortable, clean, quiet and also in a very convenient shopping and restaurant area. I was very blown away even though I have a little fear of heights I still went out on the balcony and took some photos. It was a very lovely place/ experience I would stay there and also recommend anyone that I know that will be going to Miami whether is family/ friends. I just can’t stop talking about this unit , I also love the fact you feel very safe coming to the unit and while you’re in the unit. This concludes how I felt about the experiences I had in this unit and what I would do. Love It Love It Love It

Average room kitchen was almost empty
The unit was very comfortable but a bit dated. The view was lovely. The facility has a very nice pool deck although the jacuzzi was not working. The hotel restaurant is not yet open.
If you want to be near coconut grove this is an ideal location. Nice view and balcony and everything you'd need and it all worked. Nice to not have any issues with a property.

I emailed to get an extended checkout time. No one replied. I called the morning at 6am to see if someone can extend my checkout time. No one replied. Also, 1 elevator was working.

Very satisfied with my staying. Some of the issues from previous reviews we’re taking care of, so that was nice. The view was mu favorite part!
The location was amazing. There are so many frauds in the room. A broken shower support bar (my husband held it and became loose, good thing he did not get injured), no hooks in the bath room, A completely broken leg for a dresser (They did not even replace it with a right one), could not get more toilet paper right away, no room phone, did not know the front desk could not help us because we reserved a private residency which we were not aware and so on.
Location and service was amazing. Bathroom didn’t have wash cloths and the pass through door lets a lot of noise through. I was able to hear our neighbors conversation this morning.

Street noise even after closing doors and windows. Smell of marijuana from a nearby room for 2 of our nights. Hotel restaurant was closed.
Mold, bad smell, and horrible service.
Arrived and immediately smelled a bad odor. Couldn’t figure out what it was until the ceiling started pouring down water on me at 4:00 a.m. Obvious signs of mold and my daughter has Ashtma so I had to end the trip early. Property owner took zero responsibility. Will never use again.
Customer service is the deal-breaker with this group. They treated me like I was their employee, rather than their guest. There is a $250 deposit that is not disclosed before one has already paid for the stay. I was threatened to have my stay reduced from 4 nights to 1 night, on Christmas Day, if I did not pay the deposit upon arrival, and that $100 would be deducted if I did not check-out by 11am.
Noisy next door neighbor and no sound proofing to compensate. Hard partying in the middle of the night. No cable TV No dining facility--under renovation
The property promised a working TV and a clean area. These services were not as promised, the TV was not operating properly and there was a lot of dust behind it that was not cleaned. They sent someone to fix the TV; it was not fixed, and no accommodation was given or compensation. They then promised me that it would be operating and would send someone who could fix the issue for sure, but nobody showed up. I was extremely disappointed with the services especially coming from the hotel and Airbnb people.
Information for obtaining room cleaning should have been readily available. Also main hallways were not cleaned in the time we were there. Trash still in the floor 5 days later.
Hotel Ayra needs a facelift. The room we stayed in was sufficient for what we paid. Room is dated and has burns on the carpet which appeared to be from a curling iron.
The building it self is nice besides waiting for the elevator and it's malfunction no complaints on that.... the room could use updates like electrical problems some furniture and bathroom accessories ... it sit right above the pool so it was weird sitting out on the balcony when the pool was open, everyone was staring while hanging at the pool .
I was disappointed - Staff is terrible and no help. Place is cramped and smells like trash all the time I will not recommend this place to anyone

The picture that they had for the room I book was nothing like the picture the bed sit very low to the floor ac barely getting cold it wasn’t no restaurant in the building it definitely was a ripped off my husband was upset 😠 because when I booked I showed him pictures for what it look like an when we get it’s a totally different room.
The elevators were broken. It was a disaster as we were on the 20th floor.
I liked that the parking garage was included with the stay ,very convenient. The place was very clean and spacious. My staying was in the same property as the hotel so it was a little confusing at first but nothing serious. Overall I loved the place.

The worst ever! We arrived after a 15-hour international flight. The room doesn't look anything like the pictures. It was tiny, and it only had an old queen bed. It smelled awful. I couldn't even stay for a night. I had paid for three nights, and the owner refused to return my money even though I left after 5 minutes.
Stayed at this property for 7 nights. The room was clean, spacious and comfortable. We stayed in a 1 bedroom unit. It had 2 full bathrooms, living room, full kitchen, and washer and dryer in unit. There is a parking garage on the lower floors of this property. Our unit included parking in the rate. The location is within walking distance of the marina area and Main St. in the Grove. This is a Best Western hotel and condominium in one. We rented a private residence. The rate was great for the area. The pool is nice with a wonderful view or the marina/bay. Unfortunately the hotel and the accommodations show wear need updating. The restaurant and bar were closed and under construction. The sauna was out of order. The only ice machine, which is on floor 9, was out of order, and unfortunately the ice maker in our freezer was broken, so no ice on property for us.
Terrible communication. Complained about noise and cigarette smoking only to be harassed and in danger by the smoking people. Locked out of my room by the same people as there was a primary door which was not opening with any swipe card, even building personnel needed a standard key to get me in. I checked out early for fear of my safety. Many messages and conversations had with Sofla. No callbacks as promised for 3 days
Liked that downtown was an easy walk and that parking was available on the property. The breakfast offerings were skimpy and limited for a property at that level.

The only thing I didn't like about the property is that there was only one working elevator our entire stay. Didn't understand that but overall the condo was gorgeous.

We had a wonderful stay at the Arya private residence. The hotel is beautiful, pool is awesome and the location is perfect! My only feedback would be that we wish there were mirrors in the room other than in the bathroom. We were two women sharing a room and when we would be getting ready to go out we could only really get ready one at a time. If there had been other mirrors it would have been way more convenient…including a full length mirror as there wasn’t one. Also, they watered down the hand soap in the bathroom, which seems like a pretty chintzy thing to do…just fill it with full strength soap please. Other than those little things, we loved the stay!
The walls are very thin and you can hear everything from next door and the halls. But it is a very nice property. And it’s the best area in Miami.

The pictures are not the reality! This hotel smells like clorox, the room had a rusty laundry machine right in front with no door, the bed looked old and very used, I felt this is a very disappointing reservation because it said very good and should be just average. I am not going to trust Expedia numbers any more. I actually paid for a week and left the place because I was alone and did not feel like it was a hotel but a hostel. Be careful and read all reviews
There was no telephone in my room No coffee or any drinking cup in my room. The bathtub was about 18'"to20"" high which made it very difficult for a 75yrs old with knee impairment to hop in and out. Request for room upgrade from king to two queen to accommodate my visiting daughter for a night and was decline even though willing to pay extra. I was there last month for Easter break and found ant on my bed and cockroach in the bathroom. Will never return to this hotel
Located in a great area. The staff is not helpful at all, they couldn't find my reservation and insisted that I call Orbitz and SOFLA. Then I couldn't open the rental agreement and they weren't friendly enough to open it on their computer or give it in print. A long wait for check in. Last, the elevators take hours had to use the service elevator which was quicker.

Check in was a nightmare. They send you a text message a week ahead saying that they need your credit card to confirm your room despite already sending payment. The link did not work properly so when I tried to check in there was no room for me. Tried calling the company multiple times and being told they would call me back and they never did. Final put my foot down and was able to give my credit card over the phone. Apparently this is the only hotel that doesn’t allow you to put a credit card for safety deposit upon checkin. You must follow a sketchy link sent by text that doesn’t work. Also the SoFlo company has terrible customer support
Great area- I’d stay there again
It was very clean. The only thing I found lacking was water in the fridge. It was late at night when we arrived and had to find out where to get water. Also, there’s no phone to contact the desk for questions. I didn’t want to contact the persons on the list for simple stuff like water. Thx

I didn't like that no one explained to me that I needed to use my card in order to go up in the elevator. The women at the front desk were not very pleasant or pleasant; the men were. Marco, especially, was very warm and helpful. There were no lotions in the bathroom, just shampoo and conditioner in the shower. No one told me where the pool or the gym was. I had to ask about everything. But Marco was fabulous. He put himself out for me in every way! The room was very nice and had a great view. Good TV, good bathroom, good shower, good closet, good bed.
