There was a constant buzzing outside our window from air conditioning units out side Bars noisy across the street. Staff was great, restaurant below was fabulous c food and wait staff and chef Andreas exceptional. Very few taxis knew where it was. Place was clean, Alma awesome.

Are group of 10 recently stayed at Olas Altas suite and unfortunately, while there were some good aspects, our experience was overshadowed by a few significant issues. Pros: Location: The hotel’s proximity to the beach is fantastic. It’s just a short walk, making it perfect for beachgoers. Cleanliness: The hotel was mostly clean, and the housekeeper was very kind and attentive, which I appreciated. Restaurant: The restaurant downstairs was decent – a convenient option for meals, especially after a day at the beach Cons: Water Issues: The most frustrating part of my stay was that there was no running water in the entire building for an entire day. Even after that, there was no hot water for most of the stay, which made it difficult to enjoy basic amenities. Sewer Smell: There was a strong, unpleasant sewer odor throughout the hotel that lingered for much of the visit. It really detracted from the overall comfort. Communication: The staff's communication was poor. I didn't feel adequately informed about the water situation, and the lack of clear updates made things more stressful. Noise: Unfortunately the noise from the bar across the street was unbearable. It continued until 3 a.m. most nights, making it difficult to get a good night’s sleep. Overall, the issues with water, the unpleasant odor, a lack of communication from the property staff would make it difficult to recommend this hotel.

I will say that this place looks just like the pictures. Fortunately, the smell of sewer/gas doesn’t translate through pictures. They have shower drain covers because the drains are connected to the waste from the toilet. If you leave the cover off, you’re welcomed by the strong odor of sewer and gas when you arrive. Our group rented 5 of their suites. The first day and a half of our 10 night stay, we didn’t even have water. The first night, we had to walk to another property just to be able to shower and get ready for the night, and the water was not on til the next afternoon. Then for 2.5 more days we had hot water issues, which means cold showers for all. In total, 4 full days of water issues to start off our trip. We were in touch with management, and all they did was offer us a free breakfast and the option to use the toilets in the restaurant on the first floor of the building. As we were leaving at the end of our stay, Candalaria, the property manager, asked us to message her with what we thought was fair compensation for our issues during our stay, and we did just that. We requested a refund for 2 nights, and we received zero communication since. Which is not surprising after the way they managed our stay. So if you’re looking for a room that smells like sewer and has water issues, go right ahead and book this place. Otherwise, steer clear because it’s not worth the money, and they will do nothing to compensate you for any issues that arise during your stay.
Olas Altas Suites Stay January 2025
Our stay at Olas Altas Suites was great. We liked our studio with a well equipped kitchenette, which allowed us to make breakfast in the unit. Since the studio is off from the street, it was quiet despite the night life in the area. Communications with the property via Hotels.com was efficient and it provided us with all of the necessary information for our late check-in. We took advantage of the 20% discount offered to guests at the Azafran restaurant on the ground floor of the building. Excellent restaurant and service!

Misleading Hotels.com Suggestion
I was very disappointed in this stay. The room was not as nice as the pictures on Hotels.com, our bathroom was a little dirty, the bed was very uncomfortable, and the room's windows looked out into a dirty internal courtyard with no view. The website was definitely deceiving. I was unable to cancel this stay once I arrived, and I ended up moving to a new hotel, costing me a lot more money for my trip than I wanted.

By far one of the best places I've stayed in PV. It was clean, safe, and the communication with the owners, prior to arrival and during our stay, was perfecto. Access to the Sapphire Ocean Club is a welcome bonus. There is plenty to do in the neighbourhood, but I'd recommend Apaches for martinis and the taco stand on Francisca Rodríguez. Not sure the name, but I believe the translation is Cry Babies. Enjoy!!!
RC PVR stay
The trip was amazing and accommodations were great. One recommendation would be that they could add a couple of beach towels in the room.
This is our second apartment I olas , it’s really wonderful there, I hope we will be able to make reservation for Christmas

Location was great
Fernanda was an amazing property manager and provided 5 star service with every interaction!!!! She even called me the day ahead before my trip to see if I had any questions about location, transportation options available and any general questions! She truly exceeded my expectations!!! Will definitely recommend to friends and stay there again myself.

If you communicate with the property, as they ask in their welcome email, they will get in touch with you as your arrival time gets closer. Upon arrival, it was obvious that this was a very popular and lively part of town. The staff was helpful, kind, and willing to speak in both Spanish and English, to fit our needs. It was a well-kept property with very thorough cleaning from the ladies who keep everything running. The beach is two blocks away, passing restaurants, shops, and so much more! For those who want a quiet experience, this may not be the most suitable. There is a lot going on and the bars/nightlife can go for a while, just adding into the charm of this Olas Altas. Would highly recommend!

The property was not fancy but very clean and had everything I needed. You can walk out the front door and Puerta Vallarta is right there in front of you. Would recommend this property.

Olas Atlas Suites is a gem in Puerto Vallarta, located in one of the city’s loveliest neighborhoods. Be sure to bring earplugs though because the nightlife surrounding the hotel is loud!!
Pro's:Close to the beach,good AC and fans.Good shower with great hot water and pressure.Communication was good,but through whats app. Con's: noisy 3 level Gay bar right across the street. No sleep until after 2am every night for 10 days. No blackout curtains so if you are a light sleeper es no bueno. Kitchen fridge never got cold enough to keep food. Freezer took 2 days to freeze water. Internet wifi speed next to nothing and max speed was 30 Kbs and around 5Mbs at peak times. Most annoying was being kicked off every 5 minutes. Restaurant down stairs was closed for most of our trip for Repairs. The beach club is many blocks away and about $25 CAD per person. Securtiy not great. After room cleaning our balcony door was not locked,and only one of the 2 locks on the main door were locked dead bolt left open. They used 2 automatic air freshener units which sprayed constsntly which we had to shut off as the smell was no much. No front desk and check in was a little un organized and had us waiting outside.

The staff was wonderful, friendly and responsive. The hotel is in a perfect location, accessible to everything in the RZ. I gave it four stars because the bed is very hard and uncomfortable and the internet doesn't work well, so if you don't have data you will be without access at times.

The property was perfect for our stay. Located close to the beach in the heart of old PV. A very lively and walkable location with everything you need close by. The room was clean and comfortable and the staff were pleasant and friendly. At check in we were greeted by a welcoming staff member who made us feel right at home. I highly recommend this property. We will definitely be back!
Good value and location
Great location and a very cute hotel. Would love to have stayed in any other room. My room was clean and comfortable but did not have an exterior window. It looked through an air shaft directly into someone else’s room. I’d happily stay in this hotel again, in another room. Great value, excellent service and fantastic location.
Accommodation was very spacious. Nice terrace and bed. Suitcase stands would be a nice addition to the bedroom. Refrigerator door opened the wrong way, possibly could be switched. Staff was welcoming and Helpful.
This space was very nicely located in relation to the beach, shops, restaurants and grocery stores.
The property's location is excellent if you want to be close to the beach and in the thick of everything the Romantic Zone has to offer. We liked the small kitchen set-up, the patio, the comfy bed and the spacious room. The bar next door was very loud, and communication with the property was a bit difficult because they were off-site but they answered our questions and took care of what we needed. Another plus was that we were able to pay the maid staff to do our laundry. Overall a nice property with the beach, restaurants and shopping all within steps.

The room I had was recessed back into the interior, which was great as it afforded both the benefits of the great location for the nightlife but also a bit of quiet from it as well. Clean, nicely furnished with the kitchen, and comfortable. The only drawback was the poor water pressure.
Awesome location for going to the beach and getting out at night! The property has all the essentials if you are planning to spend most of your time out of the room.
Nice Place
Neat, clean and centrally located. Modest price. The staff were friendly and professional. The ceiling fan in the bathroom was missing a light dome / covering; otherwise the room was in good condition. The interior bedroom limited the sounds from the bars across the street.

Property would be excellent except for NOISE!!! Bars, clubs, and shows and drunk partiers super loud until 3am then deliverytrucks start. Everything else was great. Restaurant and beach club discounted. Super friendly staff.
Great suite, right in busy part of town.
Great size suite. Right in the busy part of town, lots of restaurants and shops on the doorstep but also lots of bars so expect music until late. Easy check in, our flight was delayed (on NYE). We emailed from the airport and got a reply asap so we ended up doing self check in. Only negative is the club/bar across the street played music until 3-4am on our second night. (1st night was expected as it was New Years but music stopped earlier that night than next)
Great location spacious and fully equipped kitchen. The wifi didn't work on the first night and they sent someone to fix it the following morning. The bed had a strange plastic layer that didn't comfortable. There was no option to turn on the light without turning on the fan in the bedroom. There should be another AC in the living room. I really enjoyed my stay overall!
Good Location, Great Value.
The checkin experience is a little lacking. We've stayed here a few times so we know what to expect. It is always very clean. The bedding is fresh. The staff polite and helpful. The interior could use some updates. All in all good location and value.
Overall, the place is decent, but some money magically disappeared from the safe a couple times. Seemed odd because it was never left open, and I imagine access to the key is limited. The first time I just couldn’t recall having spend that much, but I figured it was my calculation error. I then counted my money a couple times and wrote it down on a sticky note I kept in my wallet. Next day I was missing 400 mxn, which is not a lot, but as a result I just carried my money with me. Won’t be booking here again nor recommend. Shady vibes. En general el lugar es medianamente decente. Mi único problema fue que abrieron la caja fuerte un par de veces y sacaron dinero (aunque la caja nunca se dejó abierta). La primera vez lo atribuí a un error de cálculo pero la segunda vez me faltaban 400 pesos (después de haberlo contado un par de veces y anotado en otro lado). No sé quien maneje las llaves, pero no me inspiró mucha confianza este lugar al final de mi estancia.

The first room was noisy but was changed to a quiet room with the minimum of fuss. The young man from the attached restaurant was kind and very helpful. second room was quiet and clean.
Location is very good, lots of restaurants near by walking distance, so as the beach, I enjoyed and I will definitely use this place again.
The location and everything was perfect however, there is like a bar in front of the hotel that is open till late so my partner and I couldn't go to bed early because people were very loud and you could hear them from your bed....
Room was just what I needed. Staff helpful and cheery. Location perfect for mixed tourist/local neighborhoods feel. Price was great for 10 days in November.
The property was a really solid value for the amount of space and quality of the property. Everyone who worked there was super friendly. Our room had two balconies -- super nice sitting out in the mornings with coffee and people watching. The location of the property was fantastic, but the area is super loud until 12am and after 6am, so it was hard to get a good night's sleep. Otherwise, would definitely recommend as a great value for the cost.
Great location. Nice clean room overall. No balcony but small table and chairs outside unit's front door. Cleaning and maintenance staff were very good. I didn't get a chance to try the restaurant but heard from other guests it is outstanding. On downside, no elevator. I had big heavy bag I had to carry up to 3F myself which caused me to pull a muscle in my hip that hurt all week. (Karen helped with my PC bag). I'm sure their ad said there was no elevator and I just didn't read it carefully. I'm sure for younger person this is no big deal. For someone older and not in great shape (i.e. me) maybe not the best choice unless you can pack lighter and can get a lower floor. Overall a very nice place.
Worst customer service. There was no response to communication and no one to provide check in, room access, amenities information & or wifi info. Stood outside property trying to reach anyone & luckily saw a cleaning lady who provided code to enter property. Room was never cleaned until day before leaving. Terrible experience. Do not recommend.
Staff went out of their way to be halpfull
No front lobby or hotel employee on site day or night. Extremely loud pounding, grinding or sawing in from 9:00 am to 4:30 pm every day. Despite photos, the room had no outside view. The window faced an interior walled room. Zero sunlight in my room. Terrible ... like living in a dungeon. No light in short hallway and steps up to my room. Dangerous. I'm an experienced world traveler. It was one of the worst hotel experiences I've had in 40 years of travel. All was prepaid otherwise I would have left. Two miserable weeks. Never again at Olas Atlas! Avoid it!
Hidden gem on the heart of old Vallarta
At first i wasnt too impressed. But after couple of days it felt like any other hotel room. Needs better water pressure though

Loved the location, floorplan was very cute spacious little 1 bedroom. Comfy bed. Certain lights didnt work, not hot water in shower, couldnt figure out tv which was in bedroom. Would have liked a tv i could operate in the living room. AC in bedroom was great but no ac in living room. So was cold in bedroom and hot in living room. Great location and awesome location, price was good.
Good for location
Overall it was fine. The photos look REALLY GOOD compared to what it actually is. *kitchen is not equipped at all. There is no way you could cook a meal in there * the "living room" should have a television , other than a sofa that stares at the door. not very inviting * the housekeeping was OK. they did a good job making the bed each day, but that was about it. Towels were not completely replaced each day. dishes were not put away, etc. * I couldn't tell if the toiletries were soap or shampoo or conditioner? I have no idea. * half of the light bulbs in the unit did not work. And the controls for them also did not work. For the price and location it was ok , but improvements should be made to make it more inviting and comfortable.

What a perfect place for me. Right smack in the center of everything I wanted and needed. This is located in the Zona Romántica not the most family suited because of the area, think of the Castro in SFO as a reference, great and fantastic for the LGBTQ community looking for fun fun fun. I had a 1 bedroom suite on the 3 floor, no elevator's. The area is busy so don’t expect quiet till like 2 am. There are a couple of bars across the street that play music, you could hear them if you were outside on the balcony, but not in the bedroom which was located further inside. My suite included a kitchenette that had a stove, mini fridge, microwave, toaster, blender basic dishes and cookware and a small coffee maker it was absolutely perfect for me. The AC was good after a long day out and about. There is no lobby or office, you do have to coordinate your checking via email prior to your trip, I had no issues, and again this was perfect for me. There are cleaning and maintenance people from like 10am-4pm I believe, I had great interactions with them very kind and helpful. They clean and change your sheets every 3rd day and provide with fresh towels on the 3rd day. There is a small safe in the bedroom however there are no instructions that I could find, but nothing a quick google search could not handle and after searching a lil bit. I will come again cause of the great food and entertainment in the close proximity and walking distance, literally steps away from the beach. Perfect !
Comfort, safety and close to the local surroundings. All other guests always appear to be considerate of others. The cleaning staff is always extra attentive and considerate.
The room was OK for a budget hotel
This location was okay but I would not stay here again. We only received two bath towels for our entire 4 nights stay. You can request more towels after your 3rd night. There was a problem with the sewer smell coming from the shower drain. There is no on-site staff other than the cleaning crew during business hours.
I originally booked this hotel for 7 nights, but once me and my boyfriend arrived, it didn’t look like the pictures at all!! It was smelly, dirty and noisy from the bar that was across the street. We did not feel very safe as there is no security guard, we only were given a code to open the main door and a key to open the rooms door. The room was very smelly and dirty. We could not stay there for a whole week so we decided to leave on the third night. This hotel did not communicate with me well and they will not give a refund because it’s “against their policy”. I have lost a lot of money due to the false advertisement and the conditions of this hotel. I do not recommend. 0/10!!!!!!!

The property was a good location for beach and restaurants. The club across the street was very noisy until at least 2:00 every morning. I wish Expedia would have informed me that there was no concierge or receptionist at the property. Communication was not ideal.
One of my favorite restaurants is on the side street. Just steps away from the hotel. I will definitely stay there again. I love I didn’t have to deal with anyone except the maids. I got a passcode to go in and out of the complex and a key to my room. Monica was super nice and pleasant to talk to. The noice stopped around 2am.
Walking in there was sand all over the room floor, under the bed was filthy, dust and empty lotion bottles. The sheets were NOT washed the AC was leaking water.. would leave a huge puddle of water I called to have it fixed it was never fixed. I never received my VIP bottle of wine. Whoever is in charge of their messaging on what’s App has horrible communication skills.
My third time staying and the location is great! Close to everything in Zona Romántica. The property itself is always clean and check in etc is easy. I’d definitely stay again.
Very convenient location; walking distance to the beach, restaurants and shopping. Small suite that was very clean and pleasant. The street is quite noisy at night but the bedroom is in the back of the unit and was quiet.
This is a great budget hotel in a very central area. It has friendly cleaning staff, and was priced really well. The area is noisy at night, so be prepared for that, especially if you have a suite with a balcony.
This property was very clean and had everything was as we expected. However there was 2 very NOISY bars right accross the street that stayed open til 2am. Needless to say this didn't make for a very relaxing vacation and if you are not a total night owl I would not recommend staying here.

We really enjoyed our three night stay here. A little noisy at night but we expected that . Great location . We were on the top floor so lots of stairs but it’s wasn’t bad until we checked out with all of our luggage . But we would stay here again .
Karen was great and helpful getting me checked in and communicating with me. Monica was lovely keeping my room clean and needs met with a smile. just that was a broken light in the bathroom with sharp edges but it's not like I even mentioned it. I already booked my next trip there
Bare bones comfort level, great location
The studio room we rented during our time in PV was pretty bare bones -- and less "comfortable" looking than the photo. The chair was lumpy and was missing wood from the seat, with no arms. Other seating was the wooden corner seat, that was fine for short hangs. The bed was comfortable enough, as we slept just fine (with all the walking we were doing!). My husband hit his head several times on the bathroom counter when getting up from the toilet (so we duct taped a towel on the corner), but otherwise the bathroom / shower were great. The closet is nice with shelving for clothes and suitcases, but a luggage stand would have been nice. The safe was small (won't fit an iPad or a laptop), but we felt safe in general. It's a fun neighborhood, 2 blocks walk to the beach with a convenience OXXO shop 1 block away. Great nearby restaurants (El Dorado was our favorite) and more shopping than you could wish for :) Other guests were friendly, too. There isn't a front desk, but the maids were friendly and provided everything we needed upon request). The bar on the street can be loud into the night, but being on the backside of the building, we didn't hear much once we closed the interior door near the kitchen as well as the unit's door. We'd suggest this place as a centrally located place to stay, just don't expect luxury comforts :) We were happy with our stay, and would stay again.
Very nice place
I liked all the amenities that come with the room and your stay. I like the area and how the majority of things are within walking distance. During high season it seems as the bars across the street play their music louder than in the summer. In the summer I would close the bedroom door and I couldn't hear anything. Overall the property is great. I would stay there again.
I was quite surprised and happy with this stay. Keyless entry into the bulging and very safe. Completely touchless communication via WhatsApp, yet seem less and timely. Manager even called prior to check in for confirmation. Although directly in front a couple of bars, very quiet inside the bedroom. You even have your seating in front, on the balcony, for morning coffee. I’d definitely stay here again.
did not get instruction how to check in and there was no stuff at the site after 6pm. told the hotel i will arrive around 9pm. no people answer the phone when call the no provided on the door. finally other tenant let me in and found a key on one door. super tied and entered the room. super loud music sound right cross the street, could not sleep even with ear plugs. the following day, keep phoning the stuff, no answer. keep trying to find a stuff, no luck.

You better pack ear plugs because if not you will have no sleep. Safe does not work at all and there is no one to help you with this. No one there to check-in or out. There are clubs all around hotel so it’s a noisy location even more so at night. Close to all amenities that you may need for your stay. Kitchen is not stocked well some things need to replaced old and rusty. The beds are comfortable and hot water works. Great location for great restaurants near by. Markets are close by and so is the beach.
I really liked the property, the room was very clean, excellent communication and service. I’m not fan of memory foam mattresses but I was able to sleep. I am planning to come back soon. I really enjoyed my stay at Olas Altas Suites. The property is centrally located in ZR and I like the fact there is is no front desk, so if feels more private. There are no amenities and the suites are basic but fairly clean, other than the ceiling fans, which were very dirty. I will stay again on my next visit to Puerto Vallarta.
