True boutique hotel. The absurd $150 hold a night for incidentals is a tad too much. There is nothing too unique that would warrant such a hold. Also the “resort” fee of $25 a night for facilities and accommodations in the hotel is also nonsense. The rates themselves aren’t the cheapest so what am I really paying for! It’s giving that they are looking for anything to charge a fee. The cleaning of the rooms daily can use some work. After two days out of the four the toilet ranked and began to make water rings around the edges. I’m convinced they just made the bed, and put new towels. The work being done around the property should be a reason to lower prices until they are done. They claim to have nightly live music but that too is also a fee. However, that being said the area in which the hotel is located is pretty centralized. Food and bars are easily accessible. They have a pretty hospitable front desk staff and valet attendants. Would I stay again… probably not. Nothing really stood out for me but overall a nicely designed hotel
Great Property !!! High Parking but still great !!
Well, I called the hotel to alert them that a very good possibility my wifes Meds " opioid" was missing, my wife knew exactly there was twelve pills, the bottle was emptied, during the room clean up time, 5 pm on a Saturday night. . The front desk said they were concerned and that somebody would call me and they would alert housekepping management. But I did not receive any call or anybody emailing me. Beware !!!!! Note, we did not have cametas in the room. But know it was missing. We would never stay there again.
Enjoyed our stay during SXSW. Room was clean and comfy. Pool area is nice. Greeted with margaritas when you check in which is a nice touch. It does get noisy at night with all the bars near the hotel. Most of them had live music during SXSW. It didn’t bother us but is worth noting.
Nice upscale Hotel in the heart of the action. On the downside a bit noisy at night, the hotel apparently recognizes that and in the rooms we stayed in there were white noise machines for sleeping which were a huge help. Staff is well trained and very friendly.

I checked in Thursday, got married at a location nearby Friday, and my husband joined the stay the following few days. This hotel was absolutely amazing. I felt so cared for, and celebrated by the team here. From checking in, till leaving. They were absolutely amazing! I would stay again. Hotel Van Zandt has a special place in heart during our special moment. Thank you so much.
A luxury hotel with no breakfast room service
No room service breakfast is a big problem for a luxury hotel. Room service starts at 4pm. Also this is the second time they were an hour late having the room ready and didn’t allow a later check out. I’ll choose a different hotel next time for those reasons.
Incredible hotel with wonderful amenities and friendly staff. Excellent walkable location. Pool rooftop and bar with nice river view. Daily margaritas was a fun touch. Perfect beautiful well situated hotel for a very pleasant stay at SXSW. Will absolutely stay here again.

I really enjoyed my stay at the Hotel Van Zandt. Really solid amenities (sparkling water provided at both check-in and check-out, excellent toiletries, and even a white noise machine in the room which I’ve never seen before). The service was also really positive. In particular I really appreciated the luggage service I received from Presley. He really went above and beyond on a super windy day to help deposit my suitcases into the cab. Overall a very positive experience!
Valet Parking was hit or miss- sometimes got car quick; other times took close to an hour.
The place was loud due to the bars outside of our room, but we expected it because of the central location. However, the real issue was waking up to a false fire alarm. Multiple alarm sirens and alerts went off, forcing us to climb down the stairs to the back alley at 3:30 AM. It was cold, and we were the only two there at that time. No one notified us or checked on us at all. We ended up losing 4 hours of sleep.
Upscale, modern, downtown
A upscale more modern hotel, looks like it’s had recent renovations. The only thing I would suggest is brightening up the rooms. Each room felt extremely dark and like a man cave. We had a larger suite, beds were comfortable, but pillows were flat and like I said, even with curtains fully opened, it was so dark in our room.
Good people good food within walking distance and excellent atmosphere
“Hidden” (not expected) costs, I ended up paying $1,323 for three nights ($63 overnight parking, $30 amenity's fee… “recovery fee” ?, city tax, Texas tax) the service elevators are not working so they use the guest’s, therefore there are dirty floors, old towels, they did not clean up the room one day and when we asked they said it was too late… shower temperature varies constantly… I could go on. Not too bad for a hotel with a third or less of their price but definitely not for what you pay… we will never come back
It's bad enough that the hold area was under construction but our floor was littered with fans and bliwers from a water issue. The Hallways are small and dark. Hard Pass next time.
They neglected to tell me that they had a flood over the previous weekend and had large fans and humidifiers running on my floor 24 hours per day outside my room
Perfect location
The hotel is very hip and in a great location. The weather while there was unseasonably chilly and unfortunately, the hotel lobby stayed cold. The staff were wonderfully attentive. The ice machines were somewhat hard to find in the dark, moody hallways.
Water fall from 13th floor down
Well it was a tough night for hotel staff included as there was a flood on the 13th floor down so all of us were evacuated in the middle of the night around 3:30 am But hotel staff rose to the occasion apologized and gave me a full refund and comped by food I had ordered. Many guests were unkind to staff and there was the Austin Marathon in a few hrs . So wow
We loved our room but other than that the hotel was average and where it was at had soooo many homeless people

Pet Friendly
Traveling with massive dogs is hard finding pet friendly places! This hotel is super dog friendly even with my 189 pound dog!!
First time and upgraded to suite. The bathroom is as pictured. I only wish there were more amenities in a $500/night room like a robe, slippers and more vanity items- like no body lotion and only 1 bar soap! There should be more in the room than the standard. But in all I did enjoy my stay immemsely!
I like the hotel but the carpeted were dirty and smelly I couldn’t remain in the hotel..
I’ll start with the bad..the shower! It’s one of those with half glass no door water goes all over the floor be careful,the blow dryer handle was full of sticky hair product. Beside that everyone was extremely helpful and friendly. The location is a short drive to all locations around town. The place is very luxury modern. I would definitely stay here again
Hotel Van Zandt was a great place to stay. Access to food trucks and restaurants was perfect, and you can easily walk to many parts of the city. I would highly recommend it.

We were in town for a volleyball tournament and had a great stay! I can’t get over how wonderful the hotel smells & you get free margaritas!! We had breakfast at the 602 which was quick and had some healthy options and snacks for our day. We even got to experience Geraldine’s one night after a long day of playing and really enjoyed the food and live music!

This hotel has a truly unique and quirky atmosphere while also seeming welcoming and approachable. The amenities snd staff are great, especially in the Brass Poppy bar. It’s one of our favorite Austin hotels!

Very noisy room besides an open air bar with a live band. Parking on site is pricey and dur to construction parking offsite is difficult.
This is a very cool hotel and the place is beautiful! It's got a great vibe, friendly front desk staff, and comfortable accommodations. I reserved a Queen-Queen Suite and we loved our room. Separate tub and shower and toilet area with a separate closing door. Would definitely stay here again when travels take me to Austin. The surrounding area is growing with lots of food and bar options. Cons: There is a fair amount of construction in the area and parking at the hotel will set you back $60 per night.
Valet is the most efficient thing I’ve ever seen
The staff was wonderful. However, the experience suffers due to a lack of certain amenities. Pet friendly but no place close for a doggie to do its business. Water should be available on each floor, free coffee station (Holiday Inn even has that). $66/day parking. For some people that is 2 hours of pay. I feel chiseled. Was this place sold to private equity? It used to be better.

Charge Resort Fees (which is fully disclosed) but has benefits they dont disclose. When you check out you find this out but staff just makes excuses. Overall, just better hotels in downtown AUS. However the restaurant is very good.

Gorgeous hotel, great amenities. Incredibly loud due to the proximity of Rainey St - would stay again during the week but the weekend, even with the white noise machine provided in the room and earplugs wasn’t able to get much sleep.
I thought it was good overall. I was disappointed that there wasn’t a bathtub, so I chose this hotel because they have tubs in the pictures. But it was clean - the towels were noticeably aged, so I gave a 4 for cleanliness. The staff was friendly, the beds were comfortable, and the food was good!
A one night stay with two vehicles parked is over $400. I was charged by Expedia for the room and “resort” fee. Then got hit with $163 more at the hotel for parking and guest amenity fees. This hotel is not a resort. The hotel is very nice and the room was comfortable but the fees are kind of ridiculous. The staff is very nice but I would not stay here again because of all the extra fees.

I stayed at Hotel Van Zandt from 9/18 to 9/20, and unfortunately, my experience was nothing short of frustrating. On the morning of 9/19, I woke up to find there was no hot water in my room, which meant I couldn’t take a shower. I called the front desk, and they sent an engineer up to check the situation, but the issue wasn’t resolved. Afterward, I went down to the front desk and asked for accommodations and was offered a free stay at the hotel on a future date. I accepted the offer and was told to book the room online through Expedia, where they would "note" my account. I followed the instructions and booked a stay for 11/8, then went back to the front desk, where I was reassured, everything was good to go. Unfortunately, the problems didn’t end there. After completing my two-night stay in November, I checked out and asked for a receipt. I was told it would be emailed to me, and the front desk clerk confirmed that I would only be charged for valet parking. Two days later, I checked my account, only to find I was charged the full amount for the stay. I contacted the hotel and spoke with Pauline/Victoria from management for three days, and after much back-and-forth, they agreed to refund one night. This was unsatisfactory, and I expressed my frustration with the situation. The lack of accountability, poor communication, and unsatisfactory resolution of my issue has left me completely disappointed. I would expect much better service from a hotel at this price point.

If you need to be up by 630 then don’t worry but pls know there’s major construction all around.

Hotel was so lovely as well as staff. A lot of construction in area and it was dusty at rooftop pool. Didn’t use amentity unfortunately. Restaurant and nightly live music was a plus! Free water and margaritas in lobby was super cool! Wish there were robes in the room but they delivered at request. Also no full length mirror was annoying.
It’s the little things that make or break you
It’s the little things that make or break. The checkin was awesome. I had 3 rooms for myself and staff. The folks checking us in were great. We loved the nice touch of a margarita! We went to our rooms and met up in the lobby bar. Our waitress was wonderful. She realized without being told that my wine was a small pour. Then brought me a ‘make-up’ glass. It’s the housekeeping I found frustrating. First day they cleaned but didn’t take my dirty drinkware: coffee cup and margaritas glass. Day 2 they still left dirty drinkware. Day 3. Yea! They look all but 1. Left clean coffee cup but no coffee pods.
Beautiful property but…
They didn’t have our reservation (but found us a room), put us next to a barking dog all night, and the valet stood there while I loaded my heavy suitcases in the trunk and could have cared less about helping. Wouldn’t stay again

Staff were all friendly from front desk to bellman, valet, bar service & housekeeping. Manager, Frank, was able to retrieve an item that I left in the safe of which I am extremely grateful for his immediate assistance. I look forward to returning in the near future for another Austin Stay-cation at Van Zandt.
The parking situation isn’t great, got a ticket while checking in. But the manager did take care of it for me. The stay was excellent otherwise.

Hotel Van Zandt did not meet our expectations for a 4-star property: 1. Check-in staff were not welcoming 2. Room was dusty 3. Room was missing a chair: one chair for 2 people! 4. Our room came with only one bath towel and one hand towel for 2 people; guest services said there was a “towel shortage” 5. The bed was clean but there was no sheet under the duvet (I presume the duvet is not washed between guests so a barrier sheet is necessary) 6. No complimentary water in room; $9/bottle 7. Dated gym equipment 8. Hotel perimeter is a construction site with multiple high-rise buildings under development (October 2024) 9. The bar across the street is VERY loud. Our room was on the 8th floor but the noise kept us awake until 2am
This was my second stay at the hotel, and was SHOCKED to see how much the neighborhood was developing. The Van Zandt was just like I remember... a beautiful hotel and a great experience..
