Hotel was ideally located near St. Mark's Square. Staff was very helpful, breakfast was good, room was clean but very dark as it faced inner courtyard -- so did not correspond to any of the well-lit photos on Expedia. Additionally, leaky toilet was not fixed even though mentioned to the staff. Overall, a very good experience, with the caveats noted.
The location of this lovely hotel is perfect for exploring all of Venice. We loved the water views, comfortable beds, clean bathrooms, and included breakfast. The staff was kind and helpful, especially with helping us plan transportation to/from the hotel. The hotel came highly recommended and did not disappoint!
Not worth what we payed. The room was very small and bathroom shower too tight , not comfortable. They shout down AC before we leave the hotel in morning.
The staff were very friendly and very helpful. Stephano in particular helped us with water taxi and restaurant bookings months in advance via email. They were all awesome, but Stephano especially stood out. Hotel was great, very clean, great housekeeping, convenient elevator, great full breakfast, and at a great location for seeing St. Marks, Doges palace, Caffe Florian, vaparretto , restaurants, all within a short couple of minutes walk. Private dock for water taxi (which was great for our 3am pickup). Would definitely stay there again next time we’re in Venice. A

This property is amazingly quiet at night. When you turn off the light it is complete darkness and complete silence. I have never experienced this because of Venice there are no cars so it is extra quiet and definitely no crickets or any animals making a single sound. Being that the walls have a padded wallpaper everything is really dampened and insulated and you definitely do not hear much noise and sleeping is very easy in this hotel.
A room mix up but they wanted to fix it. Very gracious! Wonderful staff and breakfast!

If you just want a room with a view, eeehh… NO! If you want cleanliness, comfort, and helpful staff, book another location. First, the staff sounds and looks like they woke up on the wrong foot every day. The rooms are small (and we paid for a double room with a view to the “Bacino di San Marco”). There is no way the room was 269 sq.ft. They want to pass old and worn out fixtures and furniture for classical “venetian” decoration. And the T.V. size is a joke, and the reception is even worst (meaning no reception and frozen images). The bathtub/ jacuzzi had dirty, brown jets. I can’t recommend this hotel for any reason. There are several other hotels with similar views and cost that one can pick.
The hotel was on the waterfront near St Marks Square so excellent location with very good room quality. Lack of tea and coffee making facilities in room was disappointing.
We liked the location, cleanliness, and the view from our room. The bathroom was a bit small.

Awesome hotel!
The Locanda Vivaldi is one of the most enviably situated hotels in Venice. I stayed in a standard double room which was furnished in traditional Venetian style with red wall hangings and dark wood furniture. There was a good-sized wardrobe with lots of hangers and a two drawers in the lovely dressing table. A very easy to operate safe and a minibar with room to store your own water were both very welcome, as were the complimentary slippers. The bathroom is reasonably sized, but the shower cubicle was quite small and the shower itself had to be switched on, which was a novelty. Plenty of fluffy towels were available. You need to advise reception/concierge of what time you'd like breakfast, but this enables them to provide guests with freshly cooked eggs and bacon, which were excellent. Guests are also offered cereals, muesli, fruit, orange juice or water and a choice of hot drinks, and a plate of delicious breads and pastries will be brought to the table. It is also possible to book dinner at the small rooftop restaurant La Preta Rossa, and its worth it just for the views, let alone the fabulous food - the steak was the best I've eaten this year and it was great to be able to thank "Cheffy" for the delicious dinner The reception/concierge team are all most helpful and welcoming, and if you are looking for a hotel with fine service, beautiful views and excellent transport links, the Hotel Locanda Vivaldi is a great choice.
Nice little hotel close to St. Marco and all water transportations Room is small but perfect for couple, clean & good size bath with tub Good breakfast and very nice and helpful staff. We reserved a dinner @ their sister hotel Palazzo Stern and received a free private water taxi to the hotel.
We had the canal view and it was fantastic, could hear the water and boats coming and going. Room was very spacious and had everything we needed.
Perfect Honeymoon Spot
We loved staying here. It was beautiful and the staff was always super nice and helpful. There was a great violin concert at the church next door. Easy to get to and get around since it's near the water bus stop. The views from the room are amazing and the rooftop bar/restaurant was outstanding.

I hate to bash this hotel but those people who have this hotel a superb rating must never have traveled before. First, the staff at this hotel are friendly and wonderful and were the only good part. The rest of the hotel wa disappointing. The pictures online are so deceptive. I'm sure this was a fabulous hotel in the 1950s but today, it's completely outdated. The charm of an old world style doesn't work when everything is just OLD. A serious update is needed here. Run down, small, and just not worth the money spent. Location is fantastic right on the Grand Canal but the entire hotel needs to be renovated.
Centrally located close to piazza San Marco. But overpriced and not a 4* hotel. I was staying in venice on business and needed somewhere central so it was convenient. But the bed was very uncomfortable and hard with only very minimal bedding. The room and bathroom were clean but very outdated decor and furniture. And none of the facilities you would expect from a 4 star - for example no tea or coffee making facility in room and no iron / press for clothes. In the Downstairs reception area there was very old-fashioned furniture and nowhere comfortable to sit. It was very very disappointing for the price. The only upside was the central location and the front of house staff were helpful & friendly. But the hotel really needs updating and the bed was so uncomfortable.
Wonderful and Beautiful Hotel
It’s a wonderful hotel near everything and has a great view. Totally recommend it and will come again. Almost forgot, the breakfast is delicious!
Delicious Breakfast
This cozy hotel has a comfortable old fashioned lobby, good vibes and conveniently located near the San Marcos ferry station and a short walk to San Marcos Piazza. Our room, bed and shower were quite small but well maintained and clean. The reception staff were all very kind and helpful. The breakfast which was very generous and delicious was served by a shorthanded but pleasant and efficient restaurant staff.

Highly recommend
The hotel is literally minutes walk from all the major attractions. And man the view from the hotel room is breathtaking. The staffs there are so friendly and helpful and efficient. The check in process was amazing. The hotel staff will put your luggage in your room while doing the check in and then get you in the elevator and he will climb up the stairs to wait for you at the elevator door on your floor to take you to your room. 5 star service

Amazing location very close to San Marco Square. We were able to walk everywhere. Breakfast on the terrace had an amazing view. They will cool your eggs to order and provide a wonderful bread basket with your meal. Staff are so friendly and helpful.

We had a lovely stay. We paid a little more for a room with a view of the lagoon and it was the best part of the trip. The views every morning and night was worth it.
Visit to Venice for a couple of days
Great location close to San Marco and by the water, easy access, fantastic rooftop terrace for breakfast, quiet, rooms are somewhat dated with old fashioned furniture.

The hotel is conveniently located near the pier S.Zacharria; the toiletery are expectional - nicely packaged & many choices; breakfast was good quality; & service @ front desk was helpful. However, our room is probably @ the worst location, there were windows on both sides, but 1 facing the back area with machines humming all the time, even with the two layers of windows shut, you can still hear it. The other window facing the side alley, ie, the side if the building next door, not much to see hear. This is a big problem with Expedia where you cannot choose the kind/grade of room except for how many beds, I've faced this problem before! Also, to my surprise, we stayed here for 2 nights, but there was no cleaning of our room. And on the 2nd night, for some reason there suddenly appeared a lot of quite large size mosquitoes in the bathroom, though they don't seem to bite on people, but it was still a troublesome thought to me.
Hotel location is ideal. View is great. Room , bed, and bathroom are small though for $600 per night.
Excellent Hotel
Great experience. The staff was very accommodating, looking up times for travelling and giving us recommendations for dinner. The room was spacious and clean. The rooftop view was beautiful. The location is excellent, just a quick walk to Piazza San Marco and all the main attractions. Highly recommend this hotel.

The location is amazing! Stay here if you come to Venice and you want a nice place walking distance to everywhere. It is right near the ferry from the airport or to the cruise port. Highly recommended for price as well. Enjoy!

We were kindly welcomed, although it wasn’t time to check in, our room was shortly ready. There was a bottle of water and Prosecco waiting for us. The scented toilet paper was an unexpected surprise. The staff was all very nice and helpful.
Wonderful stay.
I cannot recommend this hotel enough. It is perfectly located facing the Lagoon, the rooms are extremely comfortable and the customer service was as good as I have experienced anywhere. This was my first time in Venice, and the hotel meant it left extremely special. I would not stay anywhere else.
Awesome Room and Location

The hotel was right on the water next to a channel with a side view of the Gran Canal of Venezia. Great view and the hotel room had a old world charm. When is the last time you stayed at a hotel that had padded wall cloth, very Venetian. The breakfast was included, and wow what a spread. Great selection of food and breads, did I mentioned the chocolate filled croissants, to die for !!! We did have a water leak in our shower stall and had to mope it up with some towels. I did report it to the hotel receptionist, who took it just said, " Ok we will repair it " I did mentioned that I had to mope up the water for 15 minutes. He did not care and went on his business. Other than that it was a great hotel by the water.
Comfortable hotel overlooking the Guidecca, Venice
Returned to hotel following previous visit. Requested, and given, spacious room overlooking the Guidecca, Venice.
The hotel is in a great location. It’s very small, which has pros and cons. They were very responsive to my questions by email before our stay. We loved arriving at the hotel door from the water. Very romantic, lovely entrance on a side canal. The lobby is minuscule and the furniture is shabby, but the staff were very helpful. They booked a restaurant and water taxi for us. The A/C is a major problem during August. Not ever cool enough in the lobby or the rooms. We kept our storm shutters closed all day and ran the A/C all day and still not cool and still humid in the room. The mattresses are hard, but the linens are okay. Only comfortable sleeping position was flat on back with no covers. Bathroom is modern, but one of our room’s shower was a tiny corner one, about which our future son-in-law commented that his shoulders were brushing the glass walls on all sides as he showered and he is not a large man. Another problem for me is there is no coffee available until 7 AM!! Luckily, I found a helpful soul at 630 who brought me a service for one on a tray in the lobby and I was able to take it up to the lovely dining area on top floor and enjoy a beautiful morning overlooking the lagoon. They have a lovely breakfast in charming rooms on the first level but no views from there. In order for me to return, they would have to upgrade the A/C, the mattresses and the coffee service. I can live with old-fashioned and shabby upholstery which is part of the charm.
Beautiful hotel, best location and only minutes away from St. Mark square. Exactly look like the picture or even better than what pictures shown. Hotel staffs are professional and helpful. We arrive in midnight and manager is full aware of our arrival. Check in in 5 Min and hotel room is more spacious than we expected. There are two separate rooms for family of 4 and each of us has double bed! Very quiet place in the morning though in the most busy street. Best stay ever and will recommend to anyone!
Boutique hotel in great location
Well located with easy access to Piazza San Marco as well as vaporetto stops and water taxis. Staff were friendly and very helpful. Our only observation was that breakfast was served in a couple of rather pokey rooms on the ground floor rather than the fabulous roof terrace with its wonderful views.

BEST OF OLD WORLD VENICE I ❤️ THIS PLACE
Not only is this perfectly located at the multi-destination San Zaccaria vaporetto Station (hotel has its own dock as well), it is the former home of composer Vivaldi and next door to the church where he composed his beautiful “Four Seasons” centuries ago (performances there almost weekly). The Reception Staff (Tommaso, Stefano, Danielo) are all multi-lingual, exceptionally kind, accommodating in every way, and professional to help guests in any manner needed. Everyone at this lovely hotel (Locanda = Inn) from Reception to housekeeping and wait staff are warm, welcoming and make you feel you are in your second home. The rooms are modern in terms of today’s expectations (safe, mini-bar, A/C, Robes/slippers, toiletries, towel warmers, electronically-operated shutters, etc.) but are decorated in Old World antiques, brocades, & even authentic Murano Glass chandeliers, with many of the rooms having beautiful Lagoon views. And the food... lovely breakfasts in sunny ground floor areas, and a wonderful Roof-top Bar & Restaurant serving reasonably-priced typical Venetian specialties & wines with an amazing birds-eye view of Venice. I return here every Venice trip over the last 25 years and am never disappointed 🤗
Nice hotel convenient for San Marco
This hotel was very comfortable, clean, with friendly, helpful staff. It is very convenient to the centre of Venice and to the vaporetta stop to other parts. The restaurant opened the day before we left so no chance to try it but breakfasts were very good. A minor complaint was the lighting if you wanted to read.
The hotel was perfect. The room was ready early and I was able to check in before the announced time.
Great location and service; bad room lighting
Hotel location is great when arriving in Venice with luggage (short walk from airport boat transport). Hotel staff is very friendly and accommodating. My only serious complaint is that the rooms are very dark. Even with bed-side and wall lighting, it was difficult to read (I was there 6 nights). As I had no view (was not expected) based on rate, I also had very limited natural light during the day. The shower in smaller rooms (applies to mine) is very tiny...even by European standards, but good water pressure and clean, so it just took a bit of getting used to. Otherwise, I recommend this property.

Hotel to stay in again!
This hotel lived up to expectations in every way. Helpful staff, great location, good breakfast, clean, comfortable room. We had a room with a view over the side canal and could see out to the Lagoon; walking distance to anywhere in Venice. Would DEFINITELY stay here on any future visit to Venice. Easy access from train station by Vaporetto if you want to save a bit of cash, otherwise taxi gets you to the door!
Great location, slight issues
Fantastic location, near St. Mark's Square and water vaporetto. Issues with check-in process. Key pass didn't work, had to be given an old fashion key each time we came in and out of the hotel. Air conditioning wasn't working when we arrived, but was quickly fixed. Friendly staff. Overall, I would recommend this hotel.

Very well placed delightful hotel
This was our third visit. The rooms are beautiful and have good modern amenities. Staff are friendly and helpful. Lounge area is comparatively small but who wants to sit about inside with the lagoon and all of Venice outside? Water bus stations are near and interesting small shops and restaurants a short walk and away from dense crowds. St Marks Square is a short walk in the other direction. Breakfast is varied and includes warm bread and cakes as well as bacon and scrambled or boiled eggs, cold meats, cheese, fruit etc. Feels very safe, caring and relaxed.

Excellent Canal Front Hotel
The Hotel is on the Grand Canal and minutes walk to St.Mark's square and Rialto Bridge. Next door is Vivaldi's church which hosts frequent concerts. The rooms are excellent and the staff are very friendly and helpful. A place to which we return.
Lovely small hotel in a great location
We had a comfortable room with charming decor and a spectacular waterfront view over the St.Mark's Basin. Arrival and departure by water taxi directly to the Hotel eliminated the hassle of rolling baggage through the streets. The concierge and front desk service were top-notch and made us welcome. The rooftop patio is a spectacular place at sunset.
Perfect location
Close to San Marco, facing the lagoon and San Giorgio with views to die for from the roof terrace. In early October it was still warm enough to have evening drinks up there, and, with a glass shutter pulled across, to have a well-prepared meal at a reasonable price (for Venice!) Very good service and helpful reception staff. I will return.

Our hotel was near all the main museums. Shopping was amazing! We enjoyed exploring all the winding walkways displaying Venices beauty and mystique!

Locanda Vivaldi
A few days in Venice meeting with friends who were visiting this unique city for the first time and introducing them to the magnificent architectural, artistic and historical treasures as well as the delightful picturesque attractions and character of the quieter areas. We also made a trip to Torcello and Burano. The warm sunshine and blue skies made our excursions all the more enjoyable, with welcome refreshment breaks to revive our enthusiastic thirst for exploration. We particularly enjoyed our evening meals in the restaurants and a late night drink at Quadri's café. Locanda Vivaldi, with its welcoming efficient and helpful staff, its superb views over towards San Giorgio and Santa Maria della Salute, made a perfect venue for this unforgettable visit.
Wonderful View in Comfortable Historic Hotel
Wonderful view of Venice from front facing bedroom windows. Staff very helpful and polite. Hotel very comfortable and a great central location, suitable for people who want to be close to all the wonderful attractions of Venice. Breakfast was a bit basic by today's standards but more than adequate.

Venice stay
This is not a "modern" hotel but it is well maintained, has kind of an old world character and has most of the amenities needed for a comfortable stay. It's primary asset is it's proximity to all the main attractions in Venice, at a reasonable price. The staff was very gracious and helped us with questions, transportation and restaurant recommendations. We were also upgraded to a room overlooking the lagoon at no additional cost. The room price includes a breakfast which, while not lavish, was very nice. The bread, croissants and coffee were especially good. I agree with those rating it around a 4+ out of 5.

Locands Vivaldi is a beautiful hotel embodying Venetian style. So comfortable. The staff are competent and truly helpful. The location -- on the lagoon and on a canal, a few bridges from Piazza San Marco -- is convenient and easy to find. Altogether it's a wonderful perch from which to explore Venezia

The hotel is extremely well located, with a great rooftop that led to be the perfect view to NYE fireworks. This hotel is the one out of two by the harbour that has such perk.

Great location and the best breakfast I had in Italy along with a large carpeted room and an all amenities bathroom made it a pleasant stay in Venice.
Great sunsets
This is a well-maintained boutique hotel on the water and steps from San Marco. Staff was knowledgeable and friendly with good restaurant and touring recommendations. Our room was large -small table and chairs by the window with a lagoon view with a comfortable queen size bed. Bathroom was large with an excellent shower and a large Jacuzzi tub. The hotel has a roof terrace that affords great sunset views and food/cocktails. Breakfast is standard European buffet, but ample with friendly staff. Good alternative to the higher priced hotels on the same promenade. Public water transport a few steps away.
Liked our stay at the Vivaldi
We loved Venice and the location of this Hotel, the staff was excellent and very helpful. Particulary close to Piazza San Marco and water taxis etc. The only drawback is the dining room on the rooftop terract. Food was very mediocre and staff was not up to par. Do not eat there. Otherwise we were very pleased with the Vivaldi.

Great location
Reserve a room with a view of the water. Wonderful to watch the busy harbor. Giant cruise ships pass closely every morning and evening. All manner of boats crisscross day and night. Room and bathroom very nice. The restaurant on the roof attractive, very nice food and not too expensive. The breakfast buffet is excellent and generous. The location is very near the Piazza San Marco which in summer months is wall to wall tourists but you can explore the back streets for some peace and quiet. There is a great Gelato place right by the hotel front door.

Fantastic view of Venice Lagoon, great traditional decor, double glazing and black out blinds were a nice touch making it silent and dark if you wanted, Amazing roof top restaurant where the food and service was excellent and the view was to die for.
Small hotel with very good location
The hotel was just near the waterbus stop and also has its own landing for water taxi. Staff were extremely helpful. The room was fine - we requested twin beds which as usual were just a few inches apart but this didn't matter. Not too much room if you wanted to spend a lot of time in your room but when you are on a city break you just want somewhere to sleep. The bathroom was a good size although the shower cubicle was a little small - I imagine a large man would have trouble but it was fine for us. Breakfast was excellent and much better than I had thought.
