Upon arrival desk service was rude and not welcoming. Once checked into the room we noticed a few appliances not working/ outlets as well. We called the front desk and was told there’s nothing they can do Ridley and hanged up. Asked to speak to a manager and was denied stated nothing they can do at the time and that they can’t change our room either way because they are sold out for the night. There was a change of shift and the following person that came was a lot nicer and apologized for the inconvenience. Overall the experience there was not great. I do not recommend it. The area at night is also very active meaning a lot of homeless and noise.
The hotel is in terrible location, hundreds of homeless people and doing drugs around, the room has bugs and dirty, dusty and just not clean at all , doesn’t have own bathroom, no AC , and pretty much a dirty and definitely not in a safe environment. They have a $250 deposit absolutely a ripoff ridiculous pricing for such horrible hotel . Don’t know how this hotel is up to code , it should be reported
if you plan on coming into town for vacation I have a recommend not cooking this property they do not allow gas and you have to be buzzed and every time you go or enter the property vary inconvenient I felt like I was being watched by a warden
Not professional at all
San Fco Downton my first time, that’s bad , No AC in the room , so you need open the windows to refresh, but the noise of the homeless can’t let you relax.

Honestly, I liked my stay there, the hotel has a certain charm to and was close to where I needed to be - the SFJazz venue and Chinatown. But it might not be for everyone, you are sharing a small restroom and another decent size shower located outside your room. Its almost like a hostel but your room is private. But for the price and location, its pretty good.
Everything is within walking distance.

Great place with the atmosphere of a hostel
Simply don’t go to this place, terrible! Unfriendly owner don't know how to talk to clients! If you want to feel disappointment, disgusting go to here! Bedroom rooms are not clean too!

I cannot express how friendly and helpful staff was. We felt safe with the security (being buzzed in to the hotel). We had originally booked another hotel and that hotel was sketchy and canceled our reservations with no notice so we reserved the Layne Hotel. Would stay here again!
Staff was very kind. The room was very clean and well kept. Only caveat was the lack of air conditioning but once I cracked the window, SF weather kept it cool. Hotel was on the brink of the unsafe part of downtown, but staff let me know to just avoid going down the street. It never felt unsafe. It was a little noisy at times, but what can you expect being downtown in a big city really? I would return if ever in SF again :-)

I bought a cheap hotel in SF on the fly, almost abandoned my deposite when I realized where it actually was located and started walking there. If you’re traveling without kids and feel confident in sketchy areas this place is perfect. Room was clean. Man at the front desk was respectful, helpful and very self aware of the neighborhood they’re located in. Tenderloin is a hard pill to swallow, but again, if you’re looking for a very inexpensive, clean room, very close to BART stops (Powell & Civic Ctr) than this place is just fine. 4 out of 5
This is a really cool old hotel (built in 1912). If you are looking for a modern five star hotel (with all the amenities), it is probably not for you. But, if you enjoy staying in a building that is on the historic register, you will really like this place. The elevator is vintage - but for me that was part of the charm. It isn't fancy - but the room was very clean, the bed was comfortable. The TV and Internet both worked fine. What really made it for me was the staff. Day or night you are greeted by one of the managers who quickly get to know and recognize you. I felt very safe in the hotel. The neighbourhood is kind of typical for San Francisco once you get away from the main tourist area. You may see colourful people on the street. There is a great little Mexican restaurant across the street. I'd definitely stay here again.
Great front desk experience, safe hotel/secure entrance, very, I had my window cracked open and it wasn’t noisy outside which was nice. I’ll stay here next time I’m in SF.
It was a gated hotel which made me feel very safe. I loved the vintage historic vibe. Clean and simple. The staff were very friendly.
This is my first time to experience a terrible customer service in my whole life. The front desk personnel was so rude, not patient, grumpy, cranky. He did not instruct in a good way all that is to be instructed to all the customers and if you don't get it the first time he will get pissed and mad. He even scolded me for not following instructions and I think any customer does not deserve that. Also, there door and elevator are very old and is not user friendly and he blamed me that the elevator is not working after I used this for the first time. I told him why he was so rude and asked for a manager to talk but he said he is the manager and I asked for a supervisor that is higher than him but he did not answer. I told him I will give a feedback to expedia about this since you sent me an email for a survey and he said he does not care. It was very traumatic experience for me and I am not sure why you keep them in your list of hotels for tourists. I am not sure if all the staff are that but the front desk was very rude. I am afraid they will charge me the $250 deposit fee for accusing me that I broke the elevator. If possible please black list this hotel in your list as I don't want this to happen to anyone else again. Please escalate this case.
Nice. Comfortable. Clean
Its a nice family run hotel but they hit your card for $250 and you're screwed until they reverse it... Most people staying at budget hotels don't have that extra money for a few days However it's one of the nicer budget hotels but that's Unreasonable, so be aware they charge and reverse $250 for 1 night
When I read other reviews I was concerned about the location because homeless can be a wild card in these situations. But the area was well monitored by police. Now for the service, they were absolute sweethearts, they told me where I should go to walk around and asked me to be safe. I had to leave late at night and since you have to be buzzed on I asked how it was going to work and they explained it was fine that someone will be up to let me in, but as I left they expressed their concern about where I was parked and even told me that the parking lots usually close after 11. (I didn't know that and was very thankful for that) When I got back they definitely were up and buzzed me in with no problem. The hotel is charming, I got a one bed and it was exactly what I needed nothing fancy but it came with bed tv closet and a sink-all very clean and tidy (oh and they have a shared bathroom in the hallway). These people taking care of the hotel were very nice and caring. There is a $250 deposit but truly if you just need a place to rest, perfectly fine to use this place.
The advertisement for this property was misleading. It's hard to learn from the advertisement that a toilet and shower are in separate chambers, which makes it extremely inconvenient. In addition, it is located in one of the worst parts of town, that does not look safe.
PLEASE DON'T BOOK OR STAY HERE. READ GOOGLE REVIEWS. (It's in the middle of the WORST part of San Francisco, where it's dangerous to even walk up to the front doors. The front doors are behind a locked cage. There's no parking, so you'll need to find an overpriced garage and try to safely navigate there on your own.) Hours after booking I tried calling to cancel for an emergency. Kept getting error messages saying the line was disconnected. Orbitz couldn't get through on the phone either. They said they'd send an email to see if they'd waive the no refund policy for this specific room. I called again days later and reached a man named R***Y. He was incredibly unhelpful and argumentative. He said they had no record of Orbitz contacting them via phone or email, and with nothing from Orbitz, they can't refund. He said that the GM would have the final say on a refund, but refused to give me a name, contact information, or a better time to call back. They've officially refused to refund. I'm afraid to write this review because this place still has my credit card information, but it's worth it to let others know to stay far away.
It’s great that the property front door requires that you get buzzed in because the surrounding area is plagued with vagabonds. The bed was hard, old, and it felt like I slept on a wood plank. The room got extremely cold and the bed sheets were untrustworthy. The bedding needs to be replaced. Perhaps the bedsheets were clean but they looked like they could have been soiled a few times throughout their long life at the hotel. Perhaps they were bought used to match the old dingy vibe of the hotel. Please get new bedsheets. Seriously.
Ssecure, clean, newly renovated,convenient
DON'T BE SCARED OFF BY ANY MISCONCEPTIONS! Expect friendly, efficient staff to greet you at this secure, clean, newly renovated hotel. The location, a few steps off Geary, is conveniently located to vast parts of the city.
It's never a good sign when multiple hotel staff tell you, unprompted, that it's unsafe around the area. No A/C, no heat, no amenities in the room and the topper, a random $250 "fee" which you have to contact your credit card company to get back. It was loud with motorcycles, sirens and music playing making it hard to sleep. Multiple homeless in the area with tents and you can't get into the hotel unless someone unlocks the gate. Spend a little extra and stay in a nicer area. Expedia should remove this property from it's offerings. The lower cost per night is lost with the extra $250 fee. Stay away, stay far away
This hotel was amazingly quiet and the hosts are very attentive. It has been years since my last visit to San Francisco and the homeless population is completely out of hand with half a dozen per block in this part of town. Only a few are clearly mentally ill, but it certainly gives a solitary female traveler pause. The hotel is secure with a locked front gate, but the city really needs a better plan.
The staff at the Layne were very friendly and helpful at all times. It is positioned close to Union Square so you can access many of the tourist features without problem. It is also close to theatres and some great restaurants. One tip - request a room at the back of the property as Jones Street can be very noisy.
The furniture and room were very old even though its $90 some dollars per night. Diffenetly not recommended. But the Staff and Front people were very very nice.
Nice very clean and well-maintained vintage hotel. Dining options nearby. I'd asked for a local map, w/transit lines. They'd had none. I'd had to go to another hotel where I'd received two great maps. Close to trans and Union Square.
The Layne Hotel is in a classic building with a classic elevator and winding staircase. They have several unusual protocols to ensure you don’t damage anything. They check your room upon checking out for this purpose. It’s on the edge of the heart of the tenderloin so don’t complain about all of San Francisco because you chose reasonably priced hotel in the tenderloin!
I felt very safe staying at this hotel and the staff are amazing. It's a simple historic building, family run, clean and trustworthy. Just off the beaten path, this hotel is located conveniently and not an issue to stay at for this female. If the price is right but you are worried about the location, don't be, it is fine to access and feels safe. I really can't say enough about the wonderful family that runs this hotel.

The stay at Layne was great, the manager and staff are all really friendly and helpful. Everything was good at the hotel, it is not fancy. The hotel is well located for getting around San Fran. I would stay again.
Felt very unsafe to stay basically a rip off
I liked staying in a building from 1912. It was clean and well-maintained. Staff was especially helpful, extending to us when we needed some unusual help. Great dining opportunities within walking distance. Don't go downhill on Jones St. Danger.
The property was tidy and clean inside and out. Great front desk hosts with wonderful cleaning staff. I would come back here again.
One of my new favorites. They closed during Covid and renovated the entire building. Ots nice and comfortable and hS proficient security cameras and zccess policy.
Very nice, clean. Comfortable, quiet hotel. Very comfortable bed. Excellent, cheap Indian food next door at Chutneys. Shared bath and shower are exceptionally clean.

The hotel was not at all the same like in the pictures. The room was tiny, the wifi was extremely slow. Terrible experience and not all what they advertised it to be. I do not reccomend this place. Highly dissatisfied.

Pretty well located on a side street, so it did quiet down in the middle of the night. Clo see to Union Square, GAMH, BART and other attractions
There was no parking, and I got a parking ticket. Apparently where we were told to park from the hotel host is a cleaning area that starts at 6am. That was never told to us the night before. So there for I will not be coming back to this hotel.
