The owners went above and beyond for mw to make sure i was happy and comfortable they made sure my room was well beyond comfortable and clean and cozy there rates are also fair highly recommend

We checked in and even switched a room to try and make it better. Ended up leaving and going to a different hotel. Super noisy from the street. Big gaps under the door and paper thin walls. Money needs to be put into this place. Very worn out look. Guy at check in was very nice but would not give a refund, even after taking it through Expedia. Would not recommend this place.

Family-owned and the staff was friendly. Nice neighbourhood - safe and quiet. However, VERY rustic and in need of upgrades/updates. An investment by the owners would (in my opinion) pay off.

Room was clean and quiet my only complaint would be lack of lighting in the room

Affordable , chairs to sit outside, room was nicer than expected , only complaint tv remote didn’t work and they said they would come over and never did and all the yogurt in the fridge was expired 👍

This place is nothing like in the pictures, they used different pictures online, office is very dirty. We didn't stay it was that bad

clean exept the bathtub had grime but for the price its perfect just to sleep

On the website it looks ok…but then you go in the bathroom, the fan is so dirty…it would work if it were cleaned, the curtains were rusted from the bar, the bathtub needs to be re siliconed. The air conditioner didn’t work well, you had to put it on high for a little cold to come out. The window curtains were dirty it was so gross to touch them in order to open them. The breakfast was very limited…we went at 7 and they were already out of peanut butter and when I asked for more the man at the counter told me he had ordered some. I would not recommend this hotel to anyone

Clean Place to stay

Very nice and clean place. Friendly service. Only issue was the air conditioning did not work well.

Terrible smell and not as per advertized photos. Room hasn't been renovated in ages. The only Positive was the selection in the breakfast that was included. Do not recommend

As expected

Everything in the room was outdated, but for the price, it was to be expected. We had to pay an extra $20 for our dog, which was not mentionned when we made the reservation. There was a complimentary breakfast, but coffee machine was out of order. All in all, it was pretty quiet, not much traffic at night (we stayed on a Sunday night).

Liked having Continental Breakfast. Very comfortable bed and linen. Could use an extra blanket. Some floor tiles lifted; could be a tripping hazard Make sure at least one light can be turned on No hot water - I prefer a shower at end of day

The room stank like smoke, TV didn't work, didn't even try anything in the bathroom. Parking space for our room was not ideal as it was right off the busy street. We did not stay - asked for a refund - notified it goes through hotels.com (guessing it never got processed) as I was given this survey.

Tv didn't work.properly issues wit, h volume floor cravked no suitable for a person with temp disabilities using a walker like me ,issues with the door lock.

The floor was soft thought i was going to fall through, the linoleum was cracked. Clientele living in the back of motel were sketchy. Room was clean. I hope these people just bougt it and are goingto fix it up. Walkway to the back yard was rotten and covered with i think carpet, soft and a lawsuit waiting to happen.

The flooring was cracked and had missing chunks - had to wear shoes to walk around. There were enough overloaded plugs that I’m surprised the place didn’t catch fire. The mattresses are 25 years past needing to be replaced. I turned on the tap to brush my teeth and discovered that the water leaks all over the floor.

It met my needs

The room next to us were having a party screaming yelling all night and tried to contact staff no response finally at 530 AM just got up and left will not be going back there ever again very bad experience

No air conditioning, window wouldn’t stay open, the “Queen” bed was obviously a double and the outlets in the room wouldn’t work so I had to charge my phone in my car.

Thin walls, floor in our room needs repairing, and the windows appeared to not lock safely

During check in... waited in office for more than 10 minutes for someone. Had to call a number and waited about the same for a person to come. 2 people arrived walking from the other end of the building, one appeared to be very intoxicated. This person stumbled into the office and the chair caught him as he sat down after falling into the wall. Room 29 had a very strong smell of cigarette smoke, 33 was better. Watch out for the holes in the floors of both rooms, can be hard on the feet. Room 33 was clean. Music was loud over night from next door. Called front desk no answer. People in room on other side argued all night till about 4 am.

It was completely rundown on the outside, more so in the back where my room was located. They rent long term, some of the tennants were in really rough shape. A foght had broken out at 1230 at night. Screaming, banging on doors. Unfortunately, there was substance abuse outside the hotel. People sleeping in their car putside the hotel as well.

Total scam. Reservation made and when we showed up, it was closed! No answer on phone. And then they refused our refund! Basically stole our money. Worst experience ever. Total scam.

Bathroom was filthy...... didn't feel safe due drunk people staying at the property long term.

Practicality it's better than other hotel

I can't give this a high review cause the rooms are outdated, someone was playing music with bass and they rent out monthly the back part of motel and for some reason when a person walked in another room like the floor has a vibration the bed seem to move! No breakfast! Nothing really around there for food! When i showed up the young man wasnt the most friendly, like i was inconveniencing him! The young lady Canue not sure i spelled it right she was super friendly and we chatted, she was on the next when I checked out makes a huge difference to me ! Thats good customer service!

Was ok

Did not look at all like the website whatsoever. Must have used photos from other places. Checking was not at all what we expected. Couldn't understand the person at all. Wifi didn't even work. Tv had one chanel, no Netflix like website/itinerary says. This place doesn't represent themselves properly and they are falsely claiming to look a certain way. Very odd people live here, not just stay, but live. People next door live here with a big loud dog and makes it very hard to get in and out of room. Not what I expected at all form what I booked online through Expedia.

Any money you think you are saving by staying here will quickly disappear - no breakfast was available, the WiFi was spotty at best, the TV never worked because it could not connect to the spotty WiFi, the refrigerator was not cold, there was no hair dryer nor plug in the bathroom to plug mine into, the property outside was covered in dog feces, there was no possibility of changing or canceling our stay after all these issues were pointed out...at least they apologized for the "inconvenience". Next time, I will pay extra to stay anywhere else but here.

Terrible. Physically, the place was very shabby. The floor tiles, the bathroom tiles, were broken. There was only one blanket on the bed (in January!). The parking lot was a sheet of ice, very slippery. The floor sweep at the bottom of the front door was missing, so that the freezing wind constantly whistled into the room. And don’t even think about having a shower - there was no heating whatsoever in the bathroom, so it was very cold. But worse than all that was the constant noise all night long coming through the paper-thin walls - people yelling, loud pounding music, all night long. I got no sleep at all. Apparently they have long-term renters there, who make lots of racket. Even if you’re looking for budget accommodation, avoid the Lincoln Inn.

Stayed two nights. Good and clean. Basic everything. Bed was comfortable. Breakfast was supposed to be at 8 a.m. didn't happen on time and had to miss. Icy parking lot on second morning and my ride couldn't get up into the lot. TV was just a roku and glitched on my second night while 15 minutes into a movie, then I could not watch any more.

Place was not what I expected room smelled like it was smoked in will not recommend this place to anyone.

Assumed it was an Inn

Our experience here was a dissapointing. The staff were great, but we felt a bit deceived by the fact it was Lincoln Inn motel when we assumed it was an Inn. There were bugs in the room, and the beds were uncomfortable. The tub was VERY slippery.

The road on Lincoln was closed so it took us an hour to finally find the motel. Staff are very friendly.

Far far away

Clean room and comfortable bed. A desk lamp would help to brighten up the room. The place is kind of out of the way though.

I DID NOT STAY THERE. I WAS UNDER THE IMPRESSION THAT I HAD CANCELLED MY BOOKING WITH EXPEDIA. FOR SOME REASON IT WASN'T SUBMITTED SO I LOST MY MONEY.

Filthy, filthy, filthy!

No other guests but waited for 22 min at front desk before staff even present. Room not fit for guests. Door had obviously been kicked in numerous times and repeatedly repaired instead of replaced. Gap under door allowed insects to crawl in. Sheets and towels dirty and worn as was comforter. Checked out 10 min after I checked in. Just a filthy, run down, hole. Homeless shelters are cleaner. Owners don’t seem to care about condition. Hotels.com should remove this option from the website. Rooms look nothing like website photos!!!!

Just a 1 night stay is enough for us fsmily to experience

A wonderful stay, and extremely accommodating with any issues that came up. Close to Fredricton as well as Gagetown and the river is right there. Raj was the sweetest and kindest host. Traveling there next year and will absolutely repeat my stay.

What was on the website did not appear when we got there. Electrical work is required to make it safe. Smell of smoke in the room. The bed felt like we slept on eggshells. Noisy neighbours didn't help.

A low cost 2 star budget motel. A good place to rest for the cost.

Too expensive for what they offer. The AC units are way too loud. And it is out there, not in Fredericton per say.

Nice neighbourhood. Had to ask for the breakfast supplies to be restocked and it was done quickly.

Owners were friendly when we arrived. Classic motel with parking right in front of room. Rooms was very dated, air conditioning did not function properly and there was no hot water for the shower in the morning

I wpuld suggest putting the wifi passwords in the rooms, i clocked in later and couldn't get it until morning. Otherwise the place is great.

Don't go here if you want a good sleep

The coils in the mattress could be felt through the sheets. The worst bed I've ever experienced!

Safe place and quiet and good parking

The bed made so much noise it was disturbing. No coffee or breakfast. Loud road noise and guests talking. Tv too small. Freezer did not work well in fridge. Pretty clean otherwise.

It was fine if you’re just looking for a cheap room and don’t care much about comfort. The chair at the desk was completely broken, the bed very old and hard, and the pillows were the same - old and flat. Bathroom was newer, nice and clean.

There were no outlets available to plug in a charger. Ground outside door is uneven and unsafe. Breakfast was non existant.

Reasonable cost, good bed and covers; good sleep. Older building under restoration. Good location.

All in all a great motel for short or longer stay.

Very noise place were I stayed, perhaps too close to the office.

Could not get the TV to work. The Rug was all torn. The toilet paper holder was pulling out of the wall. No continental breakfast.

Cheap price

The inside of our room was very clean. It obviously had been recently renovated. The bathtub could not be used as a bathtub, only as a base for use of the shower. No taps and no plug. We were at the back of the property which really does need a facelift. Perhaps the site is WIP. It is advertised as the Lincoln Inn but it is not an Inn, it is a motel.

The check-in instructions ask you to call if you're checking in later than 11pm. I did not notice this and showed up at 12:30 am. I called the desk and they were very nice about it and very understanding. The room was recently redone and very clean. The breakfast was basic, but had everything you need. The only reason I gave 4 stars rather than 5 is that the room had a strong smell to it. I wouldn't say it was a bad smell - most likely cleaning product or something - but it took some getting used to.

We chose this Inn because we were driving from Ontario to Nova Scotia and the other accommodations available for the night in Fredericton were well over $300/night. We weren’t looking for anything fancy; just a safe place to sleep. In hindsight, we wish we drove straight through. Although this was a smoke-free accommodation, the unit reeked of stale cigarette odour. My asthmatic partner opted to sleep in the car after attempting to sleep in the room for a couple of ours because he “couldn’t breathe” and we had to wash our clothing when we arrived at our final destination because it smelled so bad. If you opened window for fresh air, the cigarette smell from people smoking outside of the inn wafted into the unit. The bathroom vent was hanging from the ceiling, there was no bath mat, I had to reset the internet for it to work, and the TV remote didn’t work.

Poor. Will never come back or refer this place. Except for the bed sheets and the bathroom all the rest was not clean. The furniture is worn out, the windows are dirty, the toilet seat es broken, the floor had not been cleaned for a while. No drinking glasses, smell of cigarette smoking

Staff very pleasant.Room very nice and clean with nice bright lights in bathroom something that is hard to get .Breakfast was light to hit the road.Slept really well

Don't expect too much

Dated motel in need of renovation. There was barely any flow of water from the bathroom tap. Noisy room because of the lack of insulation. Window mounted AC.

It's a very nice room and location is convenient and price is good.

Good value for money 1. Baths need some non slip tiles. Law suit waiting to happen 2. Very hot night and old fashioned window AC When you closed the drapes they completely covered the AC If you left them open people could look in your window with the bed in which you were sleeping only a few feet away Not a great choice and not much sleep

The only thing negative I could say is the remote didn't work in the room to lower the volume. Otherwise great stay! Will be back again! Thank you
