Great breakfast buffet. Walkable to Ayala malls, but there’s construction going on.

Absolutely beautiful area to stay. Affordable as well. It’s connected to Ayala mall and all food and activities associated with the mall, so everything is convenient.

Property close to shopping mall and offices , staff are very friendly and accommodating .. Charges are reasonable , I only give 4 for cleanliness cause carpets needs to be up graded but all in all we like the place

Good hotel, perfect location, good breakfast. Just a bit outdated, a renovation wouldn’t hurt.

I stayed last year at the same time and found a few things to be different. First the buffet, though good, was NOT as good as last year. It has declined from "SUPERB" to "GOOD". A year ago, I was able to take the short walk to the mall in a beautiful lush landscape. This time, I had to walk through a smelly, dank, dark parking garage: not acceptable! The staff, as last year, were OUTSTANDING

This is my first choice for the hotel to stay in the Philippines. I just wish they have one in Manila. Breakfast was the BEST (lots of choices to suit anyone's taste) and staff was helpful & efficient. I love the locally sourced breakfast - fresh, authentic & absolutely delicious. The bibingka, puto & sikwate were absolutely delish. The makers of these delicacies did not cut back on ingredients, that's why they tasted sooo good.

Hotel room was great, was in a great location with easy separate access to the shopping centre. Breakfast was just average and we had a blackout whilst we stayed there.

From the moment we stepped into the hotel, we were greeted by a delightful and refreshing scent that immediately set the tone for our stay. The hotel's pristine cleanliness was noticeable throughout, with every corner appearing immaculate and well-maintained. The staff were not only professional but also incredibly approachable and eager to assist with any inquiries or needs we had, making the experience all the more pleasant. I stayed in this property several years ago.It felt majestic then but not so now.It looked old.The room was not so bright.It’s dated.I liked the convenience to shopping and food.I felt safe walking around by myself.All the workers were helpful and attentive.The free breakfast was ok.

Conveniently located close to Mall. Very comfortable hotel but sadly lacking a separate bar. There is one in reception area but lacking personality. Good outdoor pool and room very comfortable. Worth booking a Club room if possible as private dining for breakfast and afternoon a definite plus. Wold certainly recommend and stay again when in Cebu

The property is dirty and it smells. The food was horrible and the staff need more hospitality training. Not worth it for a 4 star hotel especially around Cebu business park. The building need to be updated especially their HVAC system, it smells so moldy and wet. Housekeeping staff need to be trained on cleanliness. When we arrived at our rooms (one for my spouse and one for our children), the bedsheets were wet, floors dirty, bidet had feces stain on it. This was unacceptable. We had Manager Hannah moved us to another room, it was better but still not 4 star standards.

The Ayala Hotel Experience.

The Seda Ayala Hotel, next to Ayala Mall is one of the best hotels experience I've had in a while, the staff was absolutely amazing and very friendly, the breakfast Buffett is one of the best accommodating I have seen anywhere, and they aim to please, from the room staff to the breakfast staff to everyone associated with the hotel were absolutely outstanding, will definitely stay there again. you can walk to Ayala Mall, which has everything you want to eat.

When we checked in, the front desk told us that Expedia had cancelled our reservation, which was a complete lie. I had to show my receipts and credit card statement as proof that this reservation was paid in full. Despite showing all my receipts. They said they needed to call their reservations office and made me wait 2 hours before they told me that my reservation was confirmed. This situation was very stressful. I think Seda hotel wanted to gaslight me into accepting that my reservation was cancelled so I would pay a higher rate for their room. It’s a scam.

Great hotel, perfect location!

Comfortable, clean hotel conveniently located adjacent to Ayala Mall. Breakfast buffet was fantastic with a variety of hot and cold options. The omelet station was great. The room was great and the service overall was phenomenal. Would stay here again and would recommend to others.

I love this place. We started staying there since 2009 until now. It is our home away from home. I love that it’s near ayala mall - the only place I shopped anyway. The staff members are great, friendly and knowledgeable.

Disappointing had to go back 3 x to get card access to open room.. Room are small as well as bathroom. Towels are very old can’t even absorbed anymore. No closets and ironing board in the room. Saggy mattress, and odor coming through rooms and hallway while they were installing some foam according to workers. Food selections are limited at times they run out. Will never book on this hotel

your towels have seen better days, they are old, grey and ragged your trash bin has seen better days, it is rusty and unsightly your breakfast buffet is not appetizing, change your menu

Nice beds comfortable

No bacon? Not sure I understand no bacon. TABLES are TOO close to one another while eating especially breakfast. You're forced to set right on top of others..2 feet away therefore you can't have a conversation without the people next to you hearing everything you say.

Staff is very friendly and helpful. Everything you need is in walking distance. Rooms are modern and clean.

The location is really good and the room accommodation, though not fancy, is fairly comfortable. The staff are very accommodating, courteous and helpful. I won't mind staying there again when I'm in Cebu.

Do not stay here

First, I just want to say I had to wait about 45 minutes to get my room. Then after I receive my room, they still have not prepared my second room. We are a family, so we are able to put our luggage in one but we could not shower or unpack. They told me it would take 10 minutes for the second room and then after an hour of waiting they still do not have it prepared. I went up to my room and told him to deliver me the key, which I still did not receive for another hour. I asked them not to clean the room, but they went in my room and threw my personal stuff anyways. Then, after taking out my dirty towels, they forgot to put a new ones which I discovered after I was done taking a shower. Gym equipment was very outdated and looks nicer in the picture than it really is. Because of the construction parking was very annoying and they wouldn’t let me unload my luggage at the front door and then parked the car. So I had to find the parking lot with my family and then bringing the luggage the long way. I have to say I was extremely disappointing from start to finish staying at this hotel. Even the breakfast was very disappointing and I had to wait 20 minutes just for glasses so I can simply have a drink. Then when they put out new glasses, I had to complain that the first three I grabbed were filthy. Decide to go purchase a bottle of water after that and eat breakfast elsewhere.

The staff was very professional, in general. In particular, Angelica and Jumanji were helpful, accommodating and very professional in their demeanor. This reflects very well on your establishment and training methods.

I liked the convenience of the location of the property this was good as the lack of dinning option's .Dinning is for the local philippine cuisine. The once we dinned using the, a la carte menu the chefs couldn't assist with any changes to the menu . staff are polite and are helpful. Room wasn't ready on arrival after waiting to 2.30 pm was given wrong room , mistake was quickly remedied but felt worse due being made to wait 2 hours in the first place. Previous stays here it was the Marriott its not only the name that changed.

Chose this property as it has a direct connection to Ayala Mall and is accessible to anything around Cebu. Staff was friendly. Buffet was superb. Rooms are not the most modern, at one point we thought it smelt like fresh paint but they are clean and comfy in general.

Nice property with great service. Some rooms may need deep cleaning in bathroom (e.g. shower tile grout was brown in room 817).

Close to the mall and all offered there. But at double the price compared to other hotels in the vicinity it’s really not worth it. Now I have been there and done that.

This property has a great location next to shopping and dining choices. That is about all that is good. The room is very basic. The “king” sized bed is the smallest king I’ve slept in. The “white” towels are dingy and frayed at the ends and stiff like cardboard. The value is NOT there. Definitely overpriced for what the room is.

The whole hotel smells of mildew, The carpets stink. No hot water, no room service in the evening, Way overpriced for what you get much better hotels for half the price in Cebu, I normally stay at the quest hotel which is far superior and only half the price. I mistakenly booked into this hotel thinking it was a new motel. It’s the old Marriott hotel with a new name on it. The bath towels are rags with holes in them, The service in the restaurant is so bad it’s disgusting. I had to call for the duty manager to get cream for my tea because no other employee would do it. Even if they offered to let me stay here free I would never come back.

This is a nice place to stay in the middle of the financial district. The rooms are very clean and the staff is very attentive should there be a need for additional help such as extra water or toiletries. As for breakfasr? Well it's definitely not the best, the bacon was hard as a board and if you are a foreigner your choices are limited. Would I recommend this hotel to a friend? Absolutely!!!!

Great location next to fancy Ayalla mall. Lots to do in the local area including quick cab ride to Mango Square. 10-20min if traffic and about 80PHP cost. Morning buffet is decent and was included in my room. Overall a nice clean hotel with very pleasant staff.
