Very dated complex. Food is just poor to average
One of the best Mexican resorts we have stayed in. Staff go over and above to accomodate us. Abundance of ala carte options and availability is very good compared to other resorts we have stayed at.
Property was good, but food quality wasn’t good. I got bad food poisoning during my stay there.
The accessibility to other resorts and the friendliness of the staff is what impressed me the most.
Very large property. Hotels have lots of entertainment. Service is up and down. Some restaurants were top service while others not so much.
We had an unfortunate situation where we had a sewage explosion in our room around midnight. The staff were unfortunately not very helpful and we had to clean it ourselves with our own towels. The next morning they said there was nothing that could be done for us. They offered a half price massage if I gave a good review anyways. It was a short trip so it really changed the tone of the trip for us. Otherwise we liked the food and quiet stay.
Property was clean
I liked the resturaunts and the staff. We had trouble with our air-conditioning for a day but that can happen. The shuttle service was a bit inconsistent but we got where we needed to go for the most part. We were close to the youngest at the property which really didn't end up bothering us. Over all Sian was nice, the beach properties were awesome. It rained one day and I slipped terribly at the Tulum property.
This property is anything but LUXURY. The food is extremely mediocre, the food choices for people with gluten allergy were extremely limited. The buffet was worse than anything in this hotel. They are serving Freezer burnt ice cream. Liquor and soft drink choices were quite disappointing
The staff were amazing and very helpful. Food was excellent. Our room was musty and dated. A great resort but try to stay in the more updated areas of the resort.
The property itself is amazing and beautiful. It is a very quiet and very well kept hotel. We loved the food options that the buffet offered and the restaurants as well. Our room was very nice and we were upgraded to the penthouse suite with the rooftop hot tub. The staff was extremely friendly, helpful and very welcoming. Cons: people smoke everywhere. There is designated smoking areas but it doesn’t matter. People smoke by the pool, the beach, on walkways and on their balconies so you can smell smoke everyone. Also, there was random pest control done at 6 pm on a Wednesday while people were walking. It smelled like chemicals and was on the walkways.
This place was amazing and the staff were so welcoming and helpful and always doing the best they could to make the experience a 10

The resort was quite, us in our 30s joked about it being the 65 community with only a few visitors being 40s and under. The resort being away from the beach was a nice change as the buildings are spread out through the jungle a bit making for a peaceful stay. The complex as a whole is massive, maybe largest in Quintana Roo? We never got to everything, probably needed a 2 week stay for that. Couple of the other resorts were a younger population but disapeared by 10pm. We often had to cross the road as so many things we were wanting to do were on the other resorts. Shuttle is convenient until maybe 10pm then we had long wait times from Hacienda to come back to our resort, maybe 30 min a couple nights. I would suggest having the first shuttle radio for you're ride as it seemed to never come otherwise. Biggest drawback for us i think was the dinners. We were auto booked 5 dinners, 3 japanese (same one 2 of those times) and 2 others. We had issues with the app getting in to change times and even 10 days in advace was nearly impossible to get a dinner we would like. Front desk did get us into one of the restaurants we all wanted to go to while there. Most dinners were after 8pm as we couldn't change so missed most of the shows. 2nd drawback for us was the staff didn't seem to have the best English. Had a lot of mix ups in ordering drinks and food when asking to deviate from the exact menu listing. Not a huge deal, we just dont speak much spanish (working on it slowly).
Our second time staying at Sian Ka'an. The rooms need a little updating, but are still well appointed. As usual it's the fantastic staff that make the stay special.

I loved that this resort is separate from the other properties, it meant I could choose to remain on the resort or venture out to other resorts on the property. Fast and reliable trams that bring you where you need to go. Staff were amazing!

We have been coming to Sian Kaan for 10 years. It is our favorite resort complex!! The food and service is UNMATCHED. I cannot reiterate this enough. You won't find better service. It has stayed consistent over the last 10 years. The rooms at Sian could use some upgrading. That is my only note. The grounds and pools are excellent.
Overall, we enjoyed the property. It's certainly far from the beach but the carts that the resort offers for going/coming are great. As usual, the service from the staff is what makes coming to this places worth visiting. We are definitively staying again.

Old resort. Bad dirty furniture, got bit in the bed, expedia was also misleading and not helpful at all with my reservation. Wouldn’t stay there and done usin expedia.

Bahia/Principe-Sian Kaan, was not the place for us, more like senior citzen resort, no beach access on property, everything closes early. Not luxury at all. Best suggestions to stay in Cancun ,much better! They do have shuttle buses to other resorts and would recommend stay at other resorts and not here.
The lunch on the other properties were not great, the waiting time to receive food was poorly, there were not organized however the Akumal amenities for the VIO beach were perfect.

Had a great time. It is on a very large resort and access to a lot of things. Beach was very rocky but overall a lovely time.
The property had very lush vegetation and was very well kept and decorated throughout the trip. Everyone working there was very kind and helpful. I would go back in a heartbeat. It is very easy to get around to other resorts due to the transportation system. The beaches and pools were gorgeous and well kept as well!
We've stayed here many times. The property is showing signs of aging and the pool snack area was disappointing. Loved the coffee machine however. The trolley to the other resorts takes too long and wasted vacation time. I'd stay at Akumal or another resort.

This resort was exactly what my husband and I were looking for. We had an amazing time.
We have stayed at the Sian Ka’an 3 times! The resort is beautiful, the food excellent with a wide variety of choices. The grounds are clean and well kept. The penthouse is amazing. When you want a little more privacy or personal space. Rooms are clean and spacious. Side note: lots of animal activity, iguanas, lizards, little raccoon type animal, guinea pigs, spiders and birds. So if you’re a nature lover this is the place for you. We highly recommend
We absolutely loved our stay at the Sian Kaan! My partner and I stayed for 6 days and had an amazing experience, this was our first trip to Mexico as a couple and the wonderful staff at the Sian Kaan made it very special. One of the main features is the ability to visit the other resorts, the Sian Kaan is certainly the place to stay if you are looking for a more serene peaceful experience. The added benefit is that if you want to check out the beach or additional activities at the sister resorts the shuttle gets you there quickly. The Sian Karan’s entertainment team was so much fun, special shoutout to Juanito who was always ready to hop in the action and took the extra time to connect with us and the other guests, bringing the energy to the activity pool. While you’re at the pool the service is also top notch, Yender introduced us to the Mexicalita our first day and kept the drinks flowing all week long, always there at the right time for a refill. We also really enjoyed the A la carte suppers, so many options to choose from! A-class food. The buffet was understandly a step below this but still good, the cenote restaraunt offers some solid lunch and breakfast options if you are looking for a higher quality meal outside of the dinners. Would recommend booking any excursion directly through the hotel, as it was both easy and affordable. Tons of really great options. 10/10 recommend, hoping to be back soon!
The properties were beautiful and we had full access to amenities on four different connected resorts. The ‘luxury’ label is a big stretch when it came to the rooms themselves and the food options were plentiful but generally lacklustre.
Our room was right above the bar and our whole room vibrated every night until 11:00. During the day all we could here was a loud clunking from the HVAC. We went for a peaceful getaway and were miserable. The pictures are deceiving. We were nowhere near the beach. The room itself was nice but the noise ruined our entire vacation. The cleaning staff was great. Very nice and friendly. They tried to sell us a timeshare the entire trip. Every time we went through the lobby we had someone coming up to us to sell their timeshare. We will never go to another Bahia principe property again.
Stay elsewhere
The room was clean but very old and outdated. Very obvious rusting and wear on the furniture, walls, etc. The bed was very stiff and did not even have a comforter/duvet. I politely called for extra blankets and the woman was very rude and did not want to provide additional blankets. The breakfast was good, lunch was inedible, and dinners were okay but hard to get a decent reservation time. The drinks were very weak and came in an ugly plastic cup. Nothing about this stay was luxurious. The only saving grace was quick shuttles to the Akumal property where we enjoyed the pools and Sian Ka’an private beach. Overall, not good and had much better experiences at different all inclusives at a similar price point.
The grounds were clean and well kept. Lots of greenery. Not a large resort, but access to the surrounding resorts made the stay much better.
Very difficult to get restaurant reservations and quite noisy some nights.
Had some issues with our room initially, staff was able to get us into a much better room the next day.
Love the resort especially sian kaan couldn’t really ask anymore of the resort other then maybe better cart service between the other resorts

I visited this resort for my 50th birthday with my husband and was not disappointed! First off staff are absolutely amazing super friendly and helpful. The grounds are gorgeous from the jungle setting with exotic wildlife to the private beach for the Sian Ka’an guests. Pools were good as well. Our bartender Jorge and the other bar staff at the beach were awesome! The ala carte restaurants and daily buffet were great. Just one small issue although the rooms were very clean they definitely could use updating and beds and pillows (tiny pillows) could have been a little softer. The pool grill also was not our favorite grilled and fried food was cold and flavorless. Overall we will be returning next year most definitely highly recommend!

I loved the ability to move from different areas of the resort! From restaurants, parties and shows! It was such a unique experience and one that I can’t stop raving to my friends and family about!

Just a good experience
Loved the massage at the spa. Dolce Vita was our favorite restaurant despite it being warm. All restaurants are uncomfortably warm, some borderline hot. Seems they turn off the a/c until they open the doors for guests. They should have it on low during the day so it won't have to work so hard when it counts. We went in September and would go back only during their winter, hoping it's cooler. Employee service is top notch.

This was our 2nd time staying at this property as we genuinely enjoyed our 1st stay however it was extremely disappointi. Prior to my check-in (the week of) I downloaded the app to make reservations for the restaurants as I know they book up rather quickly. I needed to attach my room number to make reservations which was not assigned to me until I arrived to the hotel. I tried reaching out in advance to try and solidify a room number but no response. This made it super inconvenient as we were pretty much left with whatever was left in date and times. I reserved a penthouse suite as we were celebrating 2 birthdays and I wanted something a little more extravagant for the trip. The penthouse was honestly not worth the money spent. It was tucked away in the very corner of the resort far from the amenities. This area looked rarely serviced and cleaned, animal poop that stayed on our staircase for days with dead leaves. Our room had a jacuzzi on the roof that we couldn’t use. The amount of bugs on the roof made it impossible to use along with the drain not properly locking so the water constantly drained out. The customer service is not in alignment through out the property. Bartenders in Sian Ka’an were a delight but the bartenders Akumal refused to serve us certain alcohol and hid bottles for themselves (Agavero to be exact). They also were extremely rude when asked for it and kept denying it until finally pulling a bottle out from the far back of the fridge. Wont be returning.

Sian Kaan lobby is quiet and peaceful, compared with the All Ages lobbies. It’s a good distance away from the rest of the lobbies so it feels secluded from the masses, but you still have the option to use any of the amenities at the other lobby’s. A good option for a variety of experiences during one trip/destination.

The property was not modern. The food was okay at best and lacked flavor. The service was a hit or a miss, but we did enjoy a waiter at Cenote named Constantino. We felt that for an all inclusive the property, amenities and food were lackluster. If you’re considering Akumal, it is a SINGLE STEP above Sian Khan but I would consider another hotel line all together.
Sian Ka'an was an absolute gem. The facilities included with the stay were incredible. Akumal Adults Only will likely be where we stay next time as the rooms at Sian Ka'an were nice, but slightly dated. Nothing to complain about - Akumal simply fit our vibe better. Ku'uk - hands down best restaurant. Incredible, quiet, relaxing vacation. Would recommend to anyone. Fly into Tulum if you can - Cancun is about an hour and a half shuttle. Incredible.
I had a wonderful time at Sian Kaan . The service was wonderful and and it was very clean.
This was our fourth time visiting this resort since 2011 and it will be our last. They did not honor our Platinum VIP status with Expedia and made us pay $90 USD to upgrade to a ground level room with an outside bathtub. The room smelled very strongly of mold, and we both started feeling sick the first night we stayed. There was no VIP bottle of spirits or any of the other perks we should have received as Platinum VIP status guests. We were told they have no affiliation with Expedia. We were planning to do a late checkout but the mold situation was so bad we left early. We had to wash everything twice when we got home, including our suitcases to get the mold smell out and are still not feeling well. The food was fine, pools nice, but we won’t be coming back.

Amazing! The staff were so friendly and kind, the spaces were well maintained and it was easy to get around from resort to resort. Would definitely recommend. This resort was on the quieter side which I loved for a good getaway. Shout out to Angel!
The transportation was great getting us from the different resorts in a timely manner. The food menus could have had a bit more chicken to choose from. Overall a good experience to relax in Sian Ka'an. For the children, the family friendly resorts have a lot to do to.

The food was terrible for the most part. There was a seafood night and the buffet. Other than that the review do not lie there food was not good. Pool closes early and I’m not sure what makes this resort luxury. No pool access.

Beautiful upkeep but need pest control and some upgrades.
It was nice enough but I probably would not book again. The room was not fully clean upon entering and the Jacuzzi on our roof was also dirty. The staff was nice and they did clean it but it was not the best first impression.
I literally have no complaints other than the fact that the shuttle service to and from the hotel to the airport is $250 US and has to be done weeks in advance. Other than that it was an amazing place with the most friendly staff
Expectations were higher that what was received. The famy side resorts was a much better experience than Sian Kaan.
The property was great except for the hurricane. The staff is excellent from Eldrik at the front desk to Eglaydy in the buffet to Delmar in entertainment who makes all the shows so much fun.Give this resort a shot. We are returning!!

I loved the warm pool and the groomed jungle surrounding the buildings and pools. The buffet food was good though not spectacular. It was easy and kind of fun to take the shuttle trams to the beach and to restaurants. The show with the above head performers was in a building with no air conditioning and got too crowded and claustrophobic for me to stay til the end of the show.
This a unique property in the Yukatan Peninsula, the staff and spa staff amazing....keep the hospitality Bahai

The grounds were outstanding, very well kept. Like being in the jungle. Guest services were outstanding. Always available and helpful. The food was below average, 3 of us got food poisoning and had to stay in room for 2 days, missed an excursion ( no refund). The rooms were clean but could use a coat of paint.
Loved the jungle feel of the resort and the flexibility to use the other resorts facilities.
