Convenient lication. One tram stop from Southern Cross Station. Staff at reception very pleasant. Room was clean, comfortable and quiet though shower/bathroom quite odd. Room was adequate size for two but would be ideal for travellers who need a longer stay for work etc. Kitchen also well equipped if you choose to cook. Good size fridge also. There is an IGA next door which is handy.

It was everything I required and desired for a busy 3 day stay in Melbourne.
Two days in a row fire evacuation was needed. 17 floors at 4:15am not a good wake up
Hated staying at this Oaks. The fire alarm was activated two nights in a row at 6:30AM and 4:30AM which traumatized my 9 year old child to the point that I had to book early flight to bring her back home and paid $750. She has having nightmares now due to that shock. We had to evacuate 12 levels by stairs on both nights. When tried to ask the staff member in the morning, she got angry, agitated and grumpy for being asked about the evacuation! We were staying in 2 queen bed apartment and one of the rooms had no window at all as well as no aircon. The swimming pool wasn't accessible either. Overall had a terrible time at this hotel. NEVER EVER going back there!
Very central to stay, clean, large rooms.
Staff are lovely
All good except for on the two consecutive days I was there the fire alarm system went requiring everyone to evacuate the building very early morning. Very unfortunate, once forgivable but twice it wears thin.
Spacious room and comfortable bed. Bathrooms is tiny, not much more than a closet space, and there was no tea or coffee in the room.
I had a large room with a well equipped kitchen. It would have been a comfortable stay if it weren’t for the horrible little bathroom, that was so poorly designed, that when you took a shower, water splashed all over the bathroom. The shower was more of a youth hostel standard than a 4 start hotel. It had a curtain (!) that did not reach all the way from wall to wall leaving a 2-3 inch gap between the curtain and the glass wall. It had a tiny little sink attached to the wall with no counter space around it. The staff at the reception desk and the housekeeping staff were lovely and very accommodating.
Some rooms are a bit odd. Mine had a gloor to ceiling wall window onto a stsndard hotel passageway. Lets the noise in. Prep for the noise if you book these rooms. I think they are tagged as "no view" rooms.
Great hotel, clean and easy to get too with plenty of public transport. Lovely reception staff. Would highly recommend.
Great location. Pleasant staff. A bit dated. The bathroom in our higher floor studio unit was incredibly small. The coffee machine that I was so happy to see didn’t work, and I asked for the staff to check it but I don’t think any one did.

Ordered a Roof Top Apartment and was given one with a small side balcony only
Lady at the reception was really helpful. She upgraded us to a nicer room which had windows. Didnt hear any street noise at all. Way better than the accommodation I initially planned to book along Flinders St.which was near the trams and rails. Highly recommend
M Melbourne at the Door
Too find accommodation in Melbourne under $200 a night with all amenities is near impossible. Although the Oaks on Collins is a little out dated it is very central to the whole city. Trams just outside the door. The room it self was very small, the bathroom was even smaller not very practical and very old. The beds were comfortable and allowed a good night sleep. No extras given ie shower caps, soap or face wahers. There wasn't a toaster in the room either. I suppose I could of asked but didn't. The internet was good but only a small TV was provided. The room suited our needs but probably wouldn't stay there again. I usually pick Oakes as they offer suitable accommodation for a great price. The rooms defently need upgrading

The property is tired and my room needed a deep clean. I've stayed at this property before, when it was a bit fresher but I'll never stay again. The common areas were fine. I got treated like an idiot on check-in as my booking didn't come up on their "fast food" check-in screen. Three people at the check-in kiosk and they insisted I use the screen. I will research better properties in the future. The hotel is in a great location but there are more choices in the area. Saving grace was the grocery store a few doors down and also an amazing burger place almost next door.

Friendly staff, very clean and so central to everything. Car parking is 5 min walk which is the only downfall and no pool but definately recommend this value for money hotel. I've now stayed 3 times and would go back again.
Great apartment style hotel in excellent location
Very very small bathroom we were only there one night so not a real problem but would be hard for longer stays because the entire floor got wet when you had a shower and no room to put anything
Located in CBD so was easy to get around via walking/tram. Room was very average and not worth the price we paid. Mould clearly visible on the air conditioning unit (which was working but broken) toothpaste on the wall in the bathroom from previous guests. The couch in our room was not something I would sit on, it was gross looking, very dirty. We had an interior room that oddly has a window looking out into the hotel corridor/facing the door to another room. Obviously kept it shut but made the room feel dark and closed in. The lighting was also poor in the room.
The property was perfect. Staff were very helpful as our first night we arrived at 3am. However our room had a smell of smoke which reception swiftly moved us to an upgraded room. The room was clean and had all the amenities needed. WiFi was down for an evening which was unfortunate but nothing anyone could do. Overall, clean and helpful hotel.
The smell from the bathroom plumbing was unbearable.. awful. Made the stay very uncomfortable. The rest of the one bedroom apartment was clean, tidy and great location & service.

Excellent room with all of the facilities that you could want. (Stove, Microwave, Large fridge etc.). Good service and room had a balcony but unfortunately not much of a view. Only slight problems were that the TV was far too small & no face washers.

Quiet well located
Great position. Large comfortable room Kitchen a little impractical and designed for use by only the tallest person with the longest arms. Bathroom needed better ventilation. No toaster.

This is a very nice, larger, well appointed place in a 5 star location. It was clean, quiet and comfortable and very well located 1.5 blocks from Southern Cross Station a central hub for all transit lines. Great shopping nearby with a small grocery downstairs if you want to do a little cooking in your room. I would look for availability there again when I'm in Melbourne.

Great stay again with Oaks. Love the gym and location. Unfortunately we had some noisy neighbours who decided to yell outside our door at 2am. Not the hotel’s fault but i think id avoid the city in school holidays/tennis season in future.
Pretty hard to explain but as I have stayed at this exact Oaks in the past , I feel the Executive room for the price is quite a bit disappointing as far as what is included . Very basic !….. no couch , no bar in fridge , no face washer , no hand soup ( as in block of soap ) ……. just the rooms seem now very basic at appears everything to cut costs has been applied. Wonder hurt for Maintenance to sort out the droopy shelf in the shower !….. probably been like it for years …… and why would you fir a shelve over the ridiculous small sink …… and try to clean your teeth over the shelf ?…… absolutely ridiculous how someone could have even installed it in that location. Overall all even with couple of very friendly and helpful girls at reception and very handy location , I would not stay here again and could get nicer rooms with nicer inclusions for similar or better cost …… don’t believe Oaks group would really care anyway

Room wasn’t what we were expecting for the price. 3 of us stayed in one room. There were no walls to section off the rooms. The TV remote wasn’t working. The single bed was rock hard & moved on the floor every time you sat on it. They didn’t even have a doona cover for it, they wrapped it up in sheets. The bathroom wasn’t the greatest. It had a wrap around shower curtain, so the water went everywhere. Only one place to hang ONE towel. The basin was tiny. The shower wasn’t working properly either. No hot water for half our stay & no pressure. The basin also had no pressure. The staff were good to deal with but I wouldn’t stay there again.

Horrible stay
This is more of a CHEAP MOTEL than a hotel. There were some random HAIRS on our bedsheets, balcony door non-operational, carpet looked 100+ years old and hasn’t been cleaned in ages with puddles of water soaking the carpet, bathroom tired with dirty floors, stinky smell from the room, windows closed but leaked air and noise as if they were opened fully. Waste of money and time here…

Arrived at 7am to advise we were in yown, was advised 2pm checkin in which we expected, was asked to call around 12 which we did. Was advised room would be ready by 2pm. Got to reception at 2pm, not only the room was not ready, 3pm came by, was advised room not ready, and had to move rooms, wrong type of bed, as we ordered a twin. room was ok nothing special
Bathroom gets wet everywhere when you have a shower, reception called us at 9pm to ask an irrelevant question. Building needs maintenance. Had to go up stairs with our bags.

The staff were amazing and went above and beyond. Upon going to drop our bags off as it was too early for check in, they informed us our room could be accessed earlier free of charge and we received a free room upgrade. The staff were very friendly and able to help us out with anything. Room was beautiful and had everything we needed and was super clean! Hotel was close to all shopping, trans, trains, dinning and convenience stores! We will definitely be back again soon!

We normally stay on the opposite 'corner' of Melbourne but booked this hotel for a really good price. Roughly 15min walk from skybus and was very accessible using trams so location wasn't an issue. Self check in so didn't have any contact with staff. We booked a room on the upper floors, which I would recommend as there was hardly any street noise except for a car alarm the one night. Overall impressions is that it is a tad run down, looks like they may be slowly upgrading aspects of the hotel. The room was large and appeared clean but on closer look could be cleaner. Bathroom was crazy small for the size of the room and the glass panels as walls was off putting in many aspects. When we opened the 'amenities' cupboard (which looks like they only supply a roll of tp) was someone's very old toothbrush and razor. You could hear conversations from the corridor but luckily no noisy guests were there during our stay. Would we stay here again, maybe if the price is right

The OAKS is an extremely well-positioned place to stay. We had a fabulous stay albeit short. We loved the cleanliness of the room, the facilities such as comfy bed, full kitchen and modern bathroom were all very much appreciated after we had a long trip, arriving later in the evening. The Reception staff on arrival, (Ze) and those we met on departure were very pleasant, asking about our visit, interested in what we planned to do and what we enjoyed about visiting Melbourne.

I wish I could give this 5 stars, but the cleaning staff trying to walk in when I was using the loo kinda put a damper on things. Despite the fact that I had paid for a late check out, the lady opened the door and insinuated that I had not paid for the extension and that she would check with the front desk. I ended up checking out an hour early due to my embarrassment. The front desk staff had were lovely and understanding and I so appreciate everything they did. The cleaning staff - not so much.

The room I stayed in didn't have a desk light and it was a bit dark, which is not friendly if you need to work at a desk. The balcony door lock is unlockable, only the lock underneath the door can be used, which is a bit unsafe. After checking in and staying in the room for a while, I smelled a bit of dampness from the water outlet. The doors of rooms 06 and 15 are facing the lobby of the 4 lifts, and the soundproofing of the doors is not very good, the other guests on the same floor that are not 06 and 15 rooms have to pass through the door of the room, and the people in the rooms 06 and 15 will surely hear the guests' voices.If the guests' voices are a little louder, it will be even more annoying. This is the building design problem, either pick a room to live, or your company to think of ways.

Loved the size of the appartment
Very friendly and helpful staff. Rooms were perfect with facilities inside, we didn’t use them all but would have been brilliant (cooking, dishwasher, fridge) Clean rooms. Perfect location with so much within a short walking distance! Will definitely stay again!

Great area, the staff were very nice and thank you for the upgrade. The only issue I had was the noise which was coming from outside. At night it was loud. I think it was coming from air conditioning units. 👍
Great location to the Cross train Station. They even heals my backpack on the day of checkout so I could explore the city a little more.

Handy position in cbd
Very close to Spencer Street Station and Marvel Stadium. We parked in the so-called Secure Parking in Flinders Lane where someone attempted to break into our fuel tank by breaking the fuel cap door!

Overall a convenient place to stay for the night. Room was spacious and good amenities. Check In was a little chaotic, staff seem frazzled and inexperienced. Room was not ready until an hour past check in time. Overall would recommend.

Noise of the lift was bad. Very disrupted sleep due to this. I booked a roof top suite but was not informed we would need to use stairs for the final floor. Was offerred to check for room on floor below but would take time. We declined as we just wanted to get to our room and relax after train travel.
