Looking forward to staying again in future

Good points: - warm and friendly welcome at reception with an easy check in. - really soft comfy bedsheets and pillows. - modern bathroom with lovely hot shower - quiet room, not disturbed by any neighbouring guests. - generous size room with a desk as well as dining table. - well stocked in room fridge with really reasonably priced items. - lovely big glass of great value red wine with my dinner. Bad points: - I had to check out at 7:45am and breakfast doesn’t start until 8am, I wish it started earlier or if there was a self serve option for early departures. - While it was lovely to be able to eat dinner on site, I did feel that the food menu was a little on the expensive side. Regardless, I’d eat there again and it was nice food, just trying to put together some constructive feedback :-)

There was no walk-in shower, the pool aera had rusty bolts holding the rails in, all the potted plants in the pool aera were all in need of care.

Had a very pleasant 2 nights stay here.

Lovely spot with an outlook over the pond/dam. Quiet, good walk or short drive to town. Staff very friendly and helpful. Very good value for money.

This is the only property in Batemans that has electric vehicle charging, which is the main reason for my stay. Unfortunately only one of the charging stations actually works so that was inconvenient. The rooms are clean and adequate but would be small for a family of 4.

Loved the lake and all the trees and birds about the area. Would be nice to have some seating by the water or under the trees .

Great property

The staff at the restaurant was slow to take order. I was even told to way when I said I was ready to place the order. There was a foul smell in the bathroom. I had to leave the fan on for hours to get rid of it.

Lovely view of lake and quiet.

For such a big property it was really quiet. It has beautiful surrounds and fitted our needs. Staff were friendly and helpful. This is the second time I have stayed here and would definitely recommend it to friends. It's just a short drive over the bridge to the City Centre and a few kilometres away from Mogo and the Zoo.

Great value

Loved the room, very clean and sufficient space. Owner was a dream to deal with, very friendly and accommodating. Will definitely be a regular if prices remain at such great value.

No proper cleaning.

Quiet and nice place, just do expect not comfortable beds, milk for your coffee and the cleaning is just replacing of towels and some time “making the bed”, do no expect vacuum or cleaning/replacement of the glasses in your stay.

This property was great, only fault was the noise of the fountain in the lake overnight was annoying when trying to sleep. Otherwise extremely happy with everything else and the receptionist was super lovely and helpful.

It was quiet for the majority of the time; there was some adjacent units noise during the night but great for the most part. We decided to dine in as we had had a lengthy drive. Inquired what was the best time/times and reception said early better. Booked 6.15pm and ordered main meal immediately. Waited, waited, waited….1 hour 15 minutes later…mains came…beef fillet good. fish good but lentils uncooked…no sign of wait staff…

Stunning loctaion and guest services

Very average accommodation. We couldn’t have the room type we booked due to a water leakage - that’s ok, things happen. We were moved to room 16. This room smelt so bad of cigarette smoke that even my usual oblivious children noticed & commented. Asked reception to be moved which they very willingly did & apologized. Moved to room 31 which smelt way better, however the carpets were filthy stained & the upholstery looked gross! The bathroom flooded whilst showering almost spilling out the door & the drain smelt so bad. We left feeling dirty. I will say that reception staff were friendly & accommodation, and this review isn’t a reflection of them. Definitely wouldn’t recommend this accommodation based on its current state. Needs a very good clean & maintenance.

Lincoln Downs is a beautiful piece of property and the facilities were great. Easy check in and friendly staff. Highly recommend.

Overall we had a good stay. Rooms clean staff friendly and location provided a quiet spot within a walking distance to the cbd

My husband and I have stayed at your property quite a few times as we really like it there, but this time our daughter stayed with us and was really impressed with the property and the breakfast we had there.

A comfortable place to stay

We ended staying an extra night. Surroundings of motel lovely and room comfortable and clean. Only difficulty was that the bathroom sink was tiny and the tap spout didn’t move so nearly impossible to fill kettle.

This property has had major upgrades both external and internal. Overall, a pleasant stay at a convenient location assisted by a team of helpful staff.

Had a lovely dinner, then sat in the cosy lounge / bar area afterwards.

Well appointed resort accommodation. Spotless and comfortable lakeview room. Comfortable bedding, spacious, luxurious bathroom products. Quiet with serene surroundings on the lake. Easy commute to cafes, shops and marina. Would happily return. Highly recommend. Suggest they paint room numbers on parking spots to designate an allocated place, as spaces were competitive on Saturday night. But there were enough spots, just not near our door (it was pelting rain).

The surrounding was very nice. Reception, bar and restaurant looked nice. - Room was dark, lacked ceiling lights. No plates or cutlery provided except tea cups. Expect these things in a Motel as you are travelling rather and may want to eat in the room. Hot water jug was impossible (1) to fill due to the small basin in the bathroom. Needed to use a tea cup to top it up. Not end of the world but expect more for the price we paid at this time of the season. We choose breakfast. Price was presented as $11 but turned out this was in US$ and actual price was AU$18. It was only a cold buffet, which was not advertised This is probably an Expedia issue but I ticked to be paid upon arrival but Expedia forwarded my Credit card details to the Motel and the automatically had charged us when we checked in. Would have preferred to use another card at check-in. Also question about security of iCC details as I had chosen to pay at arrival.

External light in stair & car park area could be better, ver dull lights that don’t give much light in stairs to upper level (room 7) my daughter 21st & & I have good vision, yet she commented on the lack of lighting (OH&S)

Property was well appointed and clean, but the soundproofing between rooms, is not of a sufficient standard.

This is a lovely place to stay for the price , the parking is simple and the room is updated and a nice size. Unfortunately my room had mosquitos all through it . A massive spider in the curtain and squished bugs all over the walls. The shower is also terrible ! You can barely wash your body and the head is very low. And im short

Great location and lovely facilities. Definitely would stay again in the near future.

The room was very excellent. the house keeping staff were excellent also. The young gentleman that greeted us upon arrival had no personality. we would have received more comments from a robot. The restaurant we were advised upon arrival was closed for the 2 nights we stayed. the staff on the counter upon checkout were excellent. Customer service training needs to be given to the young guy we had upon check-in.

Staff during check in was unfriendly and cold.

The view from our room was over the lake, which was really nice.

It was a bit noisy being near the highway and with the people upstairs, but otherwise it was good for a short stay of 2 nights

Great get away

Lovely get away in a great environment with great service. Its a great location as its just outside of the crazy Batemans bay busy area but also easy to enough to access when needed. Oh and the pool.is just lovely too!

Staff were lovely, room was comfortable, we were here for one night to teach in Batemans Bay, and we had driven 16 hours so all we did was sleep. It served it's purpose, we slept, showered, ate, left went to work.

Nice quiet spot. But if a walk but you can access the city centre okay. We certainly would stay again!

A nice property away from the bay. The location is right on the highway but we didn't hear the traffic from our room - probably as the property is located at the bottom of a steep driveway. The surrounding bushland and nearby lake make it a very scenic spot especially after it rains. The restaurant was booked out for dinner, but we had breakfast the next morning and the cold continental buffet was enough for our needs. There was a nice selection of pastries, breads, fruit and cereals. The morning staff were friendly and it was good having a room close to reception.

Comfortable and clean

Close to everything you need and just a stroll over the new bridge to all the shops. Basic breakfast but definitely enough to start the day right. Great shower and comfy bed - two things to help you feel refreshed and ready to see the sights.

Perfect stopover for our young family. The pool was a hit.

Nice room- however, no plates, no microwave, no toaster, and one knife, just lucky to get kettle for coffee. Not everyone wants to dine in after a days long travel.

I especially loved the beautiful gazebo on the pond!

Fantastic accommodation

I did a mid week solo stay to get out off Canberra. The property was very conveniently located to surrounding national parks. I stayed here so I could get to Eurobodalla National National Park and walk the Bingi Dreaming Track- it's only 36 mins drive away. As for the property itself, everything was excellent. I stayed in a lakeview room and it was beautiful, clean and so calming. Relaxing in the hammock by the lake after walking the Bingi Dreaming Track was a really nice way to put my sore feet up. I had dinner at the hotel restaurant, first night as room service and second night at the restaurant and the food was great. All the staff I interacted with were super friendly, nice and welcoming. Definitely recommend staying here.

we spent a nice couple of nights. We do find the renovated bathrooms strange though? Water runs from the shower everywhere!

Beautifully appointed room. A little noisy with kids jumping around in the room above us. The floor tiles in the shower were a little slippery. Very comfy bed. Would definitely stay again.

This property is beautifully maintained outside and the room (with lake view) did not disappoint. Cleanliness was suburb, queen bed very comfy, room bigger than expected and had everything we needed for our overnight stay. Easy check-in and reception staff were incredibly friendly. You can easily walk into Batemans Bay town centre (approx 25 mins) or 5 min drive away. Will definitely stay again.

Lovely big room, loved the grounds and restaurant/sitting area. The lighting in the room could have been better, and would have liked a toaster. Otherwise, brilliant

The property was good, was a real good break. The room had what it mentioned. The only issue was that if anyone walks or talks in the adjacent room we could hear and that was causing disturbance , walls between rooms wasn’t strong.

Executive queen room was spacious and clean. Rates were very well priced. Food at Briar's was extremely nice.

Convenient location just before the bridge into Bateman's Bay. Very comfortable room. Really nice looking pool and tennis court will be nice to use in summer. Lots of restaurants and cafes a short drive away. Pleasant getaway from the cold with mild 17 degree temperatures most days.

We liked everything about the property, the quiet leafy area and the well maintained accommodation & gardens. The dining options were excellent.

The property grounds are beautiful and it is a relaxing and luxurious place to stay. My only complaint is that the rooms are not sound proof. We could hear the family in the room next to us. Their conversations could be heard through the walls.
