We didn’t like : -the long bumpy muddy road. -the expensive taxis ($25/40) to go anywhere. -the front beach where you can’t swim and barely walk without shoes. -almost everything in the hotel is rusted by the humidity and need to be repaired. -clothes felt damp all the time. -the spa was not working and very cold. -the price of the hotel shuttle to go and return from and to Tulum airport ($300 total). We liked : the staff, very friendly and helpful. the view and the quietness of the place. the food the beach 15 mn walk on the left

Lovely boutique hotel. The views are gorgeous from their deck. Overall a great place. A few notes. The beach is not great and the road to the hotel is really bad. They also have a LOT of rules and are kinda sticklers about them.
The staff makes this property special. The restaurant was top notch and surprisingly reasonable considering that only the freshest ingredients were used. I would absolutely stay here again.

As mentioned in previous reviews, the road to this property is pretty bumpy but this is common for any road taking you to a cenote area. A divers cenote is a short walk so the road is kept unpaved for preservation. The room itself is decent. It has more of a bnb vibe. You will need to cab or drive but careful driving in mx and in this area. There are the obvious reasons you can research but also the road is difficult and could result in car issues. I saw a famiy trying to pull a large branch that was caught around their exhaust. The staff are very sweet. I really appreciate the young lady at the front desk and Jose who works in the restaurant. (I don't recommend the pizza btw). A taxi to town is 500 pesos ($25 USD). The hotel tells you the price and if you just have the cash ready, the taxis accept you know. If you ask how much, they will try to extort you. Make sure you book airport to hotel transfer no matter where you stay or take the ADO bus. I wouldn't rebook this location but enjoyed myself regardless. Highly recommend checking out Playa Paraiso beach and Taqueria Honorario.

Road getting to the hotel is HORRIBLE. So many potholes that it take 15-20 minutes to go just over a mile. Would stay again except for the road. Hated the idea of leaving or coming back to the hotel. Thought it would damage our rental car, a smaller crossover.

The staff was extremely welcoming. Nuria and Cynthia at the front desk helped us feel comfortable, especially when I wasn’t feeling great. They also recommended going out to see the turtles lay eggs at night, which was unforgettable! All of the gentleman at the bar, and the cook made our mornings and afternoons. I looked forward to avocado toast and cappuccinos every morning. The housekeeping staff kept our room immaculate. We would recommend.

O’Tulum is one of the most beautiful places I have ever stayed. Our room and the service was immaculate. I enjoyed our experience and the attention shown by Nuria and all housekeeping and restaurant staff. They made my stay hassle free! Their care and support was amazing.
The photos on the internet are not the same as the reality, the entire property needs maintenance, broken wooden floors, the stair handles have rust on the floors, that's all for example
We had a great stay at this hotel. The views are stunning, and the pools and rooms are high quality. It was super relaxing, and the staff were friendly and helpful. The location is perfect if you want to escape the noise and crowds of Tulum. There's a nice beach nearby (about 5 minutes walk), making it a great place to unwind. Highly recommended for a peaceful getaway.
Lovely causal beach hotel
Wonderful beachfront hotel. The food in the restaurant was good, the view of the ocean was great, as was the front row view of the turtles coming on shore to lay their eggs. What was more amazing is seeing the baby turtles run to the ocean down the beach. The staff is amazing, and Nuria at the reception desk makes you feel like family.

We had a good time
The staff was all amazing. The problem was everything runs off a generator and they were having issues and had to turn the power completely off for hours at a time. Sometimes toilets wouldn’t flush or no hot water. They could do some maintenance on the place as it is a little worn and run down. The food was really good. You can’t really swim in ocean as it’s too rocky. Make sure you’re prepaid that it’s about an hour from airport, and nothing is really just “ten” minutes away. You sign waivers upon arrival for no outside alcohol.
Amazing food and service
This was my second time to O’Tulum and I’m looking forward to my third. It is as beautiful as the advertisements. You have a front row seat to the beautiful beach and sky! The hotel is my peaceful getaway to recover from burnout. The service is 5 stars everyone is kind, friendly and helpful.
There were pros and cons. Pros- good food, beautiful view and secluded (we prefer seclusion). Cons- the hot water didn’t work and the bath tub didn’t fill and was cold water, and the dirt road to get there takes 10 minutes to get in and 10 minutes to get out. It was fine, but not amazing.

Good place for relaxing. Nice and helpful staff. But this hotel is not easily accessible. You have to have a car or get taxi anywhere you wanna go which is super expensive. The beach is also a rock beach not good for walking or swimming

A very bad experience with hygiene: old towels that were disgusting to use, very dusty floors and bathroom. The pillows are the lowest quality you can imagine and they smell. Our 2 nights were prepaid, yet due to the bad experience, We checked out one night early, lost the money and went to another hotel.
The property was very easily located off thebhighway close to the town centre of tulum. We were easily able to access the hotel zone and local attractions with our rental car, but there were taxis ready to go any time for people who dont rent cars. The road to the properties was guarded 24 hours so we felt very safe. Food was excellent and reasonably priced. Included breakfast were generous portions of mexican style breakfast, not buffet or contonental style, so were very good.
The beauty of this stay was the staff. They were friendly and helpful. Also very personal and informative. I would stay there again and I feel very comfortable and welcome there.
It was a decent boutique hotel. It could use some attention as it seems to be getting worn down. Staff was good The restaurant prices were ridiculously high and if you don't have a car your stuck. Beach is gone..eroded away construction with heavy equipment next to hotel is happening and its loud.

Upon arriving they have brochures about tours, which is a bit of a turn off. You also have to sign about 10 pages of documents, mostly rules and liability stuff. Not the best way to be welcomed. Overall you pay for the view and the location on the beach. However the beach is a bit trashy and rocky, not good for swimming. The restaurant food is fine but not great, the breakfast was quite good. The restaurant staff is very nice and helpful. The room was comfortable with a nice bath tub, but not very spacious. Upon checkout I was told one of the robes was missing from the room. I told them to check again and of course they found it. Not nice to be implied as a thief. Overall I wouldn’t stay here again.

Staff was wonderful. Food and drinks very good. The Luis x2 bartenders were great Small cute place . Very Tulum-esque. Great setup with very nice views of the sea. My only negative is it needs face lift.. update. Would love to have been there when it was new! I will definitely come back again.
Quiet, good value, nice pools, unique nice looking building. Our sliding patio door didn’t lock but wasn’t that concerning really. Our rooms tub didn’t have a trap on it so the last two nights we were there when the upstairs flushed it made the room smell of sewer gas (I’m assuming they’ll fix that minor detail) The 2 mile dirt sand road getting there is full of craters I’m surprised our lil rental car made it. The beach isn’t swimmable but is pretty. The public swimable beach down the road is full of trash but could be really nice. Dinner and drinks most nights were $70-$100. Was good food.
Okay first off there is definitely hot water, u just have to let it run for a hot minute. Secondly they absolutely maintain their facilities…. I get up at 5:30, everyday at 6:30am they were tending to the pool. The issue is that the pools need to be drained and the bottom repainted or a liner placed. I’m not sure about concrete pool maintenance but in front of the honeymoon suites there r scrape marks across the pool from the vacuum being used. Also I did notice what I would call shawdy construction so I think they’ve been taken advantage of by a contractor at some point for sure. That being said I loved my time there and will absolutely be returning. I loved my honeymoon here, it was like a dream and their breakfast is amazing. Suggestions? I’d love for them to have a drink package

Location was secluded, quiet, on the beach, and perfect. Staff was kind and amazing. The food was great and the margaritas amazing. If you’re looking to disconnect, and not be right in the city center of Tulum, this a great spot to be.
the place was quaint and quiet. I expected a little more but I was satisfied with what I got. The food was fabulous. The pools I felt needed more management, and there is n o real area in the back to be saying we were seating on the beach sunbathing. There were no hot water the whole stay. If you are looking for a quiet and relaxation stay this is your place, if you are into amenities you may want to reconsider.

I love the area due to its safety, private and beautiful surroundings. I was although disappointed with the hotel as the room smelled off, the windows were dirty, the room was very small, and the place deserves a good upkeep and new paint. Staff was great and breakfast was on on point. I stayed at hotel Alea before this and it was utterly amazing!

Location is convenient 12minutes away from the action which makes it quiet and relaxing if that’s what you like! The beach at the hotel isn’t something that looks like when u go to a five star hotel with white sand but it is still very nice I suggest if you really wanna go in the water to have water shoes . Food is great at the hotel restaurant but if u want to go to where all the restaurants are it isn’t far as I mentioned above. The staff are very nice they all make you feel at home amazing ppl very warm and happy ppl and ready to help in every way they can :) All in all we had a great experience ⭐️ Also before I forget they make great cocktails!!!
Really fantastic place. My room had a view of the sea, spa on the balcony, bath in the room. Comfortable bed, nicely decorated. Staff was great. Lucy was extremely helpful and nice. Thanks for the help with printing and scanning.
My friends and I loved our time at O Tulum! The hotel was super cute, peaceful, and well maintained. There are two pools that overlook the ocean for all guests to use (and it was never crowded because it’s a pretty small amount of rooms total). Our room also had its own private pool. The restaurant had delicious food and the servers were all great. And cocktails were only about $10 which is much cheaper than restaurants elsewhere in Tulum. But my favorite thing was the free access they give you to a private cenote. It was stunning and we had the whole place to ourselves when we went. We also went on a little hike that had a beautiful tree house they built on their land. Overall, loved everything about O Tulum! The only things to keep in mind is that you can’t go in the ocean right off the hotel bc it’s too sea-weedy and rocky. It is also a bit far away from the main area where all the bars and restaurants are (40 mins by car) so if you want to be closer to that you might not like it. We were happy to do that a couple times and then just enjoy the hotel amenities and go on excursions. So it was perfect for us. We also rented a car so we didn’t have to worry about getting around without it. But our sailing excursion company was able to come pick us up even though we were a couple miles down a gravel road. The taxi services are also available and the hotel staff will call one for you if you ask :)

What we wish we had known before booking this hotel: - COMPLETELY ISOLATED. There is nothing around (super residential) and it was a $60 USD taxi ride to go to the center of Tulum ($30 each way), or pretty much anywhere else. So you need a car to stay there. - NO SWIMMING OR WALKING ON BEACH. There is sooooooo much sargasso/seaweed on the sand (like a 2 foot tall wall) and in the water (like seaweed soup), and coral rocks on the bottom so we couldn't get in the water at all. And that's true of the whole area, on both sides of the hotel. It's also hard to walk on the beach because the sand is full of coral pieces, hurting the bare feet. Not at all what we wanted. - FOOD & DRINKS ARE EXPENSIVE. The food and the cocktails at the hotel restaurant were good, and some even very good, but the prices were almost California prices. And with no other options around, and no way to get anywhere, it got pretty expensive. - NOT LIKE PHOTOS. While the design of the hotel is beautiful and stylish, the place is in a state of disrepair. Looks like it's been open for more than 20 years, and it's not even 7... We thought we were booking a luxury boutique hotel based on the price, but it didn't feel like that in person. On the positive side, the staff was AMAZING. We loved everyone, and they made our stay pleasant even though we were disappointed in several aspects. Lucy, Luis & Fabian at the reception and Moises, Eduardo & Ricardo at the restaurant/bar were all wonderful!

Great price right on the beach. But rocky beach not suited to go in. Bath towels way to old. Jacuzzi is not heated. Location is far from road and town so you pay lots for transportation. The best part that ended me enjoying this place was the great staff and excellent service. This by far is the best thing about this place. Great employees.

It was a good experience that with few changes could had been an amazing experience. The hotel is located in a mixed area of boutique hotels and private properties facing the ocean. The path to the hotel is rough but it’s like that everywhere you go. Please keep in mind that this is not a regular Beach because it’s the reef area of Tulum so it’s rocky by the ocean but we loved it. The ocean view from the room is relaxing and beautiful with a sunrise every morning. The breakfast is convenient, however, you will wait a long time for the food and the service needs improvement, but the staff is friendly and accommodating. The food is simple, I would had appreciated a little more variety. The towels and linens are very low quality for a boutique hotel and softer pillows would made our stay a bit better. The shower area in the bathroom needs improvement; they can accomplish this by removing the wood. Get a private dinner on the terrace; they do a good job at accommodating this perk and they did a great job decorating the room for a birthday celebration. Overall, it’s a beautiful paradise if you are looking to relax and have a quiet vacation, we loved it and didn’t want to leave. There is a Cenote near by that you can bike to from the hotel, it used to be free 7 years ago when I visited but it’s $150 mxn pesos now which is low compared to other cenotes in the area. You can also bike to other restaurants in the area , which is very convenient. Enjoy it if you decide to stay!

Solo Stay
I had such a wonderful time staying here. I work in NYC and needed a few days to myself to regain a bit of mental health. O’Tulum was the perfect choice! It was quiet, but conversation with staff and other guests was welcomed. It was exactly what I was looking for! I hope to come back with my husband as some point. HIGHLY recommend!

We had the best honeymoon here. The property is incredible, as are the staff. While the beach is not super swimmable (lots of rocks and rough water), its the most amazing view. The daybeds and pools make up for this. The food was delicious and not a single meal throughout the week was bad. We especially loved the bartenders who were so kind and had excellent service. Casa Cenote is right down the road as well, making it an easy trip. 10/10 would return in the future :)

O’Tulum was the perfect spot for a weekend getaway with my wife. The location, staff, and facility all exceeded our expectations. Danny and Guillermo went above and beyond to make our stay memorable. Kudos to the kitchen staff for putting together such a delicious menu! We definitely plan on visiting O’Tulum again on future trips.

There were 4 of us that went in 2 rooms: Upon arrival we checked in with Danny, the concierge. Danny was AMAZING, he was approachable, funny, informative, and made the check in process easy. YES, there are a lot of forms to sign and initial, but it's part of the process and wasn't a hassle at all. After we checked in Danny helped us with our bags to our rooms, my wife and I wanted to upgrade to a beach view, and Danny made it happen minutes after checking in. He also made reservations for us anywhere we wanted, and was beyond helpful throughout the stay The rest of the staff were great as well, from the house keeping to the bar/restaurant. The food and drinks were great, we had Breakfast every day of the 4 days , and lunch and dinner as well. We were able to order and they brought it to us on the terrace to enjoy. Can't say enough how great our stay was, and how welcomed we felt from check in to check out.
O Tulum was the perfect get away for a solo trip. I enjoyed my time here so much it was hard to leave. The staff is great, from the front desk to the restaurant. It is small and quiet. It had everything I needed. The rooftop pool is awesome, make sure to watch the sunrise from there it is magical. The off the beaten path road made it special, take a bike out and go for a ride it is pretty cool. I loved that it is away from all the noise. I will definetely go back in a heart beat.

Great Hotel, but airport pickup terrible
Overall, the hotel was great The issue was with arrival. We reserved hotel pickup with the hotel and their arranged transport failed to pick us up. They had our airline # and flight info, but when we had a delay, the transport arranged failed to look up our info and the hotels.com app didn't work when I tried to send messages about the delay. Instead of paying $100 for transportation, we paid $200 for a taxi since the arranged transport left us. The hotel would only give us 2 free drink vouchers.
Beautiful property, small and very private. The restaurant is phenomenal, really exceptional and the staff was charming and very helpful. As a solo female traveler I felt wonderfully at home and safe.

We have a wonderful experience at the hotel. The transportation was an issue. My group of 13 requested VANS pick us up for our excursion. Some one arrived in a pick truck and a scooter. Driver told us get in the back of the truck, and 1 person get on the scooter!!! We politely declined his offer. We don’t ride on the back of trucks sir!!! 12 people in bed of truck are you serious!!!!!

Place is runned down and require remodeling. Bed sheets and towels, all old. Plunge pool is super cold and nobody use it. There are two pools on the property and nobody used them either. There is a feeling that everything is filthy at this place. Beach is rocky and not swimmable.
