Check in was at a different location. Were told check in was at 3 p.m. so left our bags at a paid facility only to be told the room was ready at 1:30 p.m.! They can keep your bags for a charge but the office closes at 6 p.m.! The room was small and looked nothing like the photos of it. The heating is centrally controlled and wasn't turned on when we were there and it was a cold room! The bathroom had mould in the shower and didn't really feel very clean. Great location but defintley overpriced for what you get for your money.
Florence city
We had problems with mosquitos and possibly bed bugs. Also, we were told 1ft floor....they might have considered it 1st floor but it was still 48 stairs to our room. Good location.
Bed was pretty bad and the bathroom wasn’t the greatest. Good location. Had to lock room from inside which was odd.
Everything is within walking distance! 5 min away from the duomo and 15 min walk from water. Clean and safe

This place is not a hotel more like a hostel. To be honest may be one of the nastiest places I've ever stayed in. The bathroom was covered with mold, look like a fast clean from the previous guest, no elevator keep in mind if carrying a lot of luggage, and the room was just very unwelcoming. The photos definitely fooled me, looks nothing like the photos. I would never recommended this place to a friend and never stay here again!
While the listing did warn that there could be night noise from the area, nothing could be heard from the streets. All of the noise was from other rooms in the residence. The floors are very thin and the tv in the room above us was on throughout the nights we stayed. Rooms are decorated nicely but showing some aging and cleaning is needed around the baseboards and in the shower.

This place is way too expensive for how little they offer—there is no breakfast, staff closes up by 6pm and the room itself was really dirty. The shower would flood every time we used it, and there was dirt and grime on the shower floor. The beds weren’t the most comfortable, but the main problem was that they had no fitted sheet, just a top sheet thrown over the mattress. The mattress itself was scratchy and wasn’t the cleanest, so it was gross when the top sheet slid off and I’d wake up on the mattress underneath. The floor in the room was dirty, there were stains on the spare blankets, the locks to the room were finicky, etc etc. I’m not usually one to complain about hotels, and I have definitely stayed in worse; but when you’re charging almost €200 per night you should at least make sure your rooms are clean. You are basically paying for location alone with this hotel—the one upside to this place is how close you are to some of the main attractions of Florence, and some amazing restaurants.

Beware of the stairs
This is an old building so the stairs and handrails are not up to modern standards. That is fine and understandable but the problem is that on top of that their dont ensure that the hallway staits and landings are well lit. I missed the last step as I did not see it since it was dark and the handrail does not reach the last steps. I am now dealing with a knee injury that will likely take months yo heal. When reported, all they said was sorry.
Location is great, walking distance to many attractions and in a safe area with alot of dining options around. The room is not the best, ours was quite dirty.

Frustrating to say the least Even though it’s our last day today I wanted to bring to your attention the the conditions of the room given to us , the fridge closet door broken, the washroom water keeps flooding the bathroom, mold on the shower area, bathroom door broken, dust under the couches… I did bring this to the receptionists attention but nothing was done about it. I would hope that if you charge people full price then at least have things clean and in good condition. Swati
We didn’t know what to expect after reading some of the reviews. As the name says, Residenza d’Epoca, it is an old building without an elevator, but its charm makes up for it. If you expect a 5 star hotel with 5star amenities, then look elsewhere. The place is clean, has AC, hot water, and is close to everything. There is reception only between 10-6 (I believe), so you can ask for necessities during those times. We enjoyed our stay!
It’s perfectly situated, but poor lighting in the stairs is dangerous. I had a scary fall since I couldn’t see the dark black stairs.
Beware of stairs
The room was good but walking down the stairs this morning, it was dark and the railing stops before the last step, my husband did not see it and fell very hard. We had to go very slow to go to a pharmacy to get a knee brace, cane and pain medication. It’s now evening and he is still in a lot of pain. Lighting should be installed on that stairwell even if it is motion detector lights. If you walk out of the office and turn right and walk up the first set of stairs, it is the next set of stairs at the bottom, the last one he could not see.

The property lacks an elevator, making it shore with luggage. The air conditioning condensation made us put towels under it to control the water. The shower plug up but staff took care of the issue right away. Love the ladies working counter, friendly and helpful. I also liked the space room provided. I would recommend for a visit to Florence, just don’t expect the Marriott.
Beautiful room with a great location
Great location to the centre and short walk to the Duomo. Beautiful building and room with plenty of space. Bed was too firm for my liking and pillows were old and well used. 30min walk from the train station.

Location Location Location!! Everything was super close. Short walk to the Duomo and everything around it including restaurants. The only thing missing was a bit more of a kitchen space would be perfect. The shower glass wall needs some sealer at the bottom. Our flight was late and they went above and beyond to get us in late. Super friendly staff. Extremely clean. Luggage storage was available to us for €5 each bag…super convenient. We highly recommend and definitely stay again!!

A good place to stay!
This was our first visit to Florence. Property is in a very convenient location, walkable to most destinations within Florence. Room was comfortable although you do not have room controls for heat or air so luckily weather was very tolerable during our visit. They do not do room service unless you request it but did leave plenty of clean towels and toilet paper out. Be prepared for stairs and with large luggage it is a workout. Overall our stay was very good!
The property is an old building, which is better taken care of would be a beautiful building. Located in a very central part of town , walkable to anything you may need such as market, bakeries, restaurants and shops.the bedding looked dirty and old and no elevator. Other than that, what you’re paying for is the location.
A nice stop at Florence between Venice and Rome
Very friendly staff and easy check in. The unit was spacious, clean, and looked the same as that they advertised. If I could comment on one thing I would suggest to add a ventilation fan to the washroom on the unit.

Great location
We completely enjoyed our stay at Residenza d'Epoca Borgo Albizi. It is not your typical hotel. There is no daily housekeeping, and no staff is on hand beyond the afternoon office hours. But, the location is fabulous, central to everything. Although we were not out at the late hours of the night, it was safe and secure, a little like having a flat in town. I would stay here again in a heartbeat.

Hotel is only open 4 hours a day and the entrance door is LOCKED, had to wait until someone left the building to check-in since they don’t answer the intercom either. Don’t come before 2pm because they aren’t there; definitely not after 6pm because you won’t have a place to sleep for the night. Staff was RUDE and LAZY. Rolling their eyes when you ask where your room is. No elevator. Room was dirty, bed was squeaky, AND THE WALLS WERE THIN. (ex: could hear the neighbors phone vibrate notifications… imagine what else.) Honestly, a hostel would be a better option than this hostile dreaded place. I’ve slept better on a bus. Creepy, bad vibes, haunted. Note on door said BEWARE. Scared me, prayed for my safety. Looks nothing like the photos posted online. Front desk bragged about being booked so: *** DON’T MAKE THIS MISTAKE. *** Refused to let all this ruin Florence (which was incredible!) Very disappointing to experience a miserable place that shouldn’t be working in hospitality.

This was a modernised part of a very old and lovely building in a fantastic central location. The room had excellent air-conditioning which, for me, was essential, a very comfortable bed, and a fridge. That's all I really need in the summer! No real downsides, but Reception and check-in is only available 10-7, which meant I had to pay extra to arrive late, and there's no breakfast facility. Great breakfast to be had across the street, however!
My reviews are almost always positive with any Expedia travel bookings but this hotel is the exception as it was definitely not worth the price we paid. There are no bathroom amenities and no service. We were out all day on a trip outside of Florence until 9:30pm. The office closes at 7:00pm. The room requires 4 keys for various gates and locks and it is completely dark walking up the stairs to the gates before we get to the room. We were told we would get new towels if we put on floor but when we arrived back into our room we had no service and no clean towels for showers. There is mold in the shower and the walls are dirty. The air doesn’t work well and we are in an unusual heat wave. Again, I usually write good reviews and absolutely love booking through Expedia with the exceptional service and great prices on travel. This was not one of those.

The property was very clean and comfortable with some wonderfully unique touches. It was also perfectly located in the historical city of Florence with a lovely cafe right outside the building.
Central location is only positive. Room is grubby, bathroom feels dirty and had a drains odour, shower head clogged up as is the shower tray sheets didn't get changed, no table or chairs, smelled musty and mosquitoes in November. The worst thing though is the noise. Room above played loud music every evening and although we complained, it didn't stop. workmen start work very early too. Reasonable price but photos on websites misleading to say the least. Would not recommend

What is there not to love about it? 20 min walk to train station, 5 to 10 min. walk to all the important things to do and see in Firenze. Shopping and restaurants also at a walking distance. The hotel is quite and you get a great rest all the amenities or perfect and just the feeling of the room gives you a good vibe. I will definitely be going back and without a doubt recommend it to any friend or family members.

Gorgeous old building very close to the centre
The hotel is very interesting. High ceilings and thick walls from another era. Thick locks and metal grates on doors leading to the rooms. It felt like an old castle. The rooms were airy and we had 3 windows looking out onto a courtyard below. Staff at the entrance were helpful but cool. Breakfast was not offered but there are lots of cafes right outside the hotel.

Just okay hotel, no lift
We had traveled lot of places in Italy and last was Florence and this one has no lift. Its an old building and those stairs are like huge. No way we could drag our bags up!! Thankfully the staff were helpful and we kept bags in their storage. I wouldn't recommend anyone who travels with big bags or need assistance
Nice hotel, but disappointing.
Nice hotel. We were disappointed with the capability of the air conditioning. It was not cool enough for the heat and we had a very uncomfortable night sleep with our children. There was only one role of toilet paper in the bathroom and 1/4 bottle of soap in the shower. The bathroom had a musty unpleasant smell. Some soap at the basin would be more convenient rather than going into the shower to get hand soap. The most disappointing thing was that the next morning we paid for our mini bar items in cash. Then when we got back home to Australia we found that our credit card had been charged for the same items, and we were also charged an extra fee by our bank. I did not call to rectify this problem as I do not want to waste further money on an international phone call. This is very poor business to be charged twice. Overall the hotel looks as nice as the photos.

The hotel had a great location, right in the heart of Florence. The accommodation was a little smaller than expected from the pictures and more basic but perfectly adequate for our one night stay. Would recommend for anyone looking to explore Florence easily and quickly.

air con was the only let down really, seemed to blow only cool air like a fan rather than actual cold air you would expect from an air conditioning unit - which also happened to be very noisy when on (full power) to get any effect from it - thankfully the room on the first floor was pretty cool anyways despite 30degree weather at times. room was awesome, very modern and nice bathroom. excellent location. booked the (mandatory) dromo dome walk online n had to print 8 tickets (dont know why so many), reception were happy to print them and were very kind! if I were to visit florence again I would happily stay here again
Pleasant Stay
Our stay was pleasant from start to finish. The staff were friendly, allowed us an early check in and then stored our luggage on the day of checkout. The room was clean, with airconditionig and comfortable beds. The hotel is in an excellent location to explore Florence. We would highly recommend for other travelers.
Terrible! No communication
We arrived at 9PM and could not check in. Called the property and no answer. Had to find another property late at night. Tried numerous times to call Hotel with no response. Charged my credit card.
Lovely Boutique Property In Venice
Rolling your luggage along the cobbled street, you wonder where the heck you're going when you stop at a formidable entry (lunchtime, holiday and evening: locked). Behind the door is a courtyard, within which is housed a small office. Wonderful Alba escorts us to our room, a few flights up an old stone staircase (no elevator) and into a communal lounge. With all the comforts of home (working aircon, WiFi and cable TV), the only thing we lack is more shelf space and a few hooks. For now, it's okay for we are right in the heart of Florence, steps away from everything, in a restored villa with charm. Bliss. The decor is creative modern; the bathroom is spacious and lovely (more hooks/shelving, please). The beds are a little soft, but comfy and we're in an old villa, in Florence. Wheeee!
The location was good and the service was very good - they even stayed a bit later to accommodate us getting their after their closing hours. The air conditioning did not work and we were not aware we needed to carry luggage up 3 flights of stairs to our specific room. That would have been helpful to know in advance.
Lovely hotel in a central area
Very central hotel close to the Duomo, wonderful and helpful staff, lovely and spacious large room- great for family of four, very clean and tidy. Queen bed was a bit soft but that is just personal preference. Very secure. The only downfall was the noise. This particular room had a window in a void area which you could hear everything. Even though most of the windows had double glazing it was very noticeable and we had a disturbed sleep during our stay. You can hear people talking quite clearly from the walkways below (some residents were coming back at late hours of the morning and not respectful of the people in the hotel- one lady upstairs on one night yelled out the window and told them off). Also the gate was allowed to slam shut by residents coming home late- not considering people were sleeping. Maybe the hotel should notify guests to be quiet when walking back to their rooms at a late hour. Apart from that the hotel was wonderful and we couldn't say enough about the staff.

Very cute hotel in convenient location
The rooms are big and very cute!! Loved this stay except the wifi was down the 2 days we stayed there, which was an inconvenience since we planned to use wifi to plan the next days of our trip, find restaurants, get directions, etc. Aside from the wifi not working, it was our favorite hotel we stayed in during our trip. Staff was really nice.
Lovely hotel in a great location
Brilliant location, very clean and tidy, staff friendly and helfpul. Some reviews say the room is small I felt it was a good size and if you need more room just put the suitcases in the spacious wardorbe. I would definitely stay here again. If its your first time in Florence this hotel is ideal.

This accommodation is very near of the tourist spots, nevertheless, It’s a little tricky to get to the actual accommodation, the reception it’s in another building in another street and its not very easy to enter the rooms. It’s clean and very practical.
