The building is little bit old.

To noisy people working drilling early in the morning around 8 am to early and u could hear everything inside the room from the hallways

property needs an update. we only stayed there because it was the hotel picked for the wedding we were in town for. would not stay there if it wasnt for that

Our stay was pleasant as always. However this time the continental breakfast was hard boiled eggs, sliced ham, and white bread. Not good at all.

Overall dirty toom, full of dust and sheets were not replaced from previous guess. Elevator extremely slow!

This place is very nice and the staff is very kind from the front desk to the house keepers. Most of thew all speak english and spanish which is very helpful. The only minor thing I didn’t like was on the distribution of the room since the bathroom is pretty big but the sink is located out of it at the entrance of the room.

Great Location

This hotel was centrally located. It is next to a shopping plaza, that you can walk to from the hotel, that offers everything and anything you need. From a grocery store, to night life, to ice cream, or shopping. It is all there just 100 steps away. The area is secure. Breakfast was deli meat and hard boiled eggs but when you're in miami, you want to go out to eat.

Would stay there again!

For the price this was an easy place to stay lots of food around and right next to the on-ramp of the highway.

I loved that properly..its very nice. I love the little studio options for the rooms. I will be staying there more often when im in town.

Ac made noise, the rooms smell musky, the bath water wasn’t very hot plus bathtub water backed up this hotel needs some big TLC

This is our 2nd year coming to Palms Inn & Suites to stay before our cruise. We love the location, vibe and walkability. The included hot breakfast buffet is very good.

We have stayed here several times and we will continue to do so every time we come to Miami. The hotel is centrally located close to expressway, shopping center and restaurants in the Kendall area, the closeness to the expressway makes it a breeze to drive to Coral Gables, Miami Beach and surrounding areas. The front desk staff are friendly and very helpful which makes our stay even more pleasant.

Friendly staff, parking for about half the rooms so if you don’t return early, you’re directed to park side to side back to front and can’t get out again until everyone else does, run down and dirty, needs remodeling, paint, updating, etc.

The hotel is showing some wear and tear. Staff is very nice! They helped us with every little thing we needed.

Good price and great location. After touring all day we were able to come to the hotel, park the car, and walk to a number of restaurants. Hotel was clean but the mattress was uncomfortable. I suspect it was a chain hotel that someone took over and is trying to improve.

The hotel is in the middle of a mega shopping area. So if you want a place that is safe and convenient as far as traveling to and from then the palms is a great option.

Place was excellent. From the moment of being greeted to the ease of checking in, and everyone working there greeting you with a smile. Upkeep of the hotel on standard as well. As long as the same policies are held to, and the property is up kept, the hotel will always be on my list of first places to stay at when I’m in Kendall again.

Check in was quick and the staff were really helpful and efficient. Upon arriving into our room we noticed a tiny lizard had got in but he was quickly dealt with and taken away. Bed was huge, room was comfortable and quiet. Convenient for local supermarket, 20 mins from airport and university.

Emergencies happen. They should care more about their loyal, repeat customers when a major crisis leads to a temporary cancellation and partial refund request. I understand you have a "policy" - I too have a policy. We won't be booking here again.

This hotel was fine for a stay. We didnt like how small and dayed the room was. It wasn't super clean and was dusty. The whole hotel looks dated. Only 2 outlets were working in our room. The iron didn’t work, but they replaced it. The area is great though. Lots of shopping and dining choices.
