Very old property. Shower is terrible. Staff was good and very helpful.

Good location. The place is falling apart. Crockery and cutlery all different. The walls and ceilings are stained and look ready to fall down. It seems that it's a one man show and the manager can't be everywhere

AWFUL HOTEL

Issue a 100% refund. We did not stay at hotel. We checked out after 15 minutes as the rooms were not fit for habitation. We informed the staff and returned our keys: Trash was lying around Bathroom fixtures were rusted Rooms dirty Photos available if required

Place was ex emergency hosing, and in terrible condition, needs painting, new bathroom, shower ovwr spa bath was useless, and spa bath very stained. However, bed was clean and comfortable

Property is dilapidated and needs serious maintenance and revamping. Seemed as though there were long term residents occupying rooms and communal spaces. Rooms were much too expensive for the state they were in.

This place was absolutely disgusting!!! The bathroom was covered in mould and the kitchen was just as gross. The floor was not clean. The website says pool and spam these were both closed for whatever reason. The place is an absolute disgusting mess!!

Was not what we had expected compared to the photos online. There was mould on the walls in the bathroom, the oven did not work.

We like the fact that there was a spa. The room was spacious.

An aging facility but very clean and comfortable, I loved the elevator. A short-notice booking priced right. More than happy with the one-night stay.

Didnt like the place it needs a upgrade

Says spa is included in the room cost but then we were told to pay additional $14. Everything in the interior is very old dated and needs to be refurbished to modernize to to the current standard. Thanks

This place was the pits, not like in the ad that shows all good and clean. The electric hot plate was all rusted and unusable. There was bugs crawling in the draws under tv. Blankets were all bleach stained. The facility offered mineral spring baths. The one i saw did not have one tile left, either on the walls nor the floor. They expected people to walk on jaggered concrete. No laundry facility also. No air conditioner not that we needed it. You need to send out inspectors because this place will give you a bad name. Not a good way to do business.

DO NOT STAY HERE! Upon arrival at the property we were approached by a local who was there to buy drugs from another tenant. The property did not feel like a safe place for my family. Room was disgusting. Sticky carpet and floor surfaces. Black mould and green mould was visible in multiple parts of the room. Found cigarette burns on the bed linen. Mirrors were cracked and chipped, paint peeling everywhere, dining chairs in room where covered in dust, crockery/cutlery was not cleaned from previous guests. TV did not work. Photos online must be 10 years old. Maintenance is badly needed everywhere. When we confronted the staff about the state of our room they denied all of our observations. Staff did offer to clean the room, but we respectfully declined and asked for a refund. The manager refused to refund any of our money despite only staying 1 of 3 nights booked. Very bad experience.

A lot of money wasted

I usually try to find something positive to say, but this time I can't. When our adult son saw the place we were staying in, he immediately booked us into a different motel for the night. No electric heating, staff member came, pretended the thermal heating had been switched on and then left. An hour later it still wasn't heating the room. My husband went out and brought an electric heater before our son arrived on the scene. I have never previously taken photos of our accommodation that I would share on a review. This place needs a real make over and it will be a very long time before we book here again. Even the net curtains were mismatched unhemned and not even cut straight. It is not allowing me to upload photos For some reason it was booked under our sons name but my husband and I were the guests.

The photos on line do not match reality, they are all blurry or discoloured for a reason, they don’t want you to see how unkempt, tired and dirty everything is. Our room even had a cupboard with a bin overflowing with rubbish that had leaked in the cupboard, the management tried to blame it on the last guests, he then got someone to clean it out, and they used a bathroom towel that they wet under the kitchen tap to wipe it up, without using any disinfectant. There was rubbish under the beds, holes in the carpet & lino, walls all marked and dirty…I took a photos to show family how bad it was. Do yourself a huge favour, pay a bit more money and stay somewhere else.

We were in room 8, and really enjoyed the beds and bathroom. The rooms are dated and show signs of wear and tear but nothing was broken or compromised. We did book the room as there was a mineral pool available however it’s was literally boiling hot! There was no way anyone would be able to use it. When we mentioned it upon checking out they did not seem to care. The location was great, with a short walk to down town and the lake. The rooms are definitely not sound proof, could hear people throughout the night.

Staff, location, access to shops were great. But the property is a bit tired. 3.5 stars is probably a fair rating. But for the price, I thought it was very good.

No smoke alarms!! Not all lights worked. No power points in 2nd bedroom. Could hear the people above us and below us.Toilet only flushed when it wanted too. Could do with a lot of TLC..is run down so feels dirty. Location was great, the beds were massive and the customer service was nice.

Read the other reviews and you'll be turned away. Sites says noise isolated, but could clearly hear almost everything outside and across the street. Half the lights in the bathroom were burnt out or missing, the bathroom door had a hole in it and just rust on old gas heaters and shower head. My partner and I have travelled a fair amount and this is the first hotel I arrived at and started looking for other hotels. I was sincerely disappointed especially for the $175 price

Easy check in. Room clean. Curtains were coming off rail, and needed fixing. Got woken by hearing cleaning people outside, around 9am wanting to come clean, when check out wasn't till 10am. Would be nice to not be woken up.

Very good place, affordable and recommended

run down place which needs urgent upgrade. bathrooms terrible with mould and dirty. kitchen does not have adequate utencils and oven does not work, stove is old which needs replacing. table top can fall over on someone if you leaned on it. carpet is old. it definately needs urgent upgrade

Very expensive for an average sort of accommodation. Also there was no clothesline. On a positive note - located close to city centre.

Felt like i was staying in an emergency housing. Cars keep pulling up to a particular room, looks like they drug dealing and also people playing loud music nearly all night. So glad i only booked 1 night stay. Also note the photos on your website is so deceiving, the room looks nothing like that. Always seeing cockroaches crawling.

The room was disgraceful... paint peeling, half the light globes blown, one light half melted of the wall, mould on the shower fittings, VERY saggy mattress (we kept rolling into the middle), heating not working, marketing photos didn't match reality...

This is an old motel but it was lovely and clean and the staff were very helpful and lovely to talk to.

The motel was very comfortable and relaxed. It was very quiet which suited us completely

Good location. Needs a huge amount of money spent on it. Turn it into a backpackers. Demolish and start again.

Dirty Filthy bed sheets with stains and when I asked at reception to change those sheets they charged $20 for that. And that smell in that room we stayed was unbearable

Enjoyed the mineral pool

We absolutely loved the private spa, the staff was super friendly as we arrived. The room was perfect and very roomy for family of 7 ☺

The whole property is a bit run down especially the shower/bathroom. However it was very well heated and beds were top rate.Also nice and clean room.

Holes in wall and above the shower curtain..I heard after our stay that it was used for emergency housing.. very noisy.

Liked that there was a spa but the Jets weren't working. Enjoyed the Thermal, rooms are pretty standard but was livable over all a great place

Nice place and very friendly staff. Needs tender loving care especially wiring, had a zap from one of the plugs and couldn't switch point off. Spa bath needs replacing, no way i would sit in it. But bed was comfy.

Should install a handrail in spa bath for the elderly or bigger person to assist with getting out and a foot stool for shorter people to get in and out

The motel doesn’t have a bath curtain. The condition is quite old and there are a lot of mosquitoes.

Room setting is outdated but has all the basic necessities. Beds are comfortable and clean. Close enough parking to the room. The fish n chip place across the road, extremely yummy so that was a bonus.

Run down property, not what we saw in the photos (photos weren’t extraordinary anyway). Lot of things are broken/ damaged and needing immediate maintenance and repairs. Shower is so slow, bathroom/ spa is just dirty in general. We noticed on our day 3, when we were returning from our breakfast that our room was open and nobody was there and a tradie walked in who said he was trying to fix the Antenna dor TVs in the motel. I think it would be polite and professional for motel to ask/ let the customer know that their room will be accessed in the absence by a third party tradesmen, Motel staff wasn’t even supervising this. Won’t recommend, specially not for a longer stay.

The bedspread in the lounge had a stain on it. The glassware was dirty so we cleaned all the crockery before using it. The beds were very uncomfortable and you could hear everything from the unit above us. There was also water coming over their balcony in the morning dripping into our outside space.

Stayed one night, great property, clean and tidy, didn't see staff as arrived late but key was in lock box. Will stay here again, thank you!

The person in the office was nice, but not of the expected professional standard. Everything was run down and neglected looking - shabby. There was no value for money for the nightly room rate and I didn't sleep well, because I actually didn't feel safe.

Easy check in, hassle free, but the lack of maintenance was very obvious.

Awesome location in Rotorua with reasonable charges.

Overnight hospital visit.

My only concern was the wet carpet below the spa bath especially as our room is on the top level so I was worried that there was a leak which may flow down into the lower levels. Rung the desk to advise and ask if Cleaning had advised same. I don't want to be responsible for someone having the big tub fall through their ceiling!!

Don’t like the huge hot tub in the room. Waste of space. The bed was Comfy.

Need simply locks in the bath/toilet had no pillow cases in the other room and found hair inside the sheets and blankets and room 11 has a leak near kitchen wen it was rainy the cleaners were very nice and helpful

Probably my fault for booking a cheaper motel than I normally would ,the rooms are very dated with shower and spa bath in very average condition ( the spa bath was an advertised amenity and it didn't work )having said that the bed was comfortable and the room warm

I’ve never been so disgusted in my life the spa bath was mouldy and full of pubic hair. I wouldn’t recommend this place to my worst enemy.

It was clean, sheets & towels spotless. Very old though & rather shabby. The 3rd bed in the bedroom blocked the wardrobe & dressing table & 2 doubles in the lounge seemed a bit over the top. Paint on the window panes in kitchen & bathroom made it look grubby & the bathroom door had obviously been soaked at some time as the veneer was lifting at the bottom. Shower old & one wall tile cracked & nowhere ti put the soap. A bit of attention to detail would make it quite nice

A bargain stay

Very happy with our greeting at reception; thanks very much for the warm greeting. Great having a lift to the upper floors. We went to the Warehouse to grab a multiplug for our devices and my partners pap machine. The spa was wonderful but noisy and the bed was too soft for him but overall - for the price - it was well worth it

Tired and run down. In need of maintenance and renovations. Cleaning staff were present every day but the room just didn’t feel clean due to the condition e.g curtains torn, paint peeling, stains/marks on walls, brown stains in spa. All things you’re not able to see in the on-line photos.

The room we stayed in was flithy and dirty. Mold and dust every where. They need an upgrade. Everything is old in the room. It was disgusting. Luckily we only stayed one night. Would not recommend.

There was very limited parking. As a disabled guest had to park some distance from motel on a grass verge

Very friendly and great customer service owners, and very prompt with answering questions and being helpful to my needs. However, the room. One queen bed felt like you were sleeping on concrete, it was veeerry hard, so the pillows didnt even do anything to make it feel better. Bring your own big pillows. The heater was quite dangerous for my baby as it got really hot and its reachable to children. There were hardly any sockets for phones to charge, especially needed in our family roomq. Fride is a minifrdge so try not to buy too much food. There was mildew on the bathroom and room window framings. There is no sky, sorry there is but theres only 5 channels of sport sky.. the thermal pool could really do with a renovation. As it is rusting to the max on the walls and tap, but i didnt mind. I do give the benefit of the doubt being just out of lockdown and great customer service. We paid $540.40 for two nights in family room itwasnt worth it, but it was cheapest resort booking close to the date.

My visa was used fraudulently to book 2 nights here. I contacted them the night I realised it had happened and they were not helpful. I’ve been going through a process with my bank and the police in regards to this and they have been so unhelpful. I would never recommend or book here ever

The place was dirty and could do with a general over haul!

Avoid at all costs!

Shocking - nothing like what it was advertised as. Dark, dingy rooms which smelled of smoke. Ended up taking a loss and going to another hotel. Completely wrong for a family and an extremely stressful and disappointing experience overall.

Parking space was minimal. Room was very dirty not clean at all. Mould on the windows and in the shower. There was clothing items left from the last customer. Room is very outdated

Old and dated. Rooms didn't have towel rails, coat hangers, extra blankets or pillows, no heating. Nothing that would have made the stay better and easier.

Was a good evening spent, very helpful when checked in. Nice and cooler room whether door or windows were open or not...

It was good for the one night, clean and everything you need is there, spa was a bonus.

Not as great as the photos displayed showed.Bed covers were old and has stain on stain.2 towels and a hand towel.Dusty dishes table tops and dresses,continental items eg: coffee,tea,salt,in a bowl.Very disappointed we left early.Really needs a good spring clean new bedding and Smiles from the reception area.Dont want to embarrass anyone by putting photos up.

Sorry to say experience was the greatest, bugs and cockroaches climbing on to you while sleeping. Sky services has only freeview channels.

The linen was nice and clean however this was the only highlight. Tv didn’t work first night. Remote needed new batteries. Saw a small cockroach. Moved bed to get my sons toy and it hadn’t been vacuumed underneath for a while. Spa was dirty. Shower head fell out of its resting place onto my head. Toilet blocked. Would not visit again

Main light fixture not going soap packets in the shower from previous people not clean at all got this unit for the spa didn't use as hadn't been cleaned and had pubic hair in it and old water from previous people not happy at all for over $100 a night you expect at least clean

We stayed in room 5. Really dated and average condition. Looks nothing like the photos. Had a spa pool out with the motor stripped out on a deck which had rot in it. The decking timber flexed under foot, which didn’t give us the confidence to fill the spa pool for the kids. The bathroom had been updated, but there were used razors and tampon casings left under the basin. The bed was okay, but the linen had stains and pillows were flat and felt like folded towels had been put in a pillow case to sleep on. Would not recommend and definitely won’t be going back

Paying $207 for a night didn't expect to have to wash your own dishes, room was too hot and you can't cool it down, uncomfortable beds, spa bath was dirty and so was the pool, noisy guests and also no milk, worst motel ever stayed in especially at that price!!

Great clean tidy and central to rotorua township. Friendly staff

The property was in dire need of renovation. Bathroom is in need of a total update. The shower stem does not allow for anyone to wash handsfree. The fridge sounded like a tractor all night. Also care needs to be taken regarding pests. All said the staff were very accommodating.

I liked that it had a lift. The taps and around the bathroom were very dusty and old. They were black not sure why but didn’t look nice especially having to wash your face there. It really wasn’t worth the money we paid for. I wouldn’t recommend it to be honest.

Check-in was a complete debacle and was at least an hour of our lives we'll never get back. Complete stuff up with rooms and felt we were being lied to as to what was then available and the pricing. The rooms themselves are very dated and tired/broken. The bed covers were dirty - ew!

Nice and easy place to stay. The room has everything you need and more, comfortable beds and a mineral spa which was a nice touch! Will stay here again

Didn’t like the fact we asked to check in an hour early for extra $10....also booked room for 2 adults and 2 children and only had 2 towels!! Bathroom door would shut properly then wouldn’t open properly either!! Was a cold night and heater not working.....wouldn’t return here again!

Friendly Staff outdated hotel

Staff was very helpful and friendly. The appartment itself was tidy but needed a lift, taps and shower head are old n need replacing. Was nice but didn’t live up to the pictures. Could be a nice hotel with some renovations

Electricity socket hanging out of the wall, hot tap didn’t work you had to turn it on, then run the cold tap for 10 seconds then turn cold tap off for hot water to start ! Booked a room for 3 people but only towels for 2 One of the mineral pools out of order Other guests hanging their wet washing over the balcony railings to dry

Fighting and arguing all nite in room above keep us awake till 4am both nites we stayed there. Sove top did not work, generally motel needs a overhaul.
