The hotel is ok but more disclosure is needed about the sulphur smell (stench).
Weekend getaway option
Lovely staff and tidy accom for weekend away. Close (walking distance)to poly pools restaurants and also supermarkets. Great accom choice for a weekend in Rotorua
Let's be honest Rotorua stinks...a sulphur lake would do that, and you get used to it. The hotel is lovely. Most activities in town are for adrenaline junkies but I recommend the Polynesian spa and Te Pa Tu - you get to see kiwis!
Very good value for what you are paying. Nice hotel pool. Pool towels are picked up from reception. Handy guest laundry. Easy walking distance to restaurants at 10-15 minutes. Good comfortable hotel. Nice staff.

I was very disappointed by our stay here. It was a 3 star hotel not 4. The room that we stayed in looked like it hadn’t been remodeled since 1980 and the bathroom had pink stuff all over the walls. The whole establishments with the exception of the lobby was just old and grimy. We were charged full price for a room that did NOT have WiFi. They apologized at the front desk for some buildings not having WiFi but I can not believe they still had the nerve to charge us full price. We stayed over new years mind you. The craziest experience we had was when we grabbed coffee in the morning. It took them almost 20min to make one almond latte and one black coffee. There were two guys at the machine and no other orders but ours. They made all these random drinks and gave them to us and we were like ‘just a black coffee please’ maybe 5 times and they did not understand. I am happy to be patient for things but this was unlike anything I’ve ever seen. These people were not speaking English and in a customer facing role. They stared at the machine like they’d never seen a coffee machine in their life. They even tried to put the coffee sleeve (the one that keeps you from burning your hands) through the top of the coffee that had a lid on. Obviously it wasn’t going to fit nor is that how coffee sleeves are put on. They had no idea what they were doing. I would honestly never stay at this hotel just because the price and quality of stay were not compatible in the slightest.

The room was pretty average for the money we had to pay, the room was booked for 3 people only set up for 2 the curtains had red marks on them looked like blood,the fan over head looked like hadn't been cleaned for ages not one to complain but I did and they moved us to new room great but only set up for 2 people again plus TV wouldn't work had to change TV not our best two days.
Old style amnesties. Shower over bath. Booked room for 3 adults and only had 2 towels, 2 glasses etc. Hair in bath.

Inconsistent with the photos shown online. The actual room was quite outdated. The carpet was old and stained. Furnishings were not clean and the bathroom was not modern. Disappointed!

Great stay from start to finish. The staff were outstanding - always friendly and ready to help. Nothing was ever too much trouble for them and they willingly went the extra mile to make our stay as easy and enjoyable as possible.

Older building with dirty dishes left outside of rooms. Our room itself was fine. Our shower appeared to be leaking into the carpet through the wall possibly, the floor in front of the bathroom was wet for our whole stay. The wifi in the 200 building was unusable, terrible spoty connection. Likely wouldnt stay again. The pictures made this place seem much nicer than it was.

Our room was very nice, though the view over other lower roofing was pretty ugly, but who stands looking out the window when all of Rotorua is outside. This hotel had the friendliest staff everywhere we went, from the front counter check-in and occasional chat, the restaurant and bar staff. It made it such a comfortable place to be in at the start and end of every day. We could walk to the Polynesian Baths, and the city streets, so the location was great. We would definitely stay there again.
It would have been helpful to have a microwave in the room to heat up breakfast/food etc. Melody at the front desk really stood out to us as she had such an awesome energy about her and was so easy to talk to. She was so nice to talk to throughout our stay :-)

Hotel became an easy base to ride or walk from, town and lake front a stroll away. Absolutely the best staff to assist, nothing too much trouble, chatty and friendly.
Polynesian Pools and lovely walk around lake. Breakfast expensive and muffins not fresh.

Major Construction on Site
Hotel has major building construction work being completed. It would have been nice to be told that BEFORE we booked the room. The heated pool was also closed & the Wi Fi didn’t work properly.

The rooms we stayed in were a bit tired. Not very sound proof, lots of chatting from other guests meeting out side our room to catch a bus. Low quality mattress on the bed.
No gym on property, elevator didn’t work upon my arrival (worked later). The staff were heplful. The location is central to many sites.

Great stay in a very comfortable room. Friendly staff and excellent customer service. We had an issue with the fridge in our room, rang Reception, Maintenance Man arrived within 10mins. Couldn’t fix the issue so brought a new fridge within 30mins.
Rooms are good size. Non-smoking rooms are farthest from main building. Pool wasn’t warm, bit of s let down. Parking ok but you might compete for a spot close to your room. Breakfast was awesome

There is no way this is a 4 star property. So dirty and the rooms are need of a huge upgrade as everything is just worn out. Paying 4 star prices for a 1 star hotel. Skip this one as there are far better choices.
Or room felt a little dated but was comfortable and we had a good nights sleep. Great location and would stay there again.

Bed was too hard and you could hear just about everything, doors slaming and not sure ehat it was but their was some loud banging noise. Staff were excellent, friendly and were awesome. Hotel itself probably needs some work done on it as some areas outdated.

Room smell horrible, humid, air conditioning doesn’t help much, don’t even an spray. I didn’t feel good taking a shower in that bathroom with mold. However, people was very nice and breakfast was very good.
Lots of space, comfortable beds, good restaurant. Needs a fan in bathroom to disburse humidity, but otherwise great!
We stayed for over a week for Crankworx and it was a great safe base for our family. Clean basic facilities in family room. The staff are terrific, very friendly and accommodating, nothing was too much trouble. The heated pool is perfect for post-riding swims. Dinner in the restaurant was delicious, try the kiwi mule cocktail. Easy walking distance to Eat Street, supermarkets and fast food restaurants.
Adequate but in beed of Refurbishment
Whilst the accommodation was adequate, it was not worth the amount that the Sudima charged. It required refurbishing.
The duvet cover in one room was vrey dirty and not replaced.
Convenient to Polynesia Spa.
Location is very good. Very convenient. Close to Lake Rotorua. Plenty of parking. The room is a bit old, especially the bathroom, but still clean.
Property seems a bit tired apart from reception and public areas. Stains on carpet and bathrooms needing upgraded.
Pretty average, not worth the money we paid. Paid for a superior king, nothing superior about it.
Good thing about this property is that it’s located next to Polynesian Spa. However, we would not stay at this place again as it was very expensive and very old. The photos that were advertised on the website site are so misleading.

The rooms are in a very bad condition with marks on the carpet and the tiles. It was dirty in the corners of the room and the shower.
The hotelnis located adjacent to the lake and on a nice walking path around the lake. It is conveniently located within walking distance to many restaurants. Very helpful and kind staff. The hotel is a bit tired, but clean and comfortable.

The room didn't have a working phone and one of the lights didn't work. We also found a cookie in the bed which was a bit shocking. We had a base camp to come back to while we were out but I feel like the room could have been equipped better.

Ticks in all boxes. Close to the Polynesian spa, but also hotel has its own pool. Maybe I was just lucky, but it was very quiet and I had a good sleep at night while hotel was full. Check out the restaurant. While menu seems boring, the food is actually delicious.
Needs upgrading room and especially the bathroom. Had torn curtains in bedroom. Dusty bedside cabinets. Lobby and dining area modern and staff friendly and helpful.
pleasant hotel; friendly staff; minor problems dealt with right away. However, the furnishings leave something to be desired. Double room has a nice king-sized bed, and one chair at the desk - and nothing else - just a large empty space. The rooms are large enough to accommodate a small sofa or a couple of chairs to lounge in. When asked about it, told that's the standard hotel furnishing, but if we wanted, they could bring a couple of chairs - which they did - however the chairs were basic conference room chairs, not easy lounging furniture!
Beds were great. 3 people in room only 2 towels supplied. Air con not great as blows over the beds and control doesn’t work very well so was either hot or cold in room. The shower was terrible more cold water than hot, you could not control it. The pool isn’t big but was nice to use on the Saturday after along day of activities and the boys were looking forward to using it again on the Sunday only to show up at 1530 to be told pool closed until 1830 which is a weird time to clean a pool for so long. Kids not happy! Lastly Sudima advertises an 1130 check out and at 0900 housekeeping start knocking at our door not once but twice so that ruined that. Not sure we’d stay again.
Convenient location, comfy bed, and such friendly staff. However, as others have noted, the property is in urgent need of a refresh. Fittings are outdated and the bathroom had a lot of grime and mould. Still a reasonable option for a short stay, but not the best value considering these drawbacks.
Very old facilities, looks like a 70s hotel room. Unpleasant smelly room (not the typical sulphur from the city but rather like a cheesy-like aroma). They didn’t clean the room but rather put some towels on the floor outside. And to make it worst, they decided to interrupt the supply of hot water at 10:00 am or so, without even informing! Too expensive for an old hotel.
Unfortunately our stay was for one night only, but was really pleased with our accommodation. If that way again will definitely stay there.

They need to work on cleanliness and need to upgrade the television, their old model, no Netflix or Amazon, prime Disney, hot-star etc etc
The hotel is conveniently located on the shore of the lake, beside the Government Gardens and within a short walk of the city centre. The hotel has good facilities, including a restaurant and a pool, with discounted access provided to the nearby Polynesian Spa. The room was comfortable. The staff were good.
Tissue box was filled with like toilet paper into half.drinking glass was very dirty.
🙃We stayed for only one night in room 650 and Bathroom fittings are very unpleasant, very old and very dirty looking. The coffee sachets includes only half tea teaspoon of coffee which gives no taste for a cup of coffee and they put only 2 sachets for two people. 😊. Bedding sheets and bathroom towels were very clean. Overall we thought $300 were too much for one night in this hotel.

Very outdated Bathroom, Breakfast is not the best, you have to pay for good coffee extra. It is Not value for Money at all. I was under impression that this property is 4 star !!! but should be 2.5 or a push for 3 star.
Our bathroom was flooded upon request for room service clean no one turned up we paid $600 for 2nights but ts just waste of money. We mention this on reception no possibility of help or support assisted.
It was OK not too bad not amazing
The bathrooms need upgrading. Couldn’t figure out how to use the shower. The tub was stained and the towel racks were mouldy. Couldn’t sleep due to bugs
Being central and across from the lake and spa was perfect. The property is very walkable, everything was so clean and staff were so efficient and friendly. I will definitely recommend this hotel to friends.
Unfortunately we had to wait 2.5 hours after check in time for our room to be available. The TV wasn’t working properly and the carpet was still wet.

My wife arrived first, our room was not ready so we were down graded from a king room to a room with 2 queen beds. This is not what I booked or paid for. The TV Blew up and took over an hour to be replaced. The bed was so hard I may as well have slept on the floor. Will never return.
