PERFECT
This was a PERFECT set-up for our family of four to spend 4 nights at while exploring Arches and Canyonlands. Great location in Moab. They really thought of everything. The kitchenette was helpful for a quick, cheap meal. Only complaint was it needed a deep clean.
This place is crap!
It’s a bait and and switch , I paid for a cute tiny house and got stuck with and old filthy house. The pillow cases were filthy (snot) the floors were dirty the tv was not even hooked up in the bedroom. We had car trouble and had to wait for car to be fixed on our check out day and the owners called the police and had us escorted off the property. We had vacated the unit but were sitting in the front yard waiting for our ride. I may not use hotel . Com again . It was a disgusting place and my wife was treated like a criminal by the property owner.
We really enjoyed being close to the main section of town (quick walking distance) but yet not right on the busy main strip. The area was quiet and the room was completely functional for our stay. Our only slight issue was the floors were a bit dirty in places and there were some spots on the wall near the sink. With an extended stays, a small vacuum would be a great adder to the room. Besides those minor items, the room was perfect for our needs. We would most definitely stay here again. It is a great area for a family reunion or multiple family getaway.

We loved our stay at Kokopelli West. We ordered take out every night and sat in the outdoor common area to eat. There was plenty of room for the four of us to spread out our stuff after hiking each day.

The poor communication and lack of front desk left my family without a place to sleep.
Pleasant Stay
Good experience. We got off to a rough start being the you’re supposed to get an email ahead of time with check-in procedures, and we did not, leaving us to call an emergency after hours number at 9pm. Fortunately, someone did answer and the issue was resolved. Room and property were nice. Pillows and linens could use a refresh but otherwise it was a well-appointed room, good location and quiet. The Thai restaurant next door (Thai Bella) is highly recommend!

The check in instructions did not include the actual unit number, so we had to go around and check all of them to find ours.
After I had booked this room, I read a couple of iffy reviews that were about 6 months old. So I emailed the property to get some more information. I received a response back within minutes. It was explained that this property is under recent new ownership and new management. The previous owners were unwilling to invest any money in the property so it was in need of a lot of TLC when purchased. It was clear that a lot of effort was put into improving this property. It was nicely decorated and homey. The room itself was clean as well as the courtyard area. The beds were comfortable. The towels were nice although a little scratchy. The dinette area had a nice variety of utensils, dishware, that sort of thing. The AC worked great. The only reason I did not rate this property higher is because the comforter on the top bunk bed was really dirty. It looked like maybe it had gotten thrown on the floor as it had little bits of leaves and things on it. By the time we got back to the room it was very late, so we just took the comforter off. The sheet underneath appeared to be clean. Also, the kitchen faucet was wobbly and the ceiling fan was noisy/wobbly. The keypad entry worked well. The only hiccup is that in my booking confirmation it never told me which unit #. When I was emailed by the property with check-in directions, it still didn't list the unit number. I had to contact them the day of. Overall we would stay at this property again if we were to return to Moab.
Great little spot. Nice location close to Main Street but quiet and secluded. Loved having it all self contained with kitchen.

Super cute little mini homes with a very enjoyable common area outside. The rooms were clean except for one bed sheet but everything else is amazing. Great location to downtown Moab.
Love the set up- very cute inside. The comforters on the beds needed to be washed, and there were cob webs between the wall and headboard. The cleaning people need to vacuum under the beds and wash the rugs. The little kitchen area was perfect and we enjoyed our stay. We cleaned the cobwebs up ourselves. Had everything we needed for a weekend.
The rugs on the floors need washing/cleaning. Cheap Tickets checkin process was inadequate. No email was sent with info about the code to access the door or the unit number. No working phone number was provided to contact anyone about this check in information. Thank goodness there was a sign at the property with a phone number of a human.

Spacious room in convenient location
Nice, spacious room in convenient location. Limited kitchen and very small frig with almost no freezer. Nice courtyard with BBQ & hot-tub. Can walk to stores & restaurants.
