Our room was very clean and comfortable. Location was excellent. The hotel was under construction so “breakfast included” became a grab and go in the trailer substituting for lobby and front desk. My husband wouldn’t eat it so we had to buy breakfast both mornings we were there. I’d have appreciated advance notice about this. Also they charged for parking which I’ve only encountered previously in downtown areas of big cities.

The hotel was slated as a Holiday Inn express on hotels.com. It was not! Therefore difficult to find.
The room was good. The staff was very good, friendly, helpful and apologetic for the construction inconvenience. Because of the remodeling the office is in a separate portable trailer. There are barricades around the end of the hotel that is being worked on. Hard to get to the pool and hot tub. Also, we brought in food and the fridge wasn't working. Discovered it was just unplugged but nowhere to plug it in. We had to move the fridge to another wall to plug it in, which made it in the way. Our breakfast was in a sack. They called it grab and go. It was fine but the breakfast sandwich was part frozen when we went to eat it on the go. It was okay but I felt we paid for some things that were not provided. Will not stay here again
The property is overpriced for what it provides. There is a cold breakfast bag provided for guests to take with them. There is a trailer for a lobby. I would not recommend this place.
Construction no real loby
Springdale is a breathtaking town that is very tourist friendly. The Springdale Zion is smack dab in the middle of town and a few short minutes away from the Zion Nation Park entrance. There are TONS of reasonable places to eat and great bakeries. Make sure to get a piece of Bumble berry Pie from and also pop into Homestead for some pastries. Both of these were within walking distance from the Springdale Zion along with a lot of mini grocery stores and other wonderful restaurants. My favorite thing about our stay was our room. We had a one bedroom suite that was PERFECT for my family of 4. I get up early in the morning so I did not have to worry about waking up the kids until it was time to explore.
The property is undergoing renovations. Consequently they are only offering a bagged breakfast that isn’t very good. We were hoping to get a nice breakfast in the morning to fuel our hiking during the day. Had I known there was no real breakfast I would have booked a different hotel. Otherwise the hotel was ok.

Lovely hotel. Room was clean and the breakfast to go was fantastic! Hotel was under construction but staff did their best to accommodate guests. Would stay here again.
This property is under renovations as of our stay March 6 and 7, 2025. We did not know this when we booked it. The main building is closed. The checkin/out office is in a temp trailer which works just fine but the usual hot breakfast is now a bagged grab and go which was not know to us when we booked. I'm sure the renovation will be awesome, but I'd suggest another location for now.
This property is under renovation which is great for future guests but we were not told about this prior to arriving. There was no lobby or common space. They did accommodate breakfast with a grab n go bag. It was fine but I wish they had communicated about the construction.
The staff demonstrated exceptional friendliness and support during our stay. However, there were a few pieces of information that ideally should have been communicated to us prior to our arrival, as they impacted our experience. We were not informed in advance that the lobby was undergoing construction, which resulted in the absence of a continental breakfast; instead, we received grab-and-go bags. Additionally, we were unaware of a scheduled power outage set to begin at 11 PM, which left us without air conditioning or heating until 3:30 AM when power was restored.
There are hairs and trash on the bathroom floor when checked in. Hotel is under construction, but the front desk staffs make it working smooth and very well.

Stayed at a construction site!! We called weeks before and at no time were we told that the breakfast buffet was closed along with the entire main building. The laundry, gym were not available on site and when we asked they advised we could go across the street to another location which is ridiculous. They substituted breakfast for a bag lunch which was something you would give a child. I’m sure during regular circumstances this would be a nice place with amenities but they should have let us know before we arrived and we would have went to one of the many other places along the road.

Nice rooms in nice area!
They gave us a room on the second floor, and there is no elevator so be prepared to carry luggage up the stairs. The room is very dark, wish there was more lighting. Beds were comfortable.
Under renovation
Didn't know the place was under renovation. Check in was in a trailer, which was ok but only breakfast to go. Looked like 1/2 the hotel was under renovation. Springdale is a super cute town.
The place was great. My only complaint is that they were under renovation so front lobby was closed and only one section of the hotel was open, test had construction fence around it. Not their fault but it should have been noted somewhere to let us know.
Excellent location!!
Had a great view of the canyon and found a fun place to eat and watch football. We were worried, as the place was under remodel, but that was the other side from us and we never heard a peep.
I initially booked 3 night stay at the property as there were good reviews and great pictures online with hot breakfast. When we reached we saw main building under construction and side unit were we were allowed room being managed from trailer front seat with no amenities. Rooms were old and not clean. When we reached out we were initially told about cancellation they said I would loose all my money so we end up staying bit on the next morning we were handled carry out frozen breakfast with meat burger. As vegetating we did. It have any options. Hence we had to reach out to Expedia for cancellation. Although they were able to help us remaining days of money although we felt the money spent on first day was not worth it.

HOTEL UNDER CONSTRUCTION
BEWARE: THIS HOTEL IS UNDER CONSTRUCTION. At present, there is no lobby, no lounge, no dining room, no bar. Breakfast comes in a sack for you to eat in your car or room. And then they had the gall to charge me $10 for parking. I was NOT informed of this construction as of when I made the reservations. Make sure you know what you're getting into. On the bright side, the room was clean and comfortable and even had a nice view of the mountains.

Great Hotel Right Outside The Park
This was a good spot to stay for our trip to Zion National Park. The lobby was undergoing renovations when we were there, but the staff was incredibly accommodating and helpful. We enjoyed our stay and had a great time begin so close to the park.
We stayed in late December 2024 and the entire property, with the exception of the building we stayed in, was under construction. The lobby was in a temporary building in the parking lot. This did not cause any issues with our stay, but was not noted when booking. Hot tub was very nice and overall property is in a great location. Very walkable with restaurants and coffee shops near by. The shuttle stop is located right out front as well.
Was surprised to see it totally under construction but our room was great, away from any remodeling and I felt like the staff was very nice too.
Terrible experience, hotel was being renovated, Hallways smelled like marijuana, bed sheet had what appeared to be a blood stain. The breakfast was a cold grab and go bag. No elevator, I can go on and on. I would recommend staying somewhere else!
Amazing customer service
Amazing customer service. They are currently doing some remodel work so it can be a bit noisy but this does not interfere with sleeping hours. The hotel is just a few minutes down the road from Zion NP entrance. Plenty of places within walking distance. 10/10
The location of Holiday Inn Express Springdale is along the main road that directs to the Zion National Park. The bus stop is right outside the premises and the bus services will take you into the park without having to drive. There are many places for food around the area. There is also a store that is about 3 minutes drive from the Holiday Inn where you can buy sandwiches and very good hot soups. The breakfast at the Holiday Inn is pretty standard but provides different varieties. The place is clean and the staffs are very friendly. We will choose to stay there again for our next visit.

Under construction, no hot breakfast. I was out in a room next to the side entrance and every time someone came in or out it sounded like they were trying to get into my room. Also loud clicking noise coming from the AC unit that sounded like someone was repeatedly knocking on the door. Netflix did not work in the room.
The hotel in a great location but it is under renovation (wasn’t mentioned on Expedia web site) as a result there was no hot breakfast available. The hotel stay prices are not lowered due to the renovation. The room is clean the bed matters is too soft and the refrigerator was making a lot of noise during the night

The hotel is under renovation, not working TV. Breakfast included is just a bag with some candies fruit etc. Someone must advise the client that the hotel does not have any amenities. Renovation ends next June. We went outside to enjoy the gas stone pile. No gas. The pile was locked.

Great stay Affordable Parking
We went in November and really enjoyed the hot tub outside with beautiful view. Pool was fun for the kids. Was supposedly heated but felt like a polar plunge. The hotel offered hot cocoa bar that night. Parking was easy and convenient. We used onsite laundry and it worked great. Very clean. Close to a shuttle stop which worked great for our family to hop on and explore Zion. Would highly recommend.
Excellent place to stay outside Zion National Park
Excellent place to stay right outside Zion National Park. Rooms were clean and comfortable, and the staff was friendly and helpful. The breakfast had a good number of choices, and there were warm cinnamon rolls every morning. Beautiful views from the breakfast area as well as the hot tubs and fire pits.
This is an awesome place to stay and the staff is very friendly and eager to help. They provide free hot chocolate and a fireplace on an outside deck. We extended our stay an extra night due to their excellent hospitality.

The carpet in our room was DISGUSTING. Thankfully we had flip-flops to wear. Nearly everything else about the property was find. The carpet was gross in Room 109.
Dirty sticky, smelly carpet and bad quality TVz
The location of the property is excellent however they have maintained it poorly. As soon as you enter the hotel, it has a nasty smell from dirty carpet. The smell gets worse in the room. Their carpet is in a very bad condition with clear visible stains. My feet felt sticky and extremely dirty when I walked on the carpet barefoot. They have really cheap TV. Extremely poor quality resolution! I wish they paid more attention to cleanliness and quality of TV while they are charging a good nightly rate in a prime location.

The shower in our room did not work at all. Drain seemed clogged in the sink as water backed up.
The property was beautiful and convenient to many restaurants. However, the rooms and beds do need some love. You could tell and smell its age. The bathroom did not have any fans which made the room muggy. The couldn’t have any coffee in the room because the coffee machine smelled like a fish died in it and there was some crusty residue that wouldn’t come off. With some love and extra care it can be epic again.

Air conditioner worked excellent, which we very much appreciated with the high temperatures. Had snacks in lobby during the day and also availability to purchase snacks and drinks as well upon late night arrival. Need fan in bathroom for showering and top of inside toilet rim dirty. Liked the variety offered daily at continental breakfast. Very accommodating and friendly staff at check in, breakfast and housekeeping.

Perfect place excellent no complaints
Superb location to a variety of restaurants, shopping and more. 3 min to the Zion National park easily accessible using the shuttle service. Amazing views all around. The hotel staff are friendly and very helpful.

The room ac was down completely and the temperature that night was HIGH 90. The front desk can only provide a fan that was NOISY and they refuse to do anything else let alone any refund or compensation. The whole night was TERRIBLE. Will NOT choose this property again for sure.
