This property is near campus. It was easy to get to and easy to park. We booked last minute, but they asked if I had a preference for floor or view which was nice. The little bistro bar had what we needed but the spa and pool needed some attention.

Very “modern” translated hardly usable.
We were in Dayton for a convention, so the hotel was selected by others. The staff (what little they had) was excellent. The restaurant/bar seemed understaffed, but the bar food was good. Everything was exceptionally expensive-an $8 beer exceeds quality of the hotel. The guest room we had was very modern, but very user unfriendly. For example, there is no bathroom door. There was a “barn door” with 3” gaps all around. NO privacy. The only usable mirror was in the bathroom. There was a mirror behind the clothes rack which you can’t see if you hang your clothes. The clothes rack was a large square bar that the hangers don’t fit on very well. There is no microwave. Smallest refrigerator I have ever seen. There are no drawers (except the small bible drawers) beside the bed. Had to operate out of suitcases and the couch and the floor (which made the couch unusable) for 5 days. Nice large comfortable bed-unfortunately the blanket was way too small for the bed size. My guess is a king bed and a queen blanket. Very small desk-makeup area unusable of course with no mirror. If this is Marriott’s “new” standard i’ll be searching other chains. If Marriott is trying to get rid of older travelers they have succeeded in at least one case, although I heard similar comments from several others at the convention.

The lobby and public areas need updating and cleaned! Also it's not welcoming to have to wait until 7am and then wait in line for coffee. The rooms are clean but not immaculate and the bathrooms need updated.
Almost everything was perfect ! But Mattress definitely needs replaced !
The pool was dirty and the whirlpool was not in service. I would go into the pool which was disappointing especially considering that I made reservations because of pool and whirlpool. Staff was extremely nice and friendly

Affordable hotel room
Front desk staff were friendly. Room was clean and comfortable. Neighborhood was safe and clean.
This is a perfect location for attending business activities in downtown Dayton without being directly downtown. It's across from the University of Dayton's stadium. The campus is empty for the summer and it was quiet with no traffic and plenty of parking.

For the price that was paid, it was not worth it. AC/Heater had loud rattle. Refrigerator made a lot of noise. A number of TV stations would not come in and confusing to navigate. Shower was cold even though water at tub level was hot. Service at Bistro was slow.
This is not specific to this Marriott Courtyard, but to all Marriott Courtyards. 10 years ago I spent 50 nights a year in hotels, mostly Marriott Courtyards. The difference between then and now is huge. The restaurant food back then was very god and not too expensive. My breakfast in Dayton was inedible - I couldn't eat it - and very expensive. They used to service the rooms daily and provide amenities like decent soap and lotion. Not any more. And for all of this lack of everything, the cost is high.
The staff was incredible nice! The room is clean and spacious with a full view of Dayton university arena!

Not worth the price expected at a Marriott Courtyard. Mattress needed replaced. My husband and I kept falling into each other in the middle of the mattress like a taco. Opened the door and the room smelled like an old man. Maybe he slept on the mattress. But the hallway smelled pretty and fresh. Little fixes in bathroom floor tile stained, door stop broken… not okay for the $$$.

Highly disappointed in this Marriott experience
We picked this Marriott to stay in for the Eclipse viewing. The price for the 2 nights was inflated from the norm, but that was to be expected. What wasn't expected were the following: We weren't informed at check-in that our room would not be serviced during our 2 night stay. Even the maid said nothing to me on the 2nd morning when i saw her in the next room and informed her we were leaving the room and it was available to clean. I found out later that their policy is not to clean rooms fir 2 night stays. I have no major issue with this, had I known. It would, however, been nice for them to at least empty the garbage cans and give us more coffee for the 2nd morning. Secondly, we were informed the hot tub had not worked for over a year. When we went to get ice, the sign over the machine said to go get it downstairs at the restaurant. That wouldn't have been so bad if you didn't have to wait in line behind restaurant customers being helped by the single counter person taking orders and making the food. (I didn't bother waiting and went without) When we noticed no hand lotion in the room we asked at the front desk and they opened a drawer and handed us some. This wasn't the Marriott experience we have come to expect.
Clean, nice food /beverage selection. Room had everything we needed. Shampoo bottles could have better labels...hard to read. Very pleasant staff. Convenient to freeways.

Pool area was closed for my stay. I was told it was due to a health department issue. Paid extra for this hotel specifically for the pool/hot tub. Very bummed.

The room was not totally clean. Toenails clipping on couch and bed.
Proximity to the interstate was great and the hotel was clean and modern. My biggest gripe was that I paid additional money on Expedia for breakfast but the hotel didn’t offer any breakfast except Starbucks. The Starbucks didn’t have caramel, white chocolate for mochas and they were out of most food goods. If the hotel doesn’t buffer breakfast then Expedia shouldn’t include the option to pay for it.
Worst Courtyard ever
If I could give zero stars I would. I started my stay by being hassled by the front desk claiming not to have my reservation. Once checked in I was charged a total of $1,100 for a 2 night stay (2 rooms) Shortly after checking room service was in my room while I was gone. My bags had been opened. There was dog mess all over the sidewalk at the end of hotel. I stepped in it so I had to throw my shoes away. I paid extra when booking that included breakfast. Well that was for nothing because they again charged again. No ice machine worked, if you wanted ice you had to get it from the bar. Overall this hotel is NOT up to Marriott standards.

Location was fine. Property fine. Felt safe. One problem was we stayed there 3 nights but we didn’t have room service. Bed was never made and towels weren’t replaced.

Room was beautiful and clean, but pool and hot tub were closed. That was the only reason I selected this property. Extremely disappointed there was no mention of this on website. Also, no complementary breakfast.
The staff was great! Very friendly and kind. My only gripe is that my yogurt fruit cup was small and $10. Other than that, all good!
It’s fine…
The hotel overall is…fine. Several little things that disappointed us all in need of updating such as the failing picture on the television; loud air conditioning unit; inability to turn off patio light; etc. Complimentary coffee in the lobby would go a long way. We were also quite disappointed that the whirlpool was out of service, as we booked away from downtown specifically for this. I would recommend this is posted on booking sites if it’s going to be out of service for the 10-15 weeks that is posted on the door.

A little disappointing
First when booking your asked if your want breakfast included( for an additional cost) they don’t do that anymore they have a bistro where you can purchase breakfast amongst other things but the range wasn’t working so we ended up going to McDonald’s

Stay at Dayton Marriott Courtyard for a weekend and had an unsatisfied experience. Tried to get a room with two beds, but was unavailable. Our room air conditioner did not work and we had to move to another room which did not have a working TV nor warm water. Bad trip for this time.
There was zero hot water, and the only thing they could say is that they called maintenance.
The hot tub didn’t work. I actually came to get some relaxation from my small business responsibilities. I was able to swim in the pool but tge hot tub wasn’t functional. The room air conditioner doesn’t go off so I was refrigerated after taking a shower and/ swimming.

Our room was not cleaned at all, bed was made but that seems to be about it. Carpeting was not vacuumed and bathroom floor had human hair all over it and the toilet was not cleaned at all. Addressed this with front desk, they sent someone up to clean the bathroom and all he cleaned was the toilet, left muddy footprints all over the floor and did not address the hair. As a parent of two small children (<4y) this was very disturbing and unacceptable.

Close to University of Dayton and Miami Valley Hospital. Pleasant place. I was upset that there wasn’t a hair dryer in the room. I paid for breakfast but didn’t realize I’d have to wait for it and I didn’t have time to wait. I would also like to be able to grab a cup of coffee before leaving and none was available in the lobby.
The staff were very nice. When I booked a Marriott property, I anticipated a good nights sleep but the uncomfortable mattress was a significant disappointment. And for the price, some sort of breakfast however limited was expected
The overall experience was great! The only thing that I noticed was a better job dusting around the bottom of the beds. There were a couple of other spots that needed dusting. The beds were comfortable and the staff were great. The food available was too expensive. A pack of M&M's although large was not worth 7.00. The prices at the Bistro were too expensive also. I would stay here again though.
I have booked two rooms and paid in advance for full breakfast for all the guests. The rooms were dirty. House keeping was terrible. There were hair on the pillows. Upon my complaint they shifted me to another room where comforter was missing in one of the queen bed. When we went for breakfast the receptionist couldn’t find it and made us wait for half an hour. The issue was resolved when I showed her the paid receipt. They couldn’t find it in their system. Over all I will never visit them again.
The parking is adequate and close enough so that carrying luggage in, or out of the hotel is not a big hassle. The hotel is immaculately clean and inviting. It is also welcoming with a feeling of safety and comfort.
