Luxury at its Finest.

Amazing hotel. We stayed in the junior suite with the view and it did NOT DISAPPOINT! What am Amazing time. Very pricy, but its a once in a lifetime experience! The walk from the hotel to the collosseum is less than 2 mins. Great location and great service..

The best Hotel in Roma!

This hotel is magnificent! Everything about the hotel will make your trip to Rome the best trip! The staff, location, and dining options are all perfect! I can’t say enough wonderful things about this hotel. Will never stay anywhere else in Rome.

We were put into an offsite apartment that was not as nice as the main hotel for sure. Old lady who works at main hotel was super rude. Bathroom had a smell of urine the entire time, the phone to hotel didn’t work and the area was noisy.

** I recently stayed at this hotel and was immediately impressed by its great location and warm, friendly staff. The central setting made exploring the area incredibly convenient, and the direct access to my suite was a definite plus. However, there were a few areas that could use some attention. The key to the elevator for my suite didn’t always work smoothly, and some aspects of the property seem to be in need of renovations. My room overlooked a courtyard where music played until midnight, which might be a fun atmosphere for some, but could be a bit too lively for light sleepers. Additionally, while the Michelin star restaurant boasts an impressive reputation, I found the prices a bit steep for the quality of the dishes served—one seafood dish, in particular, had an unpleasant aroma. I had also requested a table overlooking the coliseum at the time of booking, and although this was confirmed, it wasn’t available upon arrival. Overall, while there are some areas that need improvement, the hotel’s fantastic location and friendly service really stand out. With a few upgrades, it has the potential to be a truly exceptional destination.

Palazzo Manfredi was a dream! Our room had the view of the colosseum right in front! The staff was amazing! Super friendly and attentive. The breakfast was delicious and once again the service we received was top notch! I can’t wait to come back!

I have traveled the world and when i tell you this hotel is unmatched. The quality, the customer services from the moment I checked in to the moment I checked out. The staff is immaculate. Super attentive to me and my kids, super friendly. The hotel is close by all Tourist locations and restaurants. The hotel is super clean and safe. So far I will go back to this Hotel a million times. I'm extremely picky and this hotel reached my expectations. Keep up the great work.

Fantastic hotel

Fantastic hotel. We stayed in one of the family apartments (accessed by a 3 min buggy ride from the main hotel). Perfect for 4 day stay. The hotel manager and his immediate colleagues could not have been more helpful; they gladly recommended restaurants and called to make reservations. We did not eat at the Michelin starred restaurant (there are a few really good restaurants nearby better suited to a young family) but we did book a few slots in the bar with a splendid view of the Colosseum. We will definitely return with or without the children.

It shows as a five star hotel but we were sent to stay at some apartment building close to the hotel. It looked nothing like a five star hotel. It looked dingy and gross.

It was alright

This hotel was the wrong hotel for me. This is a hotel for people of stature that dress to the 9’s and expect preferential treatment.

It was nice stay but you’re not actually in the hotel you are in an apartment two streets down but it was nice

I would give this hotel 10 stars if I could. It felt like i was in a dream.

Staff, view, room all AMAZING. We stayed in the Junior Suite Colosseum view and while the room was very nice the NOISE WAS SO BAD. It’s sits right over a bar (like 10 feet over) and there’s significant noise til early am past midnight. Very difficult to fall asleep and had to get earplugs and could still hear the noise. For a 5 star hotel this needs to be fixed. Everything else 5 stars

The colosseum view was amazing.

World class, superior service. Beautiful, awe inspiring views of the Colosseum from our suite, as well as the rooftop restaurant and the bar. Included breakfast was delicious and offered a wide variety of choices from the buffet, as well as cooked to order items.

The location of this hotel is great but it’s extremely overpriced for the room conditions. Our shower was broken and had literal brown mud on the bottom of it. Room felt dirty and just overall uncomfortable. Would not recommend.

The staff at the hotel are amazing. They are at your disposal any time of the day and no task is too small .. if you want to see Rome and have excellent service and food this is the place

The staff was excellent and attentive to our needs. They made us feel welcome, safe and special.

Main building is beautiful and very close to the Colosseum. The Annex building were we stayed was also very close to the Colosseum but not as easy to navigate to get to and not as grand as the main building.

The staff took great care of us. We arrived in the evening and only stayed one night on our way home. Still, they made sure we were set with a car to the airport and that we got settled in our room. We stayed in the “annex” and it wasn’t super clear when we booked that it was not connected to the main hotel. They made it easy to go back and forth, however. And we did not get the VIP Access spending credit or bottle of wine, to my knowledge, but we were rather happy anyway.

I accidentally booked an apartment thatbis managed through the hotel and after booking 5 different hotels along my stay , I didn’t realize this was an apartment , so I will take full responsibility for this and not blame it on the hotel but just say when booking hotel you need to be careful of this. The apartment was a nice size but the air conditioning did not cool the room well and especially Americans who are not used to a warm too need to be mindful. The bathroom was a decent size and there was a strange netting over the floor , maybe easier to clean. Overall it was not the best experience and the room was not also ready at the time they told us and was inconvenient for our plans but wasn’t the end of the world. Overall in my opinion , the cost of the apartment wasn’t worth it and next time I will stay at regular hotel and be more careful. the staff was nice and attentive and for check out don’t require me to drop the keys off at the hotel which was a different location. Which I appreciated. So that’s the good and bad. Not great but not terrible

I was initially apprehensive after reading some previous reviews, but my experience exceeded expectations. My family (two parents and two kids) stayed in an apartment 400m from main hotel. One review said the apartment felt like an Airbnb, which is somewhat accurate. However, the Manfredi connection assures quality. The style might not appeal to everyone (see online pics). Service was excellent—room was made up every day. The apartments are located in a primarily residential building, with a wing on one floor housing several Manfredi apartments. We may have been upgraded, as our apartment was very spacious with two large bedrooms (a king in one and a queen in the other), each with its own bathroom, fridge (stocked with bottled water), microwave. The large space was perfect for family of 4 to relax after long walks in the summer heat. The location is excellent—very close to Colosseum and walking distance to the main center (25-30 min walk to the Pantheon, Trevi Fountain, Spanish Steps, etc.). A taxi driver from the airport confirmed it was a good, safe area. There’s a fantastic café next door and many great dining options nearby that are surprisingly affordable given the touristy location. We visited the hotel cocktail bar once. While the drinks were pricey, the incredible service and views made it worthwhile. Although I normally veer to full service hotels, given the high cost of hotels in Rome I found the apartment option here to be excellent value and would recommend

We (family of 4) stayed in one of the apartments, which was about 5 minutes walk from the main hotel building. The location was great, the room was beautiful and we had plenty supplies (bottled water both still and sparkling, teas, coffee and surplus toiletries) during our stay. The main hotel and the apartments are conveniently located around many restaurants, public transportation for getting around and places where you can obtain tickets for tours. This property has one of the best views of The Colosseum. We enjoyed our stay and recommend this hotel.

We loved everything about the Hotel.

Amenities were no good. Rooftop is only for Michelin restaurant. Bar service is okay but nothing special for relatively expensive drinks compared to the area. Close to major attractions which was a plus.

Very small and intimate hotel we loved it

This property was such a wonderful and peaceful experience when staying in Rome. My husband and I felt very fortunate and welcomed by the staff who was fabulous in every possible way. We hope to return in the future and will definitely share with anyone we know to come visit or stay. The hotel has a strong atmosphere of calm and relaxation which is e love especially after a day out with exploring.

We had a view of the Colosseum from our room which was incredible.

Excellence

The location was amazing! The 2 bedroom apartment we stayed in away from the main building was nice. We only have a few complaints, the main one being the air conditioning was less than ideal. We would come back from a long morning/afternoon and our room was barely cooler than outside in the shade. The second, the bathroom doors were so squeaky that it would wake up everyone in the room. Lastly, this is more an FYI, there are no lights in the stairwells. So if you come back later in the evening, you will need to use your cellphone flashlight so you can make your way up the stairs safely.

This place was amazing! A 2 bedroom apartment just blocks from the Colleeum. So spacious.... great service, the entire stay! We didnt get to try the Michelin star restaurant, so we will be back!

Nice area. Apartments are farther away from hotel than I envisioned. I thought it would be next door but its about 2-3 blocks away, still walking distance. Overall, would come back though.

The most beautiful room and view of the iconic and historic Colosseum! Service was attentive and first class. We thoroughly enjoyed the renowned Court Bar with specialty drinks. The meal at the rooftop restaurant Aroma was one of our most memorable and delicious evening. The Palazzo Manfredi was a short walk for us to all the ancient sites as the Roman Forum, the imperial Palace, Via Venezia. We will certainly stay here on our next visit to Rome.

Wonderful Hotel

I was on holiday with my son from NYC. Our first night at the hotel was very disappointing as they stuck us in a 2nd floor closet with zero view. I complained the following morning and we were moved to a lovely suite w the view that I booked.

The best location! The staff was amazing. Rafael, Marco, Lorenzo, etc. everyone made sure we had a great time and they were all very helpful. Will definitely come back!

We didn’t stay at same hotel but at a suite from the hotel that is in a separate building like 3-4 blocks away. it was spacious and with microwaves and fridge and received same room service and golf car that transported us from the hotel. there are many restaurants around and its very kids friendly.

Beautiful room in a beautiful location. Staff was so friendly and helpful! Lots of little extras that made the stay feel so special.

We stayed in the seperate apartment building which is a 10 minute walk from hotel. Very roomy, felt a bit tired and had to use 4 seperate and sometimes tricky keys to get in and out! We felt very secluded and not part if hotel. Not one english tv chanels on arrival. Staff tried to sort this out but unsucessful. All the staff were excellent, friendly and helpful but I think we would have preferred to stay in the actual hotel which was fully booked. Cocktail bar and restaurant for breakfast had amazing views of the collesium but you have to book in advance and we were unable to get a table in the restaurant for evening meal as we found out its michelin starred and booked for months in advance.

The property is split between two locations you got to walk for more 3 blocks to get to the restaurant and bar for the view of Coliseum, no room service because the separation of property, staff very good and friendly

Many things in room didn’t work or needed attention; for the rating of this hotel I was very disappointed. Toilet seat was loose, no body wash in bathroom, safe was broken upon check in, and worst of all the Air conditioner didn’t work properly and Rome is very hot right now. I can understand one issue but not this many for what this costs.

Phenomenal place, exceptional service, great location

AWFUL.

Absolutely do not recommend. Awful experience. From the moment we entered it looks much more like a hostel than a 5 star hotel. It was packed with people in a very small space and there was luggage everywhere. I watched the disorganized staff more than once pick up the wrong luggage for the wrong guests... it was chaos. They took us up to our room and opened the door and it was a disaster area. So they took us back down to sit and wait for the room to be cleaned. We asked for reservations at the Michelin star restaurant which is what they told us to do immediately upon arrival and there were no reservations. They said they would let us know of any cancellations but never did. The next day I watched them find reservations for a table of 5 off the street.... When we finally got into our room it was just ugly. Not worth the money at all. No view. At all. And the kitchen for said Michelin star restaurant was right across the hall. I looked into it every time I went in or out of my room and it is not what a Michelin star restaurant kitchen should look like - at all. It was a disorganized mess. We did have breakfast in the restaurant and the view of the Colosseum is incredible but the breakfast was average at best. The staff is mismanaged and disorganized. They offer no real service and even asking them to get a taxi for us felt like we were asking for too much. There are much better options.

Service was not satisfactory.

This place was the perfect location for walkable access to the Colosseum and Roman Forum. Apartment itself was clean, nicely decorated and had all bathroom toiletries. Accessing the building was easy. We took scooters if we wanted to travel past the Colosseum. Also, when we first checked in, we had coffee in their bar area overlooking the Colosseum and it was a great way the start off the trip. There were a lot of restaurant choices within a few blocks as well

We made reservations for the bar and restaurant but the hotel and bar staff did not communicate. I would recommend walking to the local bars or restaurants you will receive better service. We stayed in the apartments but we were under the expression it was a close walk with some view but it was like 5 blocks away.

Beautiful views of the Colosseum. I highly recommend making a bar reservation for sunset. The Colosseum looks stunning at sunset and in the evening, not to mention how fascinating it is from a historical perspective. The staff was very friendly and helpful with suggestions on where to eat. The rooms on the bar side can be loud as the bar is rather lively until 2 AM.

Can’t beat the location next to the Coliseum. The staff were very friendly and helpful. I enjoyed a lovely cappuccino during check-in, complimentary. Toiletries and coffees in the room were excellent.

Palazzo Manfredi is amazing! It is exactly like it says "A Luxury Boutique Hotel"! We had a party of six, two rooms at the hotel and one of their apartments. All were stunning! The staff will go above and beyond for your every need. This was our first time in Rome and they helped us with everything. A true concierge level of service. Raphael was so kind and generous to us, we will miss his warm greeting every morning. Truly the best place to stay and so convenient to all of the local places. We loved The Aroma restaurant and The Court Bar. The views were amazing, the food and drinks were spectacular! Put this hotel on your list to stay while in Rome. Thank you Palazzo Manfredi for making our trip fantastic.

Staff was extremely nice but we stayed in one of the flat 400 m from the hotel and that wasn’t great: no hot water until 10am the day after our arrival, no heating, we were woken up by construction work on Friday morning and by kids running above on both days.

Does not live up to the expectation

As a 5-star hotel at a large price tag, I think there’s naturally a high expectation. This did not live up to expectation at all. We are a family and needed more than 1 room so we stayed at the apartment which is a few blocks away from the main hotel. Whilst the apartment building was lovely and certainly seems quieter than the main hotel, it lacked atmosphere. We had stayed in a 3 star apartment off the piazza Navona the previous 2 nights and this was lacking compared to that experience. Whilst everyone who worked there was polite, they didn’t come across friendly and didn’t necessarily go over and above. For example we called down to ask where we could find a cork screw for our bottle of wine as we had brought our own food and drink back to the apartment that evening- we were told there isn’t one and we should go down to the shop to get one. Breakfast was nice, mainly for the spectacular view of the colosseum but whilst there was a good a selection, the food itself wasn’t anything special. To note that breakfast is 30 euros a head for adults which isn’t included in the hefty price tag of the room. The mini bar which is included only had bottles of water. So whilst the lobby is lovely, rooms clean and the view at breakfast is nice, that’s as far as it goes. You can get all of the above (maybe not the view) for a much lower price tag, in a nicer areas in Rome. Save yourself some money and stay somewhere else.

Hotel with a view

I celebrated my birthday while I was here. Roses and sparking wine in the room for me . My room was 33 with a colosseum view. Delicious breakfast with lovely views of the colosseum. Expensive stay but worth it for my special birthday .

Three negative experiences: 1) My luggage was handled by the wrong handles, it was pulled up stairs by the retractable handle, when I complained the hotel did not seem to care. 2) We left our luggage for safe keeping with the front desk upon check out. We were advised they would be stowed away safely. When we returned a few hours later our luggage we in the same place in the lobby. We were advised it was initially put in the safe and then removed to accommodate another travellers luggage. Why were we not contacted if our luggage was not being safely stowed? Why was our luggage less important then the the other travellers? 3) The parade was across the street from our hotels door, when we checked out the next day first the hotel tried to load our luggage into a cab and we had to remind about our vehicle being parked. Secondly, when we got into the car it was apparent that somebody had been sitting in the passenger seat as the positioning of the seat had changed. I’m not certain why someone would be sitting in the passenger seat let alone changing the seats settings.

Amazing!

My wife and I went to Rome for our 20th anniversary (and her first trip to Italy) so we decided to splurge a bit on our hotel arrangements. But we were still stunned at how amazing the Palazzo Manfredi was! The staff was fantastic even before we arrived and remained so throughout our three night stay. And we were simply amazed at how wonderful our room (especially the view) was. The rooftop restaurant and outdoor bar/lounge were also great. I can't remember staying at a better hotel.

Property location is great for viewing the Colosseum. You can book a room with Colosseum view. But… that’s where the positives end…the rooms with the view also share same view with several bars right across the street that are open until 3 am. We couldn’t sleep a full night during our stay. Loud music and screaming every night we were there. Hotel has a Michelin Star restaurant but if you don’t book in advance ( like 5 weeks) you won’t get table and they do not prioritize guest which is frustrating. They charge $1500 a night and do not prioritize their clients. You have guest from other hotels coming in and eating and your paying $4000 for 3 nights and they won’t allow you into their restaurant. They have no gym, spa, pool or valet. This is not a five star hotel and service is far from what we expect when we book a five star hotel. Better to Avoid staying here and paying five star rate like we did. Stay at cheaper place, book dinner at their restaurant and visit Colosseum- it will save you money.

We were not pleased. Not big deal but a "suite" is not two large connected bedrooms, with double bathrooms, two beds, etcetera. Moreover the "annex" is half a kilometer away from the hotel with no hotel service in place. Finally: mediocre building, interior fixing, furniture. Will not repeat ever for sure.
