Very big and spacious room love the large tub. The breakfast was awesome wish we could have stayed longer.
Wonderful Pace to stay
An Amazing Stay. The sycamore Suite was spacious. Enjoyed our private balcony overlooking the back yard. The king bed was very comfortable and we almost overslept. Woke up at 8, and made it in time to the wonderful home cooked breakfast by Alison. Definitely a great spot to add to your travels. Thank you Alison for making our first stay at a Bed Breakfast a highlight of our trip.
Bed wasn’t very comfortable. However, everything else was GREAT! Would definitely recommend and stay here again.
Pretty little house with nicely decorated rooms. It was quiet during the night and didn't get loud until breakfast was approaching. The bed was rather hard, like they are in most hotels, but staying in a much smaller property than a hotel was a nice change. I especially liked the rainbow "You are welcome here" mat at the front door and the actual contactless check-in - they texted me directions and I was able to pick up my room key as directed without any interaction.
Nice Place to Stay
Bed and breakfast was nice, but bed very creaky and squeaky. Floors creaked. Expected as it is an older home with hardwood floors, but still seemed overly noisy.
A cozy hidden gem...loved it.
It was incredibly cozy...I sat on the back deck and played guitar with a glass of wine. The bed was super comfortable and I would definitely stay there again.
Enjoyed the homemade treat left in my room, I've stayed twice and look forward to staying again. I mentioned I enjoyed hot tea at night and they were very accommodating and also had great coffee in the morning to fuel me on my travels. Good internet, comfortable bed, lovely bathroom. Highly recommend. Also, close to a very bustling down town. I had dinner al fresco, the mexican food was good, the brick streets charming and the square very clean.
I got a text the day before check in that made the process so easy, my room keys were waiting for me in the foyer and my room was at the top of a kinda narrow staircase. Even though it is just off a main road, it was fairly quiet. The room was large and comfortable and there were cookies waiting on me with a welcome note. The bathroom was also spacious and the water was very hot. Plus the towels smelled nice. Oh, and there were fluffy robes to use! The only downside to this vs a hotel was I like to have hot tea at night and there wasn't a microwave or coffee maker in the room. Not a deal breaker by any means (the morning coffee from the hosts was super delicious). I did not have the breakfast, I was working and had to get on the road but I will stay here again if I am ever in Sulphur Springs.

I can not say enough about the hospitality and wonderful bed and breakfast. Our room was so clean, cozy and roomy. Our breakfast was wonderful and so was the owner, so friendly and enjoyed her company! My daughter and I had a wonderful stay. Highly recommend this bed and breakfast.
Far exceeds what you get at hotels. Fantastic!
Fantastic. Fantastic. Fantastic. Reserve a room here and forget about the hotel. This place Far exceeds what you’re going to get at a traditional hotel. You’ll receive directions to a lake with a waterfall. Also has a trail for refreshing yourself after long drives. Big showers, king size bed, home cooked breakfast! What more can you ask for???
Nice B and B. A welcome change from motels.
The staff bent over backwards to help me have a good experience. They organized a massage for me and left fruit and a muffin for my early departure, since I would be leaving very early.

Great place to stay. We are so glad we decided to try out this Bed and Breakfast instead of just staying at a chain hotel. Fantastic room, wonderful Breakfast and the owners pointed us to great things to do in this charming town.

Great stay, B&B with 3 rooms, so very cozy and private. Host was friendly and flexible, she stayed for breakfast, which was delicious, and we had a nice conversation.
