Very mixed about this hotel. Best part was the friendly front desk staff. Augusto inparticular was helpful. It was very loud but there is a month long music fest so can't blame the hotel and they provided ear plugs. No sign out front made is impossible and low key dangerous to find. The traffic is bumper to bumper with no way to turn around. 45 minutes later, once we found this is dusty beach oasis, it was a relief.keeping in mind it is basically glamping on the beach. Very unfortunately I broke my ankle while jogging. Augusto generously found crutches for me but they were too large and broken on the bottom. I never used them and he agreed to return and refund my $30Usd. This never happened and I checked out and the manager refunded my $30. Then I was contacted by Augusto that his paycheck was garnished $30. I sent him the $30 but I'm disgusted by this type and management. They also do not respond to any emails.
It was absolutely fantastic from the customer service to the convenience of the surroundings. Beach access made it an ideal location for travellers. Would most definitely rebook in the future. Augusto at the front desk was so helpful and easy to communicate with. Thank you !

I should have read the other reviews... the loud party scene was oppressive and nearly non-stop from noon 'till after midnight. After two nights, we couldn't take it anymore and departed earlier than planned. The first room we stayed in, did not have a lock on the sliding door to the beach, and we did not feel safe leaving our valuables in the room. When we shared the issue with the Frontdesk manager, he said there was nothing to be done, because there was no maintenance person working that day... again, should have read the reviews, as there are other reviews about, what I'm guessing, is the same issue with the same door... still hasn't been fixed. The next day they moved us to a room on the 2nd floor... this room had much better safety and all door locked. Luckily it didn't rain, because we would have gotten soaked! There were a number of large holes in the thatch roof, two over the bed... so we would have been soaked in our sleep (if we could have slept through the loud music next door). Again... should have read the reviews... 'cause there are reviews of holes in the roof and other guests getting wet during a rain storm. It had been many years since my last visit to this part of Tulum... last time I stayed a few doors to the north and ate lunch at Las Estrellas... my memory was that it was extremely nice and "high end"... I don't think there has been any investment into the property for years.
The staff were fantastic and so helpful. They assisted with tours, ATV rentals and made sure to get us excellent prices. The resort is lovely, a bit rustic. The location on the beach is fantastic. The only drawback was the hotel directly next door place booming dance music from 11-7 every day. But it is the party zone! And you can walk down the beach to get away from it.

this place is wonderful. Less expensive than others in the same area. Great location although all the food around it is overpriced except for the café across the street which I wish I'd learned about earlier. Overall, the host hotel staff were extremely helpful and wonderful people. Our towels and sheets all had stains on them however, since we weren't staying many days, we just let it go. suggested. Request a place with the balcony facing the beach. It was an amazing experience and a beautiful location. Thank you to all of the staff.
It was very disappointing for us to be left without electricity and water in the middle of the night. And that they only told us sorry. We have a baby and it was a terrible night without air conditioning mosquitoes debited us, changing her diaper in the dark and without water was the worst experience. The hotel lacks maintenance, the curtains are very dirty and the doors are a little old and broken.
I had a great experience at the suite pool. I loved that I could enjoy breakfast and drinks by the beach. I felt it was private and cozy. It was also in a great area at walkable distance to nearby restaurants. The reception desk staff, owner, basically all the support staff was very helpful. I will return. And yes there are clubs in the area but it wasn’t that bad. I live in a city so I could be used to hearing music on weekends. I truly recommend this little gem.

I’m from America and what I did not want was to be at a place that reminded me of the states. The atmosphere wasn’t Americanized, you have the opportunity to immerse yourself in the Mexican and Maya culture. The location of this place is great, literally ocean beach, and only meters away lush greenery. I wasn’t excepting the creatures comforts of a 5 star hotel, which this location doesn’t promoted itself as, however the staff was very personable and accommodative. I would recommend this place.
THE WORST PLACE IN TULUM , THEY ARE THIEF DO NOT BOOK, THEY STOLE MONEY FROM MY Wife’s WALLET CASH A LOT OF IT THEY ALSO TOOK HER CREDIT CARD AND MADE A CHARGE , THEY CHARGE MY CARD AND NEVER RETURN THE MONEY OF US NOT STAYING THERE BECAUSE WE LEFT UNSAFE AND BOOKED ANOTHER HOTEL WE WERE NOT SAFE, WE FILED A POLICE REPORT WITH TULUM POLICE DEPARTMENT, THE OWNER DIDNT WANTED TO HELP OR MANAGEMENT ..
I am torn with this review. The property itself is really nice and it has an authentic vibe. People are super helpful especially Francisco. But … it’s next door to the most awful and loud beach club / restaurant. They start a techno music from noon till 6.30 on the beach side and again from 8 till 1am in the restaurant. It’s a bit like trying to sleep in a nightclub. If this is not your vibe it will be awful but if party is what you after with a non stop boom boom boom (super heavy base) “music” this might be perfect.

Location is excellent the views from the beach area is a 10 but the hotel rooms are old they need a lot of attention , we didn't eat or drink as the food and drinks are expensive, last day we decided to get an order of french fries for my kid before we checked out as he was hungry .. $200 pesos for small order of fries when I saw a day earlier they sold them for $100 , so staff basically wanted to make some money. If you want a great view at the beach this is nice but for the price you pay you can get something better

Excelente ubicación en el área de fiestas, staff cordial super tratable. Lamentablemente fuimos en temporada de lluvia y nuestra habitación tenia 4 goteras y 3 caían justo en la cama. El restaurante y servicio a la habitación quieren que siempre se le pague en pesos, no tarjeta de crédito, lo cual era algo incómodo al ser extranjeros.

Great location ! Great staff ! Food and drinks are very good ! Try the whole grill fish ! The only so so thing I will say is AC sometimes not so cold . Maybe needs recharged. For sure I will book this hotel again on my next visit to Tulum .
Great location, noisy until 1am but knew that and they also mention it when making reservation. Doors/windows are very old so they dont close well, several gaps so light/bug/hot air comes in and A/C has hard time keeping up so it get muggy/warm.
We really enjoyed our stay here. The property is simple but beautiful and well kept. It's in a great and walkable location, with easy parking, and a yummy and convenient beach restaurant and club. Our only challenges came from what seems like basic amenities in our room. We had 3 people but were only provided 2 towels. We received more when asked but never had any hand towels and the tissues went unfilled for a few days. We also had only luke warm water for our first 3 days and the water was off several times, especially in the night.
We stayed here for one night on 03/10. Upon arrival we noticed security guard had a gun strapped to his hip, which should have been the first red flag. The villas are beautiful and clean. Hotel is located in the party zone, at night you will hear the music from the beach club next door Bagatelle. In the middle of the night, we heard screams and cries of a girl screaming for help. We tried to check and see where it was coming from but we were not able to see anything directly outside our room. The cries stopped for about an hour and then about an hour later the cries began again. We peaked outside the window and saw the Mexican soldiers coming inside the hotel. the next morning we saw blood on the floor. An hour later again, the screams happened ahain. We called the front desk and they said everything was fine. We then noticed the music was started being played again. Probably to drown out the music. Of course we did not get any sleep this night as we were nervous and scared for this girl. On top of that, our window did not completely close. The latch was broken and would not fully fit in the slot.
This property could be a 10 but is sadly lacking, especially for the price! Staff was mostly friendly. Housekeeping was great! Very clean. Property is a nice quaint size, great spot on beach which was also kept raked and clean. However, the property has seen its better days. The front porch deck of our room was falling apart. My husband actually fell through a board! Boards loose needing a full deck replacement. Boards in bar/ dining same thing. Our room was literally overtaken with diesel fumes from their generator 2 out of 4 nights. We didn't sleep at all. Complained at front desk and was told fumes were from somewhere else. Regardless, it made sleeping impossible! Not to mention the club next door blasts music till all hours of the night. We brought earplugs and that helped. The bar/ restaurant has shortened hours so don't plan on an early coffee or an afternoon beverage. More family stayed in 3 other rooms / same trip. Low water pressure, poor drainage in showers, doors not closing all the way etc. We paid A LOT for this room which 3 of us shared at almost $700/ night Expensive for even US prices let alone Mexico. I can overlook a few things, it is Mexico, however for the price for value, the gas fumes in particular would keep me away.
Where can I start? Hands Down the best place to stay in Tulum. The location is at the centre of the centre of the party and walking distance to anywhere you want to go in Tulum.
We had one of our best hotel experiences here. The locations is amazing, clean cozy beach front, the restaurant is great and affordable, there’s always good music around, the staff super friendly and accommodating. Good drinks too at the restaurant, ask for Mezcal cocktail

My friends and I took a 3 day trip to Tulum while staying in Playa. I found this great place! We had such a great time and it was great there was a little restaurant they have onsite! The view from our villa was perfect! We could sit outside and watch the sun rise and drink some coffee. The staff was AMAZING!!! We also decided to have massages on our last day before we left. They were unbelievable and literally the best massage of my life! We loved the villa, the pool, the entire place was perfect! We will definitely be back but will stay much longer next time. Thank you for the best stay in Tulum!!
READ BEFORE BOOKING!! Pros: -Extremely friendly personnel. - Great ocean view. Cons: -Dirty/unclean -Bad housekeeping. -You can hear your neighbors -AC didn’t work -Bad plumbing. We booked this hotel for 4 nights. Things just kept getting worse as each night passed. On the first day, there were stains on the blanket and pillowcases. And one pillow was missing a pillow case. We requested replacements which were provided. We were so tired from our trip that we didn’t look further into the sheets. The next day, we inspected the sheets and found multiple stains on those as well. We reported it and requested the room to be cleaned while we were heading out around 6:30 pm and found out that the housekeeping personnel leave at 7 pm, so any requests have to be made prior. We still had time so they said they would clean our room before ending the day. We came back at night to find the same stained blanket, sheets and pillowcases still in the bed, only arranged. Nothing changed. And this time the clean blanket replacement they gave us was also not there. As it was late, we forced ourselves to sleep. Over night the AC also started to cool less. The next morning, we complained to the front desk about both the AC and the sheets on our way out. The gentleman apologized and said he would get both matters addressed. When we came back, once again to our surprise, the sheets, blanket and pillowcases were unchanged.
Great place to stay!
The stay was amazing. The staff were very friendly and helpful especially, Carlos. I had a small issue and it was immediately taken care of. There will be music playing at night but you need to understand that the hotel is situated in a party zone. So, if you are looking for quiet this is NOT the place for you. Everything was walking or biking distance or you can take a cab if you wish. The menu for food is simple but it was delicious. Again, our experience was excellent.
Extremely loud
As other reviewers have noted, Bagatelle has moved in next door and they blast DJ mixes outside from 10 am to 2 am. Shaking the walls of the room and making it hard to relax when using the beach patio. It's too bad because the beach setup is lovely and the cocktails and food were great, but I don't recommend staying here if you want to go to sleep before 2.
This property is smaller but that’s what made it special. The staff are amazing! The breakfast on the beach was delicious. We absolutely loved the master suit room! It has beach access steps away from the water, the Jungle Gym is literally next door.

Not sure where to start. Bogatelle is right next door and they played extremely loud music. It’s one thing that they played it during the day but it was blasting till 1:30 in the morning. The walls and the floor of our room was shaking. That’s how loud the music was. Then on a Friday night at 3:30 in the morning cops with machine guns knocked on our door and told us to leave the hotel. They gave us 5 minute to pack or “we would have a problem” they said. The entire hotel had to leave the premises. No explanation or help finding us another hotel. All they said was “the owner of the hotel is in trouble”. It literally looked like a scene from a movie. This was our anniversary vacation and it was ruined! I have nightmares from this experience!!!!
The property is in horrible conditions, dirty and unsanitary. Sewage smell all over the property. Loud music all day and until 1am. If you are looking to rest and enjoy the beach, DO NOT stay at this property. The music was so loud that the walls in our room, as well as other guests were vibrating from the bare. This was absolutely terrible. Regular staff is nice, but unfortunately with lack of training and resources, that is not much they can do. Management is terrible. On top of all these, we had to leave the hotel in the middle of our stay. At 3am Mexican Police started banging of all rooms and asked all guests to leave the property within 10 minutes. Police stated that hotel owners have drug related problems and hotel is being closed for investigation. All guests had 5 minutes to gather what they could and leave. We ended up on the street of Tulum in the middle of the night. Had to stay on the street until the morning to figure out where to go, as all hotels are closed during the night. Absolutely terrible experience.
Great location and even better service!
Staff was super friendly and service oriented - whether switching routers for better internet in our room, swapping rooms to reduce the noise from neighboring restaurant so my daughter could sleep early, they came through each time. To top it off, the location couldn't be better literally right on the beach neighboring the only gym in town. Loved it

I really had high hopes for this place, and was super excited to visit Tulumn and this resort. However, I was extremely disappointed overall. We booked a $245 ocean view room.. which after night 1 we had to move rooms as there was a HUGE rat in the ceiling running around. Room/location (ocean view) was beautiful.. but the fact we couldn’t even stay in that room.,, booked it for 3 nights and only had it for one., and had to be downgraded to a very small room and no view, was so disappointing. We would not stay in the ocean room with a rat… no way. Gross. I will say, however, the staff was super nice and helpful on places to go in Tulumn. & they refunded our money for the last night we were supposed to stay… we left early as were upset about the room issue and another non-resort safety issue. Overall, I was not that pleased with the resort itself. Very small, pool did not seem clean which is why we did not go in it.. and neither did anyone else. I feel like you can get better bang for your buck elsewhere. Location was perfect, though. But., I will never return to this resort or Tulumn for that matter. It was not what I thought and extremely disappointed in how it turned out.

Cute & Convenient
Cute boutique hotel located in the middle of bustling Tulum beach front. Our junior suite was the perfect size for 2 people with an extra single for a third guest if needed. Everything was nice & clean and we loved the easy access to the beach, pool & restaurants. The front desk especially Jesus was very helpful in booking tours & making restaurant reservations. If you were too lazy to leave there is a nice restaurant right on the premise. We’d only wish it was easier to travel downtown or anywhere outside of the hotel zone.
The property was very charming and probably the closest to the beach amongst those on the beachfront. The staff and management were awesome! They were all so kind and pleasant. The cleaning staff was excellent!! The beachfront was the cleanest of all the resorts (saragrass seaweed). Our rooms were serviced very well everyday. The chefs and their food were excellent! BUT..the noise. Unfortunately to the great location and wonderful staff there is a night club that moved in right next door (two months ago). The day time music was fine but the nights were extremely loud and made it extremely hard to sleep. The club music would stop playing around 2am. At our request the staff graciously moved us to a room on the other side of the property, away from the club and it didn’t make any difference. It was still the club beat till the early morning. As much as I fell in love with the location, staff, and resort, I would not recommend the resort for those with families or prefer to sleep before 2am. If that night club wasn’t there it’d be a 9/10!
Below average and lack of concern for guests.
I stay at numerous hotels in Tulum each year. Upon arriving there was no Mini fridge in room. Since it was advertised I asked if we could get one. First ask, the hotel said that it wasn’t working but will get another one for us. That went ignored so I asked a couple more times. Eventually they just brought the old one back that didn’t work. What killed me is they plugged it in knowing it didn’t work. I gave up. You can’t drink the water but they did provide guests 8 ounces per day complimentary. They sold water on site but no disclosure as to price until you checked out and they charged 100 pesos or 5usd for 12 ounces. Seemed like price gouging in a pandemic. Same water sells for .50 cents in centro Tulum. I know it’s expensive in Tulum but after being charged about 50usd per day for clean drinking water was excessive abuse in my opinion. The room was okay. Bring earplugs unless you like trying to sleep with pounding techno music until 2am. Tulum is an amazing place and I will look elsewhere next stay.

Really enjoyed the stay, nice to have a hotel that’s a bit calmer when it’s a lot going on around it. It’s a hotel that has a home feeling over it. Everyone was nice and service minded, they always tried to help. Location felt safe and close to everything. It’s a bit older facilities but nothing to complain about. The restaurant was ok. We enjoyed our vacation!

Grubby hotel in a gorgeous location
Pros: - the staff is friendly and helpful - the location is amazing. Right on the beach and close to great restaurants. - the view was the upper rooms is breathtaking - the bed was comfy - if you keep your expectations really low in terms of any type of "luxury" or just decent hotel practices (like changing dirty towels) then the location might be worth it for you. Cons: Oh boy... - Overall the hotel is in rough shape. - the rooms need some serious TLC. So much rust and broken things. They feel like barely improved shacks: the doors don't properly close, the curtain rail was on its last leg, the electrical work is scary AF, etc. - the room felt dirty when I got there. I felt like I needed to wipe the toilet etc. - the towels didn't smell or look clean - the pillows smelled musty - the water went out twice while I was shower. Luckily I only had to wait a couple minutes for the water to come back. - the pool looked dirty and unmaintained. I wouldn't want to swim in it. If it was branded (and priced) as a "nice" hostel, this would be more expected but overall this hotel is WAY too expensive for what it is and how grubby it is.
