Only writing this so no one has same experience as me. If there is an option to pay a bit more for a “POOL VIEW” take it. I didn’t at the time because i didn’t realize my room would be in a literal basement with zero natural light. The window was facing a tiled wall (side of the pool) and i felt so claustrophobic. It really was horrible and we spent most of the time avoiding the room. The property itself is really nice as is the staff and i would have HAPPILY paid the extra $10 a day to not feel like i was being held underground. Seems unfair to me that this isn’t specified on the listing. If you are like me and need natural light to feel sane, take note.
The place is a quiet and specious. We didn't feel like staying in a busy hotel. Staff is very friendly , polite and helpful.
Nice cozy room
This was a little hotel. We got the swim up room, so you can just swim up to your patio. Breakfast is made to order. However, food come whenever it is done cooking. Example, you would get your fried rice and then your eggs, to finally salad. Some days, it’s different. The only thing could make this a better experience is that the bathroom, the sink leaks. So if you use the toilet, you surely will get your feet wet lol.

Let's start from the beginning that this is a complete scam, this is not a four star hotel and not even two. The hotel is located, well, it feels like it's near a favela in Brazil or even worse. To get to any decent place, it's at least a 20 minute walk, a shopping center is about 25 minutes 30 minutes on foot. The hotel grounds are dirty, the girl who sits at the registration board was also in dirty clothes, the pool area, everything around is dirty. The Deluxe room turns out to be the worst rooms in the hotel, they don't even have a hair dryer, although the description says that we are supposed to have a hair dryer. The basement rooms have no windows, the door has a lock that someone can lock you in from the outside. The room is so dirty that my white clean socks turned out to be black, everything is disgusting to touch. There was no water in the room for several days, there was no cleaning, they didn't warn us that we should ask for cleaning every time, they didn't say anything at all upon arrival. A strange thing happened after their cleaning, I found that the room had become even dirtier, for example, before that I looked under the bed and there was nothing there, but after cleaning, when we checked out, I found someone's bra there, but before that I looked under the bed, I don't know how it turned out there was more trash and someone's used condom, I have a feeling that they rented out our room at 03:00 for the day while we were gone. The poolside suite was sublime. The access and comfort made are stay extremely enjoyable. Michael at the front desk is the most helpful hotel host I've ever encountered. I cannot say enough great things about his service, advice, and attention.
Michael and sweetie were phenomenal. He knew our names and called us by name for the entire three days we stay there provided service second to none even escorted us to our room on arrival. Rooms were decent for the amount we paid . A/c worked good and descent pool area.. don’t have much option for dining but sweetie did make us a coffee each morning ..

Lovely hotel with amazing staff. Off a quiet side road that leads onto a the main high street. A short taxi ride to the old town. Room was nice, clean and large. Mattress was firm which wasn't great for my back. Lovely view over the pool.

This resort was in a perfect location! Very close to the airport and walking distance to old town. Staff were incredible, especially Micheal! They made sure we felt at home and set up activities for us to do in Chiang Mai. I highly recommend staying at this resort and spa and we hope to come back!

Wonderful bed, lovely bath and wonderful swimming pool. Maintenance during stay and paint spray over swimming pool not pleasant, poolside bar appeared to be closed permanently. Overall okay but could be better with some simple improvements.

Had a lovely stay at The Chaya Resort. The staff and Michael were so helpful and friendly. Had a delicious breakfast and enjoyed time swimming in the large pool/relaxing on one of the many sun beds available. The room was very spacious, even with a balcony at the back. Gorgeous property, wish we were able to stay longer!
Had a lovely stay at Chaya Hotel! Clean and speacious rooms, clean pool and the staff were amazing. Micheal was the best host anyone could ask for! Always made the effort to have a chat with the guests and would always give his best recommendations to help you do whatever you wanted throughout the day! The location was perfect too, lovely restaurants hidden all around the area and only a cheap taxi or 30 minute walk into the old town. Will definitely stay here again when i return to Chiang Mai!

Our overall stay was good. I found the pictures on expedia to be misleading. This property has great potential, however, I found it to be a bit in disrepair for the pricing. The pool has broken tiles in the bottom and it wasn't clean until the last day of our trip. The Wifi in our rooms was terrible. We asked several times to be moved or come up with a different solution. They moved the router a bit closer to our rooms and it worked for about a night. After that we all relied on slow data. The grounds around the perimeter of the hotel are dirty and have old broken parts strewn about. We had booked the deluxe pool side room and we are thankful we did. Their standard rooms are located in what would best be described as a basement. your only view is a cement and tile wall from the pool. The staff was very nice and Michael did his best to be accommodating. He even tried to arrange some rental scooters for us so we wouldn't have to walk the 1.5km to the nearest ones. The scooter rental didn't work out because they wanted to bring them late and older ones than we had agreed to for the same price. If you don't plan to hang around the resort and want an affordable motel than this is a good option.
The exterior and common areas outside of the pool are in need of a major facelift. But you also get what you pay for on $45/night. The wifi did not reach the room but this wasn't a big issue as we checked out the very next morning for a different hotel. The rooms are nice with some traditional Thai wood doors.
Mr. Michael went above and beyond to help us get settled in and deal with some minor problems. The rooms were very clean, as was the pool. There are some areas of the resort that are being worked on but the hotel has a unique favor to it, as you will see in the room entry doors, the horse statue in the pool and room decor to name a few We (3 couples) all enjoyed are stay here and would definitely recommend it to travelers who don't need everything perfect but want clean rooms, a nice big pool and a great staff.
This is a beautiful resort and we thoroughly enjoyed our stay here. The staff are excellent and always kind, polite, and courteous. Michael, especially, always asked us how we were doing greeted us when we were came to the front lobby. The hotel has a rustic, authentic, Lanna style charm and we were in a room with pool access. It was fantastic! The street had plenty of options to eat traditional Thai food and the walk to the main road, was only 5 minutes. It’s also walking distance to the trendy Nimman area and we thoroughly enjoyed our stay at The Chaya

Our bell boy Michael was an excellent help. We loved how friendly and helpful plus very entertaining he was. The location was hard to find once we were there it was very worthwhile. This location close to the hospital and university .There were temples to see close in walking distance and we would highly recommend it
Totally rip off …Do not get robbed like I did !
Payed for 7 nights and stayed one night. Management refused to reimburse one penny. Room was moldy and in the basement without windows. The bathroom drain was non functional and got flooded when you took a shower. View from website was dramatically different from what I had. Bait and switch strategy….wanted to charge extra to get what you see on website.

We absolutely loved our 4 night stay at the Chaya! Michael and the staff made this trip spectacular - so great we came back to Chiang Mai for another 2 night stay. My husband and I are backpacking for our extended honeymoon and came into the trip with not a ton of plans for Chiang Mai. Michael and the staff helped us plan an excellent trip and went above and beyond for accommodating us by arranging motorbikes, bus and taxi services. They even gave us a really nice private room and decorated it special for us. The beds are extremely comfortable and breakfast was delicious. We love you Michael and staff! <3 Would come back to Chiang Mai just to stay here again!!!
Spacious, comfortable rooms. The bathrooms had a shower and separate bath tub, though the positioning of the shower wet too much of the floor. The front desk host was very accommodating, friendly, and helpful. Enjoyed my stay very much.
Bad breakfast
Most disappointed was the breakfast. It was below standard for this typy of hotel. Food was cold and was not on food warmer. No selection of bread ni fruits ni cereal. Horrible
Amazing Chaya Resort and Spa
Absolutely stunning hotel. Room is big, bathroom is big. Extremely friendly staff. Michael went out of his way to make us feel at home and checked in on us the whole time. Our room went directly onto a private deck into the pool. Absolutely loved it

The staff are very friendly and helpful. Rooms are spacious, clean and nicely decorated. The bathrooms are large. The location is a little isolated, but not too far from the entertainment sites. Water pressure in the bathroom and internet connection can be improved

I didn’t get to explore the area around the property, but the property overall was beautiful and the overnight staff was super helpful and friendly.
The staff were welcoming and accommodating. The place is tranquil and a short walk to many food/ drink. If you are a walker, old town is a short 20-30minute walk with shops along the way! Everything you want to get to is a short 10-15 minute drive as well. Many tourists we ran into were saying their 4 star hotel is more of a 2 star, however it you stay at Chaya; It’s a perfect 4 star stay! Highly recommend!

He helped us with cheaper travel apps, fun locations to visit and is such an amazing person overall! He should get a serious raise! Everyone there is very hard working. The staff were amazing and always friendly and helpful. The maintenance staff were kind and were working around the clock but it looked as though they had limited equipment and finances to perform adequate duties. I feel if the property owners were to put a little more money into the place they would have an amazing property.

Great people but I had issues with my original which caused me to get a new room.
Room was very spacious and clean. Bed is very big and comfy. Amazing customer service especially Michael! Our room is right in front of the pool, the pool area was nice & relaxing. The only thing I don't like about the hotel is that it is too close to the airport and the wifi there is not that good. Apart from that the hotel is a nice place to stay.
I stayed here first about 5 years ago and it was lovely. It still is lovely but the outside areas do need a good paint and varnish and up keep. The rooms are lovely though and it is worth staying here. Michael who seems to do everything is wonderful and very helpful. I really want this place to be successful so message to the owners please do some painting!!!.
Our stay was absolutely fantastic. The staff is extremely friendly and helpful, especially Michael. He was kind and caring, above and beyond great service. Breakfast was consistently delicious, pool is peaceful and the rooms are spacious and well cared for. We will certainly be going back next time we visit Chiang Mai. Someone give Michael a raise!

Lovely quirky place with fantastic staff who go above and beyond to make your stay wonderful. If you are dissatisfied Micheal and all assisting staff will do there best to rectify, due to my allergies, staff asked which product i used and sourced. As its winter time, leaves falling from trees around pool area cant be helped, staff were tidying this 4 times a day, but didn't distract from visit. the rooms are around water, this attracts insects and people should be careful in tidying up after themselves if leaving out foodstuffs, highly advisable when finished with any food, immediately take rubbish to reception where staff are happy to dispose off. Doors onto pool area are bi-fold and can have little gaps, it is advisable as in any foreign country to buy an insect repellent that you can spray around your door areas that can be bought at little shop just down the road for 60 bht. Children & adults are encouraged to feed the carp and other variety of fish in both ponds as well as the birds. Theres a little paddle boat which kids & adult kids can use at the pool. Grab taxi into centre of Chiang Mai costs 150 bht, 5 min walk takes you to many nice cafes, also close to Medical university and Hospital

Comfortable bed and friendly staff. However there was quite a few things that were broken or not working in our room. Few times House keeping forgot to leave hand towels. For future reservations, make sure to book a room with windows, otherwise for long stays you start to feel enclosed in the room. Otherwise the place was easy to find, lots of free parking on site and breakfast buffet good.

The staff here was very very nice! The room was really clean and we had an amazing view outside our room. Previous reviews list problems hearing chickens and nightlife. We did not experience that. There is definitely a rooster but he isn’t horribly loud and he doesn’t start making noise until like 8am but it’s not unbearably loud. If we were asleep we did not hear him. Unfortunately, the did not have the spa, restaurant, or bar open. The breakfast was good but very basic (which was fine for us) but if you’re looking for a buffet there is not one. The breakfast consists of eggs, tomatoes, greens, toast, coffee, tea, and juice. They did have alcohol available at a good price but it wasn’t a bar it was just fridge with canned beer in it. We were on our honeymoon and that was a little disappointing but the staff was so nice that it was fine and we made the best of it. There are restaurants and shops near by. We recommend the Beats bar on the corner of the Main Street, the music is loud but the food is very good. I would recommend making your way down to Old Town and explore. They do provide a shuttle to the airport. For us it was about 150 baht and it’s only 10 minutes away so that’s nice. This is a great place to stay but I do recommend calling ahead to see if they have reopened their amenities. If you are looking for the convenience of have food and drinks available to you like other resorts this is not the place for you.

Fabulous Place With Friendly Staff
We ended up staying longer than scheduled because the bed was so comfortable. Although the smart tv was small, we could still watch Netflix and youtube on it. We woke up to birds chirping every morning. The pool was fabulous and they had tons of coy fish in their pond. You really feel welcome and comfortable in this clean hotel. Good job!

The hotel is overall a decent stay! A 30 mins walk to the old city! Breakfast was ok although I missed it a few times due to excursions!

Our rooms were right under the rim of the swimming pool. No view what so ever. The rooms are very humid and moist which tigger our allergy. The staffs service (ballista) are very slow and non responsive. The location of the hotel is also not exactly on Niman rd (but close enough).
The facility was a bit dated. The room was as it shows in the picture and very nice. Unfortunately, there is incredibly loud noise from the constant splashing of the infinity pool - the overflow was right outside the lower rooms. The staff was very kind and courteous.
This place is really up and down. The staff is very polite and the room was nice. But I was frustrated several times. I ordered a burger and asked for Chang beer. "Large or small"?". Large. He comes back and says they are out of large. OK, small. He comes back and says they are out of small as well (why did he not know that when he saw they had no large?). Fine, bring me a Tiger. He shows up with a.Leo, the only beer at the bar, apparently. Later that evening I looked at the bar menu and asked for a Jack Daniels. No Jack Daniels. OK..Jim Beam. No Jim Beam. Watching this "bartender" looking through the bottles and looking at vermouth and Medori it was obvious he had no idea what he was doing. Some of their pricing was just gauling. They have a spa that charges five times the average for a massage. I have been to several high end resorts in Thailand and they tend to be more expensive than massage parlora on the street. But none charged such outrageous prices as Chaya. I asked if I could get a late check-out and was told there would be an extra charge. In five decades of international travel I have never been asked to pay for a late check-out. The hot water in my room dribbled. It took almost 30 minutes to fill the tub for a soak. Finally, the resort is surrounded by modest single family homes very close to the guest rooms. Some of these homes have roosters, who started crowing at 5 AM. I will not stay there again.

PSychotically surreal
2 minutes from CNX airport (quite a busy regional hub) and on the flight path so constant jet wash 20 hours a day. Good luck trying to sleep between 1 and 5 am as the neighbourhood dogs yap and fight until the roosters start up. Concrete buildings amplify every sound. Pool is quite small and surrounded by astroturf. But the best bit was our concrete cell of a room below pool level and lit by a single non opening window looking out at the concrete wall if the pool! Eclectic mix of concrete figurines are a bit odd, but the whole place is psychotically surreal. Staff are far from obliging, the manageress, Baw, was unavailable to even speak with us when we checked in but deigned to speak with us next day, refused to discount a room upgrade which we ended up paying 50% of the total cost of the booking for. Breakfast is perfunctory and poor service, so coffee is cold by time it reaches you. Left a pair of socks in the room upon check out to see if staff would inform us when they checked if the minibar used or not. Unsurprisingly they did not. Stay here at your peril, and bring earplugs if you intend sleeping. Or there are countless better places

A very Thai feel. I stayed here for a week at the end of my monthlong journey threw Southeast Asia. I wanted somewhere relaxed and chill. That is exactly what I got. The service was fantastic, great breakfast, you can really indulge. There was so many extras. Lived all the staff, pool was clean and large. Would definitely recommend this property. Glad I stayed.

Overall, this is a nice hotel. Friendly staff and good amenities. The room was a bit musty as it was in the basement and didn’t get sunlight. The top floor rooms looked nice - some of them have direct access to the swimming pool.

A nice stay in Chaya, the setback will be the noise from the airplanes, its really quite close and could be annoying. Other than that, the hotel staff is helpful, order-to-cook breakfast, pool is clean, room is clean and tidy although they forgot to refill the toiletries necessities for us the second night, neighborhood is quiet but you can find local restaurants and convenient stores.
The staff was super friendly and accommodating. The property is about a 25 minute walk into the old city so very quiet around the resort and the staff was happy to call taxis for us when we didn’t want to walk in the heat. Our only concern was how the doors to the rooms locked. They use a big wooden latch with a padlock to lock from outside, and ours appeared slightly broken where someone could potentially remove the padlock to get into the room. We informed the staff and someone came to look but never fixed anything. The way the doors lock also make it easy to tell when you are in your room or not, which we didn’t love. Overall, this was not a huge concern because we felt very safe at the resort and in the area. We felt at home and very well taken care of while we were there!

The staff really made our stay a memorable one - they were friendly and helpful giving us tips on the best places to be for our trip. The included breakfast was a huge plus too, it was mostly different every day and super delicious.
This is not a complain but only facts about this hotel. 1. They have an excellent photographer. 2. Hotel is very close to the airport. You can hear and see a plane every 10 minutes. 3. This is rather an airport hotel than "resort". Due to the noise of the airplanes, you can't relax. 4. Service staff is very polite and helpful. 5. Good for one night but not more. 6. the grass is artificial
We were given the room in the basement but could still hear the sound of the airplane. The room was next to the staff cleaning room and next to the swimming pool without any views. The morning staffs on duty was very friendly and could speak good English, whereas the night guard spoke minimal English but was also helpful. There was only 1 ashtray in the entire lobby. The bath tub didnt look very use-able and tv was spolit. The room was pretty big and decent. There is a laundry shop outside which is good and food along the alley and provision shop. Overall stay 2.5 star out of 5.
