We stayed 2 nights in the standard room, which was a lovely size and clean and tidy. We had everything we needed. Would highly recommend this hotel.

The hotel was in the center of shopping centers and especially transportation (Buses and Trains). The hotel was able to check me in early which was a relief for me. The hotel restaurant serves breakfast, lunch and dinner which is convenient if you don't have time to go look for food. The staff was hospitable and professional. The room was bigger than expected and it was modern, clean, spacious and safe. I would definitely go back to this hotel.

Don't Fall for the Sister Hotel Fraud

This hotel tried to deceive me into staying at an old, rundown, smelly, and cheap property. Upon arrival, they informed me that the room I had already paid for was unavailable, and they claimed they had no other rooms—no option to upgrade or downgrade. Instead, they attempted to force me into staying at a nearby, filthy, and unpleasant "sister hotel." I quickly realized I wasn’t the only victim—while I was checking in, I saw them redirecting other guests the same way. I refused to be scammed and argued with the staff for several minutes. I was ready to call the police, and I wasn’t holding back my frustration because I was essentially being robbed in broad daylight. The more I pushed back, a man who had been sitting on the sofa stood up, approached me, and told me to "relax"—assuring me that I would stay in the room I had paid for. Meanwhile, the receptionist continued insisting there was nothing they could do and that I had to stay at their "sister hotel" until the next morning. This was an absolutely unacceptable experience, and I would never recommend this hotel to anyone. Avoid at all costs.

10 mins walk to colosseum, very modern. Comfortable nights sleep. I would stay again.

Lovely hotel

Wonderful hotel. Really close to Roma termini. Exceptionally friendly. Great facilities. My only feedback is that the gym is not included and access needs to be paid for per day.

Lovely lady checked us in early , room was really big and modern comfiest bed and an amazing walk in shower after reading some mixed reviews I was a little worried but honestly amazing hotel great location 15 mins to Trevi fountain and coliseum. 5-7 minutes to the termina but far enough from the roughness of the terminal. Will definitely stay again.

Pleasantly surprised. Hôtel is in a great location not on a busy street but a block or two away from it. Close to the train station but very nice. I had dinner at the restaurant my first night & received amazing service. Room was clean, I was so comfortable. Friendly staff. If ever in Rome again, I’ll be staying here!

The hotel was lovely but not sure about the staff and housekeeping especially. Someone stole my wife’s Gucci sunglasses from room. We have been chasing with the hotel but no response from them . We only realised when we reached Venice that the sunglasses are missing. My wife is very upset about it. This ruined our whole Rome experience

Simply the best

Nice place to stay and nice staff.

Overall Clean hotel decent sized room, staff friendly and helpful. It was about 30min walk to the attractions of central rome (trevi, pantheon), probably 20mins to colosseum. On the last day though, asked for a taxi to airport to be called (as we had done on occasions before) and they tried to sting us with a private service for twice the price. I ended up using the service but got them to lower the price and driver was super friendly and charismatic too.

Great location to access both A&B metro lines, Roma termini and lots of nice restaurants. I was also upgraded and the room was very comfortable and staff lovely. However the road noise was unbearable at night and there were 4am deliveries outside every morning. The rooms really should have better sound proofing. The food in the restaurant was not good - the menu is unclear - I ordered the gnocchi with mushroom and beef sauce to find out that actually meant no beef other than beef stock and it was overpriced in comparison to all of the surrounding restaurants.

I had a wonderful stay at Hiva Hotel in Rome! The location is absolutely perfect—close to all the major attractions, making it easy to explore the city. The hotel itself is very clean, quiet, and beautifully maintained. The rooms were spacious and comfortable, providing a relaxing atmosphere after a day of sightseeing. The staff were incredibly friendly and attentive, always ready to assist with a warm smile. Their hospitality made me feel right at home. The breakfast was also delightful, offering a great selection to start the day. I highly recommend Hiva Hotel to anyone visiting Rome. It’s a perfect blend of comfort, convenience, and excellent service. I’ll definitely be returning on my next trip!

I really enjoyed my stay at The Hive Hotel. It was in a great location, with pretty easy access to all of the major sights. Housekeeping did a great job of cleaning the room daily and providing fresh towels. Room was very comfortable and much appreciated after long days of sightseeing.

Nice stay. Decent room. Great bathroom. Extensive breakfast. Friendly staff. Good location. Lighting in the room was a bit of a mystery though - didn't seem to be able to isolate lights, making it difficult when trying not to wake up my sleeping friend!

Short but sweet stay

We had a warm welcome and were given a free upgrade to a lovely large room. Only there two nights but our stay was very comfortable. Good location for sightseeing (Colosseum less than 20 minute walk) plus very handy for getting the bus between Termini and Ciampino.

The elevetor was small . The street sidewalk outside the hotel had broken pieces of it, was a challenge for an electric wheelchair. The room , the cleanliness and the staff all were satisfying

Check in: arrived just after 12pm and they let me check in early which was nice. I was looking forward to a city view room but was put in a room with a small balcony facing other balcony’s. Cons: -key card did not work upon arrival- had to have an employee try to help me get in then still had to go back to the front desk to get a key reissued. -I also had a coat dry cleaned and do NOT recommend you have any clothes cleaned through the hotel. My coat was returned still covered in lint, missing a button, and overall not clean. Waste of $25. -Hotel food was not great. -WiFi is HORRIBLE. Don’t expect to be able to use it. It constantly kicks you off the network. Overall a fine place to stay for a night or two max but wouldn’t stay here again.

Some nice breads, hot milk and health options were missing in the breakfast. The internet in the room is really bad, it was always dropping and the signals were very weak. The bedroom is big and comfortable. The location excelente, not too close but not to far from the main attractions.

Great hotel, good location near the station, staff brilliant especially Davida in the roof top bar, he was fantastic, great credit to the hotel. Best service we had throughout our Italy trip. We would go back there again.

Hotel is in a very good location, near lots of cafes and restaurants and shops. Also exchanges and mini markets. Hotel is all renovated and spacious. It has a modern vibes. Rooftop restaurants food is good and reasonable. I traveled with family with one adult kid. Room is a good size for 3. Hard to find a good, reasonable price hotel like this in Europe. We really enjoyed the hotel. Will definitely consider to come back.

Nice, clean, spacious

Convenient location to main train terminal, walkable to most places, friendly staff, clean modern rooms and felt safe walking around. The fridge however did not work, even when they tried to fix it so it was not useable for the time we were there. This was minor though and we would stay again.

A proper Hotel in Rome

This was the best hotel we could find in rome, with proper facilities and services. The staff were extremely friendly and spoke English as well The rest were all just small little rooms at 16sqm that costed twice as much as this hotel. It's just a short walk from Bici Baci as well where you can rent your vespa to explore rome. Best way to explore. And there are plenty of restaurants nearby within walking distance. The Roma Termini station which can take you to the airport, is slightly further but still just a 10-15min walk away. There are buses that go that way as well but we enjoyed our walk in rome.

Great hotel and would recommend. They stick to the ‘hive’ theme throughout in closing some lovely honey smelling soaps. There is lots of dining nearby and very walkable to all the main attractions and close to the metro and train station!

First stayed at this hotel was amazing they even upgraded our room which was nice

Loved the big size of the room, very new and clean and great staff. Only downside was that they provided no conditioner only shampoo and said it wasn’t available. Strange for a 4 star hotel. Plus the shower glass screen was very tiny so not always easy to keep water in the tub.

The Hive is a great centralized location for walking through Rome safely!

The Hive was a great location if you like walking to see the sites in Rome. It's pretty centralized and the train station is really close, but far enough away to get away from the mass of people around the train station. The restaurant in the hotel is amazing and the staff were even better. The staff are true professionals and take the time to listen to you and take care of your needs. There are some dining options a short walk from the hotel, but the shopping is not as prevelant as other areas that you could stay. However, everything is walkable. I was extremely pleased with the Hive and would stay again, if in Rome.

Stunning boutique hotel

Absolutely loved this property! The check in staff was very friendly, location is right by the Roma Terminal. Very convenient. Hotel has lots of amenities and the room was clean, beds comfy, I have no complaints. Will definitely be back again!

We liked everything about this hotel from the layout and design, the amenities, the service, cleanliness and location. There is nothing not to like about this hotel. We will stay here next time for sure.

This hotel is a pig in a wig . 2 star hotel that rents out business centers to other business es . I wanted to love this place . I was so excited and … I will never come back to Rome because of how horrible this place is . Believe every bad review . 1. I was robbed . 2. Your “private balcony “ is not private . 3. The reception does not answer , if they do they say “ I cannot help you” and hang up . The spa prices online are not what they charge in person . The Venus salon is a hack of a dr. The reception cannot even give directions on a map . When my room was cleaned, I lost a watch and they didn’t remove the food from my room . The deadbolts do not work , I had another family walk into my room while I was I. It . The maintenance man will call you difficult; instead of fixing the problem . Noisy , bad elevators always u see under maintenance. I’ve seen better hostels in 3rd world countries . Only one lady Francesca is kind and smart . Do not waste your money . It’s a glorified hostel and the restaurant is not what they show in the pictures . Also zero service . You can hear everyone and everything . The spa the Venus /bernini aesthetic spa are not licensed and the hotel doesn’t care . As a travel critic …go elsewhere. They have 3 hotels owned by a group who only does surface refurnishing .If you have children , this is the opposite of family or friendly . If you’re traveling solo do not come here , the men will bully you and blame you . This should be a hostel .

Generally everything is closed by. Hotel is nice and clean. Service charge they said pay cash at counter when I booked, which hotel refused to take cash and had to pay by bank costs me extra with bank charges.

The room was nice and clean. The breakfast was average but I was pleasantly surprised with the late dinner at the rooftop restaurant.

The stay in the hotel was good . I like the room was modern , service was good . Many people complained about noise but I stayed at 4th floor I can barely hear noise but I guess if you are in lower floor you will feel the noise . The breakfast was fine . The only complaint i have its about hot water , the hot water is inconsistent but is not a mayor issue for me

Nice hotel, but overpriced & too loud.

The hotel is a very nice hotel, however the location and lack of sound proof windows really took away from the comfort of my stay. First off, dealing with construction at 6:00am, horn-honking traffic at 7:00am and loud, obnoxious people yelling in the street that early was a MASSIVE turnoff for me. Don’t get me started on the garbage guys driving by sounding like they’re excavating a damn dinosaur at 2:00am. For what I paid, I should at least have the peace of mind that I can sleep without being abruptly woken up several times during that time. My room was riddled with long, dark hair throughout. Do you people not sweep and vacuum from previous stays? That was incredibly gross, especially finding said hairs in my shower. All in all, I would not stay here again.

Had a very nice stay at The Hive Hotel, the location was great walkable from the Termini, also to the Colleseum, Trevi fountain, Spanish steps. The hotel was very clean, and the rooms were nice. Reception staff on arrival was friendly, we did not use the hotel amenities at all we spent our time exploring the city. On check out the porter with dark hair and glasses was very rude! So that affected my rating of The Hive. He definitely needs a refresher course in customer service!

We enjoyed staying at this hotel. Many nice restaurants around area. It was safe as we walked many times in evening. Centrally located so we were able to walk to many of the ancient areas of the city. We would definitely stay again. The room had a comfortable bed with nice linens and AC was a bonus.
