This property is more like a hostel than a hotel. The convenience of the location and the washer dryer was useful, the absolute sweatshop of the bathroom and the cost was frustrating.

Easy to walk to and from Edinburghs attractions and from the train station. Property requires a fair bit of maintenance in the bathroom and kitchen/ lounge (room 1) but overall fairly quiet and a good place to say.

The location was great, walking distance to everything. The property is clean but little bit old, and we had an incident with one of the rooms that we booked plus the terrible communication between us and the staff that made us really unhappy. Also the bed is too small.

I stayed here for 2 nights and it was lovely. Has everything you would need and is a short walk to city center and some beautiful local parks. It was very clean, AC worked well, good working hot water. It was a lovely stay.

The only good thing about the property was the staff. They were considerate. My holiday was spoiled by the filthy beat up depressing conditions of the room. There were so many damaged and broken items. Heavy mold in the shower. Uncomfortable and tired looking furniture. Thick dirt and dust on the thread bare carpet. For the large sum paid we were disgusted. No quality control what so ever. Had to change room due to a broken bath fan and kitchen cupboard that wouldn't close. The second room was worse. Lamp shades cracked all over. Dirty cabinets and doors. After prepaying for the room an additional 189 pounds was insisted on to be reimbursed on leaving. Don't understand what it was for as it couldnt possibly be a damage deposit.

Very convenient, enjoyed having a kitchen easy access to sites, buses and trains.

My husband and I thoroughly enjoyed our stay at Stewart by Heeton Concept. It was so nice to have an apartment which is very well equipped. We had been travelling for awhile and it was great having a washer/dryer. Our apartment was clean and comfortable and the staff is great! The surrounding area is close to a lot of shops, pubs, restaurants and the local attractions. Excellent accommodations!

This property was super convenient to all the cool things but the street was nice and quiet. I liked this property overall but the bathroom could have been a little cleaner, the floor of the shower stall is a slipping hazard, and they could have been more upfront about the parking. Which, for the record, you have to areange through a separate company.

We thought the property was great for our purposes. We loved the location - it was walking distance to everything we needed to explore Edinburgh and the surroundings. The only complaint we had relates to the noisiness of the guests of the Oxford Club - our flat was the closest one to that establishment and it could rowdy in the evenings. If we every stayed here again we would try to specify one of the flats on the far end and/or on the backside of the building. We were on the front side of the building and the sound of cars going over the cobbled street at full speed was annoying - being on the back side might help.

Great location, unclean room with broken fridge.

Our fridge turned milk to yogurt in two days. The room was not clean, with pencil shavings on the carpet and makeup on the vanity. The fan in the bathroom was loud and taped together. There was no bedding for the couch. Great location but 2 star accommodations, far beneath our expectations for the price.

Easy to find great location with secure car parking on site - this is an extra charge per day if you wish to use it- it’s convenient. For small to medium cars only. Excellent room size & great air conditioning, good kitchen well stocked if you want to self cater, very good bars, restaurants, cafes & shops really close by. The washing machines are cheap & the handles break easily, be careful if using. Would stay here again.

This flat is perfect in every way! We walked into a clean welcoming building. Check in was easy and done right in the front lobby. It has a full kitchen with a washer/dryer, a living room with a tv, a separate bedroom with a tv. The bathroom is large and modern. It is near all amenities within walking distance. We loved it there!

Stayed for 4 nights whilst at a conference and it was perfect!

I chose this property over others because it advertised laundry in the rooms, so this was an important feature halfway through our travels.The machine was a very tiny all-in-one washer and dryer. The dryer cycle didn't work at all. I ended up having to take a bus to a Laundromat and pay £24 to have our clothes laundered. The bedding and bathroom had random pubic hair, and hair stick to the shower walls and a slow drain in the shower was off-putting. I told the person on staff about my concerns, and her approach was along the lines of, "yes, that's what happens" and made no move to fix anything or offer alternatives.

Really great room! The trundle bed was perfect for our kids and we had plenty of space to spread out in the room. Awesome water pressure in the shower. Front desk staff gets A - arrived in Edinburgh for Taylor Swift show and the goodie box of sweets with TS stickers, lyrics written on mirrors and life size TS cutout truly added to the fun. Loved this hotel!

Great location in Edinburgh

Excellent location near local restauarants and bars while still being close enough to tourist attractions. Easy automated check in and a pretty big room. The air conditioning was only in the bedroom and fire doors made it hard to keep them open so the other rooms got stuffy.

Good location, clean, comfy bed. Dishwasher an well equipped kitchen. Shower was super poweful as well! Check in / check out was straight forward. Room quiet enough even though it was bottom floor next to entrance door. Parking is done through 3rd party and was expensive so went elsewhere.

The property was reasonably priced for the location and the apartment was well equipped, if a little worn. There was associated parking within the building.

Very comfortable stay

This place was perfect for me as a solo traveller. Great location - walking distance to all the main sites. Easy check-in process using the iPads and the friendly staff kindly looked after my bag before the room was ready. The bed was extremely comfortable and the bathroom was lovely and modern. The sofa looked a little worn (especially the cushions) and there was a little bit of rubbish which the cleaning staff has missed - but nothing of major concern. It was nice to have a tv in both the living area and the bedroom. I would say my only issue was that my neighbours showered very late while I was trying to sleep (both nights of my stay) and you could really hear the shower through the wall. This wasn’t too much of an issue though. I would definitely stay here again!

Only a short walk (5-10m) from Waverley Station, sovery central. Apartment was spacious and clean. Bathroom had a good sized shower. Eady to register check in and check out. Is right next door to The Oxford Bar, John Rebus' lical watering hole.

Everything was great!!

It was a lovely stay and the people were very helpful. There was an issue with our T.V. taking a VERY long time to change channels. I think they were replacing it, but we were to be gone by then. Also, someone before us tried to use the kettle for milk and no one had noticed the scalding. Very walkable and the cobbler down the street fixed some shoes for me in just a few hours.

Lovely apartment had everything we needed. Fantastic location, only 5 minute walk to Xmas market and friendly staff, there when needed.

Was good

The staff were super helpful and managed to move us to a room with a larger bed as a double is just too small. The only downside was the new room had an adjoining room and therefore was not as soundproofed - we could hear the next room clearly which was disappointing. The main point is to stress how helpful and accommodating the staff were in ensuring our comfort and ability to get some sleep so for that I am grateful.

The property was within walking distance of most everything I wanted to do which was nice. Management was also fairly responsive to messages I sent. The downside though, the room we stayed in was not super clean. There were food crumbs in the kitchen and hair in the bathroom sink on arrival. Our shower was also broken and we told the on site staff member who did not address it so we were left with only the bathtub for a week.

The place was amazing. Looks like a new place. Big rooms , plenty of spaces everywhere . T.v. had many channels , netflix and other apps. We were very pleased with what we got , and sure will come back again to this place.

Disappointing

Room smelt of onion and body odor when we walked in every time. Was also cold and the floor and cushions on the bed had stains. They say they have parking, not mentioning that they use a car park off site and it would have cost us £75 for 2nights. We opted to stay in a car park 15min walk away so do take that into consideration when booking if you're driving. Only plus I would say was the size of the room and the self check-in.

Overall, the property was clean, and large enough for a couple. Living area was large, and the kitchen had the necessary utensils to make it easy for cooking and dining. The bedroom was large enough, and had sufficient space for storage of clothes etc. A dressing table was helpful for my partner for her make-up. The toilet itself was also large. In general, this was a good place, and it was also close to the old town area. In terms of checking-in, it was also quite simple. Information to get into the premises was sent to me prior via email, which made it easy. Even a self-check-in counter helped, whereby you can even programme your own key card. Extra items like toilet paper, milk/coffee/tea sachets was placed at the check-in area, and guests can easily get it without the need to disturb the reception. In terms of service, it was generally quick. We requested for a drying rack, and it was delivered to us quickly, and without any fuss.

Property was centrally located and had a big space (full room,bathroom, living room, and kitchen). Room and hotel were fairly clean. Located next to a bar so a little bit of late night noise.

Worst experience

We reserved a triple room and paid accordingly. Upon arrival we were told we were only allowed 2 key cards. We normally go off in different directions so we had to coordinate meeting other people in our group to get back in. The room was dirty and was one of the worst hotels we stayed in. The main bed was a small double bed. The 3rd bed was a pad upon a platform that was not comfortable. We had issues getting in the door for check in. We have stayed in Edinburgh many times and this was the worst hotel in our experience. It was more like a dorm room. In fact, the dorm rooms are much nicer.

Checking in and out was simple. Interior doors to bedrm and bathroom would slam shut. Doors should not have to be propped open, or they should have some way to keep them open when desired. The combo washer/dryer did not dry items sufficiently.

Good apartment, great, walkable location. Street was very noisy with bar crowd at night and trash pickup literally EVERY early morning. Sounded like all of the bottles from the pub just next door. Luckily was able to close the windows and crank the AC to drown it out some. Apartment could have been cleaner. I went to wipe up some sugar spilt on the kitchen floor and the wet rag I used came up almost black after a few wipes.

The property manager was very helpful when we arrived and we so appreciated it. Our apartment was clean, comfortable bed, spacious and having coffee in our place was great!

We had a bit of a shocker at this place. I did talk to the reception but they offered no real consolation. I would not stay again. Let’s start with what’s good. It’s in a good part of Edinburgh. Now the rest. I dutifully filled in the many pre-arrival forms and emails. I notified them I would be arriving late and requested that the sofa bed be made up for my daughter who I was travelling with. When I arrived after a delayed flight at about 10pm I had no problems getting into the room with their automated process. No one was around. However, when we got to the room there were major problems. The bathroom was dirty with hair all over the toilet and in the bathtub. But the bigger problem was that there was no bedding for the extra bed. I’d paid considerably more for this room so it had an extra bed. When I called the hotel number o was bounced around to hotels in London who had no idea where I was. I finally called zero on the room phone and talked to someone who sounded like he woke up to take the call. He insisted that it was my fault as I had only said there was one person for the room. Even though I have a receipt from the hotel saying two. He eventually told me to go down to the parking garage and look for linens in a cage down there. After rummaging through the laundry and making two trips I finally found some sheets and daughter made do. Fortunately we were only there one night and I made a grateful escape. The photos on Expedia are far nicer than reality. Just don’t go

Convenient to all

First time in an Aparthotel and enjoyed it. We had to stay an extra week due to a positive Covid test and wanted a little extra room plus the convenience of a washer/dryer and kitchen. This did the job and the location was great. Overall think of the furnishings as dorm/Ikea...workable but nothing special.

Great apartment in a great location

Family city break with three teenagers aged 13-16. Great location, within easy walking distance of station and many attractions, shops and buses and trams on Princes street. Well equipped apartment but not sure why there was no knives and forks (?!) and the towels provided for the ‘children’ didn’t seem much bigger than a hand towel. Other than these minor things we would definitely recommend and stay again though would try and book early enough to get a two bed apartment next time. Pull out single sofa bed would be fine for small children but for the teenagers they found it quite uncomfortable to sleep on.

Very good accommodation in the New Town. Very convenient and decorated nicely.

Location is great and generally has all the basic amenities and was nice and warm and plenty of hot water . Improvements can be made though - larger queen or King bed , better pillows and quilts . Sofa not very comfortable , Kitchen contents could do with some additions . Some kitchen basics would help most guests without being a compromise to Covid 19 hygiene e.g salt and pepper , foil , oil . Overall I would score as OK to Good - certainly not excellent as many previous guests had listed .

Great location and nice to have cooking facilities and the extra room, compared to stopping in a hotel, would definitely try again. Also really quiet considering it is just one street away from all the action.

Great stay and help was always on hand on the phone and intercom. However for reasons unknown, my stopped working at 2am at night. As you can imagine without front staff at this time, i was in a panic but eventually after making 5 new keys, finally managed to get in but could've easily been a disaster.

We had a great stay at this apartment hotel. Everything was clean and comfortable. We would highly recommend staying at this property as it was great value for money with the location. We had pretty much everything we need at the hotel however we think supplying some kitchen roll would be useful and some disinfecting cleaning spray or wipes would be great given the current circumstances.

This was a nice place and well-located, but there were three of us booked in from the start and not enough sheets or towels when we got there. It wasn't clear to us how to get more (and late in the evening when we realised there was not a secret stash somewhere in our room), so we just had to make do. Since the whole reason we booked it was for the extra bed, this was disappointing.

Good stay overall

The check-in was done online and access to the building was via a key code.The building is in a very quiet street yet Princes Street is less than a 2 minute walk.There was no noise at all during our stay from either inside or outside the building.Apart from a couple of wear-marks on the carpet the room was very clean,there was no dust on the usual forgotten-about places.The furniture and beds etc were in good working order etc.The shower was good and had plenty of force.We found the receptionist pleasant and helpful and on the one occasion we had to phone the duty manager after hours,he responded in a timely manner.Overall,we had a good stay and would definitely go back and recommend this to anyone.
