Great proximity to the beach!
Very clean and nice. Only issue was having to wait for clean towels.
Great location between the beach and the food. Pool was lovely and Niche restaurant in the building is really high quality with excellent service. Hotel staff can be scarce at times but are very kind and helpful. The beds are short if you’re a taller person and the water pressure could be better, but overall an amazing stay with great beach convenience!

Staff not always at front desk. Could not find anyone to check out with so just left room key at desk. Room very dusty. Ceiling fans caked with dirt- did not use but AC worked well. Glass door to room had cracks in it. Only one shower towel per person in room. No hand or face towels. Did have beach towels which was great. Location awesome. Basically on beach.walkable to restaurants.
We went there for two nights, it was okay, but, they need to fix, the shower, and doors. The remote control was not working properly and we didn’t have remote control for the air conditioner. Overall was okay to short stay. The place is nice, but they can make a lot of improvements

Charming
Loved this hotel, its charming, really is just steps from the beach, and its an easy walk to lots of great restaurants. A mini mart with great beer & wine choices is right around the corner, and its about 10mins by scooter or uber to more beaches and old San Juan. The big hot tub is just right and Niche restaurant on the property is fantastic. They were having problems with hot water the week we were there so if not getting a hot shower every time could ruin your stay, this maybe isn't your place....otherwise great spot.

I celebrated my husband’s 50th birthday for a week’s stay! All of the staff especially Daniel was so helpful in getting us access to everything we needed. We enjoyed the whole stay and will be planning to come back for the experience.

Horrible experience. There is never anyone at the front desk so if you’re in need of assistance.. it’s not happening . Walls are paper thin and I didn’t get an ounce of sleep in the four days I stayed . I could hear all conversations.. doors slamming and maintenance staff screaming in the morning . Our room was never cleaned the 4 nights we stayed there . We couldn’t find any hotel staff for any assistance during the day. Security is a huge problem. Doors do not have an extra latch for safety. Windchimes across the street is a much better establishment. I won’t be back .
Our stay was good considering the bargain we got. Really no complaints other than limited food options! I rate it a strong 7 out 10
A disaster
This place was very horrible and have no elevators at all in the facility and the front desk person was never at the front desk and the first day I will blanket sheets and everything was on the bed was real dirty and was not changed and also had no refrigerator no microwave and the iron board in the arm was real not workable in the doors for your room was very loud and hard to set clothes the shower nozzle was broken and cannot get no hot water
Hotel building itself is lovely- old school Spanish style. Room AC and shower were good. No coffee, no water, restaurant not open the days we stayed. Great location, mostly quiet.
I really liked the area we were in. The beach was literally 5 min walk and you could rent a chair and umbrella to sit on the beach for the whole day. I liked that we could walk to nearby restaurants, coffee shops, bars, and shopping. I liked the hotel staff, they were very responsive to requests such as soap or extra towels or light bulbs. Housekeeping took out trash when requested and we did laundry service for our clothes. I stayed with my sister in a room that had two king beds in separate rooms. Each room has a TV, dresser, and side tables. We didn't use the TVs, there isn't fridge and the lock box was not working. There were stains or dirt on the bathroom wall and bath curtains, and the shower would not stop dripping. Unfortunately the furniture in each bedroom was dusty, we found rotting fruit in one of the drawers. While the bed linens smelled clean and bed was comfortable, the top blankets was stained in some areas. It needs some TLC- fresh coat of paint and some dusting will go a long way. Maybe check in each drawer if a previous stay left something behind. I still may come back here because of the proximity to the beach and general safety of the area. It was manageable for me because I'm a half glass full kind of person, but if I brought my other germaphobe sister with us, she would have raised hell. Still thanks for the safe place to stay and some of the hotel staff. We still may come back.
Beautiful boutique hotel near the beach.
Power was out when we arrived. I understand it's PR and that happens but surprised and disappointed that the generator was only for the restaurant. The floor in the room was sandy, the sink drain was clogged with hair, the towels were musky and the in room safe had been destroyed and was unusable. The staff didn't give any information aside from the bare minimum of how to get into the front door and make sure not to lose the key. No mention of the wifi password, nor where to get water or ice, nothing about the area. Really neat building though, good location close to a lot of restaurants and the beach.
I had a great time very family oriented hotel
FABULOUS POOL! EXCELLENT RESTAURANT. Stores and Restaurants within a few blocks and the Beach is 1 block away. This is a charmingly QUAINT hotel built in 1920. Lot of Rock features and Spanish architecture. However it shows its age as many screws were coming loose on hinges and locks. Doors usually need to be slammed to close properly.. Without a key on check in, Entry is a door phone that rings the front desk which is often unmanned. or wait until someone else uses the door. I'm a Telecom guy and the Panasonic system has a solution for this. Whoever is on duty could carry a simple cordless phone set to ring when the doorphone is activated. There is a code that could be dialed to open the door without the need to be at the desk. Their sister hotel the Wind Chime has the same issue. We stayed before and after a cruise, and in-room maid service was nearly non existent. No soap or shampoo. However, the friendly staff would always cheerfully provide TP and towels on request if they weren't in the washer. I WOULD stay again but now have a better idea of what to expect..

A nice small hotel to stay in San Juan near the Condado beach area. They have a small restaurant inside that is not that useful for dine in. Even though the advertised start time for breakfast was 7 AM, there was no one available to provide breakfast at least till 7:30 AM and I felt breakfast was overpriced. They have a small pool area with hot water where one can relax for a while though not ideal for swimming. They provide beach towels that was very useful. It would have been helpful if they also provided beach chairs. The advertisement indicated sea facing rooms. But there is no good view to the sea due to trees blocking the view.

This hotel has promise. It is just very poorly run and managed. We felt as if we were camping out but without the bonfire. Even grabbing a clean towel was a challenge. Like, forget about getting the room serviced or a cup. We checked in to a room that was filled with sand. Everywhere. Our 8 day stay was quite a disappointment.
Love the location & amenities. Just be aware there is NO Parking offered and street parking can be hard to find.
Parking was very difficult to find. The room wasn’t the cleanest and the hotel guests were very loud.
Great location. Steps to the beach and easy walking to anything. However, front desk staff were hardly present. The room was in need of major repairs… toilet running all the time or not able to be flushed, shower leaking, tv connection was extremely spotty and barely worked for more than a minute, dirty fridge and towel covered in stains. Bed and sheets were comfy and clean. Overall, place is gorgeous and the pool is very unique, location is awesome and the stay was good enough but rooms and service definitely some attention.

We were so happy with our room. We had a little veranda with a couple of chairs on it that I could sit out on and enjoy my morning coffee. The shower water pressure was good and the temperature was hot even after one other shower. There was always staff at the front when I needed to ask for an extra towel, tp, or a pen. Staff were always friendly and helpful. The pool sized hot tub was a really neat feature that we enjoyed, as well. Would definitely recommend!
Be prepared to walk everywhere. This is the first vacation that I left feeling like I need another vacation. No PARKING NO ELEVATORS rooms outside and up stairs. We had to park 2 to 3 blocks away and it some days took an hour of circling just to find that. This is NOT beach front. You can somewhat see the water but there is another hotel right in front of you. The money I paid for this I could’ve easily stayed somewhere better. Oh you also have to walk to another hotel to use their pool if you want to go swimming. It’s a block up the road too. We averaged 5 miles a day. We had to walk to get our food every day bc there was no point in moving the car. If you’re going to uber everywhere you should be good. But that gets expensive. The hot tub is nice but it was really too hot to enjoy most days. There was black mold and rust all in our bathroom. And items left from past visitors left behind in the shower. (Makes you wonder how well they actually cleaned it) now we only had issues with one particular staff member there. But speaking with the other guest they all had the same issues with her. (Dark hair younger girl) all the others were beyond friendly and catering. OMG the bed was beyond HARD. We didn’t get not one good night of sleep. Hands down the worst bed I’ve ever had to sleep in. We would’ve been better off sleeping on the floor. But I will say after speaking with some guest their beds were not this bad, lucky them!! In closing i enjoyed my time in PR but would never reco
Courteous and friendly managers like Daniel and Betsy gave our stay a personalized touch. Combined with the scenic hot oool and the general ambience made for a great stay.
I absolutely have fallen in love with this gem, i know it's cliche and i should explore other places next time and i will... but this was me and my partner's first time in Puerto Rico as 20 year olds and this hotel was the most relaxing like comfy, home vibe you probably could have found on the island. I mean the huge pool/hot-tub in its self was so relaxing. We were in there every single night. It's super close to everything, La Placita, Old San Juan our new favorite spots such as Tijuana's Bar and Grill, Fillies and Tresbe. Very Close Emergency Room incase of emergencies. Ocean can be seen from really any room on the property, Granted the WIFI wasn't the greatest but honestly if you come to PR needing to be constantly glued to your phone, i wouldn't come here go somewhere like florida or something. That ruins the whole point of being here. I loved Acacia and this area of San Juan i honestly don't wanna go anywhere else next time we come back. My favorite spot, staff are amazing as well. This is a gem spot in paradise on the beautiful island of Puerto Rico.

It was quiet nice and relaxing staff was cool however my WiFi sucked didn’t have tv for 3 out of 5 of my days there and I had to park 3-4 blocks away sometimes bc they offer none and parking is just ridiculous but overall I enjoyed Puerto Rico

I was not able to get the room that I reserved because it wasn’t available. I was told to follow up with Expedia to dispute. The room was not cleaned well. The toilet had a ring of dirt it it. The patio was dirty. The patio chair was split in the middle. They did not leave any towels in the room. When we requested we were given a dirty towel or a very stained towel. We later got more towels later in the night. The place appears to be secure but back gate remains cracked open throughout the day. We stayed 5 days and no one came to refresh towels or clean our room. The shower was either boiling hot or too cold because of knob. Shower spray all over the place because of hard water in shower head needs to be cleaned out. Our first night there someone opened the door to our room because someone in the front desk booked our room to them because front desk said it showed available. I can go on and on about this place that has so much potentials but need new management. Needless to say we were very disappointed. Don’t waste your money

Lovely stay, parking was pretty bad.
While checking in it took me over 10 minutes to get into the property the front door was closed, check in was fast but after the first day there when I asked for some clean towels the lady that checked me in told me she didn’t have fresh towels, then she said by the night she will have towels. So me and my fiancé went out for dinner and upon returning when I approached the front desk I was told by the same lady that their was no one there that does house keeping so unfortunately I had to go out and buy 2 towels for me and my fiancé. Also a big red flag about the property is that the key to enter the front door of the hotel is the same key to the room, if you really think about it everyone in the hotel has the same key and that means that it’s one key to all the rooms and front door. That is unsafe for people with family’s or traveling alone. And the safe we had in the room was damaged but they still left it there.

We loved this hotel! It is gorgeous and conveniently located. The pool and decor were perfect! Although they don't have parking, you can park on the road if there isn't a yellow curb so we were able to park for free but had to walk about 3 blocks each time. They give you a room key that also lays you into the front door of the hotel if not you have to be buzzed in so that added extra security. It was quiet and the ac worked great. There was not an elevator and we were on the 3rd floor and the partial ocean view from the balcony was only visible in daylight but it was easy access to the gorgeous beach.
Daniel is the BEST! He helped me withe everything from my pet, to mocinf ro another hotel- and gwtting a room aftwe my flight was cancelled and i had aleeady checked out! The whole staff was super helpful and really added to the ambiance. Will definitelybe staying again! Jope the heater is fixed i the pool next time.

It was very cute and quiet. Staff was nice but not available in the building from 1am-8am. The hot tub was not hot.(it wasn’t working and they failed to let me know until I tried to go in it). The curtains, towels and bed sheets all had some yellow rust stain in them. I failed to read that there aren’t fridge or microwave in the rooms. Parking is terrible. It’s in a narrow street with one sided parking. The beach is within a few feet of the hotel which was nice. It’s close to many places to eat and the expressway. The aesthetics of the place were nice and comfortable but I prefer more amenities in my room and easy parking.

The hotel itself was lovely. Location was great. My room was not very clean :( The top drawer of the bureau had someone's luggage ticket from Oct 24. Lots of smear marks on the walls, light switches. The customer service was AWESOME. The parking in the area can be very difficul at times.

Super disappointed in this property. I booked a queen ocean view room on Expedia that was not honored by Expedia or the Acacia and neither of them would take responsibility for it. They put me in a room that was basically sandwiched between the front desk and the restaurant/service area and had no window. It was like a dungeon. I begged them to move the room and I had the take a single room on the second floor. There was no price adjustment. I paid for a queen ocean view and ended up in a single street view with tiny window for the same price. The front desk service is non-existent as well as any maid service. There is always one employee lingering in the lobby watching their phone on full blast but can't actually help with anything. The restaurant hours are not consistent with posted open/close times. Puerto Rico is hot and humid so this isn't much their fault but the walls sweat. Everything stayed damp my whole trip. This makes the rooms very musty and funky. No one cleans. I had to bring down my wet towels to exchange for new ones that weren't ready and I had to come back in 30 minutes for those. The beds are comfortable and it's close to the beach but that's about it.
Saw multiple cockroahes in the property. Don't waste your money on a dirty hotel.
The place is very nice, but it is not well staffed. The room was well appointed but the tv was not viewable from the bed and it was a mission to get it to work. The best part about this place is its proximity to the beach (just a couple buildings away from it) and the restaurant. Niche (the name of the restaurant) was phenomenal! The service was outstanding and the food was top notch!

There is no parking available for this hotel. The hotel would lose electricity randomly throughout the day and night. One night we didn't have running water. Staff was nice. Facility was nice other than no parking, electricity or running water

All i can sa is SUPER small rooms. The person checking in was no where to be found. ANOTHER guest had to let me in the hotel. Waited forever for them to come check us in. The parking....what parking. There is no designated parking for guest. We searched 8 blocks looking for parking. Did i mention they didn't tell is until we had already checked in...... we asked for a refund and was told to go through how we booked with. We did that and this place never responded to the request from Expedia. And they jut said oh well we can't get them to respond so you are just out of luck. ADO NOT STAY HERE PERIOD Oh and then the hotel tried to take money from our bank even though we didn't book directly through them. I called them out on it and the pending charge went away. Do not stay here.....

Staff was super helpful and super friendly; even did our laundry for us for FREE. The place is gorgeous; it almost feels unreal with the winding stairs and the old timey vibe. We ate at the restaurant for breakfast and it was worth every penny. The food was DELICIOUS.

The hotel was excellently located the dood is delicious in the onsite restaurant. However the last day and a half the lughts were off so it was hot nuggy and uncomfortable with no accommodations not even water they had. Kind of ruined the trip.
The safe didn't work in my room 305 it needs to be fixed however everything else was fine
Loved the heated pool. But furniture at room were worn out.
Property has a restaurant the niche , very good vibes and pool , hot tub and cold pool next door at there sister hotel .. easy way out of the city ! We left everyday and came back , car is a must from here or $$$ for Uber .. will be back to Puerto Rico again !

The hotel i cute very cozy, But for my taste it smelled really unpleasant it smelled like everything wasnt fully dried like wet, humid with a mixture of cleaning supplies... bathroom shower had a leak it dripped all night. I am unsure but i feel like the bed aheeta werent clean my kids said they felt like they're was bed bugs they were itchy. Includint myself... the location is convenient and close to the SJU airport.
The Full Standard room is not the same as the one illustrated in the photos on the Expedia platform (misleading advertisement). It is much smaller, like for a single person. The bed was stained and had hair on it. The floor was full of dust, you couldn't walk barefoot. They were never cleaning, much less changing the sheets and towels. When I went to notify the front desk, the person in charge gave me sheets and towels so I could change them. The sheets he gave me were also stained and when I went to notify him he was not at his workplace. So another guest told me where the sheets were and I went to look for clean sheets since there was no one to take care of me. The air conditioning turns off for a couple of hours and then comes back on. The fan can't hold any more dust. The place has no parking and it is impossible to get a nearby parking space.

Our flight got delayed and we notified them of the delay got to the hotel and nobody was there to check us in so we were on the street all night no vending machine no refrigerator or microwave no parking had to park 5 blocks away

Property was nice overall. It's very cute and quiet, the pool was too hot to ever get in. Not sure if it was heated but too hot for my liking.
This property has NO parking at all. Hotel rooms very small. Daily rate is way over priced. Rate should be no more than $80.00. I wouldn’t stay again
We had an emergency and suddenly needed a different hotel. The staff were helpful in helping my family and I settle in. And the restaurant…… BEST PANCAKES EVER!!!!!!!

I love the unique old classic look that it has . It makes you feel at home and more personal space than a regular hotel. I didnt get to try the jacuzzi but it look amazing and cozy . It was a really good vibe !
Neither Expedia nor Acacia honored the cancellation charge of one (1) evening 13June as my son and I traveled to El Yunque instead of staying at Acacia. I had called well in advance of the several deadline (and before midnight). Also, the room provided by Acacia on 12June was not an ocean view as I had requested and booked from Expedia. Upon discussing with the front-desk personnel, it was stated that Expedia determines which rooms are ocean and the room they provided me on 12June had been "approved" by Expedia. I spent several hours chatting with Expedia via Expedia's chat feature and nothing was resolved. To-date, I still have neither received a refund for the 13June non-stay nor money back for the non-ocean view room. Highly disappointed in both Expedia and Acacia. I will most likely not use Expedia now for my next trip of Camino de Santiago.
This is a very unique property and is like living it the past. Really like the wrap around balcony on unit 302 which has partial views of the beach. Room/bed comfortable

Poor Choice
I did not stay at this hotel. The room was unpleasant, curtains were flimsy and dirty, toilet was running and the refrigerator was filthy. The staff was disorganized. Not impressed.
