Toilet floor its always wet and teh faucet is little broke the Tv

I checked in at 2pm,the receptionist not approachable,never smile,I went down 2 times since the aircon is not working,it's been more 1hr that aircon was on (16°c ) never been cold,she just told to Wait till 6pm until the technician will come.I requested if she can transfer me to another but she got angry. I was very upset until she cold her manger and they transfered me to another room..The room is clean the only problem is the receptionist.

Great staff! Can’t beat the price. Breakfast is a bargain. Property needs renovations and updates.

Regular cheap shirt stay hotel with great staff

The location was convenient to mall and transportation.

The property was very close to the mall and made it easy to walk there for shopping and dinning.

There is no car park as mentioned when I booked so if you travel to this hotel with a car be very worried about parking facility otherwise fair enough

Bad WiFi , Close to the embassy and St. Luke’s hospital

Very close to Robinson's Mall, US Embassy, St Lukes Medical Center. Super friendly staff. Only drawback was that the internet can be slow at times.

The room was horrible and extremely dirty. It appears that there is no dedicated cleaning staff and the front desk receptionist and security guy is it. The bathroom had dirt and mould everywhere on the floor and walls. When we asked for the bathroom floor mat to be changed because it had holes in it and looked like a dirty rag the security guy just took it with him and never replaced it. As for the bedroom the floors and cabinet tops were filthy. My feet were black with dirt from just walking. The bed blanket was also holed and only covered half the bed. To top it all off the bed squeaked every time we moved. We were a group of three and also booked another room for the third person which was just as disgusting as our room. My best advise is just don't EVER stay at this hotel.

Staff are friendly and helpful but the hotel room is small and not well maintained. The bathroom door came out from its hinges, my fius blew and definitely not worth the price I paid for the hotel. Won;lt be returning to the hotel again

Having a elevator number 1 n just around the corner is SM Mall . Staff n employees very friendly.But anyone who books a room .Be advice to mark off free breakfast ok . There breakfast is out of this world. But be advised that it’s a older hotel n needs improvement done to it Bur overall it’s a great place to stay

Good neighborhood, Nice staff Clean

hotel needs repairs and improvement..bathroom door knob is missing , room needs to repaint, pillows need to change it’s very old and flat... when entering hotel, you can feel the hot temp. and also room is hot and disappointing. Hotel offered to change the room but still the room replacement still the same, bathroom door knob broken.. I think this hotel needs a major renovation.

Poor cleanliness the restroom is leaking there’s a cockroach and the bed has ants ..the water at the shower is poor ..the room is soo smell like smoke ..and the aircon is so very slow.. I’m so upset because they give me only two towel .the soap and shampoo poor everything

For a short stopover comfortable enough

not far from Robinson superstore & manila bay. it is walking distace for less than 10minutes. Microwave oven is in the room also.

Very convenient- 5 min walk to the big mall.. close to good restaurants.

Worst hotel

Worst hotel ever.... need a lot of upgrading in hotel rooms especially the bathroom/toilet... the only good thing in this hotel was the staffs... they are quick to attend and deal my complaints... they are very approachable and helpful

My wife stayed there while doing her USA Visa Medical exam at St. Luke’s. She said it was a bit far to walk to Embassy and St. Luke’s, was noisy and windows lacked security. Other than those, she said was a real nice room and friendly staff.

Room was not clean at all, we saw several roaches, towels were old, mold in the bath room. All of us couldn’t believe why this was rated 3-star. Only staff attitude was ok and friendly.

Very dirty rooms not properly cleaned. Very old towels looks like rugs. Dirty and dusty curtains looks like it wasnt washed for a long time, dirty washroom especially toilet bowl and the wall tiles lots of soap suds everywhere when we first entered the room. I checked Under bed with lots of trash and thick dust. Ants crawling on our food in the table. I saw one cockroach in our room so yucky. I will never book in this hotel total waste if money

hotel room needs major update, start with at least washing the drapes as it is almost black with dirt, toilet sink and toilet seat is off the hinges, tap leaks. towels although changed daily, has seen better days way back in 1954, i got 2 good towels in all of my 10 day stay! i understand this is budget - for me i got less than what i paid for.

Comfortable bed and good price. I would definitely stay there in the future.

Very nice affordable hotel close to shops

Large room and bathroom all facilities worked, bed very comfortable, close to 7/11 convenience shop and major shopping centre (Robinson Mall) with all the usual KFC, Pizza Hut, McDonalds etc. the breakfast was nice and service excellent. ITs close to the Bay and I will stay there again

Internet connection is big issue.

Wi-fi connection was nonexistent in the hotel. Internet connection was possible only at the reception lobby area.

Nice hotel but their WiFi is a problem.. You have to go down to the lobby if you have to use your lap top or iPhone to use viber. And for us visiting, WiFi is a priority!

You get what you pay for, or do you?

The hotel advertises it has free wifi. It doesn’t. The room was not well maintained at all. First night I was bitten by mosquitoes that were coming through the ceiling, I informed the front desk and they sent someone with a very cheap can of insect spray that did not even spray well. The toilet did not flush properly and there was poor drainage in the shower. While there was satellite tv, the signal was poor and the tv was mounted so high that you couldn’t see the picture clearly due to the poor angle. Good points is that is well located and the staff were polite and professional. The owners just need to spend some money on maintenance.

Convenient location

Few minute-walk you are at the mall already! Restaurants are everywhere. Money changers are open til 1 am! It's a safe area. Hotel staff are helpful- guards are courteous.

Ok place

Its an ok hotel. The front desk and doormen are nice and professional. The hotel needs some work - small items here and there dont work or are simply broken, but its a decent place for the price.

Very convenient to malls and public transpo which I was looking for. Friendly staff as well. Wi-fi was weak but that wasn't a concern for me.

I booked for my fiancee and she said it was like a haunted house. Additionally it was very dirty

Strange hotel on a bad street in Manila

Got here very late, staff got my conf. no. and then processed things. They sent another staff to run up and "check" the room to make sure it was ready. When I arrived to the room it was hot, smelled musty-dusty. There wasn't any toilet paper or a towel in the bathroom. Wish I knew that before staying there. So not sure what "ready" means to this hotel. Also the pictures sourly do not match the advertisement. I asked for a wake up call... they forgot. Anyways if you need cheap and need it fast maybe this is the place for you, but as the saying goes "you get what you pay for".

Nice stay, feels like at home.

This hotel really saved me from the terrible stay i had from the other hotel nearby. This hotel is very comfortable to stay at, ambiance is good, friendly staff, good food, very clean surrounding, and is very near Robinsons Mall and i like how they set up their rooms (i stated to two different rooms, by the way). I will probably stay in this hotel again the next time i come back Manila. Keep up the good work Silver Oaks ☺☺☺

Good hotel for price

Nice hotel rooms are clean close to mall staff is good a/c iced cold. Bad room was small and towels are thin. I stay there again but. Family's no because it's a red light area

nice service neglected hotel

the staff was very nice and welcoming. but the room was pretty dusty and the bathroom was pretty dirty as well. in the morning there it's a lot of construction noise.

Close to mall and shopping. Lots of restaurants as well. Easy to catch a taxi as well at this location.

Very good location

Hotel have very location, staff are friendly and accommodating but the room are very smelly from the time you get inside that you need to completely open the window to get that foul odor. Price are not so cheap compare to the quality of room. Btw room are also very dark with only one light are working

HOTEL NEEDS IMPROVEMENT

I STAYED ON THIS HOTEL FOR MORE MORE THAN A WEEK BUT GOT A LITTLE DISSAPOINTED BUT OVER ALL STILL GOT POSITIVE FEED BACK,

Room without the view

On our first night we were given a room without one single window.... except in the bathroom. After reclaiming we were transferred to a larger room with a "window". All in all, the whole hotel is pretty decadent, rooms design look like from the last century and staff does not understand simple requests. All that for the same price than much nicer hotels in Makati City, as we later found out.

First room they gave was horrible, (very small, not clean, old towels, everything very old, not safe doors etc.... ), I travel very much in East and SE Asia also in Philippine but this room was really special. After complaining, they chainged the next day the room, that one was ok. So at the end it is fair.

Beautiful Experience

If you dont mind not having WiFi then this place is great! Check in was fast and easy. Staff is extremely courteous and friendly. Room and building is a bit worn out but still comfortable. Just steps away from a mall, and many bars and restaurants.

Not worth your time

Not a good hotel. High traffic area and no cab drivers know where this hotel is. The staff is super friendly but that's it. Almost no TV reception, leaks in the bathroom, bad wifi, horrible breakfast. Its an old hotel, and it seems that management doesn't want to pay for repairs.

Walking distance to all major tourist attractions eg intramurous Manila zoo. Museum,Robinson's shopping Mall ,Manila Bay etc

Great for the money

I found this to be a good place for 3 nights and was very close to the us embassy and short walk to new world casino also you are 1/2 block away from Robison mall and every thing was in there food shopping bowling !!

Met the needs of the purpose of our trip to Manila

Good hotel for our needs. Next time we will spend a few more dollars and get a bigger room and hopefully the mini bar will be stocked.

Nice hotel as per a price to quality ratio.

The staff were really pleasing, and do their best to accommodate guests. The wifi at the hotel is very bad it worked less than half the time on different floors too. Initial room was smelling bad abut maybe not used Ina while, but staff was kind to change our room for a better one.

my stay at silver oaks suite hotel

I checked in a little bit early but accepted without any extra charge. Located at 5th floor but was ok as the lift is fantastic. The bathroom had no towel and we had to ask for one. There was no curtain to separate the toilet with the bathroom and during shower, the water flood the toilet and you have to mop after and the hotel did not provide mop. The room was too small but ok with A/C working well. There is no kettle in the room and you cannot make a cup of tea in anyway. The sockets are 2way plug and if your coming from countries with 3 way plug electricals.. you must travel with a 3 way converter otherwise you may not be able to use laptop and even to charge your phone or tablet and the hotel do not provide any converter at all like other hotels. Staff are professional and can speak English quite well. The room has Flat screen TV and WiFi password provided. The surrounding is fantastic with US Embassy, Robinson shopping mall and Manila-bay in a walk-able distance. Hope to give it another go and can recommend it to a friend.

Creepy

Inside my room has a glass door. It turns out that in the other side of that glass door is a common smoking area. I couldn't sleep because the other guest staying in the other room smokes in the middle of the night and I see his distorted image in the glass door like he was peeking inside my room. Creepy!

Disappointing

The standard room was so tiny. A small window that has a broken lock opens into a corridor, so I did not feel safe during my stay.

My stay was good but i cant sleep in the night too noisy outside from the passing cars, jeepneys.

Pictures,Internet

Pictures are very deceiving. No internet but the staff are very friendly except one in the counter. They will only give you one key so when you are back its so hot again. But location wise is accessible to everything.

Very near the mall

It would have been perfect- very close to my fav Robinson's Place.. the hotel room is ok.. The only problem is- and it's a major one for me-their wi fi is too poor.. I was moved 3 times for better wifi reception, but still poor.. I was in the lobby most of the time to get a good wifi reception.. Employees were very nice & pleasant..

A very nice place.

The staff warmly welcomed me, and gave me a clean, comfortable room. As I passed through the reception I was always greeted with a smnile and a word of welcome or departure.

Hotel allowed an early check in and a late check out, had to have a hotel for my wife and son immediately,and the team here took great care of my families every need.

A very good hotel at the heart of the city

this is a very good budget hotel... this is not a 5 star hotel so dont expect too much STAFF: very accomodating and helpfull (one good asset of this hotel) ROOM: small but good enough for 2 adults CLEANLINESS: its clean, just 1 suggestion to the management to make and keep the room more clean (esp. the bathroom)... please provide a bathroom mat... and also bathroom towels needed upgrade as it looks like towels from cheap motels. OVERALL: this is a good hotel, highly recommended for people looking a budget hotel, and I will definitely book this hotel again if i will visit MANILA

misleading room size

The standard room listing is wrong, the room is not 32 sq meters, with city view it more like 10 sq meters with no window. The bathroom door was so small, the only way in was by sliding in sideways. I was given an upgrade after pointing out this to the front desk but the website info is very misleading. Please change this. The good; The hotel is located very close to Robinsons mall and walking distance to the US Embassy and a not so far taxi ride to Mall of Asia and the Airport.

Worse Hotel ever

This is the worst hotel I've ever seen. The photos are completely deceiving. Rooms are so small you can't even move around. The bed is a small double bed with a 2 inch foam mattress layed on a plyboard The airconditioner was so weak you had to stand in front of the vent to even feel any coolness. The closet was plyboard with no latch. Everything in the room was worn and rundown. We didn't even stay and left the hotel immediately even though I had prepaid for the room and they refused to refund my money. Scary neighborhood. Don't spend any money on this hotel. I can't believe it was on Expedias list of hotels.

Affordability, Accessible, Service...

I stayed here last August 29 to 31 just to have a place while my short stay in the Philippines. Base on budget and time I choose this hotel. The first room they gave me has defects (tiles was broken in the kitchenette) so I requested for transfer and they did, The room I choose was OK because the AC is not functioning well... but I found out all of their units was unwell maintained, low cost construction building and furnishings, I feel bad for the whole hotel for it was just newly introduced in the market. Before you check-in mind as well take a look and choose for your room, check the aircon and shower first. it's in the heart of everything such as Malls and business centers but if you are looking for a decent and spacious hotel you really have to spend a little much to have it more comfortable otherwise this hotel is economically reasonable and budget wise. All of their Employees are The Best in Customer Service from Front Desk to Room Service, Hats off to them.

The staff wasn't friendly at all. The room wasn't like on the picture. I paid for 3 nights but I only stayed for 1 night. I was so disappointed. Never again!!!

2 Day Stay

I was a guest at this hotel before in July 2015 and had a wonderful experience. The staff was very accomodating then and decided to return again in August. The front office staff were very polite and courteous. We needed some paperwork printed and they were very accommodating.

The hotel itself was great in every way, room clean comfortable and spacious...the staff was beyond nice and helpful with everything always smiling and cheerful. We stayed. One night as was close to airport for our arrival and next day visit with wife's family near by...there is fast food (McDonalds) and 7-11 in walking distance for anything needed and we used them. The only negative I have about the hotel is wish it was in different area...way to nice a hotel for this area...as I said we did walk. For food , water and munchies for room and our walk turned into almost a jog...for large man like myself I would not have worried but not a place for wife and kids..area is busy but with the wrong things...street peddlers , people sleeping, drinking and yes my son even got his first view of a couple getting it on in an alley by hotel..just very dark shady type of atmosphere on the surrounding streets but as I said its a shame cause the hotel is supper nice....I would stay again for one night but make sure I had all supplies before entering so I didn't have to go out of hotel....but due to area I Dont think I would do an extended stay.
