Loved this property! It was located in a quieter area of Rome close to Circus Maximus and ~15 minute walk to the Colosseum & ~15 minute walk to Capitolone Hill. On Saturdays, the mercato ~1-2 minute walk from the hotel is open & has fresh meats, cheeses, breads, & flowers. The courtyard of the hotel is very beautiful with orange trees & parakeets eating the oranges. The room & bathroom were spacious. Would recommend staying here!

Fantastic location for seeing the ruins of Ancient Rome. Buy tickets for the forum online and you can walk into the entrance around the corner with virtually no line. Walkable to the Coliseum, the Circus Maximus, the Pantheon and the Baths of Caracalla. Comfortable beds and good showers, the staff were very helpful. Too much delicious cake at breakfast. ;)

Great location! Included breakfast was excellent both in choices offered and quality of food. Property clean and well appointed. Hotel staff very professional and courteous. Unfortunately, construction all around Rome in preparation for Jubilee caused some minor inconvenience but, great hotel overall. Really enjoyed our stay here and should note that we were traveling with 2 elderly parents. Only suggestion I would include is that Metro a bit of a walk for older people but, taxi service worth the extra expense although pretty inexpensive. Several great restaurants within walking distance.Would definitely recommend!!

Best hotel & Staff
The Kolbe Hotel far exceeded all expectations. The staff consistently went out of their way to help with all our special requests and issues. The views are incredible. The breakfast buffet was the best I have seen in a long time. The restaurant was incredible!
Staff helped me with my luggage, Road was closed around the hotel and we had to go down the street to get a taxi

This hotel was exceptional. From the front desk to the breakfast staff all were accomodating. This hotel is across the street from the forum (back side). It’s quiet but close to all major attractions. They have a beautiful garden.

Excellent location at the walking distance to Palatino and Colosseum, in a quiet area of Rome. Clean rooms with a view to the archeological site, friendly and prompt responding staff. Outstanding dining atmosphere and food in the hotel garden. If I travel back to Rome, I'll not hesitate to book it agan.

We liked everything except that in the second floor where we stayed, there were unnecessary old couches and Roman costumed figurines placed in the hallway that had a “negative” effect on the building, overall. The hallway looks messy. They should hire an interior decorator to arrange and decorate the entire building.
Wonderful Hotel
Front desk service was excellent and offered many suggestions was asked. Room was large, clean and supplied with a variety of toiletries.

Need a lot of maintenance
Our trip to Italy ended on a sour note due to a terrible hotel experience. We were given a noisy ground-floor room across from the bar. The major issue was the bathroom flooding because the shower didn't drain properly. Despite reporting it to Marco and being assured it was fixed, the problem persisted, creating a dangerous situation in what was supposed to be an accessible room. The hotel did not offer us another room or try to improve our stay. The only positives were the breakfast and location. Marco’s customer service was poor, and he even made a dinner reservation for us that didn’t exist, leading to an awkward situation at the restaurant. Overall, we were very disappointed.

Kolbe Hotel has a very good location close to the archaeological zone of Rome. Breakfast buffet excellent and great staff. I recommend this place for sure.
Family Trip
The Kolbe Hotel in Rome was our favorite hotel during our recent trip to Italy! It was in a great location outside of the Roman Forum which we could see from the window in our room and in walking distance to many of the historic sites in Rome. The Hotel was beautiful and well maintained. The staff was friendly and extremely helpful. Breakfasts were amazing and a must. Great courtyard to have a glass of wine after a long day of sightseeing. We will definitely be back!
Lovely hotel in a great doot
This was our third trip to the property. We love it because of it's location in the middle of ancient Rome, next to the Palatine and Circus Maximus and close to the Forum. The rooms are of a decent size , but looking a little dated - the bathrooms in particular. Service was variable. The team a breakfast worked hard to ensure that food was replaced particularly after a tour party had left the restaurant. Service at dinner and in the bar was more variable and depended on the staff on duty.

Family room was massive - loads of space for 4 of us! Staff friendly, professional and helpful. Hotel is close to Colosseum, Roman Forum, Circus Maximus and the Mouth of Truth! In fact we were able to walk the full length of the Via del Corso from the Piazza del Popolo.

Best thing about this hotel is the location. Absolutely perfect if you want to see ancient Rome, and the most famous sites. Most of them are within a short walk. Even the sites that require a taxi, aren't far away. The neighborhood is relatively quiet as well. Breakfast was good, fresh and plentiful. Dinner options were excellent as well. No lunch options, unfortunately. Beautifully manicured gardens and grounds, and fine building over all. The staff were super friendly and helpful, too. My complaints are minor, except one. Firstly, my refrigerator was tiny, and never got very cold. With no ice machines in the building, you had to always be asking for a bucket of ice for your room. The television, while nice, only had one or two channels in English, and both of them were news channels, no movies. Also had one waiter that was a little rough, and I felt rushed when being around him. Again, these things are very minor compared to everything else. The one thing that really angered me, was that I asked for a wake up call at 6am, to catch an early flight. My phone's alarm is not very good. They never gave me the wake up cal!! I was furious!! I still made the flight, but with no time to spare. That fact alone, is keeping me from giving a better rating. Would I still recommend them, yes I would, but I would advise bringing your own alarm clock!

This is a very nice, clean hotel. Omar at the front desk was extremely helpful in pointing out sites and must-sees as well as the best way to get around the city. The hotel is located about 15 minutes (walking) from the colloseum and forum. There’s a great area across the Tiber with restaurants and bars that is a 10 minute walk. We will definitely stay there again!
Very quiet hotel near the Colosseum (15-20 mins walk), it is also very close to the Mouth of Truth (5 mins walk).
Very central to main tourist sites in Rome.
Everyone at reception was very helpful especially once I had my cell phone stolen in the center of Rome. They allowed me to call my husband and my credit card company. Also, the breakfast was excellent with many fresh pastries and cheeses. The view from my room over the beautiful garden was also magnificent.
The staff is convivial and are more then willing to provide helpful information and reservation as needed additionally housekeeping was more then prompt and efficient; that is were the 5 star stops. The room is quite small and parochial which includes the bathroom; I bumped my elbow on several occasions simply trying to shower in the confined space. It is obviously an older building so a noise barrier in the form of insulation doesn't exist; most conversations and vehicle traffic carry on until 0200 - 0300 every night in June at times I got the impression I was sleeping on the street as the ambient noise was so apparent. Free breakfast a plus. Bar is egregious overpriced, 24 Euros for 2 apple spritzers, they are 5 euros everywhere else. No nearby grocery store or pharmacy within 15 minutes walk however, hotel is centrally located to major points of interest: Colosseum is 15 minute walk, Trevi fountain is 20 minute walk, and Spanish steps are 25 minute walk. I was hoping for more from this hotel after reading multiple reviews from various critics and unfortunately feel this is simply an average hotel and nothing more.
We paid a high price for the room only too be initially given a room in the basement, more like a prison cell. You must talk to Mahmoud the front desk reception who insisted that was the room we paid for Only when I asked to see the Manager and told him I was finishing a trip with Insight Vacations that the Division Room Manager came and upgraded us to a larger room

Rafaela and April at the morning breakfast are joyful and friendly. The rooms are generous and the halls are wide. We loved the life size Roman soldiers in the hall corridors were a cool touch. Unassuming from the outside but spotless inside. Perfect location directly across from the forum and Palatine ruins, within a 5 min walk to the Colosseum. Highly recommend and will stay again.

Great location, walking distance from everything
Do not pay for upgraded rooms. They are virtually identical. I have stayed in the economy, standard and and standard with a view. They are all identical. However, the hotel is clean. Staff isn’t the friendliest.
We loved this hotel. It was the perfect location, near the Forum & Coliseum and very close to Circus Maximus where the New Years Eve celebration was taking place. We walked everywhere, even to the Vatican which was only a couple miles away. The rooms were large, the bathrooms luxurious and the maid service was very flexible with our schedules of coming and going. The rest of the staff was very attentive and accommodating. The rooms were also very clean. The breakfast was the best we'd had in the 16 days we were in Italy with huge selections of food and drinks. Best of all the building is steeped with history as it used to be a monastery. We spent our last afternoon waiting for our flight in the delightful gardens behind the hotel with a giant, and very friendly seagull.
Nothing about VIP, my room was on the lower level where you can hear people walking by and the cars passing by. Walls are very thin and you can hear everything from the room next to you. However, the hotel was very clean and the staff was ok.

The Kolbe Hotel and Staff were exceptional through every interaction and experience we had. While our time in Rome was short, it was made all the more extraordinary due to the compassionate hospitality of the staff team.
Many better views in Rome + no garden use
The views aren't all that good - from some rooms you can see Palantine Hill, but only a part of it that's under construction and above a busy road. There's no floor than the third (which has only two rooms) so it's hard to get great perspective on ancient Rome. The garden was closed for both dinner and breakfast (on a warm October day). There were no patio heaters, which are otherwise very common in Rome. The rooms are small. The front desk was very accommodating. It just wasn't a wonderful experience. And the photos of the rooms are radically inaccurate. I think the bathroom was the smallest I'd ever seen in Italy.

Superb hotel in the middle of Rome
We stayed at the hotel for a week at the end of September, and being the fifth time, the management was very king in offering us a room upgrade in this occasion - thank you very much indeed! It is a lovely place to stay in – at the edge of the Forum, but very quiet. Our first-floor room was humongous, very clean, and with a round bed with an amazingly comfortable hard mattress. The service was excellent throughout the hotel. The breakfast was good and challenging for the waiters but, even in these (after) covid times, some day-to-day variations in the food items range offered should be made. The number of tv channels offered should be also improved. Nobody is perfect, but we really like staying here while visiting Rome, it is like coming home. Thank you once again for hosting - we will come back to check the improvements 😉
Quiet Location
We've been to Rome several times; this is the first time for the Palatine Hill location. We loved this quiet, away-from-the-crowds property. Breakfast in the extra large garden began each day calmly. The staff is courteous, friendly, and professional. Our junior suite was over 300 sq ft. Our only suggestion was to install shelves in the bathroom.

Friendly and supportive staff. Astounding location in heart of Rome with a lovely back garden where enjoing breakfast sourrounded by secular olive trees. The rooms are large and clean.
Wonderful stay at the Kolbe Hotel. Absolutely blew away my already high expectations. Amazing staff, service, and cleanliness. The property is perfectly located as well, being adjacent to the Forum Romanum and Palatine Hill helped to save a ton of time traveling to see a lot of the attractions in Rome. Also, the restaurant in the hotel was fabulous, which was an added bonus.

Very neat hotel style with the exposed brick, and Roman era outfits on display. If you are in Rome to sight see, you will enjoy this hotel! Rooms were big and spacious. Bathrooms were clean. Staff were super friendly and helped organize transportation for us as well.
It is a nice property at a very convenient location for tourists visiting Rome. The staff were very professional and available to assist with anything from where to find good Italian restaurant, how to get to certain areas and the amount of time it takes to get there by vehicle and if it is a few miles away they will also suggest walking to save you money. The staff do try to make your stay convenient; Francesca at the front desk was very helpful, I will say the entire staff were fantastic, everyone of the staff members was very helpful. The restaurant in the hotel is ok but again the staff at the restaurant were very attentive. Also the breakfast served at the restaurant is good and has an assortment for anyone to enjoy a good morning breakfast. Overall I will give this hotel a 5 star rating based on what I experience and observed during my stay. I will most likely stay in this hotel again whenever I visit take a trip to Rome. The price is very reasonable for the location and service they provide.

Set on a quiet street in a beautiful neighborhood. Felt safe and if we needed anything the hotel staff was friendly and accommodating. Would stay again.

Everything was absolutely wonderful, from the check in process to the beautiful room itself which was large and opened onto a grassy lawn, with a lovely large bathroom. It’s worth paying a little bit more for the quality that you get, especially as earlier on we had gone and tried to stay in other so-called four-star hotels in Rome, which were awful, this one blew the others completely out of the water! The location was incredibly convenient as it’s right across the road to the Roman Forum ruins, and yet it incredibly quiet in and around the hotel. The breakfast was a full Buffett and the staff were always trying to go the extra mile to make us more comfortable! One of the check in Ladies even taking my wife to the supermarket on her way home after her shift so we could buy some diapers. I will certainly be coming back to stay at this pretty hotel!

Quiet location close to iconic monuments. Pleasant walks to city centre and hop on off bus as well as regular bus services. Very helpful and friendly staff. I would certainly choose this hotel again when visiting Rome and would recommend it in the certain knowledge that it would meet all expectations.

It was a shame that there was no tea/coffee facility in the room....all of the similar quality hotels I have stayed in around the world have always had this FOC. On asking whilst staying at the hotel I was told I could have tea/coffee but it would cost €10 per day !!!

Good location, easy walk to sites and restaurant / shopping area - Trastaveri
We ended up in a first floor handicap adapted room and that was a bit odd for two reasons: 1) this should’ve been saved to a guest who really needed the amenities and space 2) first floor, very noisy and the bathroom adaptations were a bit of a challenge to us by never having seeing one. With all due respect. Shower area would flood the whole bathroom, I could not image that working for anyone. Other than these remarks it was an ok experience. Location and breakfast is amazing and staff very pleasant.
