Hotel is in a great location. Walls are very thin. Can clearly hear neighbors in the bathroom or even just talking.
Though the bedding had been washed, there was still an obvious blood stain on the duvet cover. I know it's difficult to get blood out of white linens, but if it won't bleach out, please just toss the linens and don't reuse them any longer.
Good location
Good location in easy walking distance to city centre landmarks and shops. The hotel very much reminded me of student accommodation but it was clean, and had everthing you need. Very comfortable bed. Only downside for me was the early morning noise. Building works ongoing in the next building along & shop deliveries woke me very early in the morning (like pre 6am!) However that was not due to any fault of the hotel.
Good value, lovely staff, great wee breakfast.
Staff at the Hotel were second to none, really helpful! However for the price, the room size was small, the bed was small and the self service breakfast was pretty limited. I found the room too warm and the noise if I opened a window too loud to sleep. There was an option of a noisy fan and a small radiator to regulate the room temperature but it is far from air conditioned. There was also nowhere to hang any wet towels in the bathroom and the bathroom looked unfinished in places.
A gentleman was standing out front of the entrance into the hotel and was blocking the entrance. He was on something for sure and possibly had some sort of altercations as ge did not look well. We stood outside for about 10 minutes hoping that he would be removed or we could get in safely to our hotel. Luckily we waited for a crowd to come so we could enter with someone watching for us in case of anything happening from this person. Just overall felt unsafe during that time.
Hotel clean, friendly staff, convient and central location to explore Belfast. Breakfast was great, fully stocked both days, help yourself, filled us up for most the day. Only negative would be how warm the rooms are, there is a fan but it doesn't do much and it's not possible to have the window open overnight due to the noise from outside. Other than that, lovely stay and would come again.
Perfect
The hotel suited me perfectly as I joined 2 friends who were staying elsewhere in Belfast for 2 nights and this was 10 mins walk away. Perfectly adequate continental breakfast with plenty of choice in a spotless kitchen/dining area. It is noisy in the am when deliveries arrive, but if I closed the window it was fine .
The staff was very friendly and helpful. Hotel staff Rachel was very helpful to us by booking a taxi for us to go to the airport. Very grateful and thankful for her help.

Staff were lovely. The breakfast had more than I expected which was a bonus. Beds are very small, they do say they are a queen, but I think because one side is up against a wall and the end is has a shelf it makes it feel a lot smaller, and the other person has to climb over you in the middle of the night to get up. Outside was also very noisy, the hotel can’t help this. (Inside the hotel was quiet and guests were friendly) Cleaners were very nice at asking if we needed any service. Id say this hotel is perfect for solo travelers. I wouldn’t stay here again purely because of the noise outside and bed situation - unfortunately neither can change due to noise being outside the hotel and rooms are the size they are (great use of space though)
Home from home
After many stays at other hotels this is the best value for money. Quiet rooms. Clean. Tea and Coffee, shampoo, conditioner available. Great kitchen areas on each floor to grab complimentary breakfast consisting of fresh Orange/apple, hot drinks, toast, crumpets, scotch pancakes, ham, cheese and a selection of fresh fruit. Perfect for ‘grab & go’ or communal table with TV.

Stylish place in a great location!
Great Hotel
The man at the front desk who checked us in was super friendly and welcoming. The location was great - a short walk to downtown, close to lots of pubs and stores. The room was nice. I would stay again!
Nadine at the front desk was amazing. She was friendly and helped us find great local spots. It was a great location in the cathedral district. Very walkable. The beds are tiny.
Uncomfortable stay
Location is good and the breakfast wasn't bad. We were able to leave our luggage after we checked out as well. However, the layout and bed in the room is ridiculous. Bed does not fit 2 people, especially if you're tall, as it's squished up against the wall, leaving a whole load of unused space in the rest of the room. Room got very stuffy too, as did the whole building, but couldn't leave window open as it got too noisy. Absolutely not worth the money we paid.
It was a bad start trying to find a place to park our vehicle. They were vague of where we can park. Took almost an hour just to find a place to park our vehicle. We booked a queen room but only got a double. The queried about it, and they advised that it was an Irish queen room. We made due but disappointed. After that, the staff was very friendly and tried to be helpful. Continental breakfast was very minimal. No ice in the entire hotel.
Great base for exploring Belfast while near Hill St for evenings. The property is excellent and compact and the staff are so friendly. Facilities were excellent and spotless.
Nice place - perfect for a short stay in Belfast
Very veey noisy rooms. Every noise form room ro room can be heard. Every door opening and closeing. Lift is very very slow. Avoid if you want to rest.

Great location, clean room and great staff
Conveniently located within walking distance of The Titanic Experience (40 minutes walk) and the bus station was less than 20 minutes walk away. The staff were very friendly and professional and made sure I had everything I needed. Breakfast was good and plentiful. The only negative, and it is a very small negative,was that the paintwork in the room could do with a bit of a touch up.

Fine for a cheap hotel - not a double bed
Firstly excellent service, the guy on the desk was super helpful. Funny and really good service, explain procedures etc and local area directions etc. main comment about room is This was not a double bed - hotel is converted student halls ( obv previously for Ulster uni across street) so the beds are the 3/4 size. Noise travelled between rooms. Despite attempt to make it look industrial chic, ceiling just needed a paint job. However given this was a quick change of hotel for convenience on last night of a conference it did the job. The Showers were very good and it was conveniently located in city centre.15 mins from the titanic quarter. Six by Nico restaurant nearby is recommended. The old student kitchens are used to serve breakfast a floor at a time. Basic fruit juice tea coffee cereals and the usual toast, crumpet and unfortunately for me rather stale pancakes.

Loved this place, the staff went above and beyond to get us our rooms. I understand we were city centre, so was not surprised at the noise but price and hotel was extremely clean and very well maintained.

Breakfast was lovely
I like the neighborhood but some may be uncomfortable with some of the local riff raff. The room was very hot and if we left the window open the noise from outside was incredibly loud. Fortunately the hotel left a fan in the room. Overall, I would stay here again.
Overpriced
Paid £170 to stay in what felt like student halls. The bed was very small and against the wall. Breakfast was left sitting out in a kitchen which was unstaffed. En-suite was smelly with no fan or window.
We few from London in the morning and arrived earlier than check in time. We were told that room was ready but won’t give until 3 pm, unless we pay €25. Next day we checked out 3 hrs earlier then there check out time. Maybe they should have given €25 refund to us. People reach early and late. What’s wrong in giving room if it’s ready. People don’t go early on purpose. Staff was not friendly.

Fantastic location and amazing hotel
Close to the centre, everything within walking distance but without being next to loud pubs etc a shop right next door which was convenient, the staff were very helpful.

Breakfast was okay but not what we are used to. No eggs, just cereal, bread and fruit.
Double bed was a bit small. Room was too warm. No power socket near the mirror.But was alright size room and was clean. So overall was alright
Absolutely loved our short stay! Couldn't believe what great value it was, and the room was plenty big enough for the 2 of us, the Queen sized option wouldn't have been necessary. It was very clean, extremely quiet and comfortable, with a nice relaxing ambience, modern and laid back, and a great view of the square outside with trees and architecture. It was right in the middle of town and also next to a Spar. Staff were professional and friendly. Free basic breakfast was provided with an automatic coffee machine and morning tv, which felt very homely. Only thing to mention was that the parking was a little anxiety-inducing, as the hotel seemed to be surrounded by countless car parks, and the staff were unsure about which one had been recommended on their website- this could have been made clearer because there were big differences in prices. The car park we used was Euro Car Parks - North Street, Belfast - the parking can be booked and renewed on ECPparkbuddy.com very cheap, but this one company do have three car parks in the area, so you have to make sure you're buying parking for the right one. Parking overnight was free, but you couldn't buy it for the next day on the machine, meaning you'd have to wake up at 5am to renew it- so just use the website. Will definitely return one day! Thank you.
Simple and convenient
the perfect are for your hotel in Belfast
Situated right beside The Cathedral Quarter in Belfast, this hotel is in the perfect place. Clean, cosy and quiet - what's not to like? One tiny observation and it is not a complaint. When leaving your room, the door has to be physically locked. It does not do it automatically. Just turn the key and it is done. I will definitely use this hotel again.

Stayed 4 nights. Decent location to city center. Area outside dirty and homeless folks right outside the entrance…not pleasant or safe. Decent complementary breakfast. Room space just like a university dormitory so quite pricey for the overall accommodation. Will not stay again.

Technically queenside
The hotel is in a fantastic location, and we found the levels of service wonderful, and the hotel was clearly well cared for. However, please do be aware that the beds used are small doubles (4ft/120cm wide). Whilst yes, these are validly described as Queensize, they might be a tight fit for some couples who are used to the more common definition of Queen these days.
It was a pleasant stay....location,property & room is very good....Service &breakfast is good....would be more appreciated if they clean the room daily...
First trip to Belfast
Hotel was clean beds comfortable.breakfast choices just correct.
Great location next to the cathedral, and friendly staff. Everything was very straightforward. Only downsides were the pillows (very hard) and the breakfast scenario was a bit odd, as you clean your own dishes and have a small range of food.

Very loud
The room was very clean which was great only thing I can fault is that you can hear everything outside the room and there was a loud banging noise right above us all night we didn’t really get much sleep we stay on the third floor. For the price we paid it was worth it though good clean room free breakfast and comfy bed :)

Good location but overpriced for what it is
Great location but very small room and very small bed. The place is more like a private room hostel as opposed to a hotel. Breakfast was fine but very simple - cheap cheese and ham slices and cheap bread etc. The bed is very, very soft and queen size - so smaller than double - and it was up against a wall at the side and bottom so the inside person has to climb over the outside person to get out. The floors and walls are lino and our roof wasn’t finished or covered over. Overall, the location is good but we felt we paid too much for what we got.

Bad service and accused of smoking in the hotel and was told to pay £120 for something that wasn’t my fault.

Beds are tiny - not what you expect from a hotel
The beds are tiny - advertised as a queen but they are smaller than a small double - you struggle to get 2 into them. Front desk was rude when I questioned and told me to use google
