Facility is a bit old
Didn’t change the towels and clean the rooms, even when we asked. Food and drinks cost you an arm and a leg! Like 16 CAD for a bottle of water and 36 CAD for a shot of regular tequila. Our room that we booked was not available! They “did us a favour” and put 6 of us in a 3-room “villa” and charged us 200 USD extra! The “lobby” is an open air area and super hot and humid. In general I found Tulum as an unreasonably expensive and reap off place! Guys think it’s Ibiza or something. And you have to be very careful, they just charge for every single stupid thing. And many times double and triple if you don’t notice.
Pricey drinks and food tho I had nothing to compare with. Friendly people and service.
We had a lovely stay at PPP! Despite its reputation for being a party place, it was super peaceful during the week and a great place to recharge. The breakfast was lovely - special shoutout to the breakfast staff who gave especially awesome service! The recent storms clearly did a number on the resort, as there was lots of debris all over and many of the cabanas were under repair. The one drawback of this resort is that the restaurant prices are pretty unreasonable, so ordering a snack or drink on the beach quickly adds up to an astronomical bill. My advice is to go out for dinner in downtown Tulum, bring in your own food and drinks, and enjoy the beautiful beach and pools!

They stole my airpod pro! they do this 1 day before you leave and when you tell them they say they need time! they are thief, i even showed findmyiphone that it is at their workers houses!! but they said they are not responsible for anything except small safe in room!! i will escalate this to Expedia to make sure they don't do this to others!!

It took me a minute to write this review because I needed to get my thoughts together. I will say overall the property is nice. Our room was cute and similar to pics on the website. However, during our stay, we did have some issues. First of all the service at the restaurant on the property is awful. It takes forever just for someone to come up and take your order and then they disappear. Be prepared to wait hours at the restaurant waiting for your food, even if they aren’t busy at all. My fiancé and I got so tired of waiting we just left and ate somewhere else. Also, on our second morning at the property, we woke up to the smell of sewage in our hotel room. We immediately notified the front desk and ask if we could be switched to a different room because the smell was actually giving me a headache. We were told that they would be able to put us in a new room soon. We waited hours and never received an update on the status of the new room. We finally went to the front desk to see what was going on only to be told that we will still have to wait a while. At this point we were frustrated and missing out on our pre-booked excursions so we asked to speak to the manager. The manager was finally able to help us get into a new room. Aside from our conversation with the manager, it felt as though the rest of the staff could care less about our concerns. They seemed very dismissive. Like I said, the property is nice, but for the amount of money we paid I would expect better service.
Beautiful place, totally felt safe, dinning wasn't what I expected, a/c never worked properly since arrival, attentive and kind staff, breakfast was simple.

Extremely unwelcoming. You pay for. $750 dollar room, and they treat you like your nothing. The staff was stuck up, rude, unwelcoming, unhelpful, and they expected a top for just looking at them after you spend a fortune to even stay there. They never asked us if we needed anything by the “serviced pool” which was only about 7 by 5 feet pool for the public.the second pool was small and unserviced. 1 drink at their supposedly EDM party was $38 usd plus a tip. You need to add money to a bracelet and if you don’t use it you loose it. We felt robbed the whole time. We travel a min of 5 times a year for the past 7 years and this was by far the worst experience ever. The beach is very dirty and they have money to clean it but they didn’t.
The property is run down by time. The staff takes time to deliver service request average between 20-30 minutes. The beach are is dirty and some staff at the beach club will cater to whites and not nationals.
I would definitely stay again
Service was subpar for the nightly price. Didn’t get room service once and had to ask several times and never actually got it besides getting fresh towels. AC broken one night and took three asks to get it fixed. Yoga was promised daily but was missing. Property is a bit old now with cracked doors. Not a single appliance in the rooms besides AC. Not even a chair to sit on besides the bed. Also asked for a double bed weeks before arrival and was told to ask at check in to be accommodated, then promised a double bed after two nights in a single bed and then told that room was already booked after two nights with no option to upgrade. It was obvious they were just trying to kick the can down the road until we checked out but then again all this considered it is Mexico it won’t ever be perfect lol

Rooms had bugs in it, no shampoo or conditioner in the shower. Lock jammed and got locked in my hut. Had to crawl out window to get out. Employees are incredibly slow to do anything. Many don’t understand what you want. The parties on Saturday are a total inconvenience for the hotel guests. Priorities given to party guest.
Nice Hotel with expensive drinks
Hotel is nice. Had a few issues waiting for room to be ready and also having to wait for 3 hours due to issues with the safe. Food was good. Drinks were expensive.
The resort is supposedly secure, with security guards at the entrances, and a private beach, but our credit cards and cash were stolen from our room on the first night of our honeymoon by housekeeping, WHILE we were sitting right outside the room on the deck. Luckily our passports and ID and one of our cards and our electronics were locked in the safe at the time. Management did nothing about it. Didn't respond for days, didn't apologize, basically blew us off, and said it was our fault for not having our stuff locked up. We just didn't think in a secure resort where we're paying $500 a night we needed to worry about being robbed by the staff. Especially while we're sitting a few feet away. To top it off, we had wild animals that got into our room at night trying to get to the food we had in the room. A shower that didn't drain, and stopped working intermittently, chipped and broken dishware we were served on daily, incorrect orders that they basically refused to correct and were like "just eat this ok?" So I did...I mean...at that point we'd sort of given up. They say they have a lot of amenities they don't actually have...things are kind of run down and looking shabby. The beach and the scenery are gorgeous though. The staff was very nice. The management, not so much. I don't think they really care about customer service, or repeat business. We certainly won't return, and I wouldn't recommend it to anyone. Which is sad because it has the potential to be great.

We had a great stay at PPP. Saturday night stays you get access to the DJ/ party for free which is great but if you aren’t planning on attending request a room far from the action as we could hear the music long into the night.
A place for great pictures. Not sure what the appeal is here. Very expensive for one, small pool, beach was not usable due to seaweed and very smelly. I get the being out in the jungle thing, but for the price you pay to stay here. You think you’d get more service & amenities than just a few eggs for breakfast. Staff was friendly but service was lacking here.
I really enjoyed staying at papaya playa. It was amazing. The hotel is beautiful and the rooms are beautiful as well. We stayed at a roof top pool and it was well worth the upgrade. I am so glad I upgraded. The cabanas a beautiful but too small and simple for my taste but also very beautiful & Cozy. The food is great. Drinks and food are a little pricy. Coming from Miami I expect this type of price from Miami but coming from tulum it was a little pricy. Overall great stay the food amazing the service Amazing. Javier was the person that helped us through our entire stay and he was always available & he even recommended so many amazing places to eat and to go. He made us a little guide. He also helped up get some scooters to go around town and we enjoyed that as well. Overall again great stay & I would recommended it everyone to have the tulum experience this is the place to go.
Don’t ever stay here!!! first they put us on a lower category room, they didn’t want to refund for their mistake, in addition there’s was no running water … stank all nite, for an overpriced hotel I rather stay elsewhere where the service is right.. so bad I checkout out early and didn’t care about refunds for my second room

Beautiful
enjoyed our first night here, nice staff and great beach party. We didn’t mind the noise even though it was extremely loud. What we did mind was coming back to our room with raccoon pee everywhere and our second night spent trying to get a raccoon out of our roof. The resort did nothing to compensate our last night or our bad experience l- not even an offer to move to a new casita! the whole night I was staring up at a raccoon looking down at us-trying to burry his way through the roof. The room had a very small light so I could hardly see where the raccoon was moving which made it even more terrifying. The property says this is what to expect on a property with animals- I understand, but not inside the villa! I was scared to go to the bathroom or take a shower as the raccoon had buried a hole fully through the roof to access the bathroom. Super disappointed by how this was handled.

First of all, even before arriving, Papaya Playa Project has already contacted me through my email and whatsapp to give me more details about their resort and also other excursions my husband and I might be interested in. We arrived past 8PM and everyone were just helpful and very friendly from the get go. Veronica toured us around the property and lend us an umbrella since it was raining that night. She was very nice and explained all the small details about our hotel room. Our room was prepared with petals and a fruit platter since it is our honeymoon. It was a very thoughtful touch. :) Our place was the Casita with rooftop pool and it was amazing! The view from the room is like a jungle with beautiful plants, and from the rooftop, we can see both the jungle and the sea. It was a spectacular view. The access to the beach is very easy . The beach here is immaculate in cleanliness and no seaweed since people clean it every morning. There are a lot of cabanas and they prepare it for you with a blanket and towels. The infinity pool by the bar was our favorite hang out place. The food were gorgeous to look at and delicious especially if you order something more familiar to your tastebuds I guess :)) Overall, our stay here was wonderful and next time we come back to Tulum. We’ll ditch staying in an AirBnB and just stay here for the whole time. :)

Everyone was so nice
Hotel is beautiful - the hotel management were really nice but most of the servers were not so pleasant to deal with it. I stayed for 3 nights and paid over $3000 for room with a private pool. it was nice but the door to get to pool was really old and hard to open and there was no Iron or bathrobe or even a mirror in the bathroom so getting ready was time consuming. I didn’t have hot water for most of my showers and the toilet seat was too small. The place was beautiful but sadly I can’t say it was worth more the amount of money I paid.

We had an amazing stay here and the staff went above and beyond with whatever we needed. They were so accommodating when we arrived earlier than expected because we were getting picked up for a tour. The concierge was very helpful and attentive to our needs and responded very promptly whenever we texted them and had questions. They made sure we always had water for our room. The restaurant food was very delicious with a beautiful view and the staff service was excellent that made the experience even more enjoyable. We got the jungle casita with rooftop pool.. the room was beautiful and clean. We’re so thankful to all of the staff.. they made my husband and I’s trip truly special. Choosing papaya playa project to celebrate his birthday did not disappoint and exceeded our expectations.

Amazing trip at PPP / hotels.com screwed up!
Papaya playa was amazing. Great food and service was outstanding. Hotels.com however really missed the mark on customer service. They hotel rate on the hotels website was cheaper than what was advertised on hotels.com. After sharing pictures of the actual website for the hotel, and going through their online portal, the customer service rep told me they would not honor the cheaper rate, which was literally on the hotels website. Absolutely ridiculous for hotel.com. I then tied to cancel my trip through hotels.com but was told I would not be refunded. (Only reason to do this was to be able to book cheaper on papaya playas website). I spent 20 minutes with the hotels.com rep. and went in circles with the individual

Overall amazing trip
The property was wonderful with cool art throughout. Great location. The check in process and staff was great. The moon party was awesome! The food and bar staff was very disappointing.
Papaya Project was such a beautiful and relaxing place to stay. My wife and I loved our stay here.
Pibi was our receptionist and made our check in super easy like butter. V were kinda early for checkin but meanwhile they showed us the property and kinda gave us a mini tour of the property. Thank you poula for taking care of us so well and easy. She was very professional and friendly. The morning yoga session was amazing rajayogui was our instructor and lemme tell u the hour and half went so fast didn’t even realize, v felt so peaceful and healing.
The grounds were beautiful me very well maintained. The art on the property was unique and really cool. The staff was incredible. They made our stay perfect in every way.

I will recommend Papaya Playa Project to anyone traveling to Tulum. The area is absolutely stunning & there is so much to do. The service was outstanding and Javier was the warmest of them all. Can’t wait to go back for another stay. I loved that we could charge everything to the room and also had a great massage on the beach. Staff, location & overall environment was 10/10.
I have stayed at several hotels in Tulum before and Papaya Playa Project has by far been the best experience I’ve had staying at a resort in this town. Kiki reserved my motorbike, dinner and recommended cool things to do in the neighborhood. If you’re looking to explore the local side of town she knows the best places to eat. The food is incredible here at the resort as well! Highly recommend Papaya Playa Project. Thank you Kiki and staff for your hospitality. I will be sure to come back.

Beach is very filthy and dirty No hot water Frog in the room There is no lights at night time you can’t find your room Filling up your used bottle of water disgusting Staff in the restaurants outside are sleep walking too long to get a service no one comes to check if you need anything No music for most of the day and when there is music it’s not live and too loud Security and waitress people don’t speak English Very poor menu Thin walls Definitely not my next time booking - Ikal is Wayyyyy better
We had the most incredible time on our honeymoon at PPP. Kiki and Sophie were amazing and they made sure we had a great trip. Food, beach, staff, rooms, massages all great. Highly recommend will def be back!

Stunning property
The property is absolutely beautiful. There are many things to discover. 2 beach clubs (one relax and one with dj) with each a pool. The rooms are little cabanas scattered in the jungle throughout the property. I would recommend a room upgrade, the basic room is very small. The reatauranta are vey good and the menu changes throughout the day. It is 20 minutes cab ride from the restaurant area (USD 30 each way) that would be the only downside with location but we didn't mind. There are a few shops 3 minutea walk from the hotel.

ANGLO WORLD AT ITS BEST!!!
Tulum is amazing!!! This is my third time visiting this area and I wanted to try something more upscale and I was recommended to try this location. I booked my trip 6 months in advance and got a deal (not really) for 3 nights. I arrived on Halloween night and they had a massive party which I enjoyed very much. I stayed at room #10 and it was probably the smallest room in the complex. The strange thing is that the hotel was not even 50% capacity and they did not offer me to upgrade to a better room. If you are mold sensitive like me, you are in bad luck. The food is OK and the drinks are amazing. I felt super secure in this complex and if you can afford it, make it happen. If you are a herbivore and have cash to burn, this is your place.
The property was very pretty, but if you did not pay for the expensive rooms, the normal rooms were very poor - the worst rooms I have ever stayed in.
This place is by far the best hotel I've ever stayed at. What really made this place special was the staff and how friendly/accommodating they were. Francisco and Sofia at the front desk couldn't be nicer. Luis and Efrain we're the absolute best and everyone else that we crossed path with. We ended up extending 2 extra nights. One by choice and the other due to a flight cancellation. No reason for us to look at any other hotels when we go back. Papaya will be our place every time we go to Tulum.
This place was so magical. The rooms were spotless and the staff were amazing especially Alexandra, she upgraded our room for my 40th birthday and even took me and my husband on a tour around the property. I have traveled all over and never have I stayed at somewhere as gorgeous as this place. It was the best week of my life. After seeing my pictures several of my friends are now booking this exact resort for their trip to Tulum.
Straight to the point.
I will sum my stay up straight to the point: The drinks were not good at all no blending technique. The hotel was located further down the hotel area but you could bike the major beach clubs with no problem. We had a room with a pool, there was a leaf net over it and it was too cold to enter this time of year because absolutely No sun hits the pool it is covered by trees. We paid 790/night and it just was not worth it. there is no tv in the room which is okay but I like the sound of a TV even when not watching it. I kept stumping my toe on the concrete structure for the bed. When we showered the water ran into the bathroom area and the next day it was still there. The staff was SUPer friendly. Upon entry there were cats wondering everywhere, on the couches and everywhere. Unfortunately, I hate CATS so this was a total turn off. The bar area remained quiet even with the live music. The bed was slightly uncomfortable. There was no light in the room only small dim lights. The shower was in the open which was very sexy. Overall I enjoyed my stay BUT it was totally not worth the price of 700s. We stayed at several other hotels that were less and more of a value. Our budget was 1k per night but we felt cheated on this one.

Wonderful experience! We honeymooned here and the property is beautiful! Grounds are kept tidy and the rooms are beautiful! We stayed in one of their villas with a roof top pool and the views were beyond perfection! The staff are very polite and attentive. Food was great! They have parking inside the gates so you don’t have to leave your car on the road which made us feel much better. The guards are very sweet but make sure you have a room bracelet and room number prior to being allowed on the property. We didn’t get to experience the full moon party but we heard it is the place to be on Saturdays. Very quiet throughout the week! Perfect secluded getaway!
We arrived a day after the hurricane recently. Our room wasn’t ready until 6 PM. The room was missing a lot of things like a safe and robes. Definitely not worth the extra money we paid for an upgraded room. Pool was extremely dirty didn’t get in it, not once. Food was average.

Property was incredible, such an amazing resort! The lobby, rooms, beach club, restaurant, were all amazing. Pools were beautiful and the views unmatched. Prices were a little high, felt like there was no access to water other than buying it. Had only 2 instances where, when receiving change in pesos, I was shorted and had to bring it to light, but it was quickly resolved. Only other thing would be restaurant took especially long and sometimes would get the orders incorrect or forget something. However, the food was INCREDIBLE.

Amazing, where do I start!? Absolutely please with the resort. They are so accommodating. I was able to arrange transportation from the airport to the hotel by calling the hotel number. They were in time and thankfully they waited an hour and a half because the line to cross through immigration took that long. But they still waiting for us. The driver got us to the resort safely. When we got to the hotel they welcomed Nicer greeted us here and he made sure our rooms were ready. We got to the hotel right before they closed the kitchen at 10 and they still waited for us to order food which was great because we did not eat all day. The whole stay was so secure they give you bracelettes so when you leave and return Thats your pass. Without it they will give you a hard time to get I. Which actually made me feel safe because I know others can not get in. Be sure to tip the people that work here they are all so nice and helpful. Thank you guys to everyone our group of 6 people really were happy.
Everything was good except the rooms don’t have drawers for clothes, the flooring is hard to step on it because of uneven surface but the rest is very good over all
