Beautiful place to stay. Morningside feels safe and easy to access. Lots of coffee shops and places to eat. Highly recommend The Lane Hotel.

We enjoyed our stay, staff were so helpful. We did have concerns about parking, but it turned out ok. Hopefully in the future we will be back again, and we would'nt hesitate to recommend it.
Facilities were nice but bed was very uncomfortable and it’s a little ways away from the center of town. Pretty expensive for what it is
Keys had to be collected from the Canny Man pub next door, very welcoming and invited us back after getting settled in our room for a complimentary drink. The Chandelier Room (with modern Chandelier) had a very large bathroom, possibly suitable for wheelchair though access at the front is stairs (maybe another entrance?). Breakfast was superb, Scottish, Continental and Vegetarian options. Warm friendly atmosphere with quirky decor covering the time periods of the pub.
Cute hotel, parking available and a pub next door. Clean and comfortable. I would have liked a chair in the room. Not really comfortable for hanging out in the room.
Really recommend staying at the Lane Hotel - it was fabulous and relaxing. Great location in proximity to city centre. Would definitely recommend getting the breakfast from the Canny Man's.

Very friendly welcome on arrival and room was super…comfortable, spacious, clean and huge! We had the Watson suite. Great base for getting in and out of Edinburgh by bus or taxi, and lots of cafes and small shops if you want to stay local. Canny Mans is a fabulous pub…very popular, but no issue for us with noise at night either. Will happily stay again.
We loved the property and was upstairs from the restaurant we were dining in that day with friends. There was absolutely nothing not to like about it and we will definitely stay here again👍

Clean and beautiful rooms in great neighborhood with easy access to tourist sites. Lots of variety in dining within walking distance. Dinner at The Canny Man's was a highlight!

Midweek overnight stay
Absolutely beautiful. Our room was really lovely, exceptionally clean and so comfy. Decor was tasteful. Staff really friendly and helpful. Great wee find, and will definitely book here next time we are staying in Edinburgh

Beautiful room
Although The lane hotel is not what you expect when booking a 4 star hotel it is absolutely beautiful. We stayed in Cannan Suite which is above the smoking area of the canny man and although we had seen a review complaining about the noise when staying in this room we did not hear a thing. We had a delicious meal in The Canny Man and the owners where lovely and very welcoming.
Lovely 1 night stay
Had a lovely 1 night stay here. Neil was very welcoming and the complementary drinks on arrival were a nice touch. The room was very clean and stylishly decorated. The facilities were excellent and of a high standard. The only negative thing I would say is there is no option for breakfast which is a shame, ecpecially as the price was on the high side. Even if there are no facilities for a cooked option a continental breakfast would have been most welcome.

One of my favorite hotel stays ever!!! Yes, it’s not right in downtown but the quality is so high it is worth the walk or bus ride. Everything was perfect and easy. So much love and friendliness throughout both the lane hotel and the canny mans. We stayed for our honeymoon and room 9 was spectacular. We felt like royals! Haha 10/10 would highly recommend. We stayed at another hotel after the lane which was right in downtown and honestly the quality was not even comparable for the exact same price. I would absolutely rather stay at the lane!
Noise spoilt stay
We stayed in room 11 which over looked the garden of the neighbouring Canny Man pub. The noise from the garden was loud and made getting to sleep difficult/disturbed our sleep. The scraping of the metal chairs and tables in the garden before 7am on Saturday morning wasn’t ideal either. There was a loud extractor fan(?) that went off outside periodically which also contributed to sleep disturbances. The complimentary drink each in the Canny Man pub was a nice touch and the man who showed us to our room and checked us in was very pleasant. Perfect location - walkable to city centre/on a very regular bus line.

Wonderful place to stay
This is a lovely hotel, brilliantly situated and really well run. I was welcomed very professionally, shown my room and then offered a free drink in the wonderful bar at the Canny Mann’s. Bed very comfy, room beautifully clean and the bathroom excellent. Really can’t fault the stay. Also there are some very nice cafes and restaurants in the area so plenty of food options available.

Brilliant stay at The Lane Hotel! I was welcomed by a lovely gentleman who informed me I could have a complementary drink at the bar. Very clean suite - would defiantly stay again.
The room was lovely, well cleaned and looked amazing. Large king size bed, tall ceilings, bathroom was gorgeous too, but the main issue was noise. The room we unfortunately had was both close to the front door and on the side which faced the road. There was no double glazing and the room was very poorly insulated against sound. We could hear people walking outside the window to the street and cars which frequently went past were very loud. It meant even though we went to sleep at 1am/5am both nights, we had a terrible quality of a nights sleep that means I cannot recommend this property. After a terrible first night sleep the room was cleaned whilst we were out, however they left us with one towel instead of two, and although we drank all the coffees provided (after a terrible nights sleep) these weren't replenished. High expectations on a lovely room, but won't return when visiting again.
Less than ideal. Only given 1 set of towels in the bathroom, kettle was not washed , as it was still a third filled with water fr previous occupant. It was comfortable stay but let down by shoddy housekeeping.

Very luxurious room and complementary drink on arrival at the canny mans . Only down side is no breakfast provided and parking postcode could be amended to road where car park is . There are plenty of places to get a breakfast if needed though and it’s a 30/40 minute walk into centre . Or £6/£8 in an Uber . Nice walk though with plenty of shops to browse . Canny mans nice cosy pub with lots of curios to look at as well .

Room was excellent. Only issue was there were no complimentary snacks in the room or in the snack room despite this being stated.
A convenient location from me but it's not a casual stroll into town due to the hills. Only issue is no breakfast, but there are plenty of cafes on the main street. OK, if you have to work from the room for a couple of days.
I use the hotel a lot, but WiFi is poor and the shower head kept falling down in Champagne Room
A beautiful hotel
The hotel is beautiful, I can't fault that one bit, nor the owner who was extremely helpful. Unfortunately the problem was that we couldnt open the window and the weather was hot and therefore the room was uncomfortable. There was a fan in the cupboard but that just stirred up the heat. I'm not sure if opening the window would have helped either as my husband was also having trouble sleeping due to the traffic. We were on the main Morningside road and for that reason it was busy. I would wholly recommend
The Lane Hotel is a wonderful find, and truly lives up to its high ratings. Management was very helpful and accommodating during our arrival and stay. The room was beautiful, functional, and comfortable. The property’s location is perfect for a stay in Edinburgh. We were absolutely thrilled with our experience and wish we could have spent several more days at the Lane Hotel.

Does not get better than this.
This was simply the best place we have ever stayed at and at the risk of sounding snobby we have stayed at many top rated hotels in the world to put it into perspective. The room was simply perfection, we actually cut our day out in Edinburgh short because we wanted to spend more time in it. The entire place makes you feel instantly relaxed and at peace. The attention to every little detail is what really made this place stand out. Accent lighting, a mirror with mood lighting that changes colour, the wallpaper in the bathroom, everything is so carefully chosen and it is obvious that whoever decorated this place knows exactly what they are doing. Snacks, drinks, and most importantly a bottle of still water in the room, at no extra cost and replenished every day, is really what made this place stand out. Again it’s the little things this place does better than anyone else and there is nothing more infuriating than arriving somewhere late at night after a long journey and then being charged £5 for a small bottle of still water. As guests we were even entitled to a free drink at the gorgeous pub downstairs. Once again, a smart move as we cancelled our dinner plans in the city centre and went to the pub instead. You treat us well we treat you well. The location is perfect, close to the city centre but the actual area it’s in is really worth exploring. Unbelievable value for money. We will be back.

4 day stay in Edinburgh
Our stay at the Lane hotel was great, from the complementary snacks in our room to the underfloor heating in the bathroom, the bed was very comfortable, monsoon shower. Overall we had a great time in Edinburgh and the Lane hotel made it even more memorable. We also received a complementary drink on arrival in the Canny Man's bar/restaurant.
This is a very nice property, we really enjoyed our stay here.
Everyone very friendly Although the towels appeared clean there were a number of stains and marks I loved the fact that it is close to center of Edinburgh and that the guest house has a snack room Tv had a low bass sound which I couldn’t fix so had to turn up volume Very comfy bed pillows etc Good value

The lane Hotel was absolutely wonderful. the staff were fantastic and as a solo traveler went out of their way to look after me . The room was scrupurously clean , it was large with on suite bathroom with shower wet room . It was all warm , comfortable and modern , i absolutely loved it . I will need to return to Edinburgh in the near future , and just hope that they will be able to accommodate me again .
Beautiful clean, new, modern, nice staff. They even gave me change for the meter. They have a snack room that’s so so nice and thoughtful. The rooms were very comfortable and clean. Would definitely stay there again.
The room was quiet, the shower was fantastic. It was in a nice neighborhood and conveniently close to the pub.

Lovely room, exceptionally clean and comfortable, I would definitely stay again. Although it’s not right in town the bus stops just outside and it’s less than £10 for a taxi. The only thing we regret is we didn’t have a chance to try the pub.
Like: Spacious room with large comfortable bed. Close to local shops/cafes. Nearby bus stop with easy connections to Edinburgh Old Town Dislike: traffic noise and being overlooked from property on opposite side of road. Only choice was to close solid wood shutters across large window Needed: Bathroom shelf for toiletries and dressing table with mirror
A lovely old building brought completely up to date. We had a room on the main road so the traffic noise was quite heavy,the windows had not been double glazed to try and alleviate some of the traffic noise.The room was beautifully laid out
room too hot as there isn't air conditioning. They did not have fan for us to borrow. To cool the room off, we had to open the window. Hotel was on busy street around several pubs which made the room noisy for sleep. Booked for 3 nights and since first night on Thursday we felt Friday and Saturday would be even louder than the first night. We left after only one night. If you are looking for a hotel type stay, this isn't for you.
Beautiful boutique hotel with lots in the area
My stay at the lane boutique hotel was great. It was clean, beautifully decorated, and even had a small commentary snack jar. I was in town for an appointment as a solo traveler. There were plenty of handy things in the area within walking distance, like a grocery shop, several restaurants, and a cell phone repair that looked like it may carry prepaid SIM cards. There were also several places to find a barber or get your hair done. There is a charming little pub and a late night food fast food shop just outside of entrance to the rooms, which may be convenient depending on your mood. It does however get rather loud if you are trying to sleep on a Saturday night. I was in the blue room and the window is next to the late night restaurant- so any Saturday night commotion was easily heard. I didn’t mind as I was only there for one night and I was planing to catch an Uber to the airport at 3am anyway. I could see if you had a baby, or if you are someone who sleeps lightly how the noise from outside could be annoying. I could not complain about a thing, other than the Saturday night noise, and that type of thing you really have no control over. I would stay here again.

It was interesting that there's no reception desk. Before I tried to call Mark, a customer returning to his room directing us to the bar next door to find a staff. Then we got service. The room is clean. Bathroom is modern. Location is convenient.

A hidden gem in Edinburgh! We had just stayed at a 5 star boutique hotel in London and came away somewhat disappointed. The Lane was a welcome change. Room was exceptionally clean, nicely decorated and fittings and fixtures were top quality. Our room had a garden terrace, which was a delight. Spent one evening under the stars enjoying cheese, paté, bread and wine from the exceptional old-school cheesemonger around the corner. There is a well stocked complimentary snack room that you can raid at any time, which is a great feature, one that I've never come across before but makes a huge difference in guest comfort for relatively little outlay. Other small guest establishments could learn from this! Check-in is at the Canny Man's pub next door, which owns the hotel. The complimentary beverage on check-in is a great touch. The system that they have for parking your car is unusual and intricate, but they execute it like a well-rehearsed play. You can trust them with your keys, lol! This is the only place I'll stay on future trips to Edinburgh. The Canny Man's is exceptional, if you love whisky you'll be in second heaven and the food is top quality. This is a gastropub of the highest calibre, with none of the pretentiousness that usually accompanies such places.

Lovely Room at the Lane Hotel
The Lane Hotel has recently opened a suite of rooms above their pub, the 'Canny Man's'. They have made a fantastic job of the rooms. We enjoyed the hotel and our stay. Unfortunately traffic noise was quite intrusive and I resorted to using earplugs, which helped immensely.

Excellent hotel in a lovely area. Excellent bus services at the bottom of the road. The hotel provides extra special touches to make you feel at home such as a snack room providing complimentary crisps, biscuits, breakfast cereal and drinks. Also rooms are cleaned every day and two chocolates are left with a note every day too. You are also invited into the Pub at the front of the hotel which is part of the hotel for a complimentary drink at the bar. Would highly recommend the hotel

Friendly welcome! Had a coffee in the lovely pub next door whilst waiting for our room. We were kindly shown to our room by a very nice lady. Stayed in one the the new rooms - a bit on the small side but can’t complain for what we had paid. Morden and extremely clean!

Great place to stay. Recommend mentioning that if guests wish to have evening meal in the Canny Man pub it is advisable to book in advance. We didn't but although we eventually got a table, had to be squeezed in between existing tables after a 10 minute uncertain wait.
