The staff here at Frame Treehouse were so accommodating. Every request was met-above and beyond. Bed was soo comfortable, water pressure- best shower ever. All amenities. Common space was perfect for business or even morning serenity.

Not so private as you would think but eco friendly

Perfect place for location. Otherwise I feel like the concept of clean lines and simple fell a little flat. Rooms are small and quite dark. The room that we got assigned had a large window except it faced the entrance of other guest doors, which compromised privacy. When you think of a tree house you think of privacy and large windows but that’s not really case here. Marketing of the hotel was impeccable but it felt lackluster when we arrived. Would not recommend for a private couples getaway weekend. Another pro to add to the con was that it was clean.

Great!

Fantastic location and beautiful hotel. The team were all super helpful and nice. They helped us check-in early, figure out the kitchen, and gave us recommendations for places to visit / eat. I was a bit worried we had a room facing the street, because there was a bar with a loud band a few doors down, but they stopped the music promptly at 11pm and we slept great! There's also a noise machine in the room.

Best boutique hotel

Exceptional property, everything was perfect from location, comfort and service.

We took a quick weekend getaway for my husbands birthday. This place was amazing and in the heart of south Austin. We will definitely be back

I wish we had been able to spend more time there and relax in the space! We were pretty quick in and out. The only thing that was not to our liking was the bedding - we slept extremely hot the night that we stayed there and I'm not sure if it was the duvet or the mattress itself. Everything else was lovely, thank you!

I loved the peacefulness of this hotel and the location. While at the hotel you felt like you were in tranquil, out of the way place but you were actually a short distance from a great cup of coffee, ice cream, shopping and food. Loved everything about this hotel.

Charming and quiet right in middle of Austin. Parking in great. Walk to everything on South Congress. There are some pretty steep stairs at entry, but they were worth it IMO. Suites are charming and deck is absolutely wonderful.

This is our second time staying here. Great location We were in room 4 which was too noisy. Hot water was very limited on our first day for a shower Took the do not disturb sign off but room wasn’t cleaned

In the middle of everything and yet so quiet! Loved the community room with all the extras. We will be back for sure.

Hands down one of the best hotels I have ever stayed it. Don’t think about it. JUST BOOK IT

This was a lovely space in a great location! The room was very clean. For the price I thought the rooms were small. If you are not great at technology like me, it was also actually quite confusing figuring out how to get in the location of the rooms. Overall a very lovely place but in my opinion overpriced for the experience.

Right off Congress Ave and noisy. I tried to call property to see if I could switch rooms (which I would’ve paid for) and nobody answered or called me back, which was disappointing.

Very clean and quiet, especially since it is so close to the active evening and night life on South Congress!

Exquisite experience. Comfort is exceptional. Everything is anticipated and provided. Bath towels and robes are super soft and comfy. Bed and linens are superior and amazingly comfortable. Beverage service is of the highest quality and always available. Privacy is greatly respected.

Great Staff, very comfortable rooms, safe and peaceful

Wonderful - great place to stay in Austin. Only drawback was parking, the building only has 4 spots for 6 rooms.

I loved it. Perfect location to walk to restaurants and shops in a nice area. There is a bar with live music across the street but when you enter your room and close the door, you don’t hear a sound. The room was spotlessly clean and any amenities you could think of were thoughtfully provided. The common room with a very expensive coffee/cappuccino machine and complementary beer and wine and filtered water is awesome. The towels were bright, white and soft. There was a lovely comfy bathrobe to wear. The toiletries they provide are full size. There is no check-in desk. I mentioned before we arrived that it would be unusually cold during our visit and asked for an extra blanket and all was provided and waiting for us when we checked in. I feel you only need to text the staff and they will respond.

Very easy to get in/out. Common room was well appointed. Parking was a little tight & not sure there are enough spots but facility was great.

It doesn't get any best than this. Amazing location. Roomy and comfortable rooms. Wonderful service and tons of free amenities. Loved this place!

Unique Hotel Experience Suits Specific Needs

The hotel was very clean and conveniently located. The code-based access was nice. The lack of staff and/or a lobby was nice for this kind of trip. There are no amenities like a pool or a gym, but the proximity to South Congress is very nice. The White Tiger bar backs up to the hotel, but the music ended by 10:15 PM during our stay.

I absolutely loved everything about our stay here! The room was breathtaking and the private patio and HUGE tub were a nice touch. You can tell a lot of love was put into the design and layout of this place; I can't wait until our next visit :)

Kimber is our favorite SoCo hotel; intimate and unique!

The room was great. The common area was very nice. Able to relax in either the outdoor or inside common area. Also literally a stone’s throw to Congress while also providing a quiet place to relax.

Super clean, easy check in, close to everything! We would stay here again, no question!!

The property manager was almost immediate in her response. We were personally welcomed to the property, and we even got an early check in. Anyone heading to SoCo Austin should check this unique place out!

A must stay in Austin!

LOVE this hotel! Often out of my price range but I would stay here every time I travel to Austin if I could. Really quiet which is amazing because of the close proximity to South congress. Nice rooms, linens, bathroom amenities.

I think it was the cleanest hotel I've ever stayed. Everything was sparclean! The room was big (blue room), staff was great and available. Common room is awesome! Coffee machine,tea, coc and water. Location!!! Safe, nice, and quite. No homeless around. Totally happy 😊

Loved the open courtyard area. It was the perfect location for us. The room was comfortable and clean. Enjoyed having coffee, and other beverages available 24 hours. The only thing I would change would be to have a microwave (unless we missed it) in the hospitality room. Such a cool spot.

I stayed here for a long weekend. The facility is excellent- one of the best places I have ever stayed. Very small, with only a few rooms centered around a courtyard. Every room is a fantastic option. The common room is wonderful- they offer coffee, spring and sparkling water on tap, as well as a variety of beverages in the fridge. The courtyard is serene and shaded. I honestly cannot say enough good things. All that being said, there is one thing you should know. If you get a room that has a balcony out to the street, there is a bar kitty-corner from the hotel that has live music most nights until 2. It’s loud. If that is your scene, it’s awesome. It isn’t mine. But even that being said, it didn't bother me and I absolutely will stay here every time I come to Austin because all of those pluses BY FAR outweigh that small negative.

The property runs like and Airbnb rather than a hotel. No staff on the premises. The lounge is nice but it would be nice if they had packets of peanuts for example. I would stay again and recommend but perhaps I would suggest a lower price point given the no frills, self check in feature

This place is a true gem!!! As a single female I felt completely safe. Incredible location right off of South Congress. Easy parking. The bars do have bands playing that you can hear from the complex BUT they were done by 10pm every night. Can't complain about that for the fact that in my opinion. If you go to bed before 10 you don't need to be hanging around close to South Congress anyways (:

Always love staying at this place. Cozy and close to everything.

The rooms are spacious, comfortable, and lovely, and we especially loved the quiet "zen" feel of the beautiful courtyard garden. We especially appreciated having been provided a sound machine when the dumpsters outside our windows were emptied and the leaf blower commenced very early in the morning. Street parking was a challenge with limited private parking spaces available.

Absolutely perfect place to stay

Would rather be hip than helpful

I should make clear, that I ended up not staying. I was traveling to Austin for a hastily arranged trip related to our efforts to purchase a house. At the airport, I made the reservation. I got on the plane and received notification from the hotel that I needed to provide them with valid picture id. So here is the moment to remember the pandemic. My old Ohio license (which was good enough for TSA) expired last summer. The state waived the renewal requirement until well into 2021. I used their app to send them an image of my old license. They would not accept it because it was expired. No worries, I thought to myself. A month or so ago, I went to the BMV to renew my license. They issued me a paper license, which included my picture, and told me that my hard copy would arrive in two weeks. It has still not arrived. I copied an image of my paper license (good enough ID for the State of Ohio, and for the rental car companies), but they did not accept that id either. I was required to register (which I had done up to giving them my id) by 8 p.m. Central time. I knew that I would arrive at my layover just minutes before then and that the door was about to close, so I called the hotel and explained my circumstances. They said, too bad. I explained that one or the other form of id had been acceptable for TSA, Ohio, and Hertz. They didn't care.

Hidden Gem

This boutique hotel is one hotel that I would stay again in a heart beat. Love that this hotel is small only seven rooms. The self check - in is just one reason I choose to stay here. The room is a good size. There were no weird smells and there was lots of towels. The bed was comfortable and the free wine, beer, water, soda water, pop, coffee, tea and ice machine made our stay just a little nicer. The location is just a very short walk to lots of restaurants, coffee shops, ice cream shop and the free parking are great.

Beautiful and serene. Best location within walking distance of shops and restaurants. Georgeous garden, best amenities ever, comfortable bed...go there!

Underwhelmed

My room smelled like mold & must. The bed was uncomfortable & I checked out early. there was also a lot of noise in the courtyard & it kept me up at night. I also was not impressed with the fit out of the room & I didn't feel safe.

Our stay at Kimber Modern was amazing! Check-in was a breeze and the room was clean with the most comfortable bed we had ever slept in. We will definitely stay again and recommend to our friends & family.

Liked the living/ kitchen area and beautiful central patio. The one chair in the room was uncomfortable to sit in so went to the kitchen/living room to read.

This is a fantastic, modern boutique in the heart of South Congress. With a peaceful central courtyard and 24 hour coffee, wine, beer and snacks, Kimber Modern served as a tranquil hub for our trips around Austin.

Kimber Modern is a place you should stay!

Our stay was amazing from check in to check out. The complimentary breakfast, snacks and drinks were an added bonus. The staff was friendly and helpful refer g restaurants. We will definitely stay there again when we visit Austin.

The hotel is tucked away and very private. Such a unique and lovely design. The patio is beautiful and it feels like a little oasis. I would love to stay here again for a longer visit. he only thing it was missing was hand soap in the bathroom.

Ahhhhhmazing!!!! Unlike any hotel experience you've ever had. All your needs are met with quiet discretion. You can nap in a hammock or quietly read with a glass of wine under the live oak trees. Great location. BEAUTIFUL rooms! Loved my stay!!!

Truly my favorite hotel.

The only thing I didn’t like were the pillows. I wish there were some other pillow options that were firmer. Also, is there a way to get your luggage to your room without having to go up the front steps? Other than that, my husband and I really liked the hotel.

It was very nice to find a hotel like this in the middle of the city...the garden is so beautiful and rooms are big and comfortable.

We enjoyed the property, the architecture, the landscaping, and found the management and staff to be warm, hospitable, and attentively professional. Thoughtful touch to find a personalized handwritten welcoming note awaiting us when we arrived.

We were not told about the construction across street before we booked. Overall we really enjoyed our stay and would definitely stay there again.

Wow!

Wow!! I travel a lot and love to give myself a litte treat now and then to break up the grind. The calming environment which surrounds the inviting inner courtyard and luxurious and comfortable room were just the ticket. Loved the proximity to the SoCo shopping and restaurants for the next stay - didnt get to access this trip. Extra Amenities in the common room when I arrived and breakfast was perfect. The host, Dave, though behind the scenes, enhanced the visit as well.

Great stay -best Hotel experience in 20 years

Quiet and they have EVERYTHING you need

I booked the white suite for a little getaway alone and it was delightful! So big and bright. The bathtub and rainfall shower were divine! Loved the free beverages and snacks, such a beautiful quiet setting SO CLOSE to all that south congress has to offer. I live in Austin and was using this as a time to rejuvenate and Kimber was the perfect place to do that. My AC did stop working, but there was someone there in 10mins to check it and when they couldn’t fix it, she moved me to the other suite which wasn’t as bright and didn’t have a private outdoor area but I was given a discount so it’s okay.
