Great place to stay

My friend and I visited Rome for the first time and wanted to stay at a place close to the colosseum without paying too much. This place is great - budget friendly in a decent neighborhood. Staff is amazing and very helpful. Only downside was that the free shuttle that was stated to be offered was not available so we had to pay for the taxi ride from the airport.

Nice location and walking distance of the coliseum

Great location, the staff was amazing, especially Vito who gave us lots of tips and information. The room was clean and had everything we needed. I would highly recommend! The price was very good too. Thank you!

it wasn't clear during booking that this unit would share a common space. apart from that it was okay. the views for my unit weren't great.

Our vacation home

Valeria and staff were accommodating for our large family and a baby. We had a late evening arrival and had been communicating to ensure a smooth check-in. She was available to prepare us breakfast and give us recommendations around Rome. The location was perfect for touring the colosseum. We appreciated the cleanliness and comfort of the guesthouse. Thank you and see you next year!

All the staff we interacted with at the property were very nice and helpful. Our room was the perfect amount of space for two.

Very clean, convenient location. The check-out staff arrived late, which did not cause any issue in this occasion but could be problematic if we had a train/flight schedule. The price seems a bit too high.

My room looked nothing like the pictures on google nor Expedia. The showers were the worst. They’re tiny and there was an issue with the water leaking out even if it’s closed. The bathroom was always wet and messy. There was one corner that had dust bunnies. Other than that the staff were very nice. You can hear noises from other rooms such as vacuums and loud conversations. Will not return

Helpful staff

Did not look like the advertised product. Was told not to turn left when walking out of hotel because it wasn't safe.

Good location

For my quick trip, it was the perfect location

I thought I was booking a hotel, which was not the case. It is a "guest house" as described in their booking info. My error! This did cause an issue at checkin. About a week before checkin, I received an email asking what time we would arrive. I gave time of our arrival via train, and estimated we would arrive shortly after. I did not notice the statement, "you will receive an email with 48 hrs of checkin for checkin instructions". Never received the email so on arrival did not know how to access the building. We got in the building but could not enter the "hotel". We did not have local access to phone, so sent message via original notification to us. Someone showed up about 20 minutes later. All was good after that. Top Floor Colsseo is clean and very close to Coleseum, and Metro.

i did not like this property. nothing anout it is a 4 or 5 star. misleading advertisements . No staff to speak about. one nice man that met us. You should not have this place advertised as a 4 to 4 star. ttotally misleading.

Really clean.Everything you need for a pleasant stay.Think I was upgraded as i’m sure breakfast wasn’t booked but continental breakfast options were offered and delivered to room at time requested 🙂. Located really close to Colosseum - couldn’t have chosen better. Reception was very welcoming- they took the time to recommend places to visit and where to eat. Superb, hope to stay again💕

Clean room, and space in general. We checked in very late, since our flight landed at midnight, and they communicated in great detail with us to make sure we could still check into our room. The hotel is a short walk from the Colosseum. They also have great breakfast, the croissants were really good.

Absolutely amazing place. Staff was always available and responsive. Perfect area for everything we wanted to see. To step outside the door and be able to see the Colosseum is a dream. Would absolutely recommend and stay again. 10/10

Wonderful staff!

We very much enjoyed our stay here. The hotel is cute and clean, although a little hard to find at first. Valeria could not have been any sweeter or more helpful. We loved her!! The rest of the staff was also very pleasant and helpful. We hope to be back! Grazie!

The hotel is very convenient to the Colosseum, which was first on our list of site visits upon arriving in Rome. Travel days can be hard, but the staff here were extraordinarily kind and considerate. Made all the difference!

Good stop on Rome

Really beautiful and comfortable place close to easy access to main attractions in Colosseum area. Safe and quiet.

The staff here were amazing and so accommodating to all of our needs Valeria was awesome, so sweet and her English was excellent. Georgio, however, hardly speaks any English, but tries really hard to communicate (never a problem) and he helped with parking our car somewhere nearby for free. I would stay here any time again in the future and highly recommend it as a great central point that you can walk to all of the sights you want to visit in Rome.

Amazing people and very clean rooms

Our trip was brief and our focus was the colosseum which was in walking distance from hotel. Amazing staff; so kind and helpful and always happy and accommodating. In walking distance to plenty of eateries. Super clean.

Anniversary Weekend

We stayed for a long weekend. The apartment was lovely, modern and clean, sited within walking distance of the Colosseum. Communication and service from Valeria and her colleagues was faultless, with genuine smiles all the way. The breakfast served in our room was amazing and set us up for the day. Highly recommended!

Perfect place to stay in Rome

This location was the perfect place to stay enjoy the center of Rome! The reception was very welcoming and nice, and check-in was easy. Couldn't recommend more!

An Absolute Gem!

Excellent location with fantastic service. Stayed in more expensive places in Rome that are half as good. Would not hesitate to return. The host, Silvia, is amazing. Friendly, helpful and just a delight.

I had a nice stay! The staff was so nice, helpful and available if I needed anything. Check in and check out was a smooth process. Check in started in the morning which was convenient because my flight landed around noon. The hotel was clean and breakfast was amazing!! It’s walking distance to attractions and restaurants. The metro station and other transportation are within walking distance as well. I will stay at this property again!

Super clean and comfortable room includes air conditioning and the bed was awesome, slept so great. In addition, was welcomed with a cup of espresso and very helpful information regarding the area.

We had a great time at top floor collesseo and would happily recommend it to anyone looking to stay in Rome. The rooms were good and the breakfast provided in the morning was really nice. The staff were lovely and really went out of their way to help and make your stay special. It’s a bit of a walk to the sights other than the colosseum, but it’s brilliant for the price. We’ll certainly stay again when we inevitably return to this beautiful city.

Everything was spectacular, great location, room was clean, and staff was polite

Top Floor Colloseo were very welcoming, helpful and friendly throughout our entire stay. Our room was quaint and very clean and slept well in the comfy bed. Breakfast is fresh and delightful and absolutely nothing to fault with our stay! Will certainly return on our next Rome venture The location is great with only around 800m to the Colloseum and even less to some great restaurants and cafe's. Public transport is easy, 150m to busses, 1km either side to the Metro and Termini is easy to get to. They offer Airport transfers too which is magic after a long flight. Loved our stay at the hotel! The staff was so friendly and helpful! They were great. Only complaint is the rooms were a bit loud. We could hear other guests coming/going or talking in the hall.

My husband and I loved this property! Within walking distance to the Colosseum and small stores and restaurants. All staff we interacted with friendly, helpful and spoke both Italian and English. The room was very clean and we were very happy with the breakfast items. I would absolutely stay here again.

Liked how clean it was with nice size bathroom and good air conditioning. Did not get the 2 beds that was requested upon booking 9 months ago even after multiple email confirmations within the 2 weeks prior to checking. Thankfully my friend and I had no troubles sleeping in the same bed. Staff was very nice.

The staff was very attentive and friendly. Even when we woke up after breakfast hours they were happy to offer us breakfast. The hotel was newer and clean. You could see the colosseum from our hotel window. The hotel was very quiet at night. The bed and pillows were comfortable. The hotel was hard to find. The only signage was a 2 1/2 inch by 1 inch label by the door bell. The public busses do not run on schedule. It is a great location for sight seeing on foot. The bus terminal is a 20 minutes walk.

The service was excellent, all the staff members were considerate.They made us feel like we are guests at their home. The staff provided very clear instructions with a good attitude. The room was not big, but comfortable enough; the mattress and pillows were new and comfy. The room included a new bathroom and everything was clean spotless. The hotel was within walking distance to the coleseum and subways. The breakfast was good in the morning which saved a lot of time and was convenient. It was a great experience and I would stay there again.

A 6 room B&B style facility with the Colosseum at the end of the street. The rooms are spotless and the service is beyond excellent. Breakfast was more than abundant and served whenever we were ready. On a couple of days we left extremely early & informed our host, Vito, that he need not worry about providing for us the next morning. Instead, he would leave a large tray of food in our room the night before. He also provided a cell phone number in case we needed anything. I highly recommend this place, especially if you love the thought of seeing the Colosseum as soon as you start your day.

Great location, few minutes walk to the colleseum. Good breakfast. Only three rooms in the part we stayed in, all newly decorated. Although, hairdryer in room is not very powerful and it can be noisy when other guests are in the corridor.

Fantastic stay at a great location. Bit hard to find at 1st but we got there. Service great. Only mishap was we asked for water in the mini bar but they forgot to do it. No big deal.

Great room for the price !

Located 4 mins from colosseo, room was clean and fairy new, only negative, it had no view except backyard. Service from manager was excellent and served a nice breakfast of yoghurt, crossiants and coffee. Not a bad location either, resturants,bars and food shops only 2/3 mins away. For the price it was a great find and we walked all the tourist sites, no need for metro except for airport return. Tip, don't do tours, tour staff are not nice people and are a rip off. Palatino and colosseo €12 Vatican free, musuem €16

Great location, fantastic service

The hotel is so close to the Colosseum you can see it from there, with really good transport links. The staff are something else! We were greeted with orange juice, complementary bottles of water, and a map of Rome. Valeria who greeted us marked off the main sites and told us how to get there on local buses and metro. We were given the option of breakfast in our room if we so wished! One morning we slept in and missed breakfast - at 11:30 when they heard we were up they rang our room and offered us breakfast there and then (90 mins after they'd stopped serving it!) The two girls we dealt with were absolutely fantastic - so friendly and couldn't be more helpful. The room was great - modern and clean. In the guest book was a message from someone who was returning a few days after their initial stay - that's how good it is.

I love everything about the property. Sylvia is a very kind person.

So close the colosseum

This hotel is a little gem 5 minutes away from the colosseum, the room was clean, comfortable and had air conditioning which was lovely to come back to after a long hot day of walking around. The staff were very friendly and welcoming, they even offered us breakfast out of the breakfast hours (8-10) if we missed it which is very thoughtful of them. I would definitely recommend staying here for the price you pay.

Pleasantly Surprised!

Top Floor Colosseo Guesthouse was a great experience! Sylvia prepared our coffee each day and it was delightful. The continental breakfast in our rooms was adorable. The rooms were very clean. We wished there would have been a safe in the room for our valuables but actually felt safe leaving our things each day. This was located close to the Colosseum and great restaurants. We would definitely opt to stay here again!
