We had a pleasant stay in this property. Instructions on getting to the residence is comprehensive and I appreciate the staffs for quick response. Shopping centers and tourist spots are just a walking distance. Highly recommended place to stay in Rome!

Staff are fantastic- helpful and easily accessible through WhatsApp. They made our transportation to and from the airport a breeze. The Nespresso coffee and breakfast treats in the room were perfect for our stay. Mini fridge was a nice little surprise too. Housekeeping came everyday to tidy and refill any items we were running low on. It was a prime/central location for our needs. We were able to walk to all the shops and restaurants, as well as to the tours meeting spots. It’s a very safe area.
Cute and clean. But very noisy from room above and street. But overall good value.
Booked 5 nights, however, on the first night (Dec.13) My family alongside over 10 other guests, encountered a problem with hotel's main entrance (an electronically operated door). Even with the correct access code, we couldn't enter inside and people couldn't exit outside of the door. We waited outside the hotel for approximately 2 hours on a cold rainy night and no hotel employees showed up. We had to find another hotel right across the street for the night due to the cold weather as well as the safety concern of being unable to enter or exit in case of an emergency within the hotel. This caused us to pay extra 300 euros for the accommodation. Finally (after about 3 hours), a hotel employee arrived with a mechanical key, to unlock the door. However, the problem with the door was not fixed. If the door is closed by an unaware guest, and it will prevent anyone inside the hotel from exiting the building later on again! As of today, we haven't receive any apology from the hotel, and Expedia customer service assisted us two times to request the compensation for the cost of the night spent in another hotel, however, all ignored by the hotel.

Great property but the rooms had poor lighting. There needed to be some hooks to hang up towels etc and another couple of bedside tables with lamps would have been welcomed.
The instructions to get into the building and get your room were very unclear. I felt like I was in a game of clue. “Enter this code to the gate, then press this code to get into the sketchy elevator, go to the 4th floor and press this code to get into the hotel. Once in, pick up the phone and dial this phone number to find out your room number. Find your room key in the 3rd drawer from the left in the desk….” I was suppose to get a lot of the above instructions through an email but didn’t so it was even more of a terrible adventure. The “reception”lady that you deal with only by phone or email is very rude too.

This place was no where near what the pictures depict. Every single picture they have are of these bright and airy rooms. That is so far from reality. Let's start that the elevator is only goes to the 3rd floor. the bathroom was absolutely tiny. it had one of those corner showers that had 2 sliding doors. there was literally no room to move. every time i moved, my body. would touch the shower handle and turn it off...Im not fat... Also, the bathroom had mold and mildew...to their credit, they cleaned it the following morning after i informed them. However, It should have already been sanitized! there were switches all over the place that did nothing. they had an espresso machine there but buried into a corner with no lights. My pictures are to demonstrate how dark the room was with natural light...and two light bulbs just arent sufficient enough. Please do not be fooled by what you see. I know that if the property replies they will say that they offered to switch our rooms, but on a short stay to have to repack is just not an option. And let's be honest how much better would i have been?
This is an old property - like much of Rome - which is not the issue. The rooms (we had two) were okay, but clearly have not been updated in some time. There is no staff around very often even though there is a lobby/greeting area. There was a gentleman that helped us when we arrived, but we had to call on the "house phone" to check in. The location is great and there are a lot of services in the area.
Residenza Frattina was absolutely amazing. Easy contactless check in.clean and tidy( housekeeping daily). Allowed us to store luggage for the day which was super convenient. Fantastic location, central to Restaurants, shops, transportation, easy close walk to Romes famous landmarks and attractions. Our Rome experience would not have been as good as it was if not stayed here. Highly recommend for any long term or short term stay. Thank you for the lifelong memories our family have made in this beautiful city.
It is a beautiful property situated very near The Fontana di Trevi and the Spanish Steps. We had an initial problem, because though we had expressly asked for a property with an elevator, it turned out that the elevator didn't arrive to the 2nd floor, where our room was. Anyhow, Francesca was very understanding and efficient, she changed us to the 3rd floor, and gave us a wonderful room, well equipped, clean and comfortable. We loved the location of the Residenza in a nice commercial street, the cleanliness of the rooms and the stylish decoration.
Great Location in a charming hotel with character.
Great hotel with character - very tall ceiling, shutter door for fresh airflow at night, a balcony overlooking the street, a comfortable bed with amazing sheets, and fresh towels in the bathroom. The very best location to walk the city in any direction; very safe neighborhood - close to historic sites, restaurants, shopping, bars. Easy check-in and checkout and very helpful when scheduling us a driver to the airport. We definitely recommend this hotel.

Well situated and quiet at night (room 46). Lack of a friendly face to welcome/ask questions had positives and negatives. A bit of tlc needed in places, but great for location and families. Wouldn’t hesitate to stay again.

Wonderful experience. Many amenities available for the renter. But coming from out of the country and not knowing the process of renting a facility like this was difficult. But they were very very nice, accommodating and helpful. Someone would clean up and straighten the room every day. Very happy with the service.
Property is very good, has an excellent location and a lot of dining options around. Rooms are very clean and service was provided daily changing towels and keeping clean sheets. We really enjoyed our visit.

Loved this charming hotel
The hotel is very charming and in an excellent location. The room was spacious for the 4 of us. We had a king bed and 2 twins for the teen girls. This is a no frills hotel. If you are looking for a ton of hotel amenities you will not get it here but if you are looking for a European hotel experience this is one is fantastic. Great coffee maker and pastries in the room, clean and spacious space. A ton of shops, restaurants and sightseeing within a few minute walk.
Our stay was great! Checking in was painless! It was easy to get to and the area was fantastic. All the major attractions were easily walkable. Great restaurants and shopping was close by too. We would definitely stay here again.
Excellent location for exploring Rome. Did not need service so we didn't rate that. Very good bathroom. Round bed in middle of the room was unusual but comfortable. Very noisy from floor above us and hallway at early hours. Sounded like moving furniture every day.

Hotel did not offer a front desk/help but could reach staff by phone. getting to rooms was a little difficult. small elevator to get luggage up to floor but only went to the 3rd floor then our rooms were on the second so had to carry luggage down a floor. very convenient to shopping, dining and spanish steps. very small rooms and bathrooms.
Great room and location
Very comfortable room and felt secure. Hotel was quiet. Contactless check in was slightly confusing but worked well enough and was decently secure but relies on other people to close doors behind them and to take the appropriate key for their room. Shower was great! Room had lots of amenities/snacks/drinks which was very nice.
Checking in was near impossible. They told me they would send a code to enter the property. It was not sent. I had to call them and they said they didnt have my email address despite many previous messages sent back and forth. Then they wanted me to fill in a booking form. Internet connection was poor so we couldnt download the form so we gave up. Luckily a man working there helped us with our luggage. He apologised for the poor service from reception.
Great location in a street near Spanish Steps and Metro. Room was spacious, but bathroom was very small. Coffee was provided, and a simple breakfast.

The room was clean and spacious, if a little sparse. Contact through WhatsApp was excellent. Basic breakfast items provided in the room were ample for us. Coffee machine was excellent. Fridge provided. The directions to get in were a little difficult to navigate but we managed! The area around the hotel is great. High end shopping, Spanish steps, trevi fountain, Metro station, bars and restaurants all in easy walking distance. Sometimes a little noisy in the street outside in the early hours but nothing horrendous. Would definitely recommend and return!
The hotel was in a nice location but there was a lot of noise at night. We had a hard time sleeping.
The property was in a good walking distance to some nice restaurants and shops. However, we stayed there for 3 nights and were kept awake with the noise of other people coming and going into the property. There is a loud electronic main gate that slammed shut each time people came and went (there are other property’s adjoined) and the other guests were really noisy arriving and leaving very early morning and late evening. There are a lot of stairs leading up to the property and you could hear every conversation and slamming of suitcases up and down it at magnified sound. Also the room was smaller than we had imagined and check in instructions not as simple as we were lead to believe. Once we arrived we were told to take a lift to the 3rd floor than call a number who would give us instructions which we did. No one answered for a long time, then was told to hold the line, for quite a long time again and then to be told to go down another set of stairs to where our keys were kept. All seemed an unnecessarily long winded process. Had been really excited to stay here after doing research on several other places and this had good reviews. Unfortunately we were left disappointed and had three unsettled, sleepless nights. Shame. For the price we paid, I’m sad to say I should’ve went with some of the other options I’d looked at…
Amazing location; finding the room within the property was a mini adventure- like an escape room experience even after all the instructions.
We really liked the accessibility of historic places from this apartment. We could easily walk to Spanish steps, Trevi fountain , Pantheon and even walking back from Colosseum. There is no front desk and no staff after hours on site but very easy to touch base with them via Watsapp . They were responding to my messages very quickly. Overall me family and I liked this place .
Great hotel
We stayed here with our family of 4 and had a great time. The hotel is awesome and there are shared areas that are so beautiful it is worth staying just for that. The hotel location is within a couple minutes of the Spanish steps and about 5 to 10 minute walk from the trevi fountain and pantheon. I absolutely love how walkable this entire area is. Lots of shops and restaurants with groceries and Post office on the next block. Very walkable. If only Rome could get the few remaining annoying cars off these streets it would be great. We had problems with our espresso machine and the hotel staff came right to fix it immediately . The daily cleaning of the room was great. The only issue we had was checking in, they did not send us the link to check in beforehand so that became an maddening pain in the keister. Make sure they send the check in beforehand and provide you with the access codes to get inside the gate and to the room key. Otherwise you're locked out wondering how to get to your room. This is a great hotel and a wonderful place to stay. Highly recommended. Just be sure you know how to get inside before getting there.

Very clean room with daily cleaners. Super friendly and helpful staff. As well as being in a prime location, close to every landmark in the city. We will come back!
Cozy and charming
Hotel is really well located. Beds were really comfortable and heater working nicely. Bathroom clean with a really good shower. I just got confused on how to use lift, so ended using stairs instead, because I am pregnant at the end of the day it was a little annoying but we were only on the second floor. I’d define recommend it.
While entering the property is a bit confusing, our room was very clean, and overall the stay was great. However we could hear the neighbors thru the wall who were super loud, partying so it was impossible to fall asleep :/

Great location in the city centre. Close to shopping, tourist attractions and transit. Room was clean and well maintained. One minor complaint is the wifi was often slow and devices kept being disconnected.

The property is well situated for those who want to be in the center of the shopping district, A few minutes to the Spanish steps and walkable distance to the Fontaine of Trevi. Would recommend to take a taxi when it comes to visitng the Vatican, Colesum etc...

Not your traditional global brand hotel. Charming interior. Extremely clean. No reception desk or concierge - all whatsapp but immediate response and professional staff. No irons and no food on site but shopping everywhere. Bottled water tea and snacks provided every day to your room. I would definitely return.
Centrally located, walkable to lots of great attractions. Can be a little loud at night but we don’t have any problems with it. Highly recommended.

3 nights in Rome- great location, walkable to Spanish steps and Trevor ftn, old Rome shops and restaurants. Old world charm in room with rustic wood beams. Prepare for stairs to 2nd and 3rd floor rooms. Challenging to check in early - no secure place to leave bags.

The hotel turned the water off during the night without notifying anyone. The water was turned off because of street work in front of hotel. The construction contractor posted a sign in Italian that work will be completed in three days. I had to locate another hotel and work with Expedia to ensure hotel will return my money for three days.

The fact that they don’t have an actual person working at the desk, but communicate via WhatsApp didn’t bother me too much. The hotel was in a great location that was close to a lot of dining and sight seeing areas. It was clean and the housekeeping did an awesome job. The only drawback was that although it said that the hotel had soundproofing, we could hear all the neighbours and every noise from the street. So if you are a light sleeper, it might not be a good option. Otherwise, lovely property.

My room was neat and clean. Would have like another option for suitcases other than a small chair. I loved having a real key but it was somewhat difficult to use. Overall bed was comfortable and linens replaced every day was a treat. I would definitely stay there again. Btw the lift was a lifesaver!!
It is right where you want to be in Rome but the rooms are now looking tired
The whole place is elegant and very comfortable. We enjoyed the view and we appreciated the location in Rome. The communication with the staff was great. Perfect place.

Property is in an awesome, walkable location. Room was very clean. There is no on site concierge but there is a telephone line to help you. The only negative was the very small shower. Overall I really recommend it. Area was quiet/convenient and felt very safe.

Old building but well maintained an some cool upgrade, feels like you are in the past. Checking a little hectic since I had to go thru the stairs with heavy luggage but other than that it was great, and excellent location.
The room was well-appointed with comfortable bed, fresh linens in bed and bathroom. Air conditioning cooled nicely. Room was cleaned daily and linens replaced. Secure entrance. Checkin needs improvement. I booked same day and had to call for access info. It took 30 minutes on the phone and walking up and down flights of stairs. Staff could not make international phone calls so i had to call them.
This was a very clean property. Communication was spot on and check in/check out was easy. We were able to get a late check out upon request that question. Thoroughly enjoyed our stay here, especially considering the value! Will stay again if given a chance.
5 mins walk to Spanish Steps. 10 mins to Trevi, Piazza Navona, Pantheon. close to Termini. Euro 7 to Colosseum. 2 blocks from Hermes, Gucci, Prada. great shopping. Lorenza was so helpful and accommodating. the room is charming but smaller than expected. bathroom has amenities. hotel had elevators and recent facelift. service at bfast was excellent. coffee and pastries provided 3x day. will def recommend and come back if we are in Rome next time.

Stayed for 2 nights. Superb location to Spagna Metro and accessible by airport to Rome Termini but prior to which a bus shuttle transfer is a must. Breakfast included in my price in an almost classy dining room. Service was so so. Had to call as it was the lower season. Counter staff are not available 24/7. Important to check and ensure your arrival time is when there is someone at the front desk or if not call. If not you can't get inside the hotel. Four flights of shallow steps so no big deal. Was disappointed as it was raining almost everyday and as we had visited Italy before we wanted to use the heat/thermostat grill to warm ourselves and dry some icky clothes. Renato who opened the door for us said it was spoilt. So the next day I checked with front desk Elisha at 9.30am and she responded that it was UNLAWFUL, ILLEGAL to use. That didn't make any sense during the colder and rainy season. Guess what! It's not unlawful its just spoilt. I just wish people would not treat customers like dunces. How did I know? Cause I checked in the later part of my stay at the hotel down the street at Grand Master Suites and the front desk Mary and I had a good laugh over it.
Comfortable, well-presented property in excellent central location. Being a small hotel it has a homely atmosphere. If we come back to Rome (and hopefully, we will) we would certainly aim to book it again. The only down sides were that we weren't fully aware where we needed to go when we got there, and the lift doesn't stop on the floor where the hotel is located.

Wonderfully comfortable yet a luxury old world feel. We felt catered to and cared for our whole week. All of the staff were so kind. We hope to stay again our next trip. Also, the location is so close to everything we wanted to do but somehow a peaceful hideaway, too. Stay here, you won't regret it!
