Clean hotel, nice staff
Hotel is in rougher area, but hotel itself clean, nicely decorated, well staffed, organized. Bathroom has rain shower and tile. Bed comfortable. Staff courteous and accommodating. 2 issues came up: sink did not drain well and faucet was so close to sink basin that it was awkward to wash hands. And next door guests were loud in the middle of the night and woke me up.
It’s a beautiful property
the hotel itself is lovely. Beautiful flat iron building well maintained with a wonderfull staff. Unfortunately the immediate area around the hotel is full of the unhoused. They do not seem to bother you, but it would put off many people.
This hotel has a lot of style & is clean & comfortable. I appreciated the Aesop products in the bathroom. Housekeeping every day! Almost unheard of now. The staff was friendly & helpful. People love to complain about SF Civic Center, but I walked to the ballet and back alone at night & had no problems. In fact the whole area looked cleaner to me. I’m rooting for San Francisco to make a come back! In any case, I’d stay at Hotel Proper again.
This is a great hotel in a horrible neighborhood. Beautiful rooms, excellent service, nice breakfast spot, comfortable beds. There are many homeless people surrounding the hotel. The front entrance is dark, and not attended. Walking around the block to the valet entrance at night was uncomfortable. We didn’t feel safe walking places at night added $50 to each excursion.
The hotel itself is great, but it is in a poor area. Lots of homeless, police, sirens, and loud music at night.
Good
Cockroaches in the room just a general unclean feeling in the room. The rest of the hotel was lovely but very disappointing to find multiple cockroaches within my room.
Comfortable chic place to stay
The hotel itself is great. Very chic and bed was amazingly comfortable. Restaurant was really good and service was great. The area is not the best but they are working hard to keep it safe. For business travel it’s great just don’t expect to go out walking at night unless your very familiar with the area.
There was a event going on across the street so very loud electronic music was playing until at least 1:00 a.m. on our first night. It would absolutely be wonderful if there was room service. And the only other thing was when I checked my portfolio after I checked out I was charged for a movie. $26.99 which we knew that no movie was watched in our room. I emailed them and they fixed it right away.
The hotel, staff and stay were all fabulous. I understand the struggle San Francisco is having; I don't fault the hotel and still felt safe to walk the area around the hotel. It just is what it is. It's hard to see.
Horrible location!! Tiny rooms dark and dusty . View of homeless . Very sad anniversary was ruined !
Beautiful hotel. Terrible neighborhood
Great hotel!
Room design and cleanliness were top quality. Service was solid; housekeeping in particular were excellent. The biggest problem the hotel has isn’t really one it can do much about— the Market Street side of the building is inaccessible due to a semipermanent encampment of unhoused people.
Sadly post COVID this part of market st is pretty troubled.

The area around The Proper Hotel is littered with unhoused individuals and randos walking around like zombies. The hotel and staff is excellent. There is security present up and down Market St but you really don’t want to be walking around alone. We stayed there for a show at Bill Graham. We walked there from the hotel which was fine before and after due to the mass of other attendees walking to and from but outside of that, it would be sketchy walking around this hotel.
We loved our stay. The proper is so well designed and the rooftop is a must visit. The area can be a bit concerning with people on the street but overall great stay. Thank you!
This is such a gorgeous hotel — every turn of the eye is filled with tasteful, elegant and whimsical details. I had a basic room, but it had a beautiful window, lovely bed/bedding and a divine bathroom. Loved the wet bar items and indulged in many. :) Definitely have at least a drink on the rooftop! Beautiful views and taste sensations. The staff here is fantastic, too. I was well taken care of and looked after, which was so nice as I was traveling solo and a bit taken aback at the surrounding area.
The property itself was nice, but the area around then property was horrible. It was dirty and filled with transient people the whole time I was there. Loud throughout the night which caused for a lack of sleep. Wouldn't recommend.
Nice hotel in a marginal area
Very nice property in a very sketchy area—the Tenderloin. Convenient for business in the Civic Center or attending the opera or symphony. The area is not dangerous, just filled with victims of the homeless crisis of which SF is ground zero. Market Street, once the Fifth Avenue of SF, is a shambles. One hopes that news of some solution to this tragedy will be forthcoming shortly.
This was my first time staying at the Proper. I really didn’t know what to expect. I was extremely surprised at how clean the facility is and how will maintain the rooms are. The staff are extremely friendly and courteous and go out of their way to be helpful. The food is excellent. I definitely recommend this unique hotel for anybody looking for a good value for money accommodation.
Hotel was very artsy and included restaurants on site which is a must for this area. Would definitely recommend and return Only complaint was bathroom was very dark hard to see getting ready

Gorgeous decor, area is rough
The hotel staff were very kind and nice, from Velvet service to restaurant. The hotel itself was very beautiful. however the erea was very poor and unsafe .I do wish I had better understanding of the surrounding.
Loved the hotel, design, service and food. Rooms aren’t big but well designed. The neighborhood is a little suspect, but they provide complimentary car service within 3 miles of hotel which was great.
Overall, the SF Proper is a hotel with incredible service and amenities in a not so ideal location. The good: - great room service - great shower - complementary bottled still water - a lovely rooftop restaurant - shuttle service to any place within 5 miles The bad: - plenty of homelessness around the hotel - slightly thin noise protection in the rooms 4.3/5 stars
The location is horrific! When we arrived
The hotel was excellent. Boutique with lots of amenities, great staff, great location. Rooftop bar, coffee in the AM, and very clean environment.

Enjoyed the hotel, especially the staff, but could do without the constant throbbing of music. Service was friendly, professional, and outstanding in every way.
This is a lovely hotel done by a chain of hotels I like. This particular hotel is not of the same standard. The interior is less welcoming, the location is very bad and unsafe, plus 3/4 of the block is surrounded by homeless camps. The hotel offers to drive you away within a 3 mile area, but this hardly makes up for this. Very little in walking distance, and you definitely don’t want to be walking here at night. The bathroom was also a nice design but lacked simple amenities like a makeup mirror, hairdryer, any space to put things. The staff was polite but not helpful or welcoming.
Parking detracts from wonderful hotel
This is a great hotel, beautifully decorated with a great lobby, and restaurant/bar both in the lobby and on the rooftop. The hotel service is friendly. But the one huge flaw is valet parking—it is ridiculously expensive and takes forever to get your car.
It’s a pity
The hotel is great, beautifully designed and well maintained; the mail issue is you feel unsafe every time you step foot outside of it. Hundreds of drug addicts and mentally ill people all over the place. It is unfortunate that such a nice hotel is in this abandoned from god location.
Area where hotel is located is a bit hard to get to park and/or parking valet at $100 per night is outrageously expensive especially considering area is a bit dirty and unsafe.
Staying here is like staying in a luxury prison
The location of this hotel is across from an open drug market. As a result, they lock all of the doors to the hotel. When I arrived, the doors were locked with no one there and I was standing there with my bags that my friend had basically thrown at me across the sidewalk. It was so scary.
Hotel is located close to the tenderloin, which isn’t the greatest section of town. I also didn’t find the main lobby to be a very comfortable place to lounge. The rooms were nice. Small but very cozy and comfortable. We were on the fifth floor, and couldn’t hear any noise from outside, which was fabulous, one of the reasons we booked the hotel was for the rooftop lounge. However, they were having a New Year’s Eve party and unless we had tickets $250) we weren’t allowed up there. Overall a decent hotel, but probably not my favorite.
The hotel was great, staff was friendly and accomodating, and there was great amenities. The rooftop bar was amazing. Lots of shopping within walking distance. My only concern was the surrounding area around the hotel after dark was unsafe as there was dozens of people loitering & questionable activity outside the building. I was offered drugs and even witnessed a couple fights breakout on 2 different nights as we walked back to hotel. We limited our time walking outside after dark because of this. Daytime was better.
Booked for two night stay for New Years Eve and additional night, first night hotel bar was closed for private party, second night it was just closed. Seemed like limited staff at the hotel.
We enjoyed the rooftop lounge, Charmaine. Even though it was raining out, it was nice to look out over the lights of the City. The special afternoon Nutcracker Tea in Villon was an excellent seasonal treat; breakfast there the next morning was also excellent. It's a very cool place with a neat vibe. Excellent, very helpful staff at every turn.
Parking situation is miserable
The hotel itself is lovely, comfortable and clean. However parking at the hotel is $89 each night, which is insane. I would understand $50, but $90 is ridiculous. And for that sum, it took the valet 45 minutes (!!) to bring my car to the hotel. They warn you it will take half an hour, but it was longer. Would not ever stay here again due to the inconvenience and cost of parking.
Service was exceptional ! From the bell man to the front desk staff to the servers. Very friendly and they were genuinely interested in helping you. The area was ok. Lots of people loitering about nearby and didn’t feel safe to walk-about with the family.
The hotel was dirty
Wonderful service and beautiful, stylish property
The hotel itself is quite nice - comfortable bed, good shower and amenities, stocked mini bar, fitness room w ample weights, treadmills, a rowing machine, and two Peloton bikes. I ate at one restaurant & it was pricy but fine. The surrounding area feels a little overrun w homeless folks but I didn't feel terribly unsafe.
This hotel is adorable! The artwork and the decor are wonderful. The room was very quiet and had a great nights sleep.
First, the good: This boutique hotel is so cute. The staff are wonderful, and the hotel car was convenient for a few trips out to different locations in San Fran. The gym is perfect and has all the equipment you could need in a cool setting. We ate breakfast at the hotel restaurant and were very impressed with the food—wonderful flavor combinations. The Aesop bath amenities also brought a nice spa-like vibe to our room/stay, making it feel luxurious. The not so good: We had one really horrible night because of loud post-concert patrons in the hallways from midnight to 3:00 am. The second night was much better. The worst part of this hotel is the location, which is something we probably should have investigated before booking. The streets are empty of pedestrians but full of unhoused persons (some of which were exhibiting aggressive behaviors like throwing rocks or fighting), so it was not a location where you felt comfortable walking. In sum, the hotel and its amenities are wonderful but the location is shady, not allowing for direct walking exploration/enjoyment of the immediate neighborhood (which for us is part of the fun of visiting new places).

Great hotel
Wonderful hotel. Make sure to make a reservation for drinks at the rooftop restaurant. The location is in a poor section of town but the security and the free shuttle help you feel safe.
Great hotel with a worse location
I really loved everything about the hotel but the location of it , unfortunately there are 100's of homeless people on the street right next to the hotel which felt unsafe being around that. Until the homeless situation is fixed in that city I wouldn't recommend to stay in that area.
All form, no function
I’m a big fan of Kelly Wearstler’s designs and love boutique hotels because they have the ability to personalize your stay and make it special. The rooms were tiny which they can’t change, but they can update their mattresses to be more comfortable. Aside from cool decor this hotel lacked personal touches to overcome the fact that their customers are there despite the homeless problem surrounding the building. Spend a few nights in Madison de la luz in New Orleans and you’ll understand that the personal touches matter just as much as cool wallpaper or a nice lobby. We switched hotels after 2 sleepless nights to a hotel that had better mattresses, more room to feel comfortable and fewer homeless people.
While the Tenderloin district is less than favorable in terms of feeling safe, the minute we drove up to the hotel, we felt very safe, even with valet parking our car. The hotel and the staff offer the best service of any hotel I have visited worldwide. The hotel itself is absolutely gorgeous and is an architectural dream. The Sharmine rooftop was chic with a classy vibe. We were just there for one night but we would go back.
Great hotel bad location
Loved the hotel itself but would not stay here again due to the location - it is in the Tenderloin and not safe to walk to and from after dark.

We loved our stay and the staff was amazing! We also loved the restaurants on-site (best rooftop bar/restaurant)! It was SO nice to have access to the house car that would take us anywhere w/in 3 miles when available.
Perfect Oasis in the City
This phenomenal hotel is an overdue breath of fresh air in a city in desperate need of more rooftop dining, more simple elegance. This was a staycation for us, and I'll be recommending it to everyone coming into town. And going to Charmaine's whenever possible in the interim.
Short but nice stay
Being greeted with a glass of bubbly is definitely a plus!! Our room was not ready when we checked in, we were told it would be ready in 30 minutes but had to wait close to 1 1/2 hour. Great location close to the BART station and to the Orpheum Theatre where I was seeing a show. The short walk on market street was very “interesting” especially at night time! Strong police presence made me feel safer though. Had a drink at Charmaine’s rooftop bar after the show. You have priority access if you’re staying at the hotel. Great cocktails and beautiful view of San Francisco.
The front desk staff (particularly Peter) was exceptionally welcoming, friendly and knowledgeable. The common areas are very stylish, comfortable and functional. The restaurants both have excellent food and service. Top flight hotel. Fantastic bakery across the street. There are a number of homeless on the streets around the hotel, which is sad and caused us not to walk around the local area at night.

Such a fun modern eclectic hotel! It was fun to explore every fun piece of furniture and decor. I was very very impressed at tge exceptional friendliness and willingness to meet every need from all the staff. What a gem that is walking distance from the Orpheum Theatre!

The staff was incredible and the hotel was beautiful. From the moment we arrived, we were taken care of. We enjoyed the rooftop bar, the car service and the room. The only issue is the neighborhood. However, if you aren’t planning to walk anywhere, the neighborhood will not matter. The property is extremely secure and we felt safe at all times.
Beautiful stay
Great stay for a business trip. I used the free car service which provided an added bonus to the trip. The neighbourhood is not great so if your walking up the hill take a taxi. Hotel itself is beautiful with a bar!

Gorgeous hotel! Staff was very helpful and welcoming. All dining options were delicious. And you can NOT find a better rooftop in San Fran. It's just very unsafe to walk around the hotel. You would need to uber or get taxis to go anywhere.
World-class stylish. A lounge you want to linger in all day, and gorgeous and delicious restaurants. Rooftop scene to make you feel cool. Service was the best I've been around in a long time. Home run.

Mommy Brunch
We stayed at the hotel and had a quick girls weekend for my “Mommy Brunch”. From the moment we walked in to the moment we left the staff was so kind and accommodating. We felt welcomed and immediately at home. Thank you for providing a great atmosphere for a great weekend.
Great place!
Great food, comfortable room, convenient location, and helpful staff: these were all great. I also enjoyed the decor in the lobby. But I would have liked a waste basket that was larger than a postage stamp!
Attention to detail

It was great!
The heater was not working properly and we called the office they sent someone to check and that person confirmed it’s a problem from the heater but no one offered change of room and it was freezing also at the checkout did not even mention anything to give discount on the stay or partial refund. We still need partial refund on the stay as it was not right to pay for the room with damage heater and made the new year night freezing
This is a lovely looking hotel on all the web pages, however I kind of feel we got hotel catfished. The area surrounding the hotel is full of druggies and homeless so walking around is a little un-nerving. The hotel it’s self was nice, the rooms however were basic for what we paid (£600!) for a suite that barely had anything in it, not even a coffee machine! We were really looking forward to staying here and left short changed and underwhelmed.
Service at the hotel proper and Charmaines was outstanding! I look forward to my next visit.
Never Again
Checked in late and was given a room that was inhabitable. They did give me a new room but after calling the front desk for 15 minutes with no luck I packed my belongings and went to the front desk.
it is good but the shampoo in the room would be charge. Be careful!
The furniture and design of the entire was beautiful! The staff were friendly and attentive. Will definitely be coming back!

Nice touches and cool hotel. But service was quite inexperienced and fairly slow, and the rooms were way too small and sparse to be as expensive as it was.

A top hotel with all the comforts you could wish for and a very friendly and professional staff.
A MUST READ I never review anything..but I feel compelled to for this stay. I feel bad because the hotel is amazing, the service impeccable, food and drinks and rooftop bar off the hook! But I only write this review to maybe make a small impact..I’m sure pretty small lol. The city has a responsibility to keep downtown clean. The homeless problem is so bad..I mean like when we go tot the hotel we almost canceled on the spot. I feel bad because it is not the hotels fault and they have to deal with it daily but someone needs to be a voice. Im not going to get into details but until the city gets their act together (and yes your thinking..it’s the city homeless is a part of it!…yes it is and I agree but this is like way out of control you have to see for yourself..Do yourself a favor and pass on this place I am so sorry to say cause I want to go back :(
Fantastic property with great amenities. Super friendly staff. The property is tidy clean and very well maintained. The area around the hotel is definitely not comfortable, dirty, and unsafe.
Excellent Design
Great atmosphere, design, and luxe amenities.
The hotel was overall great - staff are friendly and accommodating. Hotel was clean, gym was nice, food was good, room service was prompt. The hotel and room was dimly lit. There was lots of homelessness surrounding the hotel and as such felt very dirty. Not a walkable location.

Rooftop was amazing. Ambiance was incredible view of the city. Hotel room was clean, very funky architecture and design and all the breakfast. Yum Yum Yum we will be back soon.
