Not for me!

Wouldn’t stay here again. The room had a musty stench, carpet did not feel or look clean, stains over most things in the room. Luckily the bathroom was clean. Fridge, lights and fuse box made constant sounds throughout the whole stay - overall did not feel fresh or peaceful!

Convenient to walk to Victoria market, good coffees, cultural centers, shopping, cafes. Nice park across the hotel.

I was there exploring Melbourne. It was a great location, close to free tram zone, across the street from flagstaff station, a beautiful park and short walk to the Queen Victoria Market. Room was clean, comfy bed, fridge , burners, microwave and dishwasher. Accommodations met all my needs. Thanks

I visited from the US, so as I was getting acquainted with the change of schedule - I had a couple of late nights. there was always staff available to greet me as I returned from wandering around or coming back in from a bite. very hospitable. super close to fun sites, the city was easy to navigate. when I return (which is inevitable as I’ve fallen in love with Melbourne) I will most definitely be booking with Oaks on William

Lovely friendly staff. Large rooms with well equipped kitchen and large walk in shower in the bathroom.. would definitely stay here again. Excellent location for visiting the Queen Victoria market and not far from the free tram stops.

Good location, transport links. Staff helpfulness. The hotel could have been cleaner in the reception area. The no daily cleaning policy seems questionable. There is an option to included cleaning, but why.

Nice view

Booked a room at oaks hotel Melbourne two days before the 2025 new year. I wanted a view for the NYE city fireworks and was willing to pay an arm and leg to get that view. After searching through a few websites I came across hotels.com. Was not familiar with hotels.com and saw the room i wanted with the view from balcony. This same room I was willing to pay an arm and leg for on other websites. The price being that it was only 2 days before new years was astonishing. I paid more than half price for a 2 day stay and was not disappointed. On afterpay!!! Got the view, saw an amazing fireworks display from flagstaff gardens to the Docklands. Uninterrupted views. Pleasant stay my only drawback was it was dusty as hell in that room. Need to wipe that dust down. Good hotel recommended for New Year’s Eve fireworks.

Friendly & helpful staff, clean room with a comfy bed. Very much appreciated being able to check in early after arriving to Melbourne on an early flight. Was also grateful on check out that we could leave our bags at the desk for a few hours, as we weren’t due at the airport til late afternoon. Would happily stay at Oaks again.

Feel like home , there is kitchen in the room , also self laundry on the 3rd flood for long term and family stay are the plus .room size is big very comfortable moving around . The front desk people are very helpful. Very close to queen victors market .

The room we stayed in during our trip to Melbourne kept making random sounds during the middle of the night. Shower could’ve had more pressure to it and aircon during the summer time wasn’t that great but during the trip to Melbourne everything was great! Staff were lovely and welcoming.

Me and my wife love staying at Oaks.Its in centre of CBD in Melbourne and close to transportation and shopping.We got cleaned up the our room every day and were very professional people. There is always someone at reception. Thank you for all guys thank you for having us Hally new year all

The worst hotel in the world.

The photos are very different from the actual room condition. The ceiling is left as bare cement. I requested a full refund for the one-week payment after check-in, but the receptionist refused. My entire holiday was ruined. The room is very damp, and it seems the ceiling was left unfinished due to mold issues. Be cautious.

Lovely outlook and balcony Comfortable, well appointed rooms. Caring and courteous staff The room door however did not always lock properly without making sure it latched and we had someone walk in, most likely mistaking it for their room. Unfortunately as well they did not have any parking space left so we had to find somewhere else to park.

Very convenient to access from either the Metro (train) or tram. The room was clean and tidy as one would expect. The service from the staff was good as well.

The team happily checked us in early and organised a late check out. Nothing seemed to hard.

Spacious room with comfortable bed and kitchenette. Friendly staff. Tram stop just outside. Pharmacy and Convenience store immediately outside the building. Many earring options nearby.

The staff checked me in so early, was very grateful. The property did however have a stale food smell in the hallways and room.

Entrance to the property is a bit tricky. There are two entrances at the address, but only one is for this hotel. Nice view from the room over the local park.

Excellent location, near all amenities and a beautiful park. Staff extremely helpful.

It has the worst odor throughout the hotel. The room wasn’t clean and felt really dirty. The AC was dusty and it kept going onto my pillow. Staying there made me sick and had the worst allergies for the rest of my trip. I quickly canceled my booking and went elsewhere that’s worth it.

Suited my purpose well.

The room was great. Clean. Dining options in the area not so good. Front desk staff were friendly but were not helpful when inquiring about tourist options or directions. Not everyone is tech savvy with apps. Just were told go on this or that app. That made our trip daunting as we were visiting from Qld.

Friendly staff easy to get to opposite Flagstaff station. Vic market just up the road and a fantastic authentic Irish Pub The Drunken Poet.

Great location, great property, we were heading into Melbourne for the night and desperately needed a nap around noon. This location was able to accommodate an early check in for us, which was exactly what we needed to be able to enjoy a day in this beautiful city. The room itself was super clean, bed was comfy, and parking was easy. We had in and out privileges, but didn’t need them because of Melbourne’s free tram area for all the tourist locations.

Good location. Park next door for sun and fresh air. Staff very helpful and polite. Kitchen good but really short on crockery and cutlery. Easy check in and out. Weekly service very good. My room faced another very close by. Absolutely no privacy. I was working in my room. Wifi good but a construction site next door made it impossible to work with the door or window open

The staff are all very nice at the counter. We stayed 2 nights with no house keeping was fine as it’s what I preferred. However asking guests to take rubbish to put down the chute is a bit too much to ask. Also our room was facing another building a few meters away. Therefore could not open our blinds. The hotel aircon unit underneath was very noisy at night that affected our sleep.

Good handy location especially getting to/from Skybus Stop. Handy to train station and trams. My room was great but I must say the fridge motor noise was very loud.

Melbourne central

Very central and very clean and large rooms

The place was quite; well maintained and reasonably priced. I would lover to have seen some kind of breakfast buffet but given the number of coffee shops near by it was not an issue.

Very quiet hotel Which was perfect after transitioning from Canada and a 15 hour difference! I was very happy to be so close to everything with a beautiful park and view. The hotel room had everything I needed for a longer stay. I wasn’t personally a fan of the strong perfume scent they used through the hotel but the individual rooms were scent free. Thanks for all their help figuring out transit!

Unfortunately not the best experience. The bed bottom sheet was too short and couldn’t tuck in at the foot. There was old food in the microwave and a broken chair on the balcony. However the ease of parking on site was helpful.

With public transport just out the door and a park with playground across the road this was a perfect base for a family trip. Room was comfortable with all needs accommodated for.

Property was tired, bed was awful, said I’d booked a room without a view but then gave me a “free” upgrade and my paperwork said park view, no full lounge like pictured, shower rusty and room smelt musty.

Room was spacious with great amenities in the room. The hotel is also located close to public transport and only a short walk from the train and tram. Only minor issue is that the WiFi was hit and miss. Other than that a great option for staying in Melbourne

This hotel is in a great location. Easy to walk to everything; tram and trains are right outside. Queen Victoria Market is a close stroll. Our only complaint was the VERY strong perfume smell that was throughout the hotel. It must be something that they use when cleaning. The smell was so strong, you could smell it out on the street. It was super strong in our room. We had to leave the air conditioning on 24/7 to try to get rid of it. It was an overwhelming smell.

Do not stay here. The smell throughout the property was terrible, the mould smell in my initial room was very bad, they moved us to another room which had a blood mark on the bed. We were then moved to ANOTHER room and the smell of mould was overwhelming, I have asthma and I have restricted breathing after staying here for 1 night. We ended up checking out one night earlier & the manager refused a refund. Do NOT stay here. I have never complained about a hotel but this was terrible, the ceilings of the rooms were exposed concrete & the showers had stains and mould. The staff at the front desk were nice, but there was very limited they could do considering the cleanliness and state of the property.

The staff were super helpful and friendly, a real credit to the facility. Room was clean and well appointed if a little 'tired' but overall a great place to stay.

Very clean room. The beds and pillows were very comfortable. Had a beautiful veiw of the city. Lovely kitchen but could of done with some extra wine glasses. I would definitely come back here.

Great location and value for money. The rooms are well sized, & the kitchen stocked with appliances and crockery make a for a very convenient stay. 8 mins walk to Melbourne central mall and surrounding retailers.

Reception staffs are very kind and hospitable. Studio Room is clean, modern and spacy with full kitchen---electric stove, oven and dishwashing machine, and have balcony with a set of table and 2 chairs to relax outside the room. The hotel is close to Flagstaff Station and only a few tram stops to Southern Cross Railway Station and a few stops to Melbourne Central Station. Chemist Warehouse is just next door. Impressive!

Amazing!

I’ve stayed at this hotel on multiple occasions & it has always been amazing. It’s competitively priced and I’ve been lucky enough recently to experience early check-ins & room upgrades. Trang at the reception desk is very welcoming

The first 2 days I had a terrible experience. The bathroom was leaking water when I shower and the shower door doesn't close it is loose not stable. A very bad smell comes from the shower pipe below. The last day's room it was ok for me no issues.

The fridge in the room we first checked in was making a very loud intermittent sound so the hotel offered to move me to a room where the fridge was not broken. However, they asked me to pack every thing come down to the reception and get the key and come back again to return the key for the first room. I asked if they can bring the key up as we were moving on the same floor and it was late so we were already prepared to rest. They did but asked for us to bring back the key to the reception as there was only one staff on duty. I thought fair enough and thanked the staff but when I went down to the reception there were two other ladies at the reception not doing anything just chatting. Most of the time the reception staff was just chatting behind the desk and could not bother to look at guests or say hi when we left or came back. Everything was great except for the staff at the reception who did not seem to care much about guests.

I had the booking confirmed and was given a room to stay. The receptionist said the is no booking, i even showed him the booking confirmation and the receipt that i already paid for the booking but he i was asked to leave the property.

Awesome hotel and very spacious room. Wonderful kitchen facilities.

When we arrived their system was down due to the Microsoft outage, the staff were calm, friendly, professional, and even gave us an upgrade. The room itself was huge and comfy. Will stay again.

The property felt safe and accessible for myself and my daughter. Facilities in room were perfect for our needs.

The property is no longer new, a bit old but is well maintained and clean

My room had black mould in the bathroom the tv remote didn’t work I got another one that wouldn’t turn the tv off. Front desk staff were more interested in talking to one another than helping you. I wouldn’t recommend this hotel to anyone the Radisson next door had cheaper rooms so l found out after my stay
