On arrival we were told we wouldn’t be staying in the main hotel but in a room in another building. The staff took us to a room that had no resemblance to the room we had booked, it was in a poor condition with no natural light, the shutters would not open. I told the member of staff that this was not the room we had book and she told us that the photos of the rooms are stock photos and not necessarily the room you get. We paid £500 per night and it was awful. Eventually we were moved to another room in the main hotel, but again poor in decor and very tired. The next morning we paid another £300 to be upgraded to a more suitable room. Total cost was £600 per night. I would never stay here again and would not use Expedia

Great place to stay, the staff is polite, friendly and very helpful . Juliana in particular was was super helpful.

The presidential suite was spectacular with the most prefect location and view of the Spanish steps. The staff was friendly and responsive. The beds were comfortable. Only wish we could have stayed longer.

Amazing staff!

Beautiful property and we were so glad to have upgraded to the senior suite. Great location and walking distance to pretty much everywhere since my wife and I are walkers. Excellent front desk and breakfast staff especially Mylene, Alina and Giuliano.

We loved our stay here. We stayed in the annex and our rooms were great! Breakfast was excellent and the staff person there was so nice he made my day! Great location- very close to the Spanish steps. Walking distance to the colosseum and Vatican tours- great dinner options close by- would strongly recommend it.

The first room had a broken bed. Called for replacement, came back four hours later to a made-up bed, but they made up a broken bed. After another 2 hours of watching them move in and out gross mattresses, then they switched our room. Nicer and bigger room, BUT the second room had a broken shower. Another 2 hours waiting for the fix. Spent lots of valuable time in room, waiting for these issues to be addressed. Staff was friendly, so not terrible only poor.

The hotel was clean, our room was spacious and the staff was very friendly. The rooftop lounge, which is also the breakfast room, was a nice place for a quiet drink. The staff there were super friendly and very attentive. The hotel provided recommendations for dining that were excellent.

Everything was good, no complains.

Great place in the best part of rome

This was the perfect place to stay! Right in the center of where we needed to be and very walkable to everything we wanted to see. We loved it!

we were placed in the annex out side the main hotel and a block a way.. I might as well just book an air b n b...small tiny apt. . Can't enjoy the bar or roof top terrace.. .Paid to be be at a hotel ..not a. Apt down the street. ..

The property was nice but the air in our room did not work and it was 98 degrees out. We were roasting.

It’s right next to the Spanish steps. The rooms were especially clean and comfortable great decor. We had connecting rooms with our kids and it was incredibly secure and convenient. The rooftop lounge area had a great view and was open air. The hotel itself is a little hard to spot from the street if you don’t know it’s there. It’s close to all the shopping and a bunch of gelato places. 10 to 15 minute walk to the Trevi Fountain and a 15 minute walk to the Pantheon.

Lovely place, lots of character, very central/walking distance to mist sights

The staff was not attentive. They appeared stressed and preoccupied with their personal issues. They were not welcoming and friendly little eye contact. The room was at best average clean. There were no wash cloths. Overall the entire experience and quality went down compared to my stay there last year. The cooking and food preparation staff however was very good, friendly and accommodating.

They put us in an annex building which was 4 blocks away or had scaffolding and work being done. Never will stay in annex ever again. Checking out we just wanted coffee a we gave our room number. Receptionist said breakfast was included however half way through eating waiter says it was a mistake and we have to pay 40 euros. Never again at this hotel.

Pictures on Expedia are not a true reflection of the property. It’s not a hotel as most USA customers are used to . But several buildings with no doormen security etc. key to get in first door . Key for elevator , . Old TVs, old bathrooms . Dark . Outdated AC. And a 2 desk cramped check in. Definitely not 4 star as advertised .

The building is fake!!!! It is very unsafe! There is no security. See my videos for how it looks from the outside if you book a studio room. There is garbage outside the entry door every single day. They show the inside of the real room but outside is an entirely different story. I’ve booked this place from expedia. Never been in rome before. So I don’t know the place well which is the case with many tourists. They bank on this fact to spam you. They recommend the studio apartment in the booking website for solo travellers. Be aware!! This is not in the building advertised. It is an entirely other building which is 10 mins away by walk. I don’t mind walking and they said they mentioned this in description somewhere which is like t&c. Once you enter, it is a nightmare. Dark passage ways, no elevator. Right outside my room was garbage and beside was a shady door that anyone can climb and get access to. See my video below and book only if you are ok staying here. I hope this Atleast paints a picture. On top of it on my second night at the hotel, someone banged the door at 1:30 am in the night. I panic called the reception and they covered it up saying it is elevator service people. This is after 15 mins from calling them. By the time they came from main building to this building, I could’ve died if someone broke in.

Great location and easy access

Miscommunication with our driver and porter resulted in porter yelling at our driver and rushing away with our bags, leaving us far behind. Our luxury suite had a sewage smell when we got in from dinner. Lack of soundproofing had us up all night with screaming baby next door. Nothing like my last stay at the property.

this hotel is perfectly situated and the staff were super helpful and friendly - we stayed in the annex, which was great as is just off the main roads and really wasn't any hassle to get to - the breakfast was great and served until 10.30, continental of course, but to be expected. the rooms were confortable , the kitchenette is really a fridge, a coffee machine and a kettle, but more than adequate - fantastically located, easy walking distance from Spagna Metro - we really enjoyed our time here

Very small room, only one key

Neighbors were speaking at a normal tone, but the walls are so thin you can hear EVERYTHING they say. They came in at around midnight both nights and weren’t loud at all, they were speaking normally. However, it woke us up both nights because you can hear the slightest sniffle from them. I appreciate the location and the shower water pressure though, that was immaculate.

Room & staff were amazing! They upgraded our room upon arrival and I could not asked for a beautiful room. We will be back - I highly recommend staying here!

Apartment separate from hotel. Two blocks in the rain! Room was very nice but inconvenient. Thirty eight steep steps to the room with no elevator!

We really enjoyed staying at The Inn at the Spanish Steps - it has a charming gentility and the staff are knowledgable and very helpful. The roof top bar and lounge is wonderful, especially if you've had a busy day in the hustle and bustle of Rome - it's the best way to wind down with a drink before setting out for dinner. Breakfast there the next morning is a real treat!

The pictures they show you on the website is misleading. I was expecting to get a hotel but ended up in an overpriced airbnb. I don’t recommend it, the night we were there we had a leaking toilet from the room above us and the issue stayed unresolved. All the staff did was place a towel on the floor of the leaking site and no other word was said about it. This shouldn’t be advertised as a hotel, it wasn’t what I was expecting. When I asked about it I was surprised to be told in a rude manner, you get what you get. So if he right and you want to be treated poorly stay here, unless you want an actual hotel at a good price, I recommend to stay anywhere else.

Great location. Clean spacious suite. Get the suite, it’s worth having the extra space to relax after a long touring day.

Great location. Easy walk to many main attractions. The hotel itself is a bit of a disappointment. We had a room on the fourth floor with a two night stay. The second day of our stay the elevator was not working. That by itself wasn't a big deal, but we also had issues with the TV and basic maintenance items like the toilet seat not being attached properly.

Nice, clean hotel

Helped us out by holding our luggage a day before we checked in, so we could do an overnight side-trip. Very helpful staff. Great balcony views! Convenient to a taxi stand, in the middle of many good shopping and eating venues.

Wonderful stay! We booked three nights in a senior suite while in Rome. Staff was wonderful, attentive, and professional. The room was spacious and amazingly quiet for being located and overlooking a corner of a busy square that is part of the Spanish steps. Enjoyed being able to look out toward the Spanish steps yet enjoy privacy 4 floors up. Room was updated with a modern yet European feel. Location is great for walking to major sites - 20 minute walk to colosseum and 25 to Vatican City. Also easy to also get a taxi in the square. Would highly recommend and will stay again!

Beautiful apartment style hotel. Right at the steps of the spanish steps. Lively neighborhood. Great restaurants. Staff is amazing. We stayed in building 91. There is an old beautiful working elevator, lots of steps. Private entrance gets locked at 7pm. So you need key and room key. Highly recommended hotel

It was an awesome location. Had some glitches with the heating/ac and elevator but were promptly addressed. Would stay there again.

We checked in late at night and we were welcomed by their friendly staff. We enjoyed how close we were to a wide variety of restaurants and shopping. From high end stores to souvenirs everyone was so friendly and helpful. Easy to get a taxi. We enjoyed our stay and would love to return for a longer stay.

Great property located in a great location of Rome. Only thing we had an issue with is that while my friend was sleeping on the pull out on our last day, the cleaning person came in at 8am. We were a bit alarmed because it wasn’t expected. But i believe a misunderstanding Rest was great!

We lived staying here

The property is in a perfect location located by the metro and the Spanish Steps. However, this is not a hotel that is either clean, organized or can provide basic hotel amenities. The pictures do not match what you get and at the price that is being charged you are getting an Airbnb from the 18th century and not a hotel. The cleaning team does terrible job and the staff is not particularly caring. Worst part is the bed. They have tiny twin beds that are not connected advertised as full mattress. So if you like falling through the crack in the middle off the night, this place is for you.

Location, location, location!!!!!! Beautiful terrace on the roof top. Room was good and comfortable. Service at the front desk was great, but very bad cleaning service in the room, very disappointed for that.

Stayed here for 2 nights and absolutely loved it. The hotel/apartment is only 2 min walk from the Spanish Steps. The street is full of high-end shops but is also close to via del corso which is more for normal shopper like me. Didn't try any restaurants nearby but there are a lot. The apartment itself is very nice, has a rooftop area and is so beautiful.

Overall we liked the property, especially due to the location which is fantastic. However, when in Rome again, might give another hotel a try. The positives - great location, very convenient to most attractions and shopping, close to Metro stop, great restaurants in the area. We also liked having a kitchen and there was a grocery store close by. Negatives - rooftop terrace for breakfast is very small, service was extremely slow (they never even brought 2 dishes we ordered), breakfast only included if you are staying in hotel/not apartments. No other restaurants at the hotel. We booked a one bedroom apartment and in the description it says deck/terrace which we didn’t get. The apartment featured a pull out sofa but they charged a significant amount extra for our child to sleep on it. We are athletic but constantly going up and down 3 flights of stairs was a lot (hotel elevator is extremely small and could be a problem for those who get claustrophobic). Also the TV in the bedroom only worked if you were using a streaming service. Again, overall we liked it but it’s definitely not like staying at a large luxury hotel.

What a wonderful place to start our trip to Italy. The Inn is right in the heart of Rome amongst beautiful cobblestone streets, tons of shops and a few feet from the famous Spanish steps. Our apartment was large and comfortable for our family of four. It felt far more “Italian” than a big box hotel. The kids loved the terrace and being right in the middle of it all. The staff was so attentive and welcoming. I only wish we could have stayed longer.

We really enjoyed our stay. The staff was extremely accommodating. They helped us arrange tours and transportation. The room had a fantastic view of the Spanish Steps. The bed was very comfortable. The location was perfect for sightseeing. We will definitely be back!

Great hotel that's centrally located.

This hotel has lots of good selling points such as exceptional location being right at the base of the Spanish Steps with shopping and food literally next door, great hospitality, and reasonable pricing.  It was my first time in Rome and I made my hotel selection based on price, location, and rating.   Upon arrival, it took me a couple mins to figure out where the entry was because it's just a small  doorway leading into a hallway to the office, so it is easy to miss.  Fortunately, there was a hotel worker in front to greet customers and help you get settled.  Once checked in, you'll a find generous sized room and surprising reliable wifi (which can be problematic sometimes).  Other nice perks include the breakfast package and the evening happy hour at the roof top terrace, which is a very nice way to spend some time enjoying wine while doing research on dinner or sightseeing.  I will definitely consider coming back the next time I'm in Rome.

Literally steps from the Spanish Steps. Huge room with an awesome shared lounge area with terrace. Way nicer than we were expecting, and the staff was so helpful too.

My 12 year old and I loved our room (108) at the Inn at the Spanish Steps. It was so clean, spacious and the ac did wonders in the heat of the day. They have great quality soaps/shampoo/conditioner/lotion. Check in was quick and easy. The staff were very kind and courteous. They gave a nice city map and helpful phone numbers. FYI there wasn't an elevator but that is the norm for these most amazing historical buildings. I would highly recommend this place and I would stay there again. The only sad thing was no breakfast due to COVID but I sincerely appreciate the room upgrade for compensation. Thank you for a great vacation stay!!

Location is perfect. If you’re lucky, you can get the view of the Spanish Steps, one of the most famous landmark in Rome. It’s close to all the major boutiques , if you are into shopping. And there are abundance of restaurants in the area. It’s walking distance to another famous landmark, which is the Trevi Fountain. Staff are friendly and helpful.
