Bad customer experience
I had a poor experience with this hotel. Because of transport delays I was due to arrive at the property after midnight. I messaged the property and asked if this was OK and was told it was fine as the desk was manned. When I arrived at 4am I had to wait until after 6am to be checked in as the staff member on duty was asleep in another room despite me knocking on that door and calling out for assistance. To make the experience worse I finally got to bed at 6.30am I was woken up at about at 9am to hotel staff quizzing me about over staying my visa. It turns out they simply didn't add the days correctly as I was sill within the period I could be present in China. I was treated with disrespect during that conversation and even when we took out a calculator to show that my visa had not expired I was told "fine then", with no apology. Overall I was unimpressed with how I was treated.

Great hotel, good location very clean but with issues. Zero wifi, very thin matress ok for me but will not suit alot of people.
Pros and cons
Overall good stay. Location was convenient and staff was helpful. The photo of the loft room was slightly misleading as we booked for 3 adults and thought there would be a couch large enough for an adult to sleep on but on arrival it was just a love seat. Also the wifi was fairly weak and inconsistent in our room
Wifi didn't work for one week. All the other comments are true about the beds being too hard (impossible hard). Just one bottle of water per day, when all the other hotels I've been to in China give you 2. True about the bathroom flooding when having a shower (the curtain is too short, the base in the shower floor as well). The maids were lovely 😍 The guy at reception helped me with Chinese. Location is good, near the metro and some touristic points. Good refrigerator and washing machine.
2 star budget hotel which is only suitable if you’re looking to sleep and shower, that’s all really.
Excellent hotel well located
Decent hotel well located for the Forbidden City. Convenience store out the front and restaurants near by. Bed was very hard but that's the norm for a lot of hotels in Beijing I've been told. Would stay again .great hotel.
It was ok. Staff didnt understand english that well but also was not really listening. At some point i was standing near the check in desk for ages while they were having a chat in the office, not caring if anyone was there.

I did not expect location to be so quiet and the neighborhood had a feel like a small village with restaurant with homemade food and plenty of small shops. I will recommend this place to anyone.
The rooms were very clean and it was very quiet, in short walking distance from downtown. The first night our air conditioner was making this awful loud noise that woke us up every hour and didn't work properly, but the staff was very understanding and switched us to another room.

Great location but mediocre service and condition
This hotel has a great location near the Forbidden City. However, the service leaves much to be desired. For instance, the hotel did not have any maps of Beijing, nor did it have any hotel cards in English showing the hotel’s location. The hotel speak very limited English, and were unhelpful with issues such as laundry, nearby restaurants, etc. The hotel and rooms need updating and renovations. Overall, the hotel is okay as long as one does not have high expectations.
Great Location and Price, No WiFi.
Excellent location in the heart of Beijing near tourist attractions, but on a back street with local feel. Hotel staff were friendly, but they won't call a cab for you, and they weren't always able to help with other requests due to the language barrier. Room was comfortable with air conditioning, daily housekeeping, etc. but be aware that all beds in China are rock hard. Breakfast had a decent selection, but for 38 RMB. Be warned: Internet access is non-existent here. They say they have WiFi, but it's intermittent and super slow. Overall, I would stay again for the price and location.

It was moderate. Because,after arrived at hotel, I was paid all payment for 4 days. although , they said to me for security money with 4 days hotel payment. i was paid it according to his talk. they said to me , when i will check out, then they will back 'security money'. but, i think , it is very difficult to me because i have to pay for other expenditure such as travel sight seeing, enterence fee,food and others. and why I will pay 'security money' . i think , it is very bad. and , internet was down.
Tucked away in a courtyard, off an alley, off a backstreet. Not easy to find. Hotel is otherwise good and in a decent location overall for the price. Staff speak some English.
Great location, average room, horrible bed
The hotel is located about 15/20 mins walk from the nearest subway station and 2 mins from the nearest bus stop. It's right next to the Jingshan Park and pretty much as centrally located as you can get. On the downside, the beds are EXTREMELY hard and you can even feel the springs poking your back. I woke up with back-aches almost every day. We tried 2 rooms and they were the same. The breakfast buffet is average. A few Chinese dishes and some poorly-made eggs, plus fruit and salad. I'd give it a 6/10. Upon check-in they ask for 200 Yuan cash deposit which they return upon check-out. I checked in twice here and each time i had to prove that i had breakfast included in my stay. Pretty annoying especially when i was sent from the restaurant to the reception one morning to do this. Almost useless wifi.
The hotel definetely needs renovation. The sink in the douche was working badly, flooding all the bathroom, and there are giant cockroaches living there. On the check-in the staff insisted on leaving a deposit although I was staying only for the night (so I didn't have time for laundry) and the minibar was empty, still don't understand what was the deposit for?
Overall, an average stay.
Overall the experience at Parkview was fine - it's a low-cost option, but it was clean and tidy, though the walls are quite thin. This impacts both noise and the smell of other customers smoking in either their rooms or outside. Also be aware that there is a 200RMB "key deposit" fee, and upon checkout you MUST WAIT while they send an employee to "check" your room. We were accused of dying the sheets blue upon our checkout.... which was absolutely untrue and frankly not possible based on the clothes we had packed and worn. It was very stressful and frankly soured the experience at the hotel for us. Other items of note: the breakfast was robust with options and a really fun highlight of chinese items for my brother and I to taste.
Nice 3stars hotel with great breakfast
The hotel is not very expensive for all amenities and it is ~12min walking from Donsi metro and ~5min walk from north exit from Forbidden City. Hotel staff speaks decent English. Every day they provide 2 free water bottles and tea packets. What I liked most is the breakfast : original and tasty chinese food and to my surprise many dishes were different every morning of my 3 nites stay. I did not like extremely firm mattress - I have to put double-folded extra blanket for some comfort

Tired hotel but good location.
Hardest mattress we have ever slept on. Breakfast extremely limited to Asian choice with toast and 1 jam, unusual sausage, bacon, and mass cooked egg.
Room and bathroom is fairly clean. They do clean bathroom everyday, but they do not vacuume the room, and they do not change the bediing unless you specifialy ask. The beds are very uncomfortable. The hotel is positioned close to Forbidden city and parks, and it is not noisy (and that is something you really start to appreciate in China). The metro station is not so close (15 min walk). The staff at the reception is not polite.

I must say it is a good hotel, close to the heart of Beijing, quiet with a medium condition. However, the outside Hou street is so dirty and disorder, and there are few neat restaurants nearby. The breakfast included is only good for one person of each room, ... Otherwise, it was a good stay with the price.
We will choose somewhere else next time.
The bed was really hard. The front desk spoke little English. We couldn't get a taxi to drive us to the hotel. I would stay closer to a subway station next time.
This hotel is a SCAM - stay away!
We had a horrible experience at the King Parkview Hotel. Their wi-fi barely worked and the room was dirty. The staff was not friendly and tried to scam us by taking our deposit. They said we dirtied one of their towels, however we found it hard to believe when we were out all day touring the Wall of China. We returned to our room, slept, and checked out the very next day. We did not see them physically grabbed the towel in our room, but instead they walked it down to the front lobby and showed us a dirty towel. In the end they only gave back half our deposit. We are extremely disappointed in the service we recieved and would never recommend this Hotel to anyone.
Good hotel close to forbidden city

Very basic hotel. Photos are deceiving. Wouldn't pay any more than what we did. Staff were friendly but not very helpful.
Not what we expected.
Staff could not communicate properly with us. When arrived, our reservation did not appear and made us pay again. Although then we got refunded. Were not polite. Its not as near as we thought to main street. Have to walk far to get to see everything with the exeption of the forbidden city.

It's a dump
This hotel is a dump to say the least. We stayed there based on the previous reviews but we were proven wrong. The only thing this hotel has going for it is its location since it's close to couple of tourist attractions. The lobby is beat up, the staff is lazy and very unresponsive, the rooms are big but filthy. I say this having stayed in some shady hostels in Easter europes in my previous life, this place was by far dirtier. The hallways and rooms smelled and looked like an old beat up movie theatre. I haven't stayed in any other hotel in Beijing, so maybe a 3-star hotel standard is different in that city, but I expect hotel.com to revisit its ratings for this hotel. Stay away if you can, or bring plenty hand sanitizer and disinfecting wipes, and maybe a nose mask or two.

In the hunt for a close hotel to the forbidden this hotel is a good basis for visitors to Beijing. The charging for reception of the keys a bit too much, but in end came in for taxi trip to airport . The rooms are very warm. Your key is used to check if you are entitled to a breakfast. No restaurant or bar was open during are stay. Breakfast you have to claim stare to get to the breakfast area passing what looked to be the bar area which was in need of a good clean. But room is reasably clean and water is hot. The staff are hit or miss on the English side.
The Hotel tried to change the price per night at check in. This was rectified after a tiring discussion and sticking to the prices quoted me in my reservation which I could show the manager. The staffs english was VERY limited, which caused frustrations on both sides. We left our reservation 3 days early due to these frustrations. 'The hotel did give us a refund for the unused portios of our reservation.
Not as it seems
Hotel was not as it was described. It smelt and wasn't very 'modern' at all. The beds were hard and uncomfortable with paper thin walls. Service was nothing to rave about and although I put a "do not disturb' on the door, the maid still came in and cleaned with is very uncomforting. They offered tour services which was good, but the neighbourhood was very "authentic" which you may like or hate. I wouldn't stay here again. The best thing about the neighbourhood was a cat cafe up the street that accommodated for westerners.

Very good. i suggest to improve the quality of the reception cervice, the handling of the customers. If it is a language problem i is good to do some thing on it.
Good location - walking distance to Forbidden City
Reasonably good hotel. Little bit dated interior room design. Some maintenance needs to be done, washroom especially. Our shower head needed to be replaced. The hotel is located in a back alley, make sure that you have a working Google maps. There are 2 locations for the same hotel on Google maps, the closer one to Forbidden City is correct. The east part of the street that leads to the hotel is fairly poor, however, street food there is affordable and tasty.
My second stay in 2 month, ok hotel for the price
the only drawback is its location, it is at the end of a small alley where there are food stands on both side of the street therefore it is extremely difficult for the taxi to drive in, the location is also a little difficult to find so suggest tourist to remember the exact location so that they can tell the taxi driver which street to turn right etc. there is also no restaurant at the hotel (except for breakfast) so prepare to eat outside. other than that, this is quite a good hotel at reasonable price.

Have been there several times, a comfortable place to stay with a good downtown location and lots of amenities.
Confortable
This is a conforatable hotel for budget travelers. There are good things and not so good things to tell about this hotel. The price is good among other hotels to be at a capital city. The rooms were clean and confortable, however, you can feel the smoking smell when it is suppoused to be a non-smoking room. Personnel was ok. The location is not good because the hotel is at the end of an alley next to a fruit and food market, and the accesability to the hotel might result difficult becuase there are many alleys around and you might get confused as I did. Even though it is a three star hotel I would aboslutely reccomend it to young and budget travelers, you only pay 5 dollars more per night and you get many more facilities, services and amenities than in a hostel (the price of the hostel is around the same as this one). There are stores around this area so it is easy to get something to eat and drink. If you are backpacking, try this one!
Good hotel in good location
Good location and clean hotel. Room was basic but all facilities provided. Biggest downside was the smoking allowed in the hotel.
Great location- close to the forbidden city, in the middle of a hutong and a great little coffee shop (alley coffee) on the corner of the street, and a cheap convenience store next door. Room had a musty smell like it needed a good clean though, and neither of us slept well, despite a room upgrade.

King Park View Hotel
The position of the hotel is quite central although we found it difficult to find. We took the Express train from the airport to city of Beijing and then the Subway to the nearest station to the hotel, all very easy to use and very cheap. But then because Beijing is so vast, it was harder to locate the King Park View. The reception staffs' attitude was a bit negative. They did not put themselves out to be helpful. Our room was adequate and good value for the price we paid but the floor was not particularly clean and the public areas looked as if they have not been vacuumed for at least a week. The chamber people literally threw in the toiletries (of which there were plenty) and did the bare minimum in the room (did not make the beds, not that we really minded). There was meant to be a restaurant open in the evenings but it was not open on the two occasions we hoped to eat there between 7:30 - 9pm, but there are good eating places nearby. We did have breakfast one morning which was buffet style and good value, around £4.00 each.
Good budget hotel
This is a good budget hotel. It's not the nicest hotel. Though the lobby area is nice and the roof top terrace roomy, the hallways on the hotel room floors smell musky and look worn. Nor is it a particularly savory area (middle of a old hutong area). However, the hotel is good for those on a budget. And the location is VERY good. VERY close to Jingshan Park. Also, close to Forbidden City and public transport. The continental breakfast is decent and the staff is nice too. Free WI-FI is limited to the hotel lobby and is unavailable in the hotel rooms.
location was good but the staff were not helpful
i was happy with the location of the hotel easy walking distance to attractions, jingshan park, forbidden city and Tienanmen square. I was not satisfied with the staff who i found not helpful at all. I asked them to book a taxi and was told yes they would book it but to find out the next day after they told me to wait for the taxi that it was not coming. then i was told to go find one by myself outside. i also had to continually ask for toilet paper for the room as after the room was cleaned everyday there was never any replaced.

Great location, good budget stay
At first sight I was a bit disappointed with the hotel. It could clearly do with a refurbish in parts so it looks a bit down at heel and then entrance through Shatan Hou street looks a bit as though you're staying in a real dive. However, the staff were helpful and friendly. Everyone tried to say hello and when you needed someone with good English there was always someone available. The rooms have plenty of space but unfortunately nowhere to hang clothes and no drawers so they stay in your case. The mattresses throughout China seem to be hard. There was a mattress topper on so it wasn't quite as bad as we had been told to expect. The shower was decently hot but not very powerful. There is a kettle and jasmine tea bags refreshed each day. No milk. Here is a good little shop on the corner to buy water and beers and other little essentials. There is also a very good Internet cafe serving a funny, cheap but good mixture of wester and Chinese food. It's handy and does breakfast too. The hotel breakfast is only on till 9.30 which I personally find a bit early.

King Parkview Hotel - Dec 2013
Great place to stay! Short walk to night life along the lake and famous allyways. Can walk to Forbidden City and the square. Beds are a bit hard but generally the hotel is nice to come home to.
The hotel is hard to find, ensure you have the name written in chinese characters before going. My cab driver still had to pull over and google it because its sort of in a random alley. Overall appearance of hotel is decent and what you get for the price is fair. My bed was pretty hard. The staff is fairly helpful.

Nice hotel but will be better if the could provide WIFI in the rooms prices are OK be careful of the restaurants in the street . when you exit the hotel DO NOT go to the first restaurant located first on the right side with menu in English at the door you will be charged by 2 or 3 times the price because you re foreigner

OK Hotel, but only for a short holiday.
The hotel is just average. Good location but 20 minute walk to the nearest underground but buses go there. Buses are 1 yuan each and underground is 2 yuan each. Only some of the staff can speak English. The hotel itself is very basic. The lobby is just a few chairs. The bar is very basic. Hardly any drinks/food. Wifi is only located in the bar, where signal can be either very good, or rubbish. The room is quite tight. Nice bed. A bit hard but OK for sleeping. Small fridge, TV, kettle and air con. There is nothing in the fridge which is good, as you can get drinks very cheaply from the outside shops (20p-50p for a bottle of water or fizzy drink). Air con can be a bit confusing to use. You may think you have it working, but a next time you try and use it, it won't work. We hard a bit of a problem the kettle where when we turn it on, we lost power to the room. This was fixed a few hours later as we found english speaking staff member. If there wasn't it could have taken a lot longer. The TV is basically all Chinese. There was one English speaking Chinese channel which was just fine. There are normally UK and US but the satellite had lost signal. The bathroom was very poor and rubbish. Although clean, the sink was slowly rusting away, and the shower leaks at the base. There was also a nice stain on the floor. The breakfast is not worth it. Very, very, very basic. A few drinks and little choice of food. Better to eat else where. Just as cheap
Good location, Room was spacious and clean but very old carpet. The location is reasonably close to the forbidden city. The breakfast was simple but served its purpose. No non-Chinese tv channels were available. A bit noisy during the day, especially at the reception

It was convenient, it wasn't accessible as stated on the website. We had some problems because we didn't insist on a receipt when we paid the security deposit and they were reluctant to return the money. I like the area. Don't drink the water. I would stay there again if they had an accessible room.
Fantastic location
Walking distance to lots of sights, restaurants, ATMs! Jinshian park (which was so exciting!), authentic hutong.
There are better options
Upon arrival, I had to change rooms, because my original room had a malfunctioning lock, shower, and the window was directly in front of the parking lot. They upgraded me to a strange room which had two floors, but was little more appealing. The carpets were unclean, and coming loose around the edges. And like my first room, the shower did not drain properly, so you had to be quick or you would be wading in a pool. The third room was slightly more comfortable, but the carpets were still unclean, and the showers did not drain properly. I would not stay here again. Despite it's ideal location, I would advise travellers to find something located closer to the subway station. The Beijing Metro is cheap and quick.

Very disappointing
Stayed in Room 102 on ground floor which was tiny. Bathroom had black mould around the top of the sink and the shower flooded every time you used it. Don't think there were mattresses on the beds as it felt like you were sleeping on concrete.
Great location
Overall is a very comfort stay for us. Location is great just 15 minutes walk to " Forbbiden City ", 20 minutes ride to big Shopping Mall " WangFu Jing ". surrounding u can find reasonable cheap good chinese food. Will introduce to family and friends going to Beijing.
Unfriendly Staff
While in Beijing I was robbed and while it obviously isn't the hotels fault I explained what happened to the front desk person and he proceeded to laugh in my face at my situation. This was only the first of a couple other interactions with the hotel staff that left me with a very bad opinion of them.

This is a hostel not a hotel. Our room was old and run down, needed repair and TLC. Carpets were dirty and dusty, if you have allergies be aware. Hostel location is central and near some tourist attractions but far from metro station. Staff were not friendly or helpful at all. Would not stay here again.

Nice location
Good location next to Forbidden city north gate. Hotel was good for sleeping. Only minus is that room was too warm, so to be able to sleep I had to use Air Condition (and that's in winter time!). Anyway, I strongly recommendate this hotel by its price-quality ratio.

good location, terrible service
this hotel is near by the tourist areas of Beijing, but their service and cleanliness is awful. I ordered a non smoker room, I entered my room and the smell of cigarette was awful, so I went back to the reception to ask them to change my room, they did, but the smell was the same on the other room. Asking for help to get around the city and look for stuff to do on the reception was useless, the people working there didn't knew nothing about the city and asking them to call a taxi was also useless, they say to you that there are no taxis, and they "try" to call one, but at the end they say to go out on the street to look for one. Even the day that I left they didn't find me a taxi to get me to the airport, I had to walk outside with all my bags under a snow storm to find a taxi, another hard task because it looks that the taxis in Beijing don't like tourists.

Very close to forbidden city
Before visiting this hotel, I've read reviews from others about their bad services. However on the contrary, I've experience very good, fast and genuine services from the hotel. The hotel is within walking distance (approx. 7 min) from the forbidden city. In general, the room is clean and bright. Wireless broadband is available only at the lobby, LAN is available in all rooms. The only problem is getting to the hotel via taxi, not many taxi drivers know the way to this hotel. So if you plan to stay here and will be travelling via taxi, you might want to turn on your GPS when boarding on a taxi to guide the driver to the hotel.
Not Recommendable!!
My experience at this hotel was so so because first the hotel doesn't provide the currency exchange service. This is the first hotel that I have seen that doesn't provide this service. It is a very inconvenience thing because in my case I only exchange enough so I can pay for the taxi at the airport because I was counting on this service at the hotel. We had to go to the bank which thank god it was like 2 or 3 blocks away from the hotel. The inconvenience about this was that we had it to wait for the bank to open at 9am do a line that was really long which delayed us on doing other things that were planned to be done at the day.. The other thing about this hotel is that the customer service wasn't as great as you would want to have. I guess the only positive thing about this hotel was that the rooms were pretty spacious. The bed was really hard but I guess anywhere in China is going to be the same even if it is a 5 start hotel. The buffet was eatable however it could had been better if some of the dishes that were suppose to be hot would had actually be hot. I guess as a customer you get what you paid for. In the future, I don't think I would stay in this hotel again.. Recommend to read the comments/reviews of other people because there are 99% true.. Good Luck!!

goodday I feel this hotel looks stunning on the website but it is not what it show. our basin was blocked, the curtains did not close properly, was creased & not blocked out. The breakfast was a disaster.......the young girls that works their makes a big noise sit on cellphones and speak loud to each other, their service is horrible...they actually not interested in us the guests. the pigs ear & other cookies was wet and cutlery etc is dirty. the only nice thing was JAN that assisted us with excursions, trains etc he was the only good experience
We were very dissappointed. Not a 4* hotel. Definately a 1*. Breakfast was terrible. Staff was very unfriendly. I hated my stay there. Will never recommend the hotel to anyone.
Walking distance to Forbidden City
Could have had more tourist literature. Day staff professional but not very friendly. They didn't speak English. However, there was a travel desk that was very accomidating. Would stay there again.
