Dirty sink, dirty lightshades, stains on carpet, stains on bedding. Beds feel about 10years too old and need replacing. Old sticky plaster out by the spa bath. Outside table looks like it's been picked up at a roadside collection. Caused a bit of smoke whilst cooking and smoke alarms don't work. Door handle feels like it's going to fall off. Nit the worst but wouldn't go back.
Old and Shabby
I arrived late (it was dark), and before I even drove in, I thought it looked very old and tired. If the company hadn't prepaid, I would have gone elsewhere. The room was very old and mismatched. 2 x Bar stools, 1 red plastic and 1 with animal print covering (and a hole in it). Only 1 x stained coffee cup in the room and 4 different glasses, no matching plates, no matching cutlery. The words that came to mind were very tacky and old. The TV was so small, I couldn't watch it without my reading glasses on. The bathroom had mouldy windowsills, rusty shower pipes and not very pleasant at all. Although I had the heat pump on 30 degrees, I couldn't feel any heat coming out of it (it's so old it probably needs replacing). The curtains were faded and needed some TLC. All in all, not a very pleasant room.
Great place for a family. Nice little courtyard. Kids loved the spa pool. Very quiet at night.

The place was a dump. No service at all. Stayed 2 nights and fought fly's and bugs the whole time. Bed was very bad. No utensils or bowls. No I'd never stay there again
Nice private motel
Nicely tucked away from the busy main road. Staff very friendly not nosey parkers at all. Excellent private courtyard with relaxing spa.
Good location. Needs updating as felt a bit old and tired.
Stay was good although court yard had weeds growing out of paths.no provisions for outdoor smoking which meant no ash trays or covered areas to stand out of rain
Facility is tired, but staff were helpful
My stay was disappointing overall. The facility is looking pretty tired and the room was basic, though it was clean and tidy and the bed was reasonably comfortable. Internet was down while I was there (though I understand this was Vodafone's fault not the motel's) and the washing machine doesn't wash or rinse properly. The staff, however, were excellent - they gave me a discount and let me leave two days early with a refund despite a fully prepaid booking. They also posted some shorts to me that I left behind, which I very much appreciated.
Cosey little Motel with everything you need.
Spent one night here and everything was just what we expected: Cosey, quiet and a nice atmosphere. One thing to note: if you get a room with a spa, it needs filling up (which we didn’t expect) so plan ahead and fill it up an hour before you want to use it.

Nice if your a prostitute
The "executive suite" did not live up to its billing, I think the photo of the room was taken many many years and possibly a owner or two ago. My suggestion to the owner is ...sell...sell..sell. This way new clients will actually get a fair deal and a liveable place to stay. The shower pole was coming off the wall and the drain was blocked...I had a quick look but the amount of other peoples hair in the drain scared me off a repair job. I don't think the people next door ( a lady of the night gauging by the foot traffic throughout the night) would have appreciated the water flowing from the wall by the shower coming through into their bathroom. A quick spray around with air freshener before the punters turn up only lasts about a half an hour before the stench of mould and cigarette smoke returns. It was pleasing to see that the used toilet paper that was wrapped around the toilet brush was not encrusted with the previous punters excrement...tho I didn't get too close to actually confirm this.
Not happy
Was a mix up with room so the kids shared a single and we were compensated for that which is fine. Room slept 3 but only have 2 of everything- towels cups plates etc. Mold in bathroom and generally unclean in bathroom. Pretty disappointing Was a cheap room so expect basic but this was just yuck.

Excellent stay
We had an excellent 2 night stay - we were not due to arrive until late in the evening and the manager had phoned us to let us know that reception would be closed, but they would leave the key under the door of our unit. Excellent service. Upon arrival we didn't have enough towels, and the single bed base was broken, but they fixed this the next morning and delivered more towels. Overall a great location near Rotorua High School (where we had a graduation function) and Room 1 & 1A was perfect for our family of 5. Particularly enjoyed the private outdoor courtyard out the back.
They rang me the day before and asked me to cancel
They rang me the day before I was due to stay and asked me to cancel as they had not received my booking. I was offered no help to find another room elsewhere and Rotorua was very busy that weekend. I found the staff quite rude and very unhelpful.
fantastic place for family
very nice location, close to city and gondola, owner of the property Ms Katrina gifted me bottle of wine for my birthday and their manager Winnie was very helpful throughput our stay. will visit again
Spa with every room was a nice touch
My partner and I enjoyed our stay, we booked for 4 nights. We chose this room because of the private spa and how cheap it was. Eventhough there were a lot of bad reviews we settled for the spa and hoped for the best. The staff was very helpful, gave us a tour of the room first, explained everything and what Rotorua had to offer (activities) and made sure we felt comfortable. The spa was nice you fill it up like a bath tub and can adjust the temperature and if you want bubbles or not. The master bedroom is actually in the sitting room and the TV was closer to the back door, so not in reach for the wifi which sucked because we weren't able to use our chromecast. Plus the TV was on a really low table, higher table would have been nice to lie down to. Curtains were really dusty and dirty also shower had a little bit of mound on edges. Really tiny fridge so had to buy food daily and backyard could've been more better maintained with all the grass growing in different cracks of the concrete. All beds had electric blankets so that was a nice touch after being in the spa. 2min drive from everything, it was litterly in the middle of everything. You get your own private parking infront of the room and the area is very quiet. Out of 10 I'd give it an 8.5 we did very much enjoy our stay overall.
Dated and uncomfortable bed
Unfortunately the property is very dated and the bed exceptionally uncomfortable. That being said, very clean and tidy with extremely helpful staff. If you're looking for a cheap place to stay its fine, little bit out of the way if you don't have a car.
Not the same!
Stayed at Ann's about 8 years or so ago and loved it, was disappointed by new management not the same place, painting the walls does not make it new. Fittings need up dating and some furniture broken, miss mash if kitchen utensils. Service could be brushed up, no one at reception on checking out, dropped key in box. Would take a lot to get me back.
A bit of a surprise :(
Booked in this hotel, great price but there was no one at reception, we had to call to find out where our key was even though it was only early evening. It was only 4 degrees but every window was open. Found a heater, there was some mould on the curtains. Overall the room was tidy. Our main concern was the cleaner who repeatedly knocked on our door before check out time - demanding to clean our room. We were trying to shower & get changed & despite calling out she tried to unlock the door while we were inside trying to put clothes on. That was a horrible experience
the whole rooms were very dirty mould in the bedroom dirty marks in the bathroom people were painting when we were out of the room we will not be coming back here
Fantastic gem in Rotorua at reasonable price
We have stayed at many motels in Rotorua, and this has to be near the top of the list. Impeccably clean, beautifully prepared (including towel art!) and fantastically friendly staff, Nothing fancy - this is not 5-star, but everything you need.
Loved it
Absolutely loved the accomodation, the room was perfect for us and the kids. The private spa outside our courtyard was a bonus! A hidden gem :)

Staff really friendly, rooms nice, spacious and clean. Spa in each room really nice touch. Can drive everywhere in Rotorua pretty much 5 mins or walk 20-25 mins to the lake.

The beds were very uncomfortable and the room was very cold and felt damp. There was a small fan heater that we put on, but not ideal for during the night. There were no face cloths supplied and would be nice to have shower caps as well.

Was a pleasant stay they dont offer breakfast even though it says you can for extra on this website and they need to put reservation policies up for us to read eg payments
Convenient to centre of Rotorura and attractions
Appalled on arrival that a large section of carpet outside bathroom very sodden.when reported to staff given 2 towels to mop up myself...no shower curtain, so this is reason water runs straight to carpet.bathroom door rotted along bottom from continually been wet.hot tap broken and hard to turn on as moved each time.

Great place to stay owner is very helpful rooms are quite large and very private . The courtyard is a nice touch and adds to the overall experience

Nothing like what was advertised
This place was dreadful! It did not at all look like what was advertised. The toilet and bathroom were appauling! The hot tub outside was stained and dirty! The power points were dangerous and did not all work. There were holes in walls and the curtains did not shut properly. We did not stay there! So we lost the money that was paid for this place and then stayed somewhere else!
Terrible night
I have booked the hotel for 5 people (4 adults and 1 child) when we arrived at the room, we just found 1 double queen bed and 2 singles bed + 1 sofa-bed, however no blankets, and no pillow or anything else for the child. when we return to the reception to ask for the things, it had a message saying the person have left and would be back in 40 minutes. The problem is that we went out for dinner. Then my son ended up sleeping with me and my husband at the same bed. Terrible night and the the room wasn't clean as we expected.

The place could do with a tidy up, over grown hedges and plants with a little trimming and weeding the place would look a lot better. But otherwise the place meet our needs
Nice family friendly and private hotel
My kids and I loved this hotel room especially the spa pool. It was perfect for a summer getaway and the staff were super helpful with fun family things to do for us during our stay
not bad
the sofa bed is broken and had to use folded beds which one of them is broken and just not comfortable. staff is supporting and kindly apologised. however, if you are driving long dostance and couldnt sleep well then that will turn out to be a disaster. overall not too bad

Shower room is crap, never stay in 9A. Badly needs a renovation.
The staff upgraded our room which was nice. However, the sofa was broken. On both evenings, there were suspicious characters loitering in the hotel premises which didnt make me feel safe. The room was not ready upon check in and the hotel staff did not provide the wifi password until the next day when I asked.
Private and cosy
We had originally booked online and when arriving at the venue, saw on the billboard you can have a private spa so we upgraded as we had planned on going to the polynesian pools, but the thought of the additional cost, closing time and not being able to have a wine in the spa detered us. We were pleasantly surprised with the privacy of the spa area. We uploaded our stay on snap chat and lots of firends ask where we were. One of our friends have booked for a romantic, private stay here. Staff was very friendly also.

Very bad hotel
We had very bad experience with this hotel, we reached at 8pm and it was so cold and our door and windows was wide open , so cold rooms. The beds was uncomfortable the cleaning was terrible I attached pics with this also. Very rude staff in morning even no greetings in morning they grabbed keys that's all. Don't recommend at all.
We really enjoyed our stay hotel manager was lovely the room was perfect for us. Although the heating wasn't the greatest at night and you could really hear the neighbours at night it was the perfect location and off the Main Street but still able to get to the shops easily and sight seeing :)
Bathroom stunk, cleaning staff did not bring clean towels nor made the bed. Front desk hours were 8 to 10 and 3 to 6:30, not very suitable for people wanting to check out early or check in late. Some kitchen appliances were not working properly.
The private courtyard with spa was great. The location was convenient to the local attractions and dining facilities.
Nice hotel w outdoor spa tub
A nice hotel close to all attractions. Could make a few minor improvements to increase comfort such as better pillows and more of them, and additional toilet paper in the bathroom.

Not far from the town
This was my third stay here. They have updated the furniture and bathroom since the last visit 2 years ago. It was clean and comfortable. There is a small patio out the back. The shower has a regular shower head and a rain shower head. I like that it is away from the main sulphur smelling area in Rotorua.
Very much comfortable stay. Only thing lacking was that even being having a large bathroom, the shower area was very small, you will get bruises while bathing.
Cheap and cheerful
Booked for early check in but still wasn't ready despite a confirmation email. Clean, quiet and adequate for our needs. Would stay there again

My stay
Stay was ok but felt a bit put off after reading folder in room outlining extra charges, maybe it needs consolidating and updating now,especially as its no smoking on premises,yet it says $5 for ash tray !!!!
Loved the jacuzzi
We loved our stay, especially the personal hot tub in the yard! The only hitch was that we couldn't figure out how to heat or cool the room. It felt really warm at night and we ended up opening the windows, but then while sleeping we could hear the people passing outside.
Disappointing WIFI, noisy neighbours, jetted tub.
The WIFI is so disappointing. Not only the WIFI signal was weak, and got cut off every now and then, but also I had to input password to log-in overtime the Wifi got cut-off. Thin walls - it'd be hard to have a quite night without hearing your neighbours. Jetted Tub was fun. it was a big bonus for the stay.
Tacky would not recommend
So disappointed with this accommodation that I refused to stay here and relocated to another hotel.
Family Weekend
We stayed at Anne's for a family weekend. We really loved our room especially the private spa, the rooms were comfortable and warm and it was perfect for 2 adults n 2 children. We got good information about things we could do in Rotorua, and discount vouchers were great. We look forward to going back for our next family weekend.
Not quite the romantic getaway
We booked here for the private courtyard spa pool, and the bedroom for the children. Nice place if you like lots of twee pictures of cats laminated and stuck to the wall. The room itself was a combination of very modern dining table, chairs and sofa, egyptian hieroglyphics, childlike stickers on the wall, frilly lampshades and above the bed some very tacky "LOVE" pictures. There were lots of notices telling you to clean up, not break anything, clean up (again) everywhere. My hubbie and I thought the private outdoor spa pool would spice up the getaway, how sadly mistaken we were. Did we relax under the stars with a glass of wine, bubbling away our cares.....No we did not. We were right next to a busy road, the courtyard looked like it hadn't been weeded in years, and when we finally managed to fill the pool and switched it on ....really not sure what came out of the jets, so went to bed with a cocoa instead. The whole place had a slightly neglected feel to it, especially the abundance of weeds and grass in all the flowerbeds

Robbie, the Manager was wonderful. She's very friendly and helpful. The rooms are quite outdated and old fashioned but very clean.
The worst Motel ever
I dont know how this motel got good ratings. There is a charge for everything.Firstly we were told on arrival that our credit card had already been charged as I intended to pay cash. The room was tiny with no kitchen or kitchenette. In NZ all motels have cooking facility. We have a specials need child and needed the facility to warm up food etc. Asked for an extra towel and were told it would cost $2. Were told to leave the room tidy at checkout or risk being charged $30. Hey what are your cleaners for??? Had to ask for at least a dust pan and brush to tidy up or were we expected to crawl on our hands and knees to clean the carpet WHICH IS NOT MY JOB. Be careful people I have stayed all over the world but this was THE WORST!!! I would not even give it a 1 star.

Great room and experience
Great room with real comfy bed! Enjoyed the spa tub on the private patio however the jets didn't work - but that didn't detract from the overall positive experience. Nice and friendly host. Will stay again.
Cute first motel experience
Let us check in early without us calling ahead and greeted by the lovely lady who owned the motel. Room was a decent size with attached bathroom, only let down was it had a fridge and kettle but no other kitchen implements (cutlery/cooker/glasses) except mugs. Shower was amazing (brand new complete bathroom) with included toiletries. Also very helpful with options of things to do & quick to offer discount codes if they were available (at least twice to us). Didn't see where the pool was but not why we booked there anyway so no loss to us (it was mid-winter after all).
Everything was fine. Staff very friendly and helpful.
Winter getaway
The staff at the hotel were really great, helpful and willing to go the extra mile. I would recommend this hotel to anyone looking for a quiet private and relaxing holiday. The only thing wrong was that I paid extra to have a private spa and unfortunately the spa was broken. Would be nice if I perhaps got a refund of the difference between a room with no spa and the one I paid for. Other than that it was a really lovely stay.
Hotel OK, but no private spa tub.
Photos on Hotels.com suggested that every patio came with a spa tub, but things weren't clear. So we called the hotel and were told that this was the case (twice). However, when we arrived, no tub. Despite the huge rubber duck out front, with the words 'spa pool in your room'. Staff apologised for the misunderstanding - only superior rooms come with the tubs. They were also generally helpful and nice. But we picked the hotel based on the spa tub feature that are common in Rotorua, so left disappointed. Be aware if you are booking here with the same interests.
Cosy comfort
This is a great alternative for anyone who appreciates peace and quiet and a homely place to stay whilst traveling. From the genuine warmth of the reception to the intimate patio area out back to relax in, it's a rarity to find Motel accommodation this good at such a modest price. I take pleasure in recommending it to anyone who is looking to stay in the lovely city of Rotorua. My wife and I will definitely be back.

Comfortable and good value
Room was spacious, had nice bathroom. Appreciated the free wifi (too many places in New Zealand appalling expensive poor quality internet). Staff were helpful. Overall I had a good stay there and would go again.

Reasonably happy
We had a nice stay here the only qualm I would have would be there was no toaster or bar fridge in the room though I had an extra bed - I had two young children with me. I would stay again as it was close to town and the Redwoods and lakes but would double check what was in the room first.
Location is easily found and near to city center.
Our car is parked in front of our unit and found it convenient to unload our luggage. The hotel is also a pickup point for our tour to the Tamaki Maori Village. St Mary church is nearby and our family could celebrate midnight mass on Christmas eve. It is also very nice to receive a present from the hotel management for Christmas. Thank you for a pleasant 3 days stay over Christmas.
Great value
Go for the 1 bedroom spa units. Good sized unit and excellent private outdoor spa.

Comfortable Stay
Location was great, rooms were in need of some updated decor but still comfortable enough. Enjoyed having our own spa. Beds were comfortable. Great service from front of house staff. Felt it was a bit overpriced for the quality of the room but I guess the bonus of your own personal spa makes up for it.
