the hotel location is in a good spot, close to shopping centers, transportation and parking garage's. However, I did not know there wasn't going to be a bathroom/shower in the room and had to use a community one instead. other than that, the stay was good for travelers who will be more outdoors instead of staying in the room.
this place was perfect for my purposes! food! walkability! public transportation! friendly people in the neighborhood! quiet! close to my meeting!

A real bargain in the off season ($75 USD/night). It is very bare bones, bathroom/shower down the hall, no room service and a small basic room but the bed was comfortable and it was quiet, and you can't beat the location...
You pretty much got what you paid for. Nothing fancy, but far from being a dump. If you're looking to save money this is the place.

Room very small and we end up booked the room which has bathroom and restrooms in the hallway. No refrigerator or microwave in the room. Bathroom doesn’t have towels to wipe your feet after shower. There is mold in the bathroom and doesn’t seem like Housekeeping has came to clean during our three days stay. You have to go check in at the hotel to get your keys. We have no idea until our friend told us before we arrived. Location is very good just right downtown of San Francisco. Convenient for us to find transportation and food.

Little bit loud and hot but overall I'd stay again
Well the hotel was pretty cute. Very historic and i really liked how big the room was. There was no air conditioning which was kinda tough. It got hot in that room. If it was mid summer i wouldn't of made it in there. Theres no staff at the actual hotel. Check in is across the street. Its in the tenderloin district and very very loud at night. So if youre a soft sleeper i wouldnt stay here. Theres a walgreens and starbucks next store. Easy to walk to everything. Overall it wasnt fancy at all but i really enjoyed it and it was great for the price.

We did not stay here as the booking was incorrect, we are still awaiting the refund from the property. They provided us with a letter stating taht we would be refunded in full but this has not transpired to date.
It was exactly what we were looking for on our stay in San Francisco. Easy public transit to all the destinations we were interested in as well as good walking distance to shopping, dining and attractions.

Excellent location. But the room did not have ready fresh towels so i had to call the other lobby receptionist to request some for my 4 nights stay.
Hotel at a low price compared to others in the area, good location with several bus and streetcar stops 5 minutes away. Dated rooms with minimal amenities, what I expected for the price paid.
The staff is non existent and unhelpful. The check in process is rather confusing. The staff does not respect the guest privacy . Coming in when they want .

I got this room on discount with Expedia otherwise the place is just too expensive for me to afford. Most middle class people would say that $140 per night is too much for such a simple room. There is no way to make a cup of real coffee, no wash clothes or hand towels. No ice machine for cold drinks. No micorwave to be found anywhere. The fridge is on that are found in dorm rooms at colleges. Strange noises at night. Could it be the heating system that turns on at around 3am? All of the hotel staff work at a hotel across the street one block away. Check in at the other hotel and check there. No one to be found on staff at the Herbert Hotel.
Location and Service- Not much more.
Scratchy towels, no AC and slow Wifi. Luckily the weather is good in October so we immediately opened the windows to get some air. The bed is awful! We could feel all of the springs. And the toilet was broken. We had to keep fixing the plug to get it to flush. However the girls at checkin were great! Customer service and location makes this hotel. Also the bottles of soap and shampoo were watered down. One bottle was broken. Just a lot of little things could have made this place better.
It was an okay hotel to spend a couple nights. It was clean, quiet, and convenient for public transportation. They only gave us 2 towels, zero hand towels, and don’t expect any extras in the room. It’s good for a bed!
I like the location and the fact that it's near the cable cars and right next to Walgreens. The bathroom floor felt pretty dirty though, and I had to buy my own toilet paper. The room felt pretty hot with just the ceiling fan and no aircon. My bathroom was connected to another room, which was kinda weird even if it was locked so theh couldn't come in from their side. I could hear them pretty clearly from the bathroom, so it really felt like my bathroom lacked privacy.
The property is in a good location to getting to places you want to see! There are no staff at this location but at a sister hotel about 100 feet away. This is where you check in. You can hear people in the room next door. Overall great place to sleep & shower!
Horrible place to stay, smells old and like pee. This place gives you a horror vibe. Please don’t stay at the Herbert hotel.
Nice little hotel, theres no receptionist at the lobby so you have to contact the stratford hotel and collect your keys from there. No luggage storage service.
Clean and quite room in excellent location. Check-in hapens in a different building just across the street. I am very satisfied with the stay.

The hotel is okay. Not terrible, but not great either. It’s right in front of the cable car, so it gets noisy. Also, nothing bad happened, but the area around the hotel isn’t the nicest or safest.
Loved our stay! Excellent priced hotel, in the middle of everything! So easy to get to any vuses, walk to shoping, dining or drinking. We did have to walk to another hotel to check in, but it took literally a minute to get there, as it was right across the street. Our room was ready when we arrived 4 hours early and we got checked right in, which was awesome!
I generally really liked this hotel, love the old "styling", my biggest inconvenience was that Wifi was TERRIBLE I had to work bit during my stay, so ended up working from a small bench in a very small lobby. The only other thing I'd mention about the hotel itself is that there is no staff in it, everyone is over at the stratford. The area itself feels a bit unsafe at night, but it is close to everything.
From the warm welcome at check-in to the excellent service throughout my stay, everything exceeded my expectations. The attention to detail made my stay very enjoyable. I look forward to returning in the future and will certainly recommend your hotel to others. Thank you once again for your hospitality.

Convenient location to many popular venues within San Francisco, as well as the transit system. Inviting environment, comfortable & clean room, & friendly staff.
The Herbert is centrally located and perfect for those who are going to spend most of their time exploring San Francisco downtown. However, even thought the facilities are clean, they are minimal so be prepared. For example, we only had 1 chair in our room even though it was for double occupancy.
A good option for a relatively affordable stay in San Francisco, in a great location for walkable shops, bars, and restaurants, and to access the transport network. Reasonably quiet in the room considering the location. Let down a bit by poor cleaning in the bathroom, and lack of air conditioning.
No coffee maker. (Only instant and kettle). No person on site for check in. (Had to go to other hotel a block away). No wash cloths or face towels. No daily service. No value.
Very basic place but for the price and location, very usable and worth it. No extras besides the bed, towels, and a hairdryer but would stay again for a short time
+ Clean room, restroom and bath ( shared). Good facilities. Near a cable car so it's perfect to start your visit. Wallgreen the next door. - Staff forgot the baby bed even after we ask by mail and phone call, we arrived at 1 am and nobody was able to provide a baby bed. Many junkies and homeless in the neighborhood, it could be stressfull but we didn't have any problem.

Cleaned and great location for all types of excursions, food and shopping.
Someone was really loud on the floor above. No noise dampening between floors. No air conditioning. The power plug was falling out of the wall. The toilet was functional, but didn't stop flushing unless you pulled the handle up. Pretty good value for the price.

It was easy to check-in at the other hotel, it was just a short walk away. There is a separate key to get in the building. The room was clean and spacious. We chose the deluxe room with private bathroom, mini fridge, and kettle. Everything worked including the TV, lights, and fan. I felt we could have used a microwave and a small chest of drawers as well. The desk was a nice area and we utilized all the counter space. I didn't mind that there wasn't a daily housekeeping service.. we took the trash out ourselves and were okay towel wise. There is no AC, but it was still comfortable with the ceiling fan and a window cracked open. Our floor was very quiet- I could hardly tell if any one else was staying there. Overall the area was very convenient. Tons of shops and restaurants. Easy public transportation access.
Had to replace television, waited for repairman after 2 nights of no signal.

It was an interesting location to stay at. Checking in and out was just up the hill, and when we got in the key to open the main door didn't work. Thankfully one of the employees was coming in at the same time as us, so he changed our key for us. The history of this building is pretty cool, the lobby is pretty cool, it definitely dated but personally I love that. Our room was spacious, and was very clean when we got there. The bathroom had cute hexagon tiles. We also meet one long time resident there, and he was very friendly. I think it's worth checking out if you are a budget and plan to spend your time exploring the city.
Great location and nice quality for the price! The checkin being at another hotel is a bit confusing but they were very helpful when our key wasn’t working. I would definitely recommend and will most likely stay here again when we come for Giants game.
Given the area of the hotel we appreciate the locked front door. Cute older building.

Location was great, room actually exceeded my expectation with the cleanliness. Staff were accommodating with our late check in and check out. Unfortunately our main room light didn’t work and on our last day the key pad battery died which was inconvenient but wasn’t a big fuss. Overall had a great stay and would recommend if you’re looking for an affordable stay while in SF!

This hotel is perfectly located close to Union Square. So much shopping close by. You are right on Powell street. all walking distance to soo much. I walked each day to Fisherman's wharf too. Was a lovely walk. Room was awesome. Quiet. Nice rooms. Spacious. Safe around it.

First off we show up and find out the hotel doesn't have any concierge or anything in our building and we have to walk a block over to a different hotel to check in. This was not just because we checked in late, but because that's just how they do it. Didn't have a fridge, which is fine because it didn't say it did, but I can't remember the last time I was at a place without one. No hand towels in the bathroom and barely any place to hand the towels anyway. The toilet kept getting stuck draining and the shower drain backed up. No fitted sheet on the bed, just a pad with two straps on one side. None of the sheets can be tucked in fully either. When we got there there was almost no toilet paper left. The TV picture quality was pretty mediocre. The staff was nice and generally helpful though. It's fine, but you get what you pay for (or don't pay for)
Location, location, location It is a “bed for one night hotel” with basic comfort and not expensive. Shared bathroom and restrooms us OK. Clearness is OK. But you will hear all your neighbours around teo floors and the street. Do not recommend if you have a troubles with sleep. It is good for the short staying in a good location.

The hotel was very nice. The checkin process is a bit tedious since you have to go across the street and check in at a different hotel. But it’s literally just across the street. You can see it from the entrance to the hotel. The staff was very nice. We didn’t have a tv remote in the room originally but they were very accommodating when we told them and sent someone right away. I’m also not even sure if there were other people on our floor because we never ran into anybody or heard anybody. But it meant we got the bathroom to ourselves.
I was a little wary having read other reviews so booked the deluxe queen to avoid sharing a bathroom with others. It did not disappoint. The room was comfortable and clean, the fan kept it cool and the small window opening helped with the stuffiness on the warmer days. Comfy bed, spacious room with a closet to hang clothes, a safe for valuables, fridge, kettle and tv. This area of town is noisy, so bring earplugs and you’ll have no problems. There is no housekeeping during the stay, but i was aware of this beforehand. There is a trash room where you can pop any rubbish you accumulate. I would definitely stay here again.
Conveniently located on Powell & O'Farrel near Union Square, Cable Car Terminal and BART Powell Station directly connected to SFO airports. You need to read check-in instructions as there's no front desk on site. You need to check-in at the Stratford Hotel across the street. No daily cleaning unless upon request. No AC, but it does have a ceiling fan which is sufficient for us during our early June trip. They do provide a fridge and electric kettle to make coffee. No Luggage storage service if you have a late flight. Overall, great for budget travelers. Only complaint was the Front entrance and elevator could use a nicer scented air freshener. It smelled like you walked into a public washroom every time you enter the building.

The front desk staff was really nice but we ended up changing our room three times. The first time the door wouldn’t lock and the other two times was because the steam from the furnace wouldn’t turn off and was leaking. It was super inconvenient and time consuming. The people at the front desk were as helpful as could be and offered us a room at their sister hotel across the street which we took. The room was clean but half as small. The location is extremely convent and price was nice but would prefer to check another spot out.

solo traveler stay
good location, good price, relatively clean (but sparse) accommodations. I was on a solo trip so spending most of my time out in the city and just needed a place to shower and sleep. My biggest gripe is the elevator was out so after a long day of walking i had to climb 6 floors to get to my room.

Property needs to be upgraded and more attentive to care and maintenance. I didn’t know I had booked a shared bathroom room and that I would have to use the community one but the bathroom that was in my room had the lock broken! Which means that I couldn’t lock it to prevent the other shared room attendant from entering mine. Had to call to get someone to come lock it, luckily I didn’t have any valuables but still I am a solo traveler and this is unsafe. Also my room key card stopped working and had to text the front desk (which is not even located within the same building it’s across the street part of another hotel) to have someone come open my room. Well they said I could go pick it up because the repair guy was on break. This was at night but luckily it didn’t happen at 2AM in the morning because then that would have been unsafe and I probably would’ve been locked out of my room since front desk has weird hours. Save your money and book a proper hotel at either Hilton or Hyatt.
Excellent location, close to shops, dining and transportation. Better than expected for the price!! Very clean, quiet and safe property. Downside is I had no refrigerator or microwave, and no ice machine available, also no room service, which was very much needed for my 3 day stay. Overall I give it a 9 out of 10

Herbert’s more of a hostel than a hotel. I had their standard room, with a private bathroom for 4 nights. No cleaning through the stay. Herbert does not have any staff in the building, not even a receptionist. The entire staff sits in another hotel owned by the management 1/2 block away. Expect a minimal room, lumpy mattress, no service and you will be fine. The area is good. Starbucks across the street and Walgreens next door are convenient.
To sleep one single night is ok
Really dark room, slippery shower floor, no staff, telephone that rings with no one on line and smoke detector making noise. There’s an iron but there’s no iron table. Housekeeping on demand and charged. No lockers to keep luggage!
I had to check in at Stafford Hotel which was a bit inconvenient. Room was good size and right on cable car line. Morton’s is two blocks away & Union Square is close as well.

Enjoyed my overall stay. Had a room with hallway bathroom which i could've just spent few extra dollars to have a room with private BR. I thought hallway BR was small as well as shower room. Also, the doors are locked so you need the key each time you enter, and the doors are heavy; prob to be sound proof. There are 2 diff keys for BR and SR, which i found to be an annoyance. Then a card you have to swipe to enter your BR. The shower does provide body soap, shampoo and conditioner. The BR itself was spacious. No mini fridge or microwave. There was what looked like a coffee perk pot with a few tea bags and coffee. There were only 2 hangers in closet. No screen in window. Bed was mediocre comfort. Not worst but not best. Had 4 pillows. A desk and a chair in room. Tv worked well. It is conveniently located making everything within walking distance. Its on the trolly street so no cars drive up or down st. I parked my car in a nearby garage which cost 38 dollars to park over 10 hrs. Check in is at sister hotel Stratford across and up the st a little, which was fine with me. Overall good stay but if i stayed again I would def book room with own BR thats for sure.

Close to everything
Could only stomach staying 1 night. Went for a conference and didnt know it also had permanent residents. When I went to sleep I was awoken every 10-15 min to the sound of a man screaming the floor below. When I called the front desk they said that resident had been a problem for years. The hotel was able to re-book me at a sister hotel but DO NOT STAY HERE.
It was exceedingly good value for money, and really, really clean. A good central location a block down from Union Square. Unfortunately another guest spent all night roaring and shouting so sleep was difficult. I would go back again, it was a good base to tour from
