It's a charming, dated motel, family run for over 40 years. It is directly across from Cenote Ik Kil, which is AMAZING! There is a restaurant on site with a limited menu of well prepared food, my burger and fries were delicious. It's not fancy but it's clean, safe, has it's charms and is an incredible bargain. Also just minutes from Chichen Itza.

Great Location
It is not a fancy place, but for the price, it is perfectly acceptable. The location is great! You are 10 minutes away from Chichen Itza and literally across the street from the Ik Kil Cenote. Breakfast is included, which was some eggs with ham and a nice basket of bread. It starts early and checkout is at noon, which was great because we were able to go see Chichin Itza in the morning before the crowds and return to check out. The food at the restaurant was also pretty good and they do not charge you an arm and a leg. WiFi is not good unless you are next to the office by the way.

This place was convenient. We stayed 2 nights and that was just enough. Nothing bad. We felt safe, but the place needs some care and upgrades. It is def a fixer upper. The reception was lacking, and the person working there was not helpful. This is just a motel, that is clean enough to stay close to Chichen. It serves a purpose at a low price. It was a nice pool and across the street from a cenote. The restaurant was not good - and Half of the items on the menu were not available. Based on the location this place could be sooo much better if it had some care and investment.

It is an old facility, just one of the pools was working. It seems the owners do not care to update the building or the linens.

Muy adecuado y práctico si vienes a visitar la zona arqueológica. En esta ocasión a diferencia de otras, decidí quedarme en cercanía de la zona arqueológica lo que resultó muy conveniente ya que serás de los primeros en ingresar, sin amontonamientos ni filas pues solo manejarás 10 min a la zona arqueológica en vez de las varias horas de carreteras si vienes desde otro punto. Considero que ese es su fuerte, en vez de pernoctar en una ciudad cercana lo puedes hacer aqui, visitarás las ruinas a temprana hora y te permitirá aprovechar el resto de tu día de la mejor manera.

The hotel has 2 nice pools that are great for relaxing after visiting the ruins. The restaurant has limited choice on the menu, but the food is tasty and reasonably priced. My only complaint is that the mattresses were a bit hard.
Solid stay! Affordable double room. Friendly and helpful staff who helped us find the right buses to Chichen Itza and Merida. Beautiful pool and deck. The hotel is a 10-20 min drive to Chichen Itza. We got to the hotel via a taxi from Villadolid.
Quiet
We enjoyed staying at this property for a night with our 5 yo. It reminded me of the unique roadside motels that used to be more common in the 1950s and 60s in the US. We arrived a bit early and were able to check in before heading to Chichen Itza for a late lunch. By the time we were finished around 3 PM, there were no lines to enter. We returned for a relaxing evening of games and hammock time by the pool. We woke for breakfast (only one option, but tasty) and drove across the street (highly trafficked little highway-do not recommend crossing by foot) to Cenote Ik Kil. We were the first to arrive at 9 AM and had it all to ourselves before checking out. Would definitely stay again for convenience and charm.

We had an enjoyable time there. The staff is helpful and friendly. The restaurant is beside the pool. The breakfast is eggs with ham, hot fresh bread and coffee or tea. Filling and not greasy. Nice view. There’s another pool surrounded by trees. We relaxed there after our tourist activities. It was quiet and so pleasant.
Nice hotel in a natural setting
This hotel is conveniently located near Chichen Itzá but away from the busy and noisy town nearby, in a beautiful and natural setting. The hotel offered free transportation to the park, but when requested they indicated that their car was broken down. The TV only offered two channels and when asked, they were going to fix it but never did so. Their two pools are a plus, particularly the one with natural water. The service at the restaurant was very slow, but the breakfast included was served more efficiently.

We Loved this hotel and it's location. It is just enough out of town to feel quiet, and safe, but close enough that we could be there in minutes. The drive to the Pyramid is very short. And, we were pleasantly surprised to see that we could simply walk directly across the street to get to Cenote Il Kil! Perfect start to our vacation!

Spotted many poisonous insects including scorpions and spiders in the room. Wi-Fi range is poor so there is no internet connectivity. Close to the high traffic road ... so very noisy.

Hidden Yucatan gem
Great little hotel with Casita style rooms! Very economical! Chichen itza isn't a big metropolitan city and hasn't been overly gentrified so it's more "country" very much like housing would be if you lived here year round. Located a little bit farther out from piste or the chichen itza site, but that makes it quieter & more relaxed! The staff was very friendly and definitely went the extra mile for me! Two pools, hot showers, WIFI, mini split AC, plenty of shaded area outside to sit by one of the two pools, and a great restaurant!! I highly recommend trying the food here! My favorite was the pechuga pibil, yucatanecan chicken breast! I'm 6'5" tall so the only thing that was a challenge for me was the low roof outside the front door, literally had a run in with it that almost knocked me out! :) but my fault & no one else's. I would definitely stay here again!
The positive: Great pools! The Ecological pool is unique. The rooms are clean, and the beds are very comfortable with a firm mattress. The gardens around the Ecological pool are beautiful. The staff is nice and helpful. It helps if you speak Spanish. The not so positive: The hotel is right next to the highway, so traffic is loud and constant, even through the night. We recommend using ear plugs. The internet is great in the dinning room, but extremely bad in the bedrooms. The towels look old, but they are clean. We were three people (my husband and my 14-year-old daughter), but we always found only two towels in the room. Yet, they always gave us another towel when we asked. A plus is that the hotel is located 5 minutes away from the archeological monument, and right across the street (literally) from a beautiful cenote. Overall we LOVED this hotel. If we ever go back, we would stay there again. The dining room is right next to one of the pools, so it was very nice to have breakfast right next to the pool ever morning. My daughter, who's a picky eater, LOVED the food. The Sopa de lima was my personal favorite :-).

One night stay, would stay again
Easy check in, very hospitable customer service. They allowed us to dry our wet clothing in their dryer. Rooms were a bit dated but comfortable. Both A.c & hot water showers worked well. Food & Flan was delicious. Served its purpose would stay again.
The pool was beautiful. The service was horrible and in friendly. When we went for breakfast they only had eggs and bread nothing that was on the website menu.
We just wanted a place to stay one night. This property was fine. As it’s on a major road it is noisy during the day. Quieter at night.
Get a better cook, serve decent portions, and don’t charge $40 pesos for a Coke.

This place is all about its location. You stay here to slip at night while exploring the cool places around at day time. Don’t expect 5 stars for anything for the price the ask, but the Restaurant’s Causin is really home made of all kind of traditional Mexican and Mayan food. If I decide to go to this area agoin I will choose this location. Love it
Nice hotel with good atmosphere. Food is good and very pet friendly. Rooms were clean. Wifi wasn't working when we stayed, so come prepared with downloads before you arrive. Cell service was okay for calls, but not streaming. The lack of internet meant that the credit card machines weren't working either, so bring some cash for the restaurant. Staff is very friendly and location is great. Across the street is a cenote and it's only 5 min from Chichen Itza. We have already book to come back in a month. Overall we were very happy with our stay. It's a great budget hotel.
Super dirty, a lot of bugs and insects inside the rooms (i got 5 rooms) for me and the family and the 5 rooms were filled of centipedes, spiders, tarantulas etc... Very bad experience

No wifi! Staff very accommodating.
One of the managers at the reception was really rude. Rest of the staff is nice. Right by the road, a lot of trucks even at 3 or 4 am, you will hear them. No water, no wifi, stingy breakfast, won't even refill your coffee. Not worth it.
Great spot right near Piste and Chitzen Itza
This is a great little hotel just five minutes from Piste and Chitzen Itza. We enjoyed our stay. I wish they had prepared the ecological pool a bit more.
Location is perfect; secluded and peaceful; close to Cenote Ik Kil and restaurant/bar.
We loved this place, it felt simple and easy waking up to the sounds of the jungle behind us. A welcome relief after a night at chitzen Itza and the touristy bustle of Tulum. It’s not fancy but it’s real.
The only convenience of the property is the location closer to the ruins, needs some upgrades on the rooms.

Comfortable beds, hot water in the shower and cozy outdoor area. Staff was helpful with the questions I had about the area.
Good: Pretty grounds with cute rooms. Convenient 3 minutes to Chichen Itza. Staff was very friendly. I found the eco pool unique and fun. Plus the parking was good. Bad: Trash around construction areas of the grounds which the Gardner preferred to mow over instead of picking the plastic up while he could. Three basic Spanish channels on the TV, which would be fine if the hotel did not have the worst WiFi I have encountered in my 8 months in Mexico. Ignore other reviews. Something has changed. You cannot work here if you work online for real. As a Graphic Designer I travel with a lap top, desk top and iPhone. Despite a room right closest to the restaurant patio (WiFi Central - supposedly) there was nothing. To accomplish anything I had to sit very close to the office (no matter how many covid-people and screaming swimming pool kids were around) entrance. To accomplish anything without endless buffering I had to walk into the office and practically lay across their public desktop. I suspect it and my laptop are now engaged. In addition, the limited menu offers food that really is not very good at all. While I don’t like to leave bad reviews, no matter how nice the staff is people work hard for their holiday dollars and deserve to know what to expect.

La ubicación del Hotel es excelente está a 10 minutos manejando de Chichén Itza, hay un cenote al frente del hotel cruzando la calle de si no hay nada más alrededor. El hotel tiene un restaurante donde la comida es aceptable. Hay estacionamiento en el lugar. Las habitaciones son amplias, iluminadas y buena ventilación. Los dormitorios y baños limpios, agua caliente. El servicio es bueno. Lo recuento y el lugar es muy bonito.

First of all, as Posted in the listing, this hotel does not offer tickets to the nearby cenote for free for the caves. Female manager who works for this location is incredibly rude and treats guests horribly. There are bugs and roaches everywhere in every room. The complementary breakfast consist of only scrambled eggs. Literally nothing that was stated in the listing was true. Do not stay here. This place is disgusting and the staff is awful

Fist off property is very nice quint. Love the hammocks and pool. Accommodations are dated but clean. A/c could be better just saying. location absolutely awesome. Staff was welcoming, but had to leave middle of night emrgency staff nit so good , did not know if i paud could not find my reservation or payment receipt really just need to check out . Horrible check out took 30 min needed to leave. Finally found some paper says i paid. Um you pay in advandce why would i have a key. Mmm k.

This is a wonderful, older property. It is an incredible value, and the perfect place to stay to visit Chichen Itza first thing when it opens! I definitely recommend this hotel!

It was an excellent stay So confortable and relaxing place
When we arrived the staff charged us 5 nights when it was only 4. He obviously did not know how to count the amounts of nights despite showing to him the online itinerary. His excuse was that it was calculated as 5 on the computer and showed us the screen. At the end we were able to convince him that it was 4. However was very stressful to get the refund, kind of ruined our stay, we called their headquarters and had to practically yell at them, otherwise we would have left and they would have kept the money. This was a very shady situation, made us think they did this in purpose. I heard that the cenote in front has a nice hotel to stay. Will be looking in to that on my next trip.

Good solid motel
Great location but traffic noise from the highway. Much like a Canadian motel on the side of a not so busy highway. Evening meal was good and home made. Much Better than the nachos at Ik kill snack bar across the highway. Pool at night was beautiful with changing lights. Bed was firm and very nice. Shower (no bath but that does seem to be the norm) had great water pressure and lots of hot water. Air conditioning was very effective.
I really like this hotel because: - it smells clean - it has hot water in the shower - it is located infront of il kil, which is a beautiful and amazing cenote!! -the price is cheap -the breakfast include: coffee or tea , fruit, ham and eggs and warm bread. ( I stayed in Cancun and Playa del Carmen and there is only toast and coffee) - it is located so close from Pisté, and you can go and eat Marquesitas, pitaya or dragon fruit, mamey for cheap prices.
TERRIBLE. Internet NOT EXISTENT. Staff did not care and seem very accustomed to internet complain as they sat back and kept on watching their loud TV (which is what they do all day long…). I am sure if their TV was not working, they would worry and hurry a lot more to fix it. Unlike advertised: NO transportation to anywhere (or is that none for “foreign” tourist…).. On day 1, I ask to go to Chichen Iza, the staff told to take a taxi… That evening another guest told me they brought her to the Caves. Day 2, I ask to go to the cave, and again staff say no to walk or take a taxi, I said no the van, they replied, the van is only for Chichen Iza, so I replied: “but yesterday you refused to take me to ChichenIza and told me to take a taxi…” then he got upset. At that point, I couldn’t wait to leave. Went to the hotel across the road to book another hotel and left. Do not waste your time nor money in this hotel.
The best parts of this hotel is location and price. The staff is pleasant, the pools are very nice with plenty of space. Breakfast service could be a little better.

Basic, very basic. We asked for 2 towels and never got them.
Got there late, 1 am, staff was great in receiving us ay that time.
Location- there’s is a great Cenote across the road from the property- great for a fun swim and a tasty buffet. Hotel offers reduction on entrance. Hotel also offers free transit one way to Chichen Itza. They can arrange taxis there and back. Night show good but pricey 510 pesos, same price for kids, priced reduction in day. Friendly staff, helpful. Reasonable breakfast. Lunch local cuisine, I couldn’t eat it. Beds- v v comfortable. Quiet. A great choice.

Great location. Hotel and service were very good. The only problem was the bathroom. Even though it was clean a bad odor was coming from bathroom. Like sewers.
Good place to stay to see Chichen Itza
It is pretty quiet and safe being located outside of the towns. Perfect if you have a car. If no car, there is a bus stop as well as taxis on the side of the road during the day to take you to Chichen Itza. There is a morning shuddle. Best to book and pay for the room online as price was substantially more in person. The food on site is fine but the menu has limited variety for longer stays.
Needs better doors.
The room was fine. The breakfast was good. My only complaint was the door. The motel is an unfenced drive up motel on a busy road and the exterior room doors are hollow core with no deadbolt or security latch. A single kick could easily kick the door in. Most hotels even with interior rooms have solid fire doors. We piled our suitcases in front of the door but would have felt much safer with a proper door.
The rooms have an account unit, but the bathrooms are not able to get cool. The staff doesn't speak English. We had not checked out but went to the cenote , when we returned they were cleaning the room. So we couldn't shower.

Lovely stay
The place was comfortable enough. One outlet by the bed didn't work and the toilet kept running unless we jiggled the handle. I should have mentioned it to the staff but I kept forgetting. The staff was very good. The menu, though limited, was enough for us and the food was tasty. We enjoyed our short stay. It was convenient to Chichen monuments and to the large cenote park right across the street.
